  • "A very nice property, would definitely recommend it."

    I think the only thing that could be improved were that the main table could only comfortably fit around 10 people, so was a bit squashed when we had a full house of 14 - that’s a really minor thing though. Hosts were wonderful: really responsive before and during the stay.

  • "Fantastic house, the fourth time we have stayed and will do so again."

    Very clean and tidy house. Huge amount of space and decent location. Very small criticism would be the oven is a bit slow to heat and no sky tv. But not big problems at all.

  • "We were a group of 13 old friends who meet up every year for a weekend away in October."

    This was by far the best property we have stayed in. The house itself was stunning and perfectly situated, within walking distance of Oad Street ( with its very nice restaurant and cafe). Inside everything had been thought of, the kitchen/ living area was beautiful and well equipped and each bedroom was large with a well proportioned en-suite. The owners left a welcome pack and thought of every eventuality including providing arm bands for walking down country lanes in the dark. We had a fabulous weekend.

  • "Fantastic weekend stay to celebrate my 60th birthday, visited with 6 other couples."

    En-suite bedrooms were all comfortable, spacious and charming. Open plan kitchen, dining and seating area was great for meals and socialising together as a group. We also spent a lot of time in the garden, playing games and using the hot tub. Owners live next door so arrival and departure was easy and contact with them before was good . They kindly sent us detailed information about road works and road closures that were going to effect our weekend. Would highly recommend the Hop house to family and friend groups.

    One of the couples was unable to walk up stairs so having the downstairs bedrooms with walk in showers and a lounge and kitchen was perfect. We were recommended to the house and in return we will do the same.

    He didn't need to do this,but it proves how excellent the customer service is.The home is just wonderful.Spotlessly clean throughout and sweet smelling ,proof of a clean home.It is tastefully decorated and the furnishings are timeless classic pieces.The wow factor was certainly in every room.All facilities are well thought out.It was lovely sitting in a beautiful garden watching the world go by.We all found the home has a serenity about it,a lovely atmosphere.Those of us that were able bodied said the walks around the area gave them a boost. We had the good fortune to meet Sarah. She is a bubbly, very kind and thoughtful lady.She was the icing on the cake. Do not hesitate to book this home.The only negative thing was the week flew by.

    Very well equipped with plenty of crockery, glasses, roasting pans etc. There was also a second downstairs kitchen for picnic and barbecue preparation. Very comfortable and stylish accommodation.

  • "The Hop House is a real home from home."

    All rooms had en suite bathrooms. Bedrooms were spacious, nicely decorated and spotless. The house really is something special and the host Sarah really has everything covered. The welcome tray with bread eggs butter etc was a lovely touch. There's board games, books, film DVDs, things to do if the weathers not good. The house is huge and the nice thing is with the 2 separate lounges you're really not on top of each other. There were 14 of us in my group and we all loved it. Already trying to get everyone together for a return visit and we only came home yesterday. Go ahead and book it, you won't be disappointed.

    It has been refurbished with love to a very high standard while still retaining some original beams. The furnishings and facilities are individual to each room and very welcoming. The hosts are lovely people who go above and beyond to make your stay personal and enjoyable. They provided enough supplies to ensure we didn't need to dash to a shop as soon as we arrived and that was much appreciated. There is so much to see and do in the area but to be honest we stayed in more than we planned because it was so good. Highly recommend this property.

    We’ve stayed here twice now with friends and cannot fault it. The owners live next door and are very friendly and helpful. We enjoyed meals at the local Greek taverna, the Maypole pub and the Oad Street craft centre. All were excellent and we walked to them. I would highly recommend this property.

  • "The house was absolutely beautiful and very well equipped with plenty of crockery, cutlery, pans etc."

    All the rooms were very spacious and nicely decorated and the en-suite in every bedroom was great. Lots of nice touches like the welcome pack on arrival, games to play in the garden and lots of books, toys and DVDs to choose from. Owners very helpful and lots of menus and ideas for places to go. The location was lovely, a pretty village with nice pub within walking distance, and lots of things to do close by. Only a couple of negative points, unfortunately dogs barking outside around 7am and 11pm every day wasn’t ideal, but you could only hear them from the bedroom that overlooks the garden. In one of the bedrooms the mattress could do with checking as it appeared to be sagging noticeably on one side and was uncomfortable for the occupants of that room. Trying to check out a 7 bedroom house by 10am was quite hard work, despite leaving 4 hours to achieve this, and the owners felt we hadn’t left the house clean enough, perhaps a later check out might help with this?

