  • "It is a lovely place and we would stay again."

The cottage itself is lovely too but the sofa and chair are really not comfortable at all and there are little things that need doing now wear and tear of renting I expect. The shower downstairs is great!!!!

  • "We had a lovely stay at Lapwing Cottage."

Very clean. Missing some storage especially in bathroom, some simple shelving wouldn't go a miss. Outside maintenance would be my personal objective, simple weeding and general appearance would make this a 5* cottage very quickly. Thank you for a lovely week.

  • "Had a week holiday."

The hot tub is a nice touch. Biggest issue was the dogs barking much of the night. Meant I slept badly all week. Too hot to keep windows closed but with them open the barking woke me up a lot.

  • "Lovely spot, very nicely modernised cottage."

Farm dogs barking until after dark and again early morning were a bit intrusive. could do with toilet roll holders and a broom to tidy with. Also en-suite could do with a shelf for toothbrush. Overall though very nice stay. Thanks for being tolerant of our early check -in as my husband was poorly. Internet wasn't working at all but no huge loss.

  • "Lapwing Cottage overall could be 10/10, the location, views, hot tub and general layout are all excellent, however several things (some of which are common in lots of reviews of this property) let it down, although didn’t spoil our stay there : - No shelf/cupboards in bathrooms to put toiletries - code for keysafe not included in pre-arrival e-mail - contacted owner on provided telephone number 48hrs pre-arrival and also on arrival - went to answerphone both times, and no callback."

Luckily the owner was in at the big farmhouse when we arrived, otherwise no idea how we would have got in to the cottage…! - No BBQ (Sykes and owners websites both say there is one) - No “book” with info - No basic essentials in kitchen (washing up stuff, dishwasher tablets etc) - Needs a good spring clean - website states WiFi is intermittent - in fact it is non-existent (and no info anyway about network name/password even if there was Wi-Fi) - when it rains, the water leaks through the ceiling above the door to the garden from the living room. It is a shame really, as mostly those are minor points and could be easily rectified - given that some are mentioned by a number of people over the last couple of years in reviews, surprising that the owner hasn’t reacted to the feedback. As I said, overall it is a lovely cottage, and we enjoyed our stay there…

  • "The accommodation was a bit grubby and the settee and beds were very uncomfortable."

The bedside lamps in downstairs bedroom didn't work. Hot tub had a major leak which despite complaining to owners about they did nothing. Promised 72.50 back as compensation but have not received it. Cottage not well equipped. Would not return or recommend to others.

  • "Great wee cottage."

But could be greatly improved with just a few minor updates. The beds were very uncomfortable and you could feel springs so new mattresses would make a huge difference to the comfort and make it more likely to recommend and rebookable. And providing plastic glasses for the hot tub would be good and a mat at the back door.

  • "Just back from 4 nights at lapwing cottage - loved it."

very relaxing, a great view from the back door (and hot tub!) the cottage is deceptively spacious and equipped with everything we could have possibly needed and more. We were a group of 6 (and a dog) spanning 3 generations - we all enjoyed our stay equally. well worth a visit and great value for money.

  • "The cottage was not really prepared for holiday guests, about 10 coat hangers for 6 peolple, bbq not present so we had to go and but one, no ironing board, no toilet roll holders, no hooks for towels, no shelves in the bathrooms or small cupboards to put toiletries on, only the floor, no visitors or information guide about the property or surrounding area, no plastic glasses for hot tub, hot tub not ready on arrival, hot tub emptied before 8am on last day, so we were unable to use before we left which caused upset to my father who has alzheimer's and wanted to go in."

Worse cottage for holiday guests we have ever stayed in.

Thank you for taking the time to contact us about your recent stay, I was sorry to read what you reported after you left a nice note in our visitor's book thanking us for a lovely stay. It was a shame you decided to leave these comments online and not mention them to us, we would always provide more items if necessary and are limiting things currently in line with the guidance for holiday property owners. We will always help our guests and provide more general items if requested. The hot tub is routinely emptied on the morning you depart, so that it can be sanitized and refilled for the next guests to ensure safety procedures are adhered. Thanks again for the feedback, we are continuing to try to operate as safely as possible and things are slightly different now due to the guidelines for holiday letting. The Owners. Property Owner

The place was immaculate! Only other thing I think others should know is if you're a light sleeper this may not be the best place for you, there are a number of dogs on the farm and they bark a lot through the night, it was the only downside to our stay.

  • "We had an absolutely fabulous time at this cottage."

All the negative feedback we read was a lot of nonsense. These cottages would be fantastic to take kids along to as they wander around and see the farm animals. The little pigs were very funny to watch running over the hill towards us. The Jacuzzi was very clean, the cottage was immaculate, the view was spectacular, the road going up was a farm road so not sure why people complained and there was a proper tar road as an alternative so no issues. Communication from the owner was fantastic and the farmer was very friendly and helpful as well. There was a great beach a few minutes down the road at Rockcliffe which was great for the dogs to run about on. There was also a lovely walk in 7stanes forest. All in all, a fantastic break away with my wife and 2 dogs and will certainly be back.

  • "Excellent cottage, well presented and clean."

Location is perfect (road leading to the cottages could do with a bit of maintenance) and gives amazing views from the hot tub. The cottage has all amenities but lacked things like condiments etc, but was not a massive issue. Again not a major issue but there was very little information on the cottage or the area, usually see a guest information folder, this resulted in the heating in the cottage being on a strange timer through the night. WiFi was non existent (this is mentioned on the information page) as it seems the internet router was offline for the whole weekend, again this was not an issue. Overall a brilliant stay at the cottage with just a few minor things that could be improved.

Many thanks for your feedback and due to the rural location the WiFi can be intermittent and we are sorry that there was an issue with the router during your stay. Property Owner
