  • "The owners of the property were very friendly and helpful and made us feel welcome."

    we encountered a small number of technical issues during our stay, which were dealt with quickly and did not impact on our overall enjoyment of the holiday. The grounds are extensive and the sea view is delightful. It is a good base from which to explore both locally and further afield, Falmouth and Penzance are easily reached from here. Storm Babet came through during our stay so we were unable to fully appreciate the property and its surroundings. Our best wishes to the property owners for the future.

  • "The cottage was clean and facilities were reasonably comfortable."

    However, we were disappointed on two main grounds: 1 the "fantastic sea views" are available only from the far end of the garden ie about 60 or 70 metres from the cottage. There are no sea views from the seating area of the cottage and even the garden views from there are uninteresting. The pond seems to be leaking and is need of maintenance and replanting. The garden is very large, but is almost entirely given to lawn and not at all private to the cottage. We were fortunate that the owners were away as the main house is very close by. 2 The television did not work on 4 of the 7 evenings we were were there, due to "weather conditions affecting reception". At the weekend BBC channels were not available at all, and interrupted on the Monday and Tuesday. ITV was sporadically available. We were told that "nothing could be done", and although satellite might solve the problem. This seemed to be an entirely common event, and so the notes on the property should make this clear so that people can make their own decisions on whether to book. The surrounding area is great, and the coast down the path (about 800m) is beautiful, but we wouldn't stay here again.

    Thank you for your interesting comments. In response, I will point out that the decking has views of the sea and the extensive gardens which we share with guests, have outstanding panoramic views, as does the picnic table at the bottom of our field. Guests usually greatly appreciate the wonderful location and the garden. The pond has very recently developed a leak, the repair of which is already in hand and due to commence in a few days. We were away on holiday when you contacted us very accusingly about the television not working. You were unable to specify if the television was working when you arrived [the housekeeper assures me that everything was fine earlier that day] and when I tried to explain that atmospheric conditions may OCCASIONALLY affect the signal, you very rudely put the phone down on me. The signal is very rarely affected by the weather but the weather is something I am unable to control. The reason the signal was not working was due to the two masts that supply the whole of Penryn and Falmouth being changed to digital. Present guests say that the TV is fine, despite Storm Babet. I feel that your comments are unfair and somewhat exaggerated. Property Owner

  • "A lovely, incredibly well equipped and comfortable cottage in a beautiful spot."

    The gardens have wonderful sea views and it’s possible to walk down to the coastal path from the house. The location is great for so many local attractions and beaches eg Trebah Gardens, and Maenporth beach.

  • "Le soucis majeur est la douche."

    En fait il n'y a qu'une seule douche et elle ne fonctionne pas bien. Chaud et froid constant. On ne peut pas tirer d'eau en même temps. A 4 c'est ennuyeux. Et pour ce prix pas acceptable. 2000 euros par semaine et impossible de prendre des douches correctement. Le ménage n'est pas à la hauteur du prix. Les vitres non faites et beaucoup de toiles d'araignées partout. Les rideaux sont aussi sales. Le rapport qualité prix n'est pas là. C'est la première fois que je met un avis négatif en 25 ans de location ! l'endroit par contre est magique. les paysages et le jardins splendide. C'est vraiment dommage car le lieux est très beau.

    Thank you for your feedback.If, on the 2 occasions we enquired if everything was satisfactory in the cottage, you had mentioned the shower, we could have explained that the shower unit does not heat the water. All hot water in the cottage comes from an immersion heater. If a lot of water is used over a short period of time ie. baths,showers, washing machine, dishwasher etc. then the tank will quite simply be drained of hot water. The boiler is on all through the day and takes only half an hour to fully heat the water from cold.There is a note explaining this in the cottage folder.This is tthe first complaint about the Mira power shower that we have received, Property Owner

  • "It is an idilic setting and so very quiet and peaceful."

