    Oven didn’t work but that was fixed quickly. Only comfort point is the bed, very soft mattress- my wife and I both finished the week with sore backs !

  • "We have stayed in Dartmouth many times, and Balmoral House is one of the nicest properties we have stayed in."

    The views are fantastic, the kitchen is well equipped, the bedrooms are very spacious and the lounge is comfortable. The view from the garden is better than I expected and we loved the olive tree! There are a lot of steps up to the property and it's located up a steep hill, it wasn't a problem for us, but it wouldn't be suitable for everyone. We would definitely stay there again.

  • "Absolutely wonderful place, we fell in love with Balmoral House and also Dartmouth."

    The house is very comfortable and well equipped, the views from the house are amazing. An excellent location for exploring Dartmouth and the surrounding areas. Just a short walk ( uphill) from the town and the car park where we had to park wasn’t far from the house. We really loved our time there, and would love to return!

  • "We were disappointed with the builders working in the house at the back of garden."

    Cutting slabs caused us to leave the house for a day and we left a day early for same reason. Upstairs bathroom, the shower tray kept filling up with water, the second bathroom had loose taps and toilet seat. We liked the house, very clean and comfortable but a bit of a treck uphill

  • "Excellent in all respects and what a view."

    The only minor issue was the dishwasher. We washed a few items the first morning and everything smelled really badly of stagnant water afterwards. We don't think the machine had been run for a while. We ran it at maximum twice and all OK from then on. Suggest the cleaners check it between changeovers

  • "My second stay, excellently equipped holiday home, and perfectly located with a lovely view from living room and bedroom across the Dart and out to sea."

    Very clean and shiny on arrival, heating and hot water very easy to use and effective, and fire worked on chilly evenings. Sky boxes great for keeping up with Masterchef while I cooked up a Brixham fish storm in the kitchen. Love that there’s even a steamer basket! Coffee machine, milk frother and pods nice touch! Enjoyed the garden, comfortable furniture! Can’t think of any complaints at all! Thank you. Expect I’ll be back!

  • "Balmoral is a beautiful property, with fantastic facilities."

    A real home from home. We were very sad to leave. The views are amazing from the lounge and main bedroom. When we booked it was advertised as having a gas fire and sky tv. The gas fire was not working, though the heating was very good. The TV did have sky to watch but you couldn't use catch up or use the 'smart' apps like iplayer/netflix to use your own account as the owners would not let us have the pin, so if like us, you are not used to watching live tv I would recommend you take your own Amazon fire stick or Google chromecast etc. The advert says property has 14 steps to access it, which is true but there are another 100+ from the town centre, so it is not a property for anyone that is not ok with steep hills and steps. The steps and steep climb though do give you the views and quietness out of the town, but with the benefit of being only a 5 min walk into town. Dartmouth is a lovely town with some lovely walks nearby.

  • "Really impressed with the property overall no issues of serious note but one small thing is the taps in bathrooms move so all need tightening up."

    But we thought property pictures do not do views justice. A most fantastic view while sitting in bay window of living room. Coffee machine was great, and having sky on all TV ‘s We loved sitting outside and having views of the estuary.

  • "We have stayed at the property many times but this was our first booking through Sykes."

    Not being able to talk to the ladies in the local office was very inconvenient. They were not allowed to phone us either even though we requested this. The key collection information was incorrect as we were instructed to collect the key between 3 and 5.30, below this it clearly stated no earlier collection would be possible. However the office closed at 4pm! A 1 hour window to collect a key is not sufficient when you are travelling a long way as traffic conditions cannot be predicted. The call centre staff are polite but lack knowledge and the customer service is non existent.

  • "We really enjoyed our stay at Balmoral House."

    The property was spacious, clean and comfortable feeling very much like home. It’s in a great location, walking distance to the centre of Dartmouth - though much easier going into town than returning up the 108 steps! There was some building work in front of the property and to the side which we were told about before we arrived but it really didn’t affect our stay.

The property

Balmoral House is a stylishly furnished and well presented pet-friendly Grade II listed duplex apartment.

Situated in a popular residential road, the property enjoys delightful views across the River Dart and is within a short 5-10 minute walk to the centre of this historic town. The front door leads into the entrance hall and into the dining room with a solid table and seating for six.

The elegantly furnished lounge has an attractive period fireplace and offers lovely river views and is furnished with two large sofas and a matching footstool, flatscreen TV and DVD player.

The modern well equipped kitchen is accessed from the dining room and there is a separate utility shed on the terrace. There are two spacious en suite bedrooms both on the first floor.

The master bedroom enjoys outstanding river views and is furnished with a wrought iron framed double bed and wall mounted TV with an en suite shower room.

Bedroom two has two single beds (which can be zipped together to create a super-King bed), a flatscreen TV and en suite shower room.

There is also a further family bathroom and cloakroom. Outside, the property has a spacious terrace and raised deck with table, four chairs and two sun loungers. A parking permit, for one car, is provided for use in the Mayors Avenue public car park in the town centre.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town.
