  • "Wow. My wife has managed holiday properties in the Scottish Borders and every box she looked for in a well managed property had been conclusively ticked in Primrose Cottage."

The whole property was spotlessly clean, beautifully laid out and homely with a fully enclosed garden area to the rear. Bedrooms were comfortable with sufficient room for storage of clothes and beautifully quiet. The upstairs shower was best suited to a smaller person but that was more than compensated for by the full sized bathroom downstairs. Being a cottage of its era the stairs are quite narrow and comparatively steep compared to a modern house, maybe not best suited for someone with mobility issues. Parking was about 50 metres away due to access for neighbours. This didn't prove an issue during our stay and avoided having to negotiate the blind exit from the front drive. A mirror has been provided to assist with exiting the drive but it still felt like a leap of faith pulling out. Location was great with Hayle being a short walk away for shops with a good selection of local accessible areas for exercising our dog. All in all if we were to be returning to the area Primrose Cottage would definitely be on our 'wish list' of properties to return to

Thank you very much for your feedback! We really appreciate it. We have furnished Primrose Cottage to a 'home from home' standard, just as we would like it. Any comments whether on improvements or complaints are taken very seriously and we endeavour to deal with effectively, but of course, being an old Cornish property, there are some limits which we are sadly unable to change. Absolutely wonderful week enjoyed by us all - only slight niggle was confusion over recycling with the double bin (but absolutely nothing else that would stop us booking again) Thank you

Thank you Sarah for your feedback and we are sorry to hear the confusion over the double recycling bin. We had hoped to improve on the recycling facilities, but as to yet, cannot find a solution. We thank you very much for your further booking and return last month and for informing us of poor visibility out the front during darkness. In response to this, the current external light will be replaced with a more sensitive PIR light by the end of this month (January 2024). Many thanks again for your feedback, it is greatly welcomed. • "Very disappointed with the recycling system."

Cornwall has one of the most effective recycling systems using large bins , black boxes and a number of coloured bags. All we had was the one large bin which after having searched high and low for a recycling centre we ended up filling the large bin with glass bottles, plastic bottles, tins, card, newspapers , household waste & kitchen waste.

We cannot emphasize how disappointed we are as well with having nowhere to accommodate recycling bins out the front due to being an old, small, 'tardis' like cottage with minimal boundary limitations, and having a narrow single-vehicle width shared driveway. However, there are recycling services available at St. Erth's, being no more than a 10minute drive to and you could also incorporate a lovely walk along the river in St. Erths, together with huge fields for your dog to enjoy running around! We really offer our sincere apologies when we all share a responsibility to help reduce world climate change. Property Owner

The only disappointment was no welcome pack on arrival as we had been on a long journey a few starters would have been most welcome It’s the first time we have stayed anywhere where there wasn’t even some long life milk for a cup of tea

We are really sorry to hear of your disappointment. We recently changed the usual 'Welcome Pack' to include a surplus of non-food items (ie, washing-up liquid; dishwasher tablets, detergent, etc.). We felt this to be of more use as the choice in food we previously provided (milk, tea, coffee, bread, spread etc.) was not always to everyone's liking, let alone being unfortunate to suffer from food intolerances. We are lucky to have a large late-night closing supermarket, less than 5mins drive from the cottage with the thought that most guests will require to do a whole food shop for their holiday in any case. However, we fully understand your circumstances and are now resupplying some basic beverages. Property Owner

  • "Had a lovely stay with my two dogs."

The cottage was clean with everything you could need. The only reason I haven’t given it 5 stars was because of the parking. You can’t park on the driveway outside which isn’t too much of an issue as there is parking literally 30 seconds away, however you can load and unload in the driveway BUT it is so narrow that you struggle to open the doors once you’ve parked! If you have a big car, I think you will struggle.

We thank you for your feedback. Yes, unfortunately, it can be tight to park outside the cottage to unload/load, and, sadly, due to the boundary limitation, we're unable to improve on it. Our car is quite large (VW Caddy 7-seater) but we always reverse up the drive, stopping a tad before the cottage on the most expansive area on the right, allowing room to open the door adequately. We feel better to have this rather than having no access at all. We are so pleased to hear you had a lovely stay once you got settled in. Property Owner

Lovely cottage in great location just a shame shower was out of order but at least we were compensated for it and we knew in advance Will stay again

Thank you. We agree the cottage is in a great location with so much to see, do, and enjoy within such easy reach. Hopefully, you found our folder with recommendations of places to visit to be of great help as well particularly for many outstanding walks around (with or without dogs). We were, however, extremely sorry the upstairs shower was out of use during your stay due to the low water pressure and therefore could scald. That has now been replaced with a far more sophisticated electric shower able to cope better with low water pressure. Thankfully, the downstairs shower does not get affected in the same way as upstairs as it is mains fed and not electric. We thank you very much for choosing Primrose Cottage to spend your valuable holiday time in. Property Owner

  • "We experienced problems during our stay regarding a terrible smell of drains."

