    Mattress a little too soft for my preference, however not so off putting to prevent us from rebooking. Great location.

  • "We had a lovely 5 days visiting our son at uni."

    The cottage was comfortable, well equipped, and close to all local amenities and has a lovely garden. Clear instructions were emailed concerning key code, heating, hot water etc, communications were good. There are a few things that we feel would improve the stay and are by no means meant as criticisms, just our personal experience. Some coat pegs and shoe storage as you come into the house would be good, especially if you come in from the rain and have no where to put them and perhaps a long mat to protect the carpet. We found the oven a bit complicated and even on 200 degrees it took 45 minutes to cook pizza and chips so not sure it is heating properly. The dehumidifier fan on the ceiling in the hallway is fine in the day, but not at night. I phoned the number provided and this was immediately resolved. Over all, a lovely stay in a quiet, pretty place and good value for money.

  • "We enjoyed our stay at Joylands."

    The cottage was lovely and clean with a fabulous garden to sit in. The cooker took a bit of working out but we got there in the end. Not sure what to do with bedding when we were leaving as there was no instructions so I just removed them like I always do. When we got home we found leaving instructions on the computer. A bit late but not everyone has an I-phone.Would I go back, to the cottage yes the area no It was a bit hilly for us and not really anything for us todo. One good point was the convenience of the train station and we took a trip to Falmouth and one to Truro, no driving and no carpark charges.

  • "The location was good, near Falmouth and beaches, The bungalow was on a step slop so difficult in getting about at 75 years old thought one or two steps are ok but not the slop."

    Lot of issues, with ch. but these were fixed. the street lights had been all changed when we arrived talked to the engineer up a pole, And these are now much better and more efficient if you like street lights, end bedroom has two shining in from north and west. So electricity not needed in there day or night with the thin curtains. Thicker curtains , blackout blinds would improve the situation. Tamsian the maintenance, cleaner stated that if know one told her she could not provide anything that was needed. So in total rang about 5 times, with lists. So list was long and I thought that this it was not my job to tell her to clean and repair the lights, 5 needed replacement. clean cooker hood and repair and replace lights , ch etc.. This is why I think it was the Sykes maintenance , rentals , should get a check list for the home owners,(out of the country) living abroad) in this case or maintenance men to check. NOT the people on holiday to spend the time to ringing on and on, ringing again. This was a truly pathetic.

    Thank you for your feedback. We take guest feedback very seriously and use it to help improve your experience. I would like to address the issues you reported individually. 1, No teaspoons, there were eight teaspoons at Joylands. Unfortunately, these were slightly larger than you are used to. While these spoons have been there for over five years, we immediately provided the type you preferer. 2, No small saucepan, the small pan available was not a very small milk pan like you use at home. Again, we immediately provided one to your liking. 3, A total of five blown bulbs. Two of the bulbs you reported as not working are operated from a separate switch and were working. One bulb in the lounge must have blown since changeover, this is part of our checklist. This bulb and two others that blew a week after you stay had just reached their end of life. New bulbs were available but again we immediately addressed the situation. The other two, in the oven hood, were an oversight but immediately replaced. 4, The frying pan was sticking. The non-stick frying pan looked to be in good working order but the nature of this type of pan is the non-stick degrades over time. This is one area where we rely on guest feedback to address. This pan was immediately replaced. 5, The streetlights were very bright. As you mentioned those lights were changed to very bright LED lighting at the beginning of your stay. Streetlights are out of our control however I applaud the council for taking a greener and safer approach. While we have received comments on the curtains being thin, we found that installing blackout curtains caused further complaints due to the smell they have. Following the updated streetlights, we have now installed blackout blinds providing guests more options. We also provided two additional cleans of the property during your stay free of charge, this is not a service we normally provide. I am sorry that both Joylands and the Falmouth area did not meet your expectations. Property Owner

  • "Lovely cottage , fab location, beautiful village with lots of nearby walks and a good pub and little shop."

    Only negative with the cottage was that there was no where in the room where my daughter slept to hang Any clothes...could have done with a hanging rail at least. She had to ram her clothes into 3 small drawers and use one of the other bedrooms wardrobe. Other than that, it was well equipped and clean. The garden was lovely too. Would definitely come back here to stay in the future .

  • "We read all all reviews, which were relatively positive so were very surprised when we arrived to find the accomodation less than satisfactory."

