  • "Beachdown is a lovely setting just a few yards from the beach in a lovely and popular location for good reason."

It looks pretty from the outside and inside and was presented in a very clean and tidy way first impressions were excellent. Parking was great ample room for three big cars which we had. I wont mention all of the good bits there are plenty as you might expect including the views al fresco options big social area comfy beds but poor pillows powerful showers who doesnt love a good shower etc etc but I do need to mention its shortcomings particular when considering this is supposed to be a 5 star property. Our experience was somewhere in between three and four star. Practically it is missing a lot of key things or doesnt get them right. Toilet brushes there are none anyone out there enjoy wiping toilets by hand. Wet clothes indoor hanging space for when you come back from the beach there is none there is some outdoor but it isnt well covered from the driving rain that we had during our visit most days. Clothes storage in some rooms is really lacking. If youre here for a weekend it is fine but I suspect most will be here for a week. The fridge is tiny its a small fridge not even a tall one the property desperately needs another. We liked to stay in socialize cook and save a fortune in going out every evening or eating unhealthy takeaway. We were forced to shop everyday due to the lack of fridge space. The freezer is small too and just about passable. It desperately needs another main bathroom. But we knew that when booking. Not much can be done about this but just beware when booking that there is only one main communal bathroom. There was quite a few things that need replacing. Two to three I forget broken dining chairs they were somewhere between unstable and uncomfy seat was slanted and unsafe. Hole in outdoor furniture looked horrible and rendered one of the units unusable there were others. Broken parasol we did get some sun and wanted to use it but couldnt. The chairs and parasol were broken by the previous occupants the helpful owner told us not much he can do about that I guess nonetheless we were the unfortunate next visitors. Other issues. Outdoor furniture seat pads were all soaked upon arrival it took us two days to dry them out more hassle. Again not the owners fault. We had only enough hot water for two short showers at the end of day one so the first night six guests went without a shower having been on the beach for the afternoon a really poor start. The owner sorted the problem for us the following morning so credit to him for that. Visitor book was hard to find on arrival cleaners not doing their job properly rectified once contacted owner which took a while as we had no wifi and no phone signal so had to walk down the road to get a signal in the rain. Be wary of the poor wifi if you like to stream films in tablets etc. There is virtually no phone signal not the fault of the property or owner obviously but this necessitates a string wifi signal which the property very much does NOT have. You take these things for granted nowadays frustrating when you dont have them. Sounds travels throughout the property ridiculously well so if you have some of your party who stay up late or like to unload the dishwasher really quietly an hour before others get up without waking them forget it. We had to download a white noise app to drown out the noise. Hard floors are great for hygiene but terrible for noise when accompanied by otherwise lovely open staircases with no doors to help close the noise out. The kitchen cupboards some are hot as positioned next to hot pipes which massively reduces the food storage options poor design. There is no traditional extractor fan the solution in place doesnt work that well. All towels provided were far too small perhaps they were made for seven year olds. No salt or rinse aid in the dishwasher. No surprise there as very few holiday homes maintain their goods properly. Now it sounds like we had a horrible experience we did not. BUT it was sold and priced as a 5 star and for that we expect 5 star experience which we didnt get. Partly due to lack of facilities can and should be rectified, partly due to unfortunate timing of poor previous holidaymakers our bad luck prior to our arrival and partly due to a heating system that wasnt working as we were told it normally does. The owner did his best to help at the time including time on the phone and a massive drive for him to provide on-site support on a Sunday and post our stay by agreeing to a partial refund which eased the blow. So clearly kudos where it is due there. If youre a nervous driver you may wish to reconsider picking this property as the lanes are very narrow but that is not uncommon from this part of Devon and clearly isnt a feature of the property itself. Despite all this I will reiterate again we had a great time there but as presented to us it is a 4 star property at best and given the hassle wed rate it 3.5 stars. The owner has been presented with this review so they have the opportunity to improve it for others. It needs some money to be spent before it can be classed as 5 stars. Sykes take note.

Everything you need for a comfortable stay is there. Our party of 6 adults, a baby and a dog had a great time. Outdoor area on the house level lovely, but we didn't use the roof terrace much as we didn't like the steep iron staircase access. Challaborough Bay beach is no dogs from May to September at all, the beach a short walk over the headland by Burgh Island has areas where dogs are allowed all year. Would return.

We cleaned the kitchen/bathroom ourselves but he did drive 2 hours himself to sort the issue which we couldn't fault. The property itself was beautiful, the location to the beach and costal path perfect for dog walking. Only thing I would advise is that it is a little isolated and need to get in the car to go anywhere other than the beach along very narrow road which in winter isn't a problem, summer could be tricky! Would still enjoy again if the opportunity arises.