    The cottage was very well stocked and when our Kettle stopped working the owner soon replaced it. The only reason that would stop me from booking this property again is the fact that it only has one shower. It was a very good shower, but situated off the twin bed room. When there’s four of you it was difficult to get ourselves ready in the morning. It would be nice if the bathroom also had a shower, but I know they have had some trouble with airlocks.

  • "Charlton Lodge is a beautifully presented cottage style lodge within beautiful gardens at a spectacular location with local walks down to a secluded pebble beach."

    Very clean & comfortable. Friendly owners. Perfectly located for trips to all South West Cornwall sights. A car is a necessity, parking is provided directly outside the lodge. The local roads are very narrow in places. There is a local village pub which provides good food, and a visit to nearby Helford Passage and to the NT gardens are highly recommended. All in all, an excellent choice of accommodation.

We loved spending time, in an evening, wandering down to the picnic table to watch the yachts making their way into Falmouth. The goldfish in the pond were very entertaining, too!   • "A very comfortable and warm cottage with everything we needed for a memorable visit: freshly decorated, well equipped, high-quality bedlinen and towels, lots of bedroom storage space, an excellently equipped and well-lit kitchen with fridge-freezer, ceramic hob with single oven underneath, dishwasher, washer-dryer, and an abundance of tableware, glassware and cookware."

    The power shower was really good, and my husband and I enjoyed the luxury of having two bath/shower rooms. The living-room, which has lots of windows and great views, is furnished with two large sofas together with a dining-table and four chairs, a modern television, multifuel stove (which we didn’t use as the cottage was amply warm enough) and other small pieces of furniture, plus lots of information about nearby attractions etc. The lighting in this room is from two ceiling chandeliers, which are dimmable, and two small table lights, and there are lots of electrical wall sockets in all the rooms. The cottage (actually a single-storey lodge) is situated in the grounds of a beautiful large house with ample parking for two cars near the front door, and the owner greeted us warmly on arrival. There are plenty of walks in the vicinity, the coast is a few minutes' away, and the village of Mawnan Smith is nearby. As we were visiting in early March the weather was changeable (wet and very windy most days) so we were unable to enjoy time in the garden of the cottage, nor were we sure which part of the large gardens surrounding the main house was accessible to us. On our departure morning the cottage owner and her daughter came to say goodbye, and my husband and I were able to thank them for a memorably comfortable stay in the cottage. We thoroughly enjoyed our visit and fully intend to book another holiday in it.

  • "The property is in a lovely location and the views are great."

    The hosts were lovely as they left us alone but were very friendly when we met. The property was very well equipped and the beds very comfortable. However, the sofas in the lounge have had better days and have lost all support and were uncomfortable. Also, the property decor is far too dated and cluttered with ornaments, and huge vases of artificial flowers. That, coupled with dozens of handwritten notes everywhere telling us what not to do, made us feel as if we were staying in someone's house, rather than a holiday let. We didn't feel able to relax as there were so many strict instructions everywhere!

Many guests have enjoyed the individual character of the property. We leave five notes in the property, because we no longer greet guests on arrival due to Covid.   • "We went there for peace and quiet but from Monday to Thursday the owners had tree surgeons in the garden with constant noise from chainsaws and machinery which ruined our peace and we felt we had to go out even though the weather was often not good and we sometimes just wanted to chill out in the cottage."

    We felt it was completely wrong to have this going on when we’d rented a holiday property specifically in a quiet secluded situation with a large garden and it became more annoying as the week progressed. Consideration of our needs as holiday renters were entirely ignored and we would not recommend this property. We were also told to leave the property clean and tidy but we had to wash crockery and glassware at the start as it was filthy so we ended up pre washing everything we used as we then had no confidence anything was left clean.