    Whilst the pictures showed relatively dated furniture; we didnt antipate the whole place being dated and not having a particularly good smell. . Whilst on first appearance it looked clean; the bathroom wasnt and we had to clean it. The cupboards were full of cleaning chemical bottles, many of which where empty. The towels supplied werent particurly appealing either and looked old too.There was a constant noise in the hallway coming from a device in the ceiling. It kept us awake overnight , so we contacted both Sykes and the owner. The owner did respond to say he'd get the housekeeper over to turn the fan down (it was to keep humidity low to prevent damp) She did come over and turned it down but not off completely. As with all the other reviews, the curtains are paper thin, so the night times are still quite bright from the street lamps. There was no info pack on site , which is unusual but the owner did provide some basic info in the welcome email. On a positive note, the location of the bungalow suited our visit and the communication from both the owner and Sykes was very prompt when we raised the concerns. Clearly others have enjoyed the property; it just wasnt the same standard as we've experienced in other holiday homes.

  • "A lovely bungalow in a the quiet village of Budock, situated not far from the Trelowarren pub, which serves really good food."

    We had a great week and we were fortunate with some great weather. With the sun coming up every morning on the rear of the garden, sitting outside for a morning coffee was a great way to start the day. The bungalow is well equipped, the wi-fi works well, the only issue we had was the cooker, it took a long time to cook, but other than that a great place to stay for a holiday, and would gladly book a holiday there again.

  • "Joylands is a very nice bungalow, there is plenty of crockery and cutlery in the kitchen."

    There was no dish cloth provided but plenty of T towels and bath towels. We did contact the owner and ask him to adjust the time the heating came on in the morning which he did for us, he is on a local Falmouth number that transfers to him as he lives out of town. if we are coming back to the area we would stay here again. An interesting garden to visit on either a Wed, Sat or Sun afternoon is Penjerrick which is a 3 minute drive down the road, I'll leave you to decide if it's wild or overgrown!!!!! BUT, the curtains are very thin in all 3 bedrooms and there are street lights that shine through through the curtains at night and the smallest bedroom had 2 windows that both faced street lights, there were no net curtains on the 2 single bedrooms or the window at the end of the hall as you walked to and from the bathroom. I think children and dogs would need to supervised in the garden as there is a overgrown pond on the top patio that only has some plastic fencing laid over it with plants growing through it and at the end of the garden there is a low wall with a 6 to 8 foot drop on the other side (where the greenhouse is in the pictures). A couple of light bulbs had blown but we left a note as to which ones. The drive is very very steep (steeper than it looks in the pictures) and I found it best to reverse down onto it, rather than try and reverse up and onto the road when you want to go out.

  • "Nice bungalow, clean and plenty of crockery."

    Good view. Over bath shower has a 'door' in the side of the bath for easy access, don't have to climb over the side of the bath. Tamsin (housekeeper) very helpful when I couldn't find the switch to turn off the outside light overnight, even offered to call round. I thought it was that light shining in the bedroom overnight but turned out to be the street light. Maybe blackout linings in the curtains? Difficult to sleep when so light. Village pub has nice food and the Village Stores has everything for daily needs.

  • "Fantastic characterfull property, extremely helpful owner and all the conveniences we could ask for, including dishwasher and washing machine."

    Positives: Would happily spend another week there, as it's overall a fantastic package. The kitchen and bathrooms are great and the lounge area large and roomy. Internet connectivity allowed movie streaming. Enclosed garden ideal for doggie. Off-Street parking great as the road is rather narrow. Negatives: Nothing that should prevent you from starting here. Minor quibbles are bedroom curtains allowing too much light from the nearby streetlight at night, venue needed a bit of airing out when we arrived. Main bedroom mattress was a little hard, but that's personal taste.

    We found Joylands cottage very comfortable and fully equipped and within easy reach of many interesting places to visit. 7min drive to the nearest beach, where we met a beautiful sunrise. Kitchen with all the utensils you need, spacious wardrobes and peaceful garden with a view of the countryside. We are very pleased that we chose this place.

  • "Good location in a small village a few minutes drive from Falmouth."

    The village itself has a small shop, pub and restaurant. The property was well equipped, comfortable and warm (winter let), with a pleasant countryside view. Decent size garden- though being winter we did not use it. Oven and shower both worked well! The property was generally clean, except for the living room carpet which looked unclean and on closer inspection we realised it was coated in black dog hair. We tried to rectify this with the provided hoover but it was totally full and the bushes were jammed. The other issue was some lights did not work, in particular an outside light would have been useful as we arrived in the dark and ended up getting muddy shoes whilst looking for the key. However, overall would recommend.

  • "This is a comfortable and clean bungalow in a small, quiet village on the outskirts of Falmouth."

