  • "The cottage was lovely."

    Quiet, clean, spacious and comfortable. Beautiful setting with a nice walk into town. Everything I needed was provided. Laundry room especially spacious with room to hang clothes inside. Cattle grids a bit of a challenge with a push chair so easier to drive if transporting small children. Lots of wild life to watch from the kitchen window. The snowdrops were beautiful.

  • "Well equipped flat in lovely parkland."

    Provided lavatory paper, tea towel, paper towels, washing up liquid, coffee, a pint of milk, eggs, butter, and much more, that we did not expect. Items not used, apart from egg and milk, as we always bring our own but very thoughtful of owner to provide these items to start guests off. Enjoyed our stay very much.

  • "First time visit."

    The property exceeded our expectations. Felt very homely and comfortable and was very nice having eggs/ milk/ Butter when we arrived. If you are used to a power shower then you will be disappointed as the shower is part of the bath. But I didn’t have any problems with the shower. Plus you have loads of hot water for a bath. If you have any problems then Kay how is there to help. From us it gets 10/10 looking forward to returning.

  • "Lovely accommodation close to Hadleigh."

    The flat was warm and well equipped. The location is so peaceful and quiet and a short walk away from the town. Hadleigh is a lovely little town with independent shops, cafes and a number of restaurants and pubs. You are close to Lavenham, Sudbury and Long Melford amongst other places of interest. The flat is dog friendly and there a lots of walks nearby so you never do the same walk twice!

  • "This accommodation is ideal for anyone wanting to enjoy peace and quiet in a rural location."

    .The beds were really comfortable and the sitting room a pleasant room o which to relax. The welcome pack is a nice touch and much appreciated. A walk down into Hadleigh with its variety of shops and Riverside walk was brilliant. I would recommend and would love to come back.

  • "We had a great stay at the Garden Cottage."

    The setting is lovely and the owner Perry was very welcoming. It was nice watching the various wildlife which included pheasant , deer and other animals and birds. Hadleigh is a lovely market town with a variety of shops and eateries and everyone we met was very friendly. We ate at Tito's Ristorante which was very popular, Huffers cafe which was good value and The George which was OK but no home cooking (all frozen food so could have done better). We also had a very generous takeaway from Spice which was very good. We enjoyed walking along the river at the bottom of Holbecks driveway/lane. We visited Lavenham, Ipswich waterfront, Melford Hall and of course Flatford Mill and thoroughly enjoyed the Suffolk countryside and villages. We wouldn't hesitate to return to Holbecks and can thoroughly recommend the accommodation.

  • "A great feeling of freedom in the apartment because of its spaciousness and the area of surrounding parkland made for an unusual and peaceful setting."

    The furnishings were country house vintage but suited the age of the property. A very pleasant stay but do try to improve the water pressure in the over bath shower: I had to wash my hair under the kitchen sink tap. Jennifer Lindsay

  • "The Gardener's flat is a perfect place to relax and unwind."

    It has a really calm feel and is surrounded by acres of private estate, with amazing old trees and open spaces. The furnishings are all appropriate to the period of the property and create a homely environment. The sofas and beds were very comfortable with good quality bedding on the king-size bed. The kitchen is well equipped but is small without much storage or space for food prep, but wasn't a problem for us. The only negative for us was the lack of water pressure for the hand held shower - we knew it was an over bath hand shower when we booked, but if you enjoy a really good shower rather than a soak in the bath then this is a drawback. The location is excellent, the estate driveway makes a great walk down to the 'river walk' into Hadleigh, which is a lovely old town and there are some amazing villages and places of interest to visit nearby.

  • "Quiet location, Ideal for a bit of r&r ."

    The property has all you could need, smart tv, Wi-Fi and all modern kitchen appliances only a short drive to the local supermarket. My two dogs loved the freedom to run about with out noisy distractions .Ample parking and friendly owners ,Would stay again.

  • "Holbecks garden flat lies in 10 acres of garden as part of Holbecks House."

    It is about 15 minutes walk from the lovely town of Hadleigh with excellent local produce being sold and with good places to dine. Our feelings were that the garden flat needs decluttering of old and unsightly pans and utensils. It also needs modernisation of the bathroom since there is no shower other than a hand shower. Overall with a few tweaks it could be a top class base to visit Essex, Suffolk and the coast.

  • "Lovely stay on the Holbeck Estate once again, weather superb much wildlife to enjoy stayed more local this year found some great hotels for lunch, morning coffee and gardens."

    Hedgerows nursery on the Lavenham Road a must for us to get our tomato plants 70 varieties to choose from!! A word of advice if travelling up from the South East avoid the A12 at all costs, better route is M11/A120 via Sudbury.

    The grounds and fields surrounding the property were beautiful. We were made very welcome and appreciated all the extra touches provided for our arrival eg bread, milk, butter, eggs etc, every cleaning material imaginable and high quality hand soap and cream . The nearby (easily walkable to) market town of Hadleigh and the surrounding Suffolk countryside, villages and coast remain unspoiled, even in the almost incessant rain during our stay! We would recommend this property without reservation.

  • "We used to live in the area so chose Holbecks as a base for seeing friends."

