    All the facilities work well. The beds are comfortable and the rooms have good furniture. The lighting could be improved in the sitting room but that is a very common problem found in many low ceiling properties.

  • "Very clean, comfortable and fully equipped property in a very central location for visiting numerous lovely villages along with interesting walks around exmoor."

    Please heed the drive warning as one side is steep for entering the property from the road. The Exford village has some great places to eat with a fantastic tea room (a must visit). The cottage being very old has extremely thick walls keeping the rooms nicely cool in a very hot week when we stayed. We would certainly revisit both the area and the cottage.

    The cottage was lovely, But we couldn't use the garden much as it was very overgrown on the steps and there was no fence around the bottom area which we were worried are 2 yr old would fall off the ledge this was very disappointing as are boy loves the outside and felt we could not enjoy thes garden to its full potential

    Comfortable beds, we all slept very well. Plenty of space for everyone, the second living room came in very handy with our group and the fire was very welcome as we had a few chilly evenings. The kitchen is very well equipped, everything you could possibly need. Thank you for the biscuits, milk and flowers. We would definitely stay here again.

    It is very comfortable and extremely well equipped. It feels like a home from home. Everything is well maintained including the very pretty garden. My only criticism is that there no longer is a barbeque, table or chairs outside the kitchen/dining room, as there used to be.

  • "Lovely cottage but the unlit vestibule at the bottom of the stairs with two doorways opening onto it is a death trap though."

    There's a level floor from one doorway and the other has an unmarked step down into the dark vestibule. I missed the step and fell on day 3 of our holiday, resulting in a serious break of my wrist and the holiday cut short. I just hope nothing like this happens to anyone else.

    It had all the amenities we needed and being just the two of us much more than we needed. Comfy bed and great kitchen and living room area. We felt very cosy and loved the garden and it’s fruit trees, We did a lot of walking/exploring and appreciated the many walking routes and guides in the dining room.

  • "A lovely cottage, very cool in hot weather."

    We appreciated the big range of cooking utensils etc, eveything was well thought out. The garden is lovely, ideal for tea in the afternoon. It was in a quiet location and very private, but near enough to the village for shopping and eating out. We had a lovely stay and hope to come again.

  • "A lovely cottage on the edge of an Exmoor village with two pubs and a shop and only a seven mile scenic drive over the moors to the coast, perfect."

    The cottage was beautifully presented and very cosy with two lounges both with TV’s and wood burners to choose from. The garden was a delight with lots of bird life to watch through the French windows and owls to listen to at night. There were great walks in every direction, We had a really great time and would definitely stay there again.

  • "This is a superbly equipped cottage."

    Loads of crockery and cutlery not just the bare minimum of 6 of everything. Also the extra details such as usb charging points. Outside tap and hose (brilliant for muddy dogs and walking boots). Even a toothbrush charger and additional adapter. The cottage is close enough to the village of Exford for an easy ten minute walk to the local pubs and village shop and cafe. The showers are fabulous. Proper power instead of having to run around in the hope of getting wet. Nice welcome cake and milk in the fridge. The only tiny observation would be that the sofa has seen better days. It made some interesting noises every time we sat on it.

    The cake we found on arrival was one of the best we have ever had the pleasure to enjoy. The garden is just lovely, it's on a steep hillside so the two lawns are joined by curving steps, with beautiful countryside and mature trees all around. Caution is needed when going into and out of the steep driveway but it all adds to the holiday experience. Local village very friendly with a good shop, lovely tea room and two good pubs. We fell in love with Exmoor - so many beautiful places to explore. A wonderful summer holiday despite the autumnal weather!

  • "This is a delightful cottage with lots of charm, in a great location."

    (Lovely village of Exford with a playground, pubs and cafe). The garden is beautifully kept. We were very glad of the boiler room to put wet coats and boots, the utility room and the covered entrance to the back door (very wet week!). Unfortunately the tumble dryer had broken - the cleaner let us know - so dealing with wet laundry was a bit tricky but luckily the house has plenty of heated towel rails. Couple of other things the owner might not know: one side of the toaster only seems to work if you hold it down and OK button on the remote control doesn't work (use Play button instead to start a DVD!). Owner kindly gave us the option of using the sofa bed in the snug for one of the children, which we did, and found all the spare bedding fairly easily. The 'welcome' cake was much appreciated and enjoyed. Thank you!

    It ticked all our boxes when we arrived. The house was exactly as described, garden was beautiful, kitchen really well equipped. All the bedrooms and sitting rooms were warm and cosy. Bathrooms had fabulous showers and a lovely bath. Lots of info at the cottage about places to visit and eat. Exford itself was a flat 10 min walk. Two lovely pubs, both serving excellent food. We were sad to leave and will book again.

