    There were quite a lot of light bulbs not working the property was very dusty the slates in the bed fell through there were false eyelashes in the bed I will say the maintenance department were helpful also the televisions in the bedroom did not work no signals

  • "Lovely property however lots of kitchen items were dirty, cobwebs and spiders in every room."

    King size bed very noisy when turning over so didn’t sleep well which was unfortunate as apart from that it was very comfortable. Location nice and peaceful. Clock in kitchen needed a new battery. Could be a 5 star property if it was maintained properly

  • "Overall, we had a very nice holiday."

    The house is well-situated: close enough to Dartmouth so that you drive down in a few minutes, but also on foot - we walked down to the town almost every day. Also, the Sainsbury's superstore is around the corner, but the house itself is tucked away in a quiet farm lane, so we weren't disturbed by any traffic noise. The dining area, patio and master bedroom offer a lovely view over the fields. But: although the house itself has potential, it would need a lot of love to really feel like a home away from home. The decor is pretty bare and soulless, and the living-room is tiny; it was set up in a way that didn't allow all 6 of us to watch TV together. We had to move some of the furniture to make it possible for 5 to watch. The bedrooms were more generous, enough space for 6, but if you promote a house for 6, these people should be able to sit together comfortably in the living-room. The mattresses in the master bedroom were horrible: much too soft, AND they squeaked loudly every time my husband or I moved. VERY awkward, plus it disturbed our sleep. Please, get new, quiet ones!! That was, for me, the major drawback of this house!! Also, like many cottages made out of old barns, the house is sound-sensitive - you can hear every step someone takes above, every softest tread on the stairs. We didn't have young kids with us, but for people who do, this must be difficult. In the single bed bedroom there is almost no WiFi reception. The second sitting room (across the hall) doesn't help with that, sadly. A lot of the lamps didn't work so we had to hunt down functioning lamps for everyone to have a bedside light for reading. The property was reasonably clean, but there's room for improvement. Lots of dust in corners. In the master bathroom one of the two shelves was coming lose and slanting to one side so you couldn't put anything there. No rails and only one hook for towels. The washing-machine was fine, however the dryer was absolutely filthy and unusable. The lint filter hadn't been cleaned and was plastered not only with lint but matted with, apparently, dog hair, and the rubber rim was mouldy. Disgusting. That was another real drawback, having to dry laundry for 6 people without a dryer, in partly very wet weather! As is the case in many holiday cottages, the spray arms in the dishwasher were clogged with scale; I had to clean it myself in order to get clean dishes. The fridges both were in urgent need of defrosting - in one of them, we had to literally hack away thick sheets of ice before we could close its door properly. And speaking of doors: locking the door when leaving the house was a nightmare every single time because of the door lock. It was just shot! You had to use brute force and turn and rattle the key in juuust such a way and press hard against the door to be able to lock it. I began to dread the act of locking the door! The same, though not quite as bad, with the back/patio door. Like the inside, the outside of the property would greatly benefit from some loving hand – a minimum of a garden-like feeling would improve everything, instead it's just concrete and gravel and an empty piece of lawn. Shame, because the house could be really great and welcoming if someone took a little more trouble with it. We still loved out stay because Dartmouth and the South Hams are so lovely, took lots of walks om the coastal paths, saw the Castle, Coleton Fishacre, drove up to Dartmoor. It's situated brilliantly and nice to have a private parking space, but as a house, not the the best one we stayed in.

  • "Great location."

    Peaceful retreat. Warm comfortable and secure. Family and dog friendly. Well equipped kitchen and furniture. Comfy beds. Walking distance to supermarkets. Everything needed for a great getaway holiday. We had a very lovely time. Fridge in kitchen didn’t work but there was another fridge freezer provided. Big oven not working but smaller one did.

  • "First day and a half the heating wasn't working very well also there was no hot water this was a bit uncomfortable as the weather was cold also there was bad lighting by the main gate which certain people in my party tripped as it was very dark."

