    We had some lovely welcome gifts. The Flat is in beautiful grounds [Would be wonderful in the Spring]. Warleggan is a tiny hamlet [twinned with Narnia]. The owner has left lots of info about the history of the house, also a list of walks. We would like a return stay

    Just right for 2 people & a dog. This place is all about getting away from it all. Absolute peace & quiet. Geraldine was as helpful as ever. The only thing inside that I (Jill) am finding more difficult now as I am ageing, is getting up off the sofa. The knees complain somewhat

  • "We have had a lovely week here, to celebrate our 8th anniversary."

    The Patio Flat and surrounding gardens are beautiful, it is a very quiet, peaceful place to stay and Geraldine was very welcoming. Our only (very) slight minor points to note are; access to the property is via some very, very tight country lanes - if you’re not a confident driver you may struggle with these. A dishwasher would have been handy, although we understand the washer/dryer might be more useful for people coming for longer stays. During our stay, we visited Moor View Alpacas, Newquay, St Ives, St Michael’s Mount, Eden Project, Carnglaze Caverns, Bodmin Jail, Tintagel Castle and St Nectan’s Waterfall, all of which we would recommend! It was our first time visiting Cornwall, and we certainly wouldn’t hesitate to come back again. Thank you so much for a fabulous stay. Sophie and Aaran x

A lovely welcome pack, bright and clean decor with a most spacious bedroom and a secluded garden. The property is full of fascinating history in an area of outstanding natural beauty.   • "Just spent a very enjoyable week in the The Patio."

    We have stayed in many holiday homes over the years but this one tops them all. My dogs were so happy to explore the garden and us too. The gardens are amazing and we loved walking and exploring the grounds listening to the many birdsongs. Geraldine the caretaker is lovely and so helpful. So it’s a 10 from us!

  • "Very comfortable warm flat with a good sized tv and massive bedroom."

    It’s very remote so stock up. We had all we needed in the kitchen to cook meals from scratch . Amazing welcome pack !

We have made sure that the kitchen is equipped for keen cooks, so lovely you took advantage.   • "The Patio Flat was light,warm with large and and airy rooms and a well equipped kitchen."

    The bed was comfortable.The only criticism was the settee, as we found it rather low and not that comfortable. The patio area outside the living room/bedroom,was always sunny and pleasant enough to sit out most days. The garden was spacious,with a super orchard with a variety of apple trees. It was a peaceful place to stay if you want to be “ away from it all”. Be sure to stock up before you go ,as the nearest supermarkets are a twenty minute drive to Bodmin. It has a variety of supermarkets. Although we may not return ,we would definitely recommend The Patio Flat. Our only criticism that the settee was rather low for us,and not that comfortable. The bed was comfortable though. The garden was amazing and we enjoyed the variety of apple trees.It was in peaceful surroundings. You need to stock up with food as the nearest shop was a twenty minute drive. Bodmin was our nearest town with a variety of good Supermarkets.

    We're delighted you liked your stay, and particularly that you found Patio Flat light, warm and airy - and do try to cater for true cooks in the kitchen. We have some wonderful apple trees, two of which are thought to be genetically unique trees which we call Densham's Delight (after one of the vicars who lived here - the house is a former rectory - and Warleggan Wassail. One of these trees is recorded in the late 1800s by Quiller Couch as having its own wassailing song. This involved firing over the tree! It is still wonderfully productive. The sofa - no one else has mentioned it being uncomfortable. It is a standard sized sofa and seems delicious to me, but I appreciate that comfort is certainly relative. Hmm. And yes, the nearest shopping centre is Bodmin - we are out on the edge of Bodmin Moor. Property Owner

  • "Situated in a lovely peaceful location."

    If you are looking to chill out along with your 4 legged friend this is the place for you. Lots of local walks in beautiful countryside. Geraldine was a great help in giving us walk suggestions and where to find the mushrooms! Would definitely stay again.

  • "Such an idyllic place!"