    Comfortable beds and all mod cons. Interesting garden on multiple levels. Great being able to use garage to store bikes, and boiler room to dry things out (it rained). Enjoyed being able to vary local walks with the dog. You do have to be prepared to drive to get anywhere, including to buy food as there is no shop in the village.

  • "We felt that we were being checked by two ladies who said they were 'gardeners' but did hardly any gardening."

    They also knocked on the window startling us just as were finishing breakfast. This was on the Thursday morning so w decided to leave a day early as we do value our privacy. As we went out before they left we are not aware as to whether they entered the property or not. We haven't experienced this before and hope it doesn't happen anywhere else. No complaints about the property which was really nice

    Apart from this the cottage was wonderful. The only other thing is just a suggestion, remove the many jugs and teapots taking up cupboard space and leave them empty for guests to use for their food.

    Location is perfect set right in the middle of Exmoor, with beautiful villages and walks all around. The cottage has everything you need, and has a wonderful homely feel to it. Both double beds are so comfy and good size. Two bathrooms upstairs with great showers and another bathroom downstairs. Two word burners downstairs with cosy sofas. Kitchen is new and of a high standard with a fantastic range style oven. Views front and back are amazing. The sofa bed downstairs is very uncomfortable though for two adults and would probably best suit children/teenagers. We would highly recommend this cottage and would love to return. Owners very helpful too. Thank you

  • ""Pipits" is a wonderful house!"

    We had a group aged from 6 months to 90 years and it was perfect for everybody. The house is warm, clean & full of character but with all the modern amenities you would expect. Exford itself is a great location for all things "Exmoor", there was a Christmas market in the village hall while we were there and it was great fun (some early Christmas presents purchased!!). We had contact numbers for both the owners and the housekeeper in case anything went wrong (it didn't) but it was nice to know help was at hand. We will certainly be back and thoroughly recommend this wonderful house to everyone.

  • "Mountain bikers could really do with a hose pipe on the garden tap for cleaning bikes after rides, and padlocks on the garage side door in order to securely store bikes."

    Having to take your own was only real detraction. Only other thing that would have been nice would have been a "manual" for the property with guides/instructions for the various devices, recycling, nearest super markets and pubs, emergency medical contacts, WiFi password, etc. Other than that it was a nice cottage that worked well for an Exmoor mountain biking holiday.

This period detached cottage is on the outskirts of the village of Exford, in the Exmoor National Park, in North Somerset.

Ideal for countryside lovers, horse riders and families looking for a break from their day to day busy life, this charming cottage offers peace and quiet within a short stroll of the friendly village pub and shop.

The cottage feels warm, welcoming and is beautifully presented.

The character features including a large inglenook fireplace and oak beams throughout remind you of its age, and the modern touches of the range cooker, Smart TV and WiFi access, make it a high quality property.

The cosy kitchen leads through to the dining area, a sociable area for family mealtimes and the patio doors mean that on fine evenings it is a joy to spread into the pretty garden for drinks, relaxing and listening to the birds.

The night skies on Exmoor are a magical show of stars as it was designated the first Dark Sky Reserve in Europe.

After a bit of stargazing, a night in front of the woodburner will warm you ready for a comfy night.

On the ground floor there is an additional snug with woodburner and sofa bed, ideal for teenagers or anyone wanting to avoid the stairs, and there is a ground floor shower room for their convenience.

Upstairs are two king-size double bedrooms plus a family room with bunk beds, a single bed plus an additional pull-out bed.

Dulverton 10 miles; Minehead 12 miles; Barnstaple 21 miles.

The picturesque village of Exford is situated in the heart of the Exmoor National Park. In a lovely setting by the River Exe, Exford boasts a village green, tea rooms, a shop, Post Office and two traditional inns serving excellent food and drinks. Exford is at the centre of a walkers' paradise with many miles of waymarked paths down the Exe and River Barle valleys and up to the nearby hills, including Dunkery Beacon, the highest point on Exmoor, with outstanding views over 7 counties. Exford is renowned for fishing and riding, with the village hosting a horse show every August. The largest herd of wild red deer in England and Exmoor’s unique wild ponies roam the moors just above and around Exford, as they have done since the time of the Domesday Book. Guided walks with a National Park Ranger take place throughout the summer, and Exmoor is home to Lorna Doone and Tarka the otter, it is a place of rolling hills, medieval villages, such as Dunster with its castle, wild moors and a dramatic coastline. The coastal towns of Lynmouth, Porlock and Minehead are only a short drive from Exford and there are a variety of beaches along the coast, consisting of sandy and shingle beaches, plus some are ideal for surfing and body boarding. In 2011 Exmoor National Park was designated an International Dark Sky Reserve, the first place in Europe to achieve this prestigious award and only the second in the world.