    We had stayed there before so knew there was plenty of exterior space, both for meeting friends and for walking our dog. The grounds are extensive and the house is surrounded by lovely countryside, great for longer walks with Bruce our Lab..It is also convenient for the town centre being a 10/15 minute walk or 5 by car. Hadleigh is also well situated for visiting historic places such as Lavenham, Long Melford and is also not too far from the coast. There are also a number of great pubs in the surrounding villages. Perry our host was welcoming and always available should we have needed anything. We had a thoroughly enjoyable stay helped of course by great weather and beautiful location.

    The surrounding landscape was a beautiful. The kitchen equipment needs updating plus nowhere to put groceries. The bed was very comfortable .Plenty of hot water with a lovely deep bath but the hand shower was diffcult to manage.

  • "When I booked this originally, there were photos shown of the property that later were removed from Sykes website, which probably reflected with the cottage or the B and B, but not the garden flat."

    Your description also refers to the large walled garden, but I understand from the owner that it is not part of the offering for the cottage. He was very kind though and said if we wanted to give our dog access to it, just to let him know and he would make sure his own dogs were not out there. Owner and housekeeper both very helpful and accommodating but Sykes did not publish, at the time I booked it, a true reflection or photos of the flat.

    Holbecks met our needs completely. We travelled with two dogs, very dog friendly, relaxed and they loved it too. All ground floor accommodation and perfectly equipped, clean , warm and welcoming. The garden flat was even decorated for Christmas...a lovely touch. Hosts were very helpful and clearly offer a first class service to guests. Thankyou.

  • "What a lovely experience, accommodation was well presented clean and had all the facilities we could need to enjoy ourselves."

    An ideal place to base ourselves to explore Suffolk. I was down in the area for a re-union at Shotley which was the prime reason for the location, however for anyone wanting to explore the area it is ideal. The owners made sure we had everything we needed for our stay, checking to make sure we were OK without being intrusive. Would highly commend

  • "This flat was perfect and the Web site does not do it justice."

    Perry the owner was kindness itself especially as I have mobility problems. I have used self catering properties many times over the years with varying experiences so count myself (and dogs) experts and cost is not always a sign of a good property. The equipment seemed almost new, double oven with ceramic hob, good sized dishwasher and an all singing all dancing washer/dryer, central heating that worked and everywhere spotless, which is not always the case in other properties, regardless of cost. The king sized bed with cotton bedding was dreamy and made it difficult to get up in the morning! The location is beautiful with the house grounds and countryside a delight to explore. It seems as if you only use properties of a good standard and I will certainly be using your Company again. Perry and his team have got it spot on!

  • "Second time at Holbecks, first class accommodation at the Garden flat very comfortable all round."

    Nice touches with vases of flowers and bread milk and other food left in the fridge, everything that is needed to get started. The location is great, Holbecks is set in wonderful grounds in the middle of the countryside yet only a few minutes walk is the lovely small Suffolk town of Hadleigh. Easy access to the coast with Aldeburgh only about 35 miles away. There is a host of great locations for eating out in Dedham or Stoke by Nayland and Nayland all in lovely locations. We will be back again next year.

  • "Lovely cottage and setting - this is our third visit in as many years."

    Peaceful and quiet, we found it very difficult to leave the premises to go out. Hadleigh is a great little market town with plenty of shops for us to just idle along the High Street.. Owner was very helpful when we were unable to get the Wifi going.. Cottage is always very clean and well equipped with a lovely welcome pack.. Dog loved chasing the squirrels (he is too old to catch them).

With its own private entrance, this self-contained Hadleigh cottage is well presented throughout and offers a spacious sitting room with pleasant garden views and a well-equipped kitchen.

Traditionally furnished and decorated, there are also two comfortable bedrooms and a contemporary-style bathroom at this Hadleigh cottage.

Outside is a sheltered walled garden in which to sit and enjoy a peaceful morning coffee, and guests have access to the extensive private parkland and fenced pond, lovely for an afternoon stroll with the dog.

A pleasant stroll down the quiet estate lane brings you in to the bustling market town of Hadleigh with a fine selection of tea rooms, local pubs and independent shops, whilst the surrounding countryside is ideal for touring, walking and cycling.

Nearby Lavenham is worth a visit to enjoy the old Tudor buildings and Sudbury offers a range of interesting antiques shops.

A short drive from this Hadleigh cottage brings you to Dedham Vale known as Constable country and a designated Area of Outstanding Natural Beauty.

HADLEIGH

Ipswich 9.5 miles; Sudbury 12 miles; Colchester 10 miles.

The pretty, ancient market town of Hadleigh lies deep in the Suffolk countryside between Ipswich and Sudbury. The main street is lined with attractive independent shops with an excellent choice of tea rooms and traditional inns. There are numerous historic buildings which provide a very pleasant backdrop for a morning stroll whilst perusing the local craft and gift shops. The surrounding area is ideal for walking and cycling and inspired John Constable’s fine paintings of nearby Dedham Vale – a designated Area of Outstanding Natural Beauty. Close by is the picturesque Suffolk wool town of Lavenham whilst Long Melford is renowned for its antique shops and the Roman town of Colchester is just ten miles away.