We do have well trained dogs in our property and most evenings they are inside by 10pm. This has not been mentioned by previous Customers who have stayed here. The mattresses are checked regularly and don't need to be replaced. Our property like the vast majority of Sykes Cottages have a 10am check out. We cant change this as we need to be able to turn the cottage around for the next Customers. We do state our check in and check out times on our property description and key collection information.   • "A fantastic facility for a big party - we were 10 adults, four children and three infants."

    The equipment was excellent and the rooms spacious and comfortable. As this is only the second year its been available everything was new and in good condition. The internet connection was excellent and well set up. We especially liked the big round table for meals all together. We were pleasantly surprised by the supplies the owner made available as we arrived - including a couple of bottles of wine - very welcoming! And the kids loved the bubble wands that appeared the day before we left - huge fun. Thank you Sarah for a lovely holiday.

  • "From start to finish, this holiday home exceeded our expectations, which were high to start with."

    The weekend was in celebration of our 40th wedding anniversary and had to accommodate three generations. The property has the wow factor immediately, and with seven en suite rooms from which to choose, each equally beautifully decorated and furnished, we avoided the usual bedroom-envy! The main open plan lounge/kitchen/diner on first floor and has a lovely contemporary country feel. There is another lounge/diner and kitchen on ground floor leading out to garden. We had lots of garden fun and a bbq and the children liked using this room to rest or watch the obligatory Frozen on the tv. Sarah was the perfect host and we really appreciated the welcome basket and toys that had been left out for my grandchildren. My daughters are already planning a return visit, possibly for a family Christmas.

  • "We had a brilliant week staying at the lovely Hop House."

    As said in another review, the pictures don't do justice to the size and condition of the house. Everything was beautifully clean and the kitchen equipment was plentiful (something we have struggled with in previous accommodation, being a group of 11) and good quality. The Wifi was reliable and worked throughout the house. We had some lovely days out during the week - would recommend the gardens at Doddington, a trip on the Sittingbourne and Kemsley Light Railway and we also had a brilliant day at Diggerland!

  • "Hop House is wonderful!"

    The facilities were great, our party had an age range of 9 years to 86 years and there was something for everyone - from games in the garden and quiet rooms downstairs to reliable wifi to keep the teenagers entertained There was plenty of space and the standard of the design and extra decorative touches in all the rooms made it feel very homely and comfortable. I would not hesitate to recommend Hop House and would love to stay there again.

The property

This fabulous oast house has been carefully and lovingly transformed by the owners, into a magnificent holiday home and is situated in the small hamlet of Oad Street in the heart of rural Kent.

Once widespread throughout Kent, these lovely oast houses are now becoming less common, making this the perfect opportunity for groups of friends, families, and couples wanting to celebrate a special birthday or event, walking groups with a passion for the country side or parties who want to enjoy the chance to stay in luxurious and unusual accommodation.

Each of the four bedrooms have been decorated and furnished to reflect its own individual style, with all four of them positioned in the roundels giving them the feature curved walls.

All boast en-suite facilities, some having baths rather than showers, so if you are someone who enjoys a long, hot soak after a day exploring, then pour in the bath oil, lay back and relax!

Two of the bedrooms are on the ground floor and both have full-size wet rooms, so whether young or old, everyone can be accommodated here.

Both floors offer full-living accommodation.

The first floor, accessed via a splendid staircase, leads to the spacious open plan living area complete with a well-equipped kitchen and dining area seating , perfect for enjoying long, lingering dinners with great company and delicious food and drink.

On the ground floor there is a large sitting room with a dining area and separate kitchen, from which guests can access the fully-enclosed garden, a delight from sunrise to sunset.

Just outside this luxury home are dozens of country paths to explore, leading over meadows and into woods, so lace up those walking boots and stride out to enjoy Kent at its finest.

Only a few minutes drive away is the Kent County Showground at Detling.

Here you will find events and exhibitions throughout the year, including the Kent County Show which is held over three days and includes displays of all forms of farming, foods and rural lifestyles.

About the location

OAD STREET

Detling, Sittingbourne 2 miles; Maidstone 8 miles; Canterbury 16 miles.

Oad Street is a small but thriving hamlet less than a mile from the M2 motorway with links to Maidstone, Canterbury and Rochester, making it a perfect location for visitors wanting to explore Kent. The village itself has a pub serving traditional food. Also in this quiet but busy hamlet, is the popular Oad Street Food and Crafts, a centre which combines a restaurant serving delicious meals throughout the day, a store selling locally produced food and drink, plus a gift shop and art gallery. Close by is Sittingbourne, once an industrial town it is now a popular spot for visitors. Here you will find shops, pubs and restaurants as well as a light railway offering tours around Milton Creek County Park. In the opposite direction is the town of Detling, home to the Kent County Showground. Throughout the year there are dozens of exhibitions and events, the highlight being the Kent County Show, which is held every July.
