  • "A lovely cottage- in a beautiful place."

The owner made us feel very welcome when we arrived. We had everything we needed and the cottage has been beautifully upgraded. Although there is a lack of hanging places for clothes in 2 of the bedroooms. The directions to find it were easy to follow but the lane is even narrower and steeper than imagined - after a long drive it was an anxious time! The name of the cottage was on the ground so in a small car couldn’t seen over the wall! Plenty of parking space and the constant sound of the stream was very calming and relaxing.

  • "Lovely cottage in a lovely area."

Plenty of walks right out the front door and of course the surrounding area. Wish we had booked 2 weeks instead of 1. Cottage is very well presented with everything you would need. Pub 10 mins walk down the lane, excellent food and drinks served. Would definitely recommend.

  • "We have all had a lovely time at Tucking Mill to celebrate a special birthday for my husband."

Everything there that we could need, and such a lovely quiet position, only the babbling stream could be heard. We ate at the Hunters Inn pub down the road, and went to Lynton to the railway, and some surrounding areas. All in all a great vacation for us all. Good to meet Tony on our arrival too. we would all recommend it.

  • "This is truly beautiful cottage which has everything you need for a cosy stay."

The lane in front did worry me to begin with.. but shouldn’t have done, very few cars pass through.. like less than 10 in a day.. and the view is just spectacular. The outdoor space is probably best suited to older children, however as a parent I wouldn’t have worried about this when my son was little as the area is full of adventurous walks and great for children. The owner works really hard to make sure your stay is perfect and I have not hesitation in recommending this property. I can imagine would make a perfect Christmas retreat. Thank you for an amazing holiday. Sam & Lucy.

  • "Excellent house, very clean and comfortable."

Not sure how the layout of the lounge works regarding the position of the tv and the sofas if three couples were there. The kitchen had more or less everything we needed and the shower is brilliant. A little disappointed with the garden as we had booked this property rather than the smaller one next door as we wanted an enclosed, safe garden for our dog. The outdoor seating area also needs some attention.

  • "We really liked the house, it was airy and modern but sympathetically renovated."

Plenty of room, comfy sofas and good kitchen, 3 good size bedrooms and lovely views. It's located at the bottom of the Heddon valley with the river running through your front garden on the opposite side of the lane. Located not to far from national trust centre for the valley and plenty of country walks to do with the dogs. The outline for the house mentions a patio/garden, the patio isn't there anymore, uts broken up under the grass and just some uneven grass is there to the one side of the house, as the house is built into the cliff so no back garden. The rest of the garden has been left to go wild like the nearby woodland. There is shale to the other side of the front door running to the cottage next door. There isn't a wall or any fencing around the front of the property so open to the lane through to the National trust, our dogs had to go on the lead everytime we went out the front door. We did find living at the house some small details would be great if added, hot dish stands, a tea pot (essential if you have a Devon afternoon tea)

Thank you for your feedback we are delighted you enjoyed your visit to Tucking Mill. Whilst the 'feature' to help guests search for a property with an outside space is listed as Garden/Patio, the summary and description of Tucking Mill does not mention a patio, this is because there has never been one and we are a little puzzled that you mention there once was. You are correct that the garden is situated to the side of the house and is unfenced at the front, this is in keeping with the beautiful surroundings. A fence would certainly block the stunning views across the valley and we really do not want to do that! Property Owner

  • "Our third Sykes cottage holiday as a group of four with 2 dogs and this was the best by far."

We took so much that we didn’t need as everything had been thought of and provided by Tony the owner. There’s plenty of room even if you had 6 staying and the place is very clean and well maintained. Lovely walks nearby, dog friendly pubs (Hunters Inn and The Blue Ball), best cream tea ever in Lynmouth, Vernacular railway, Dunster Castle, Watersmeet and Woollacombe Beach, were all highlights for us and The only drawback for us was a few of the roads are very steep and narrow, be prepared for a driving experience if you’re not used to this. Overall it’s a beautiful peaceful location to recharge especially with the sound of the river nearby. We would all stay again.

Location was perfect for us. Rural, quiet location with a pub a few minutes walk away. The cottage was very warm and cosy, especially with the wood burner. • "Excellent property."