    Everything was as described and so fabulous for a peaceful break in the countryside. We loved it and so did my wolfhound who enjoyed eating blackberries from the hedgerows, picking up windfall apples to munch on from the garden and racing in and out of the sea at a nearby beach. The rooms were spacious, light and airy and the garden was gorgeous. A special thank you to Geraldine who greeted us when we arrived and was so cheerful and helpful throughout our stay.❤️

    Yes, we loved meeting your wolfhound, and there are still a lot of blackberries and a vast number of munchy apples.   • "Lovely property so much more room than I could have hoped for."

    Very cool inside which was perfect given the hot weather. Well equipped kitchen. Not a criticism by any means - a full length mirror would be great, bed wasn’t great for me - don’t personally like foot ends and I suffer with my back - so maybe I m not the norm. A summer duvet might be good. Outside light, sun loungers, somewhere to hang the washing if you did put a wash on? Feel you re perhaps not capitalising on beautiful garden.

    We're really pleased you loved the spaciousness. Even after all these years (my family bought the house in 1969) I still find the high ceilings just amazingly wonderful - and the light that pours in, too. The house was built in 1705 and has many stories to tell. We are planning to get a second mirror but we are not planning to change the bed - we have experimented with beds and mattresses and this kingsize one is the most satisfactory so far. We do not want an outside light because this is a dark skies area and the stars are sensational (and lights at night harm wildlife). Please bring a torch. I am not sure how to respond to your comment on the gardens. There are three acres and we try to balance wild areas with carefully tended beds. This is a challenge right now with the drought and we aren't watering. I would like to emphasize to you and all other visitors that you are welcome to walk around and sit in the grounds and we provide a simple picnic set (plates, mugs, cutlery and try) for this purpose. For flower lovers May is probably the best month as there are stacks of camellias and rhodendrons in flower, as well as bluebells and other spring flowers. Daffodils are sensational earlier in the year. Property Owner

  • "Made very welcome on arrival."

    There was and extensive welcome pack which included treats for our dog. The flat is very comfortable and well equipped. The gardens are large and access to all the grounds was an unexpected bonus. Soon got used to the narrow roads leading to the village and the drive was not a problem. Great location for exploring

  • "If bright lights and action are your thing Warleggan is not for you."

    However if you want to drop out of this world for a few days and enjoy peaceful, beautiful surroundings The Patio Flat is idyllic. The village sign says “twinned with Narnia” and truly there is a wee touch of the magical about the house and enormous wild garden. The flat is very spacious and has been furnished and equipped to the highest standard. If you are blessed with good weather you may find it hard to drag yourself away from the south facing patio which is a suntrap. However it is excellently placed for touring Central Cornwall with both north and south coast within easy reach for day trips. The narrow lanes are a bit of a challenge but it has improved my reversing! Geraldine the caretaker was always quick to respond and fix the odd query. A holiday home that is truly dog friendly with moor and woodland walks from the front door.

    What wonderful words! So glad you find the place "magical" and love the large garden. We really do encourage visitors to explore and enjoy. And yes, we are placed between the South and North Coasts so the only dilemma is to choose a sweet little fishing village or the drama of wild cliffs and waves.   • "Could do with a few more drinking glasses, currently there are just two tumblers and two wine glasses."

    There is a broken guttering on the back of the property. After it rains water cascades onto the bathroom roof of the apartment and is very noisy.

  • "A wonderful location on the edge of the moor."

    So peaceful. Patio flat very spacious. Dog loved sitting looking out through the French doors being nosey. On a personal note, a wider bed would be lovely for better comfort. And maybe a pouffe to rest your feet on at night maybe? The patio chairs either need replacing or repainting with hammerite as getting very rusty which could be difficult to remove from clothes. Beware that the driveway has some potholes and manovering is tight for parking a large vehicle ( ours was an Audi A6 avant). All in all though a great location for lots of fabulous walks and we loved the week here, so we are likely to visit again. The locals also were very chatty & welcoming!