    We have been made aware of the problem you had and I believe it was due to the new NEST controls, which I'm glad the agents were able to rectify. The property is in a country lane with no street lighting but it has outdoor lighting and a general light on a sensor. Both have been checked and are working.   • "The standard of this property was way below the one we used in Penzance the week before."

    There was no hot water other than the one electric shower down stairs. We reported it on the day after we arrived, but nothing happened. There was dust and cobwebs everywhere. It was as if we where the first people to occupy it after the winter shut down. There was no facilities for hanging clothes properly, nor drawers for of any size. The double bed in the main room was only inches from the floor and was very difficult to get in and get out of. The double doors from the dining area where damaged and could not be secured. The patio area was very uneven gravel and the access steps absolutely treacherous to use. Kitchen was very poorly equipped with cooking utensils, crockery and tools. This made use of the dishwasher a joke.

    We are sorry you felt the property didn't meet your standards. The hot water situation has been looked into and should have been while you were there. The cleaners have been informed about your comments. There is hanging space in each room along with large chest of drawers. The bed might be low for some but not unusually so. The double doors have now been repaired. We feel the kitchen is very well equipped as mentioned previous comments. There is a large amount of crockery, glasses and cutlery so guests never run short if the dishwasher is full. The property is a converted barn with interesting features which we have made use of making patio area a lovely area with a beautiful view. Property Owner

  • "The property was tired."

    Had great difficulty locking the front door whenever we left the cottage. Outdoor space/funiture very uninviting. Weeds everywhere, no cushions. Due to no carpets very noisy when walking about . We would not stay again.

  • "Quirky place in quiet location, must be lovely on a summers evening to sit on the patio and watch the nights sky."

    Not far from the park and ride and Dartmouth. The Kitchen was very clean and well equipped. All the bedrooms and bathrooms were clean and the bedding was fresh and spotless. We enjoyed our stay but a few things need to be sorted. The place does need a little tlc. The blinds in two of the bedrooms need replacing as they were broken. One of the TVs in the bedroom didn’t work. Some of the small rugs were very tired and need replacing.

  • "Re Little Cotton Barn Dartmouth Hi, I am emailing because I wanted to give you feedback on our stay."

    I will start with the positives. It's a very roomy cottage, with an excellent utility room. The South Hams area is beautiful, we enjoyed being close to Dartmouth. Unfortunately I do not feel that the cottage was up to a good standard at all. It was very old and not very clean. The windows were very dirty and have not been cleaned for a very long time. The back door has a very dodgy lock and we struggled to open it. We could not sit outside because there was a foul smell all the time. It really was very unpleasant. We had constant noise from the building site, we understand this will not be permanent. The kitchen really needs some extra room to store groceries, no bread bin, there were a couple of plates that are chipped. We had to call on the first day to report that the downstairs light had gone in the shower room and waited until weds for the guy to fix that, which meant we couldn't use the shower. This shower room was grim and damp. Other lights had gone and he was able to replace some bulbs but not the LED lights as they needed to be ordered! Upstairs, the en suite shower door does not close properly, also the shaver light does not work. Overall it was a very disappointing stay. We brought my elderly parents for a holiday in what was marketed as a 4 Star property but it really fell short. We paid a lot of money, around £1800 pounds for the week. We realise this price is enhanced post covid so your owners can cash in on the staycation boom, but many of the comments above were written in the visitor book since 2016. Visitors have written in the book that it needs TLC which is an understatement. Do you listen to/act on feedback? Finally, the co owner who lives nearby was very quick to accuse both ourselves and the people staying at the farmhouse of leaving dog poo on the grass. They didn't have a dog so he came back to see us, we respectfully pointed out that we had picked up our dog mess. I don't believe it deserves your 4 star rating. Regards Natalie Barker

  • "We rented Little Cotton Barn and Little Cotton Farmhouse as our party size was 12 (16 years - 75 years) and we wanted plenty of space."