Clean and perfectly proportioned with good facilities. Just think the Wi-Fi needs boosting as the smart TV was continually buffering which made it unwatchable. Not a big problem as we didn’t visit to watch TV but as our visit unintentionally coincided with the Queen’s funeral, it did mean we had to rely on my iPad to watch it. Also think it may be useful to have some information about places to eat, food shops, etc in local area.

  • "Very comfortable, clean property."

Down an exceptionally narrow lane about a mile and a half but worth it. Everything you could need there. I would have preferred larger bath towels as they don't go around you and I'm a size 14. Needs an instruction folder for things like the towel rails electric radiators hob, etc

Thank you for your valued feedback. There are 3 main routes by car into Heddon Valley, the easiest being the lane from the A399, this is the route used by coaches & delivery vehicles, drive past Blackmoor Gate towards Combe Martin then turning right towards Hunters Inn. The other route you refer to is the lane from the A39, it's a beautiful drive following the River Heddon down into the valley, partly single track with passing places. Directions for both routes are included with booking confirmation. Instruction booklets for appliances are kept in the kitchen drawer, these have now been placed together in a folder. Thank you for choosing Tucking Mill for your holiday, we look forward to seeing you again in the future. Kind Regards Property Owner

The cottage is set in a beautiful position in the Heddon Valley, just a short walk from the beach and Hunters Inn. The cottage was superb, absolutely spotless and comfortable. The kitchen was very well equipped with high quality appliances. The bedrooms were very spacious with very comfortable beds. The shower was a dream, so powerful and the bathroom was very well set out. The garden was very well equipped with furniture opposite the stream. The house was a great size, very clean and beautifully maintained. It was modern but also kept those traditional features. The access to the stream outside the house was fantastic for my dogs and just outside the house is a lovely sun trap. We walked for miles and most of the time directly from the house. • "We found the cottage to be very pretty visually."

The interior had been newly refurbished so was lovely and fresh. The outside still needs more work as the garden is not enclosed at all so not dog friendly and there was a pile of garden rubble which i did not want to have my dog go near. The bed we found very uncomfortable as the mattress is really hard. This is a personal thing as different people like different mattresses but for us it was difficult to sleep comfortably for our stay. None of the bedrooms have wardrobes, There was a light weight clothes rail which we borrowed from one of the other bedrooms for hanging our clothes while we were there. The bathroom has no toilet roll holder or bin for things that do not need to be flushed down a toilet, and the shower struggles to drain properly. The T.V works by WiFi only and it is impossible with no satalite connection to get any of the normal t.v channels and if the internet goes down you have no t.v at all. We had to install our netflix codes in order to find anything to watch, even getting BBC i player to watch any live broadcast was breaking up on many occasions due to WIFI issues. The instructions for the WIFI code and the radiators were in a kitchen draw which took us a while to find, usually there are instructions in a folder somewhere visible when you first enter. The downstairs was cold most of the time even though there are lots of radiators, because the room is so big it is difficult to get it warm unless you lite the log burner but that is extra cost. It is too warm upstairs because all the heat from the ground floor goes up through the open stair well. We had been left a bottle of wine by the owner which we thank him for. There are a few tweeks that would make all the difference. It is a lovely property in a lovely location. I have only gone in to such detail as we have had holiday lets of our own for years.

Tucking Mill is equipped with latest ceramic electric heaters throughout the property. Each heater has it's own thermostat enabling guests to set each area to their preferred temperature. The heaters are generally set at half power, guests can increase or reduce settings to their preference. Heat naturally rises up through the open staircase, temperatures on the landing and in the bedrooms are easily controlled up or down using the heater thermostats and opening or closing bedroom doors and windows. The double & king size beds are fitted with new Silentnight Memory Foam Mattresses which have proved to be very popular with previous guests. Had we been told that you felt your bed was uncomfortable, we could have supplied you with a mattress topper. The zip link Super King bed in Tucking Mill uses traditional deep sprung mattresses, you may have preferred to use that bedroom. Smart TV at Tucking Mill receives BBC, other main channels and much more. It's unfortunate on the day you arrived the UK experienced the worst storms for years. This had an effect on reception and Broadband was out of service for part of a day. All bedrooms now have hanging facilities and drawers for clothes, all bathrooms have waste bins. Thank you for the detailed feedback. Our aim is to offer quality holiday accommodation at Tucking Mill to enhance the Heddon Valley holiday experience. Please see previous reviews.