    Thank you for your feedback. We always endeavour to afford our guests as much privacy and peace as possible. However, it is necessary to undertake essential maintenance to trees and hedges in and bordering our 6.5-acre grounds. This is the only way we can present the gardens in an attractive and safe manner this can only be done after the main breeding season for nesting birds,which runs throughout March to end of August each year. This is weather dependent, and some birds may nest outside of this period. Work was largely at a distance from the cottage, and we ensured that it did not commence until 9.30 am and finished at 3.30 pm, in order to cause minimum impact to you. Any work around the cottage was undertaken when you were off site. We were on the property all week and certainly did not find the work intrusive. If you did find some poorly washed crockery or glassware, I would have been more than happy to have rectified the problem for you if you had contacted us. We are sorry that the weather was poor during your stay. Property Owner

  • "This is not an impersonal holiday let; it is an opportunity to share a wonderful location made available by a couple who have spent lots of time and love on their home and Charlton Lodge."

    The Lodge would be comfortable in any weather at any time of the year. We spent the 2 week heatwave there and the sea breezes and the sheltering trees made it a very pleasant experience. Jeanette and Graham could not have been kinder, whilst also giving us the space to enjoy their wonderful gardens and the views of the coastline.

  • "Glorious setting and so quiet and peaceful and the grounds were amazing."

    Cleanliness was adequate and the Lodge was well equipped (see note below) - HOWEVER : * Second bedroom: Suitable only for 2 children and definitely NOT for 2 normal sized adults. * During our stay the front door threshold / step got very wet & dirty very quickly and as a consequence a lot of the mud and debris that collected there after rain quickly 'trod in' to the hallway.. * The kitchen cupboards and work surfaces were over endowed with the owner supplied equipment and utensils leaving very little room for the storage and preparation of guests food drinks etc. Remember this is a self catering establishment and we came with our own food and groceries etc. * Numerous little advisory notes left around the Lodge tended to be OTT * The drying room was deemed to be out of bounds. Why, when it is specifically mentioned in the property details ? We had occasion to want to use its facilities but couldn't * Hedge around the picnic table and benches at the bottom of the garden was too high to enjoy the fabulous view when seated.. * The 4 poster bedroom had a musty odour throughout our stay. * The bathroom would have also benefitted by the addition of an 'in-bath' shower attachment and screen * The shower room would have also benefitted by shelving to store bathing, toiletries, tooth brushes etc while not in use. As it was washbags had to be stored on the floor. Not very hygienic On balance our stay at Charlton Lodge was enjoyable but regrettably the second bedroom size and facilities would prevent our party of 4 adults revisiting. Such a shame !!!

    Thank you for your feedback. The weather was very wet for most of the week which accounts for some mud on the threshold . However, there are 2 external rubber mats and 3 internal door mats, immediately inside the door on the tiled surface of the entrance, which have always proved adequate, even in the winter. The website photo clearly shows the second room with two single beds both with bedside cabinets and a wardrobe. We were surprised to hear you felt it was too small as we regularly have four adults to visit and have not received negative feedback regarding the size of the bedroom before. We consider that a 6'6" tower larder unit, split into 3 cupboards together with a tall fridge and freezer unit, is more than sufficient food storage for 4 guests, There is a 4-tiered basket unit in the shower room for toiletries etc. Beyond the garden, at the edge of the property, is a picnic table. As this is in a very exposed position, (hence the wonderful views), we planted an olearia hedge to provide shelter from the strong winds and also privacy. However, the part of the hedge overlooking the cove and beyond, is deliberately kept low to frame the extensive views up the south Cornish coast, from a sitting position at the picnic table. The notes are a polite reminder to guests that we feel help during their stay. We do not advertise a drying room and this is, in fact, our own private garden room! During your stay we asked if everything was satisfactory and we received a very positive response, so we are absolutely bemused regarding your written comments. Property Owner

  • "We had a lovely holiday at Charlton Lodge."