We tried to report it on the emergency phone number (Monday), it went to answerphone and we had no response. On Tuesday we called the Management Team and they were quick to respond. We believe someone visited the property, while we were out, as on returning, we could smell cleaning products. However, by the next morning, the smell was back. We emailed Sykes requesting they inform the Owner of the problem at the property. (Still waiting for a response.) Also, we sent Sykes a photo of the weeds, bindweeds and brambles near the seating area of the garden. We really liked the location of the property and feel it’s a shame we had these problems. Near the back door and in the upstairs and downstairs bathrooms the smell was very unpleasant. Whenever we were at the property we had all the doors and windows open and went to the extremes of getting up at 5.30am to air the property. By Thursday we’d had enough and left. We left a ‘polite notice’ for the cleaner to make them aware of our concerns.

We were extremely sorry to hear about the problems you encountered in the cottage, which, unfortunately, we weren't aware of until after you had vacated. We returned to the cottage soon after and requested a drainage company around to inspect. Upon inspection, they advised of no major cause, but mainly due to the extremely dry summer weather with drains drying out through lack of rainwater and smells then building up and escaping wherever they can. Unfortunately, we were not alone as a lot of properties with old drainage/sewerage systems in Cornwall experienced this problem during this hot dry summer. Nevertheless, it happened on our property and we were deeply concerned. On advice from the drainage experts, we have subsequently had modifications carried out, replacing old drainage traps and other precautionary work to ensure no further problems regardless of weather conditions. We were also extremely sorry and disappointed to hear of the state of the garden. Quite understandably - not nice, nor acceptable. Unknown to us at the time, the gardener had not been around to attend to it as requested. We intend to ensure this does not happen again in the future. It is extremely disappointing to receive feedback like this. We take pleasure in furnishing the cottage comfortably and fully equipped so all our guests can have an enjoyable holiday, just as we would like to expect. We endeavour to take all necessary steps to ensure any problems are dealt with swiftly and accordingly to prevent happening again in the future. Property Owner

  • "Absolutely loved the cottage and found it comfortable and ideal for one person."

The garden was also a delight. Just a couple of niggles. I'm very short and found the height of the kitchen cupboards a little challenging. Also, I was aware of a faint aroma of 'eau de drains', which I imagine is a problem with old house drainage. The 1st floor shower was not the best being tricky to adjust the temperature and rather wasteful of water whilst it heated. Aside from the above, I was very happy there and enjoyed the comfortable bed and just being in Cornwall, my favourite destination and during the best weather!

Thank you for your lovely comments about the cottage though we are sorry to hear about the niggles. The wall cupboards are of standard height, and like myself, I cannot reach the very top shelves, but there are small folding steps usually tucked between the cupboard and fridge to help with this. As for the faint aroma of 'eau de drains', we were very saddened to hear about this and give our apologies. They then erupted even worse. This is due to the old drainage/sewerage systems drying up with so little rainfall during the extremely hot summer. This is the first year, we had received comments about this problem all being it a beautiful long hot summer, but having consequences with the sewage traps drying out. The drainage/sewerage system has now been modified to help prevent any future problems. With regards to the upstairs shower, the room was created for convenience to have an upstairs toilet and basin, with space left for an additional shower, but unfortunately, the water pressure is too low to get good pressure, and therefore, sadly, we are unable to improve it. So glad to hear you loved the cottage despite a few irritants Property Owner

  • "The cottage was well equipped and very clean, although a lot further from the beach than we thought."

The beds were comfy. The lounge was very small, and the settee was not very comfortable.

We thank you for your feedback which we have taken into account to help improve the comfort of the lounge. Sadly we can't enlarge it but have replaced the previous settee and chair with two larger settees and slightly changed the layout with the confidence our future guests will enjoy it more comfortably. We are sorry if you found the cottage to be a lot further from the beach than thought. The walk to the nearest beach is approx. 15mins and from there you can take further walks along the Causeway for beautiful views of Porthkidney Beach and Hayle Beach plus a walk around the bird nature reserve. However, if you're looking to spend time on the beach, then we are situated very close to far more spectacular beaches around anything from just a 10-15mins drive! Property Owner

  • "Lovely cottage in a great location."