    We like the location and have stayed here three times over the last 4 years - always around Xmas. Having a car is not essential but highly desirable, as bus service is sparse. However, the bungalow is starting to suffer from a lack of basic attention to minor problems. Both outside lights no longer work, the cupboard doors don't shut properly, Other lights are missing bulbs - no spares, the DVD remote has given up the ghost (last 2 years) - and no, it is not the battery ! There are other minor issues, but you get the picture. It is a shame because there is nothing basically wrong that some minor attention to detail would not easily sort out. I am emailing a list of issues to owner, so hopefully he can put in place the necessary fixes.

  • "Joylands is a ideal holiday home and in a very good location."

    The bungalow itself is very warm and comfortable and we enjoyed staying here. However there were a few negatives. Firstly this is the first holiday rental where there has been absolutely no welcome pack which is very disappointing after a 7 hour drive and looking forward to a cup of tea. The interior of the bungalow was good but the outside garden was a bit unkempt and certainly not dog proof as there was a very low wall at the bottom. Also we didn’t really appreciate the plastic bucket at the back door full of cigarette stubs. One final thing to add is that the shower over the bath needs updating. Not everyone wants a bath and the shower really was very poor with little flow. To sum up l can see that this property is a little bit neglected and has some maintenance issues, particularly outside plus the lack of a welcome pack needs to be addressed. However at the end of the day we would come back again if these issues were sorted.

    The location is ideal for visiting the far south west be it, Lands End, The Lizard or St Ives. The bungalow is reasonably furnished and has all the necessary items to make the holiday complete.

    Lovely relaxed cottage, really well equiped, set in a beautiful setting only a few miles out of Falmouth and close to Swanpool beach. I will say the the drive was expectionally steep so my husband just parked on the street outside the bungalow. We had a very enjoyable holiday and we're looking forward to returning next year.

    Comfortable beds. Lovely garden. Located in small village with good pub serving good reasonable priced food. Another restaurant in the village. Also small shops & hairdressers within a few hundred yards. Would definitely recommend & would be very happy to use again if we come back to Cornwall. Bonus a bus runs through the village which takes you to Falmouth from there you can catch buses to various other places in Cornwall incluing Truro, St Austell, Redruth. (Doesn’t run on Sundays). All in all fantastic place.

  • "The original listing showed it had 3/4 acre garden, this simply isn't true - it's a small garden about 50ft by 40ft, however, Google Satellite showed this clearly and we didn't need a large garden, but the listing HAS SINCE BEEN CHANGED from when we booked about ten days ago!"

    Hence my rating. "A delightful bungalow in a leafy quiet road on the outskirts of Falmouth, set in 3/4 acre of enclosed garden. Two miles from Swanpool beach. Plenty to see and do in the area. Truro 12 miles." The bungalow was warm, plenty of hot water, clean and otherwise exactly as described. I couldn't find instructions for the recycling, apart from a scribbled note so this should be clearly explained. We found the m/wave instructions above the fridge after a few days - (which was a lovely large one with freezer below). Shower was excellent, plenty of towels etc. It really could do with some coat hooks in the bathroom for your clean clothes after a shower. It was a great base for touring around the foot of Cornwall with loads of walks from the property, on the whole we were very pleased and had a thoroughly enjoyable stay. Locals very friendly too.

  • "Very good cottage close to Falmouth."

    Used this as a base for visiting family nearby in Falmouth so ideal for us. We were a bit surprised to find only one teaspoon and no egg cups but having left a note when we vacated the cottage, am sure this will be rectified. Beautifully clean throughout. Think it might be good to warn people when booking that the driveway is VERY steep, in case someone has an infirmity. Luckily no problem to us

  • "There needs to be darker curtains in the bedrooms as it is too light in the mornings."

    The seating in the living room is not to comfortable. One of the so for rooms had a double duvet on the bed which my stepson kept getting tangled in. The guttering is blocked and needs cleaning as when it rained there was a waterfall just outside the front door. There wasn't a welcome book just a notice board with scraps of paper on it. It would be helpful to have games and she's and maybe a few books in the cottage. Also a few more matching cups and glasses as it looks like a jumble sale of glasses in the cupboard. The outside lights are not working.

  • "My family spent a wonderful week at Joylands, it is one of the nicest cottages I have ever stayed in."

    Everything we needed was there, it was very clean and comfortable. We had a few problems with the Internet, but the owner and the lady who looks after the cottage did everything they could to get the problem fixed. I would easily recommend is cottage to anyone wanting to stay in this part of the world.

    The cottage was in a nice quiet area which was exactly what we wanted.”The bungalow is very well equipped with a decent kitchen - huge fridge freezer and dishwasher. The lounge diner is light and spacious and looks out over the two tier garden our dog loved the big garden.