    It was bright and pristine, and decorated in very flowery English style. Parking was extremely easy. It was fabulous to be able to walk so easily to the coastal path and on to Trebah and Glendurgan gardens as well as to the Helford Passage ferry. We felt a little inhibited to start with as it felt there were so many rules, signs and hand-written instructions to worry about, but we relaxed after a couple of days. Due to Covid we were not greeted on arrival but the owners were contactable by phone. We had no mobile signal on either of our phones but the WiFi was good. We particularly liked the light and spacious living room with views to the sea, and having 2 bathrooms, one with a good shower, and having such a good supply of cutlery and crockery. We thought Charlton Lodge was a great base for a holiday.

  • "The cottage was generally very well equipped, and comfortable."

    The spacious garden and grounds were most enjoyable. There were, for us, only two draw backs. We were two married couples so a choice had to be made about which couple had which bedroom. The larger bedroom had a double bed, and a separate bath/hand basin/toilet room. The smaller bedroom had two single beds and an on-suite shower/hand basin/toilet room. The shower setup was excellent. However, for the couple in the larger bedroom there was no shower, so they had to use the shower in the other room, which could well cause privacy problems; virtually everyone we know showers every day and only takes the occasional soak in the bath. It would be very easy and economical indeed to install a shower rail and curtain over the bath, and this would solve this problem; there would be savings in energy costs as well. The second draw back related to the television. The reception was fine but only terrestrial channels were available - at a time when, for example, an Ashes Test Match and the US Tennis Open were taking place. I feel very strongly that in superior accommodation of this sort Sky tv access should be available; if guests are happy to pay £1000 per week or more, then an extra £25 or £30 for better tv services would be acceptable. After all, the vast majority of guests here would have Sky tv in their own homes and if the weather is inclement then they would expect the same on holiday.

  • "Felt a bit oppressed with endless instructions around the property, and it is rather too cluttered with old fashioned furniture."

    No barbecues was a shock, considering we were on holiday. And the various air fresheners were so overpowering we had to hide them away due to them triggering my asthma. Lovely quiet surroundings, though, with excellent restaurants and beaches within a few minutes' drive. Lots of wildlife in the gardens, no traffic noise at all, and easy access to the coastal path.

    I also had to make an important business call during the stay and strayed onto the owners patio to get a good signal and was immediately and rudely instructed to "get off". I would not recommend this property to anyone.

  • "A lovely holiday property spoilt somewhat by the over-fussy owners placing messages everywhere indicating that holidaymakers couldn't be trusted to respect the contents of the property, e."

    G. "Don't open the patio doors as they may slam and the lock may get stuck!" "The Teddy bears live here and don't want to be taken away." Surely the defective lock should have been remedied by the owners? One of the bathrooms lacked any shelving to accommodate toiletries but in general the bungalow was comfortable and well equipped. On the positive side there were delightful walks from the property.

The property

About a mile from Mawnan Smith, along a pretty tree-lined lane in an Area of Outstanding Natural Beauty, is a detached lodge all on one level to a splendid country house with fantastic uninterrupted sea views.

A sweeping drive takes you up to Charlton Lodge.

The living-dining room has long, lovely garden and sea views, a cosy wood-burning stove for snuggling up to on cooler evenings, and French windows to the gorgeous garden.

It is just a step through to the oak fitted kitchen.

There are two bedrooms: a king-size four-poster double with sea view, next to a smart bathroom, and a twin with en suite shower-room.

You are surrounded by 6½ acres of level gardens and grounds with a large wildlife pond which is 5 feet deep and fountain pool (both unfenced).

You have your own sunny patio and lawn plus secluded decked area with rattan furniture Easter to October and sea views, and you're welcome to enjoy some of the grounds which is abundant in wildlife.

A leafy lane immediately adjacent to the property leads down to the beach and southwest walkway (unspoiled Prisk Cove is five minutes walk).

A great chill-out place for peace and quiet at any time of year, and well placed for the Coastal Path, boat trips, and two sub-tropical gardens (Trebah and Gendurgan) within walking distance.