Great location, we had 3 generations staying and had lots of space for everyone to enjoy a great break. The view isn't fantastic as it does overlook a static caravan park but it really wasn't an issue, there was no noise and it didn't impact us at all. A really short walk to the beach and local footpaths meant that we could enjoy amazing views, the beach and the local area. We would recommend staying. Sue Sue

  • "Beautiful property with good modern facilities."

Great position for walking and the beach. Master bedroom mattress badly stained probably in need of a topper for protection. The rubbish recycling situation was not at all clear but appeared the same for all properties. The general bin area was a bit of a let down as it was chaotic and most unhealthy. The roads to the property were challenging and didn't encourage day tripping but were not an insurmountable problem. Generally we had a most enjoyable stay and enjoyed the local area and position. We would certainly book again.

  • "The view is a mobile home park."

Sea maybe from the roof terrace. Be aware there is a 3+ mile drive down very narrow lanes to get to property. Eating out ( apart from fish + chips) is a drive through those lanes. Supermarket shopping is a long way, suggest you order online BEFORE you leave to get a slot if you want a delivery. The place was great especially if you like walking ,surfing. I think a picture from the main window would be an honest view of what would be seen, be it not the best promotional picture.

one suggestion we have is to put a bench or something outside, near the door. We went to the beach everyday, and it would have been useful to have somewhere to sit while taking off wetsuits, wet shoes, muddy boots etc. A stiff broom, and/or an outdoor hose would have been helpful to keep that part of the drive way clean from gravel, sand, mud etc.!

Even though it was October we were able to make use of the roof top garden which was great. It can be problematic getting in and out of Challborough as roads are narrow but countryside around is gorgeous. Good communication with owner. Only issue was some of the staining of some chairs and sofa but this has to be expected at end of season. Overall we had a lovely stay.

It is not a destination to use as a base for touring as the narrow single track lanes to get anywhere would make it very frustrating. We all really enjoyed our stay at 5 Beachdown. Just a shame the weather wasn’t warmer so we could enjoy the lovely rooftop area more. Plenty to do and see in the area. Just be aware, if you have a four-legged friend with you, a lot of beaches restrict access from 1st May, including Challaborough, or the areas you are allowed are quite small due to them mainly being coves. As others have mentioned, the lanes are very narrow in places but we didn’t have too much of a problem with sensible driving. Would not hesitate to go back.

The beach is 2 minutes walk away, while Bigbury-on-Sea is a 15 stroll over the hill which then gives you an opportunity to walk over to the island at low tide a must for the spectacular views. If you like kayaking this is the perfect base we went all around the island in and out of the rocks. My son managed to bodyboard one day but other than that the sea was very calm although it is a well known surf area. As regards the property it was excellent the bedrooms are huge and the open plan living area and underfloor heating was cosy! The only minor thing we picked up on was that the filters in the vacuum cleaner could do with replacing we like to keep on top of the high standards the place has but the smell of the vacuum cleaner let it down, same with clothes dryer the filters would benefit from a clean. Overall an excellent place to have a relaxing holiday if you love just mulling around the beach and Creation nearby.

A star for the owner but a failure on someone’s behalf. This is the fourth time to Beach down we love it and great owners too. We will return next year as the house and location is perfect although the narrow lanes to access it are a bit scary and beware your car will have Light verge scratches but it doesn’t put us off. A very well stocked kitchen with all the equipment you could possibly need. We stayed in early April, so the weather wasn't warm enough to take much advantage of the outdoor dining area or roof terrace, but I'm sure both would be great in summer. A great location for walks along the coastal path and some stunning views. The settlement is quite remote and approached along some steep and winding country lanes and it's some distance to a large supermarket - although there is a NISA very nearby and at least one supermarket chain delivers. Overall can highly recommend the property

However the first impressions of the site was not great. Your email sent 4 / 05 / 18 indicated that there was maintenance work progressing on site, when in fact there is construction of two additional properties in progress. This did not worry us other than the entrance and road is a bit rough. On reaching the property, again the first impressions were a little disappointing in that there are a number of weeds on the drive / parking area that really should be attended too and the front entrance needs a clean up. Internally the property was excellent and very well equipped, however the stair carpet could use a good clean as it was badly marked where I guess previous renters have spilled drinks carried down to the bedrooms and also the bathroom towels are a bit on the small side for anyone who has a large area to dry, but this is being picky. The location is great, the local shop well stocked and the beach lived up to expectation.