    The properties are in a rural location making it very peaceful, but be aware of the very narrow (single-car width) Devon lanes you drive along to get to the properties! Easy walk to supermarket and bus stops - Blackpool Sands beach 15 mins away by bus or car. Shame there’s not a pub in walking distance, but plenty of choice in Dartmouth (make sure you book as everywhere super busy).

  • "We stayed in Little Cotton Barn during a particularly wet and windy week, on the plus side: - The barn had good proportions - despite the weather conditions, we were kept warm indoors, with good heating and hot water - lovely shower in the en-suite - very comfortable beds However, we were disappointed with - - the utility room and the kitchen cupboard and contents all smelt very musty / mouldy."

    Even when plates and cups were washed and placed back in to the cupboards, the smell returned in no time - the general level of maintenance could be improved. Some of the rooms felt unfinished, bare pine not sealed / varnished, bathrooms with no skirting boards. The rugs and cushions around the house felt old and used and a little dirty. Some of the kitchen implements were past their use or not well maintained. None of which suggests the four stars it is listed as. - the grass outside hadn’t been cut in a long time which made playing there difficult and very wet - Although the internal space was generous, there was no noise insulation between the downstairs and the bedrooms due to single panel loose fitting doors. Once one person was up in the morning, it woke everyone else up. All in all we did enjoy our time at the Barn. Close to Dartmouth and with lots to do in the local area.

  • "There is a recurring problem with the hot water supply according to previous guestbook comments."

    When the central heating is on, there is virtually no hot water. If you turn the central heating off you can manage with hot showers, but a bath is out of the question. There are several plug in heaters which kept the property nice and warm. Otherwise, the barn was spacious and quite well kitted out. It is in the middle of no-where and walks are only on the surrounding country lanes - but it does mean it's also nice and quiet. We did raise the hot water issue with Coast and Country and they were very helpful and hopefully will sort out the water problem for the next guests.

  • "Little Cotton Barn is a little hard to find, it is better to use goggle earth to pinpoint it more accurately."

    When you get to a five barred gate which says to be kept closed at all times you have to go through it to access the Barn. Very suitable for us and our son, daughter in law and two girls aged 4 and 6. We didn't find all the internal steps a problem as did a previous review. All the equipment worked well the only big downside was the lack of hot water, we were not able to use the middle bathroom bath or the ensuite shower. Fortunately our granddaughters were only with us for the long weekend so we managed with the shower in the utility room which was an electric shower. Good value for the money we paid (£100 reduction) but would hesitate to use it if it were more. Having said all that there was loads of space and very comfortable beds. We would, price dependent, like to use it again and try to do a little bit more walking in this lovely area. Thank you.

  • "Little Cotton Barn was just perfect for our Christmas Break in South Devon."

    The barn was warm, cosy and very well equipped. Nice little touches like a welcome bottle of wine, Christmas decorations and small things like dishwasher tablets and washing up liquid were really appreciated. We would definitely stay here again if we needed accommodation in South Devon - it was just perfect, Thank you :)

  • "Attention to detail badly needed."

    Drains smelled awful in second and third bathrooms and there has obviously been a leak behind the downstairs loo. Windows filthy. Loo downstairs was flushing permanently so we gave it up. TV in master bedroom incomprehensible and we did mention this. Good kitchen equipment, so-called games room really scruffy. Terrace needed attention as chairs sticky all the time from overhanging trees. Toaster was replaced instantly when it tripped the fuse board. Master bedroom and bathroom very good. The situation was wonderful and we did have a really good holiday!

    Very well equipped, so much so that there was hardly any cupboard space left to store food, also utility room very hot so nowhere cool to store vegetables. Lots of steps and low doorway. Bare boards upstairs made it quite noisy. On arrival not clear where to go, needs a better sign for Little Cotton Barn. Surroundings not the prettiest but very convenient for Dartmouth and 8 minutes on footpath to big Sainsburys. Not quite excellent but would rate as very good.