Smaller than the pictures suggest, but perfectly adequate. Parking in a nearby road was slightly stressful as the spaces seemed to be in high demand the week we stayed. Including information about operation of the appliances would be useful and I was surprised there was still no cafetière as it had been pointed out before! (I bought my own from Asda!) I also think some thought needs to go into the recycling of rubbish as it did feel wrong just putting everything out for landfill.

Thank you for your comments which we much appreciate as helps us to ensure our guests have a really enjoyable stay. We are sorry you experienced a problem with parking, it is most unusual as being a very quiet residential area but hoping it was a minority occurrence. We have taken note re details of operation of appliances and totally agree, so information is now included in our 'Welcome Pack' folder. And, incidentally, we have since changed the tv for a more advanced and easier to use one. A cafetiere can now be found in the kitchen for which we apologise for the delay as had no idea how popular it is, and, have to say, makes very nice coffee! As for the recycling of rubbish, we are also disappointed there are no recycling facilities due to various reasons, ie location of cottage, limited space and management company being unlicensed to deal with recycling. We also feel extremely uncomfortable with this situation, it is an important responsibility not to be ignored and will therefore continue to look at ways for a solution. Thank you again for your very important comments brought to our attention. Property Owner

  • "This was my first time with Sykes and I would definitely use again!"

Booking was so easy. Got regular emails giving me all the information I needed - before, during and after! Had a tiny glitch during our stay and the response and timing was just superb - very impressive! Loved the star system and having booked a 4 star house I was not disappointed. Primrose Cottage was exactly as described. New refurbished it is clean, welcoming, cosy and has everything you need for an awesome holiday. Two very spacious rooms with lots of storage space (can be a rarety).. Light, airy, clean. Bathroom with shower upstairs was sufficient for our needs however this a large bathroom with bath downstairs too :-) Kitchen diner was just brilliant - SO well equipped. Big fridge/freezer. Great oven. Wine rack :-) Washing machine and dishwasher. Garden was perfect for afternoon sun and wine. Grass area for the dog and decking area with comfy chairs for just relaxing. Lots of pads, parasol, body board in outside storage. Accessed from patio doors from kitchen. The only tiny downside is you can't access the garden without coming through house. We were lucky with the weather so my dog was always clean and I put towels down on the cream carpet in the living room but if you have a dirty dog after a walk make sure you are prepared. Bailey dried off in garden before allowed in lounge area so no problem for us. And the kitchen has a lovely laminate floor so dog friendly. Lounge had a settee, chair and two bean bags with a great telly. Just perfect for relaxing in an evening. I was worried about the lack of parking on the drive but it really wasn't a problem. You can load/unload and there is cul de sac 20 seconds walk away where there was always parking. So please don't worry about this aspect! Highly recommend both Sykes AND the accommodation. Will definitely use again and hope the next house is just as perfect. Thanks for having us!

About the location

HAYLE

St Ives 6.3 miles; Penzance 7.4 miles.

Hayle is in the far-flung south western corner of Cornwall and sits on an important RSPB wildlife estuary flowing out to the beautiful St Ives Bay, where visitors can enjoy three miles of golden sandy beaches, walks, history and wildlife. Hayle has plenty of activities out of the water too; Paradise Park is a wildlife park, home to some spectacular parrots, otters and red pandas. Hayle has a range of shops, restaurants and bars scattered around the estuary and harbour area. There are skittles and karting for the family, and for golfers, one of the best links golf courses in Cornwall is at Lelant, a mile out of Hayle. But the jewel of Hayle is the three miles of golden sandy beach, with fantastic surfing at Gwithian where there is a surf shop, lessons and hire of equipment. For the less energetic there are beach cafes where you can take in the views and watch the children play. As Hayle is centrally located you can easily access many other places by either public transport (there is a train station at Hayle) or driving. St. Ives is a short drive away where you can wander through the narrow streets, visit the art galleries or admire the colourful sub tropical gardens. St Ives harbour has its own small fishing fleet and there are plentiful boat trips skippered by locals keen to showcase the best that Cornwall has to offer, whether it be seal watching at Seal Island, a couple of hours' mackerel fishing or a relaxing trip to Godrevy Lighthouse. Within easy reach of Hayle is the Minack Theatre (35 mins), Falmouth Maritime Museum (40 mins), Eden Project (40 mins), St. Michael’s Mount (15 mins) and many other fantastic tourist attractions for dry or wet days.