We have new cushions as you must have noticed to allow people to sit on them safely but yes, they will need to be replaced soon despite their beauty. The driveway was created in Victorian times and curves up to the house in a beautiful arc. It is planted to vast Cornish red rhododendrons, some of the very first in Britain, and so it cannot be widened.     Met by Geraldine who was very helpful. Thank you for the tea, coffee, biscuits, wine etc. Very spacious, good facilities but would really benefit from a mirror in the bedroom. Fortunately I had read previous comments about this and I took an extension lead as the only decent mirror is in the bathroom with no nearby plug socket for a hairdryer.

    Yes, the moor is gorgeous and there are wonderful Neolithic and Bronze Age monuments on it (religious constructions and hut circles) nearby and across Bodmin Moor (as well as lots of other wonderful archaeological places to discover).     From arrival Geraldine was welcoming, friendly and helpful. The flat itself was a lot bigger than expected and furnished to a high standard. We had an extremely comfortable stay. The small village itself was lovely, very magical! The walks from the front door were great, as were the fresh eggs sold from the house across the road. Our dogs Barney and Fred loved the big garden and was filled with wild flowers. Thank you so much, we would not hesitate to return!   • "We arrived and was welcomed by Geraldine who was very cheerful and explained everything to us."

    We walked in to the apartment and was amazed by the size and the facilities that were offered to us. We also felt that the welcome pack was a nice touch, biscuits, tea, coffee and milk. Some information folders were also left around for us to look through for areas that allow dogs and places to visit. The Best thing for us as we had two dogs was that we could open up the patio doors and leave the dogs to roam around a very large garden knowing that it was safe and secure. We were left to come and go as we pleased and we had the freedom we was looking for. The only minor thing was that when you returned at night there was no outside light to help us see back to the apartment but was easily overcome by using our phones as torches. We had a great time there and we will be returning again in the near future

It has its own private entrance (patio door) and is cleaned to a high standard. Furnished in a light and elegant contemporary style, this delightful apartment is set within a romantic Georgian rectory in the heart of Cornwall.

Step just outside your French doors to enjoy three acres of flower-filled gardens once visited by Queen Mary.

You have your own patio, and are welcome to seek out other sunny corners of the woods and gardens. The Patio Flat is perfectly situated for touring Cornwall.

It is located between the dramatic North Coast with glorious beaches and the charming fishing villages of the South Coast.

Locally, there's lots to do with moorland and woodland walks right on the doorstep, magnificent gardens, the Camel Trail for walking and cycling, horse-riding, wonderful grand houses and fascinating archaeology all nearby. You enter your apartment by passing through a grand hallway to be greeted by the bright and airy living room with its fresh cream colour schemes The kitchen is new and well-equipped.

The bedroom with its king-sized bed is particularly spacious.

Its huge windows overlook the gorgeous herbaceous border and offers views towards the coast.

The bathroom has a lovely shower and a bath for enjoying a long soak after a day at the beach.

BODMIN MOOR

Bodmin 7 miles; Launceston 14 miles

The vast and rugged Bodmin Moor, designated an Area of Outstanding Natural Beauty, forms over 150 square miles of striking, rocky landscape, with much of it declared a Site of Specific Scientific Importance. This ancient location is home to mystical standing stones, old buildings dating from medieval times and thousands of years’ worth of tin mining heritage. There are plenty of beautiful walks to discover, with challenging climbs up some of the tallest spots in Cornwall, offering fantastic far-reaching views towards both the north and south coast on fine days. The nearby town of Launceston, fondly thought of as the Gateway to Cornwall, can be found to the north east, with beautiful Georgian buildings set around its central square, and romantic ruins of a Norman castle at the outskirts. In the other direction, the historic town of Bodmin lies to the south west, with a host of exciting attractions including its Courtroom Experience, the Bodmin Jail, the Bodmin and Wenford Railway, or a trip to see each of the seven holy wells, which lie dotted around the town.
