  • "Lovely cottage close to rye town centre and parking a bonus."

    Had an issue with the oven but it was quickly sorted. Needs a bit of tlc with patio and kitchen door locks and shower door off runners which we have reported but would highly recommend a stay here. Very close to fish and chip shop and Chinese. Bus stop and train station near by and interesting nature reserve.

  • "The first thing we saw was the bucket in the kitchen to catch the water dripping through the light fitting from the bathroom, obviously a long standing problem as there was water staining in most of that area."

    It can’t be safe to have water in the electrical system. The lock on the kitchen door was broken so it wouldn’t unlock and the bifold doors didn’t open fully.

  • "We have been coming to Sunnyside for a few years now and usually it is fine, this time however we were disappointed."

    One of the dining chairs was broken and dangerous,, my daughter nearly fell through it, the shower dripped constantly, it obviously had a leak and to top it a there was no toilet roll surely a basic requirement. I won't even mention the settees as it is obvious the owners have no intention of changing them. We would like to come back but we pay a lot of money for a cottage that needs some attention so we will have to see.

  • "We tried to contact both the housekeepers but neither called us back, so we had no tv for 4 days, we were surprised no got intouch."

    It has made our holiday a bad experience. The sofas are uncomfortable and low, although of fluff around the chair legs also the heating was off and the boiler had no pressure, we could not find the booklets for them my husband look on Internet. All in all not enjoyable and rather expensive.

  • "Excellent location and light airy cottage."

    The inside of the cottage was very clean, but I would suggest cleaning the outside window frames more often, to improve the first impression. The only negative was the couches which have been mentioned in other reviews. They are too low and too deep from the front of the seat to the back, so much so that we ended up using the pillows off the bed to sit more comfortably.

  • "The property was clean and in an excellent location with parking, and the complimentary cake and milk were a pleasant surpise."

    However, in some areas we do agree with other reviewers of this property. The sofas were very low and uncomfortable, especially for older people; there were no instructions provided for, for example, the oven, the central heating, and rubbish collection and recycling (in fact the outside bin was full to overflowing when we arrived and clearly had not been emptied for a while); there is a very bad crack in the shower tiles; and on our last morning we noticed water coming through the kitchen ceiling. Whilst we hadn't noticed this earlier in the week, the stain on the ceiling suggests that it has happened before. We would not choose to stay here again unless these issues were rectified.

  • "The good..."

    .Convenient position close to the town. Parking for one car. Very clean property. Linen & towels provided. Comfortable beds. Milk & cake appreciated . The bad....The keysafe was very difficult to undo. No instructions left for use of oven or grill. No draining board or washing up bowl. Only 4 ceiling bulbs working out of 8 . Clear glass in shower room. window, also cracked tiles in shower unit. The vacuum cleaner hadnt been emptied & was full to bursting so it cut out. The Ugly....The constant & extremely heavy traffic noise, HGV lorries, double decker buses, articulated lorries, groups of noisy, speeding motorcycles included. At times with long delays & the sound of engines & fumes of stationary vehicles which meant exiting & accessing the parking place both frustrating & at times dangerous. During our stay there was building work on the premises next door, including the use of a mini digger & a generator, also delivery lorries blocking the parking of Sunnyside. The settees need replacing as impossible to relax on as they are so very uncomfortable. On stripping the bedding before departing our stay as requested I was disgusted to find that the pillow protectors had obviously never been washed as they had old yellow stains. This is unacceptable at any time but especially during this Covid pandemic. I would not recommend this accommodation.

  • "Good looking interior and very clean , great location."

    A few small issues , settees too low , no mirrors near sockets to dry hair and no hooks anywhere no clock but that isn't too unusual. I would be happy to stay here again . Lisa the caretaker was very nice and friendly

  • "House was poorly equipped for self catering."

    I had to buy a measuring jug and casserole type dish. There was 1 wooden spoon with an obvious crack in it, not very hygienic. 1 bin in the whole house. Bin outside had not been emptied on our arrival and was full. No hooks etc in bedrooms to hang anything up and not enough plugs. No mat by patio doors so difficult to keep floor clean. No welcome book with useful info in e.g local amenities etc, no visitor feedback book. No scissors, or lidded containers, or torch in case of power cuts. No cleaning materials. Shower needs attention cracked tiles and mould. Also there should have been mention that the property in on a very busy road, so considerable road noise. Beds were comfortable, and the milk and cake left for us were appreciated. The property was clean. The area was lovely and the house was very well situated for supermarket, bus stop, railway station, cafes/restaurants, main streets etc. I would visit the area again, but not the property.

  • "As you knew of this problem with the water , I see it is closed for three days."

    It would have been possible to inform us, and an option to change to a later date. The grass had been cut but the patio and path had not been swept, meaning it was walked indoors ,and with a mat that was not usable was a problem, especially as the back door was so hard to lock we had to use the front door and side gate. This was a great disappointment to us, as our family have used two properties before and found them to be excellent

  • "Rye is a lovely town with lots of history and a good selection of pubs and restaurants, unusual shops and a picturesque harbour setting."

    Sunnyside is a lovely property, extremely well situated in the town with useful off road parking. The water system is a bit odd and pipes clank whenever the toilet is flushed or taps turned on but everything worked ok including the shower. The grass was so long that the garden couldn’t be used, however it was cut before we left. Highly recommend the Standard Inn outside tables in little sheds, Ypres Castle Inn beer garden and Mahdi Lounge for curry. A drive out to Camber Sands if you want a beach is only about 10 minutes, Dungeness is worth a look as are the white cliffs of Dover.

  • "We arrived to a completely full dustbin so were unable to empty the kitchen bin when needed."

    The grass back and front had not been cut so we could not use the garden. When we used the plumbing facilities there was a terrible knocking. The cottage was clean, the TV and wi fi were good and the bed was comfortable. It's ideally situated with parking to explore Rye. The sofas were tired and quite uncomfortable .

  • "This lovely home is perfectly located to explore and enjoy beautiful Rye."

    We were a 3 minute walk from the iconic Mermaid Inn where we had the best Sunday lunch ever and there are loads of cafes, restaurants and pubs to choose from. In a small hilltop town full of beautiful cobbled streets, the off-road parking space at Sunnyside was crucial. Some days we didn’t even use the car ( Kempsons well stocked supermarket is just round the corner) and on other days we didn’t have to travel far to Dungeness, Battle, Hastings and Ashford’s shopping outlet. The fee to rent the house was undeniably fantastic. Thank you to the owners and Sykes Cottages... we loved our stay.

  • "Second stay and no change."

    Excellent location in Rye centre, spotlessly clean house with good quality equipment. Shower and bed excellent. Negatives- settee needs cushions, we used some from the bedroom that helped. Also with windows open, the traffic noise can be an issue as next to a busy road.

  • "The cottage was fine unfortunately when we used anything connected to water eg washing machine or shower the drain in the garden overflowed dispensing raw sewage which was awful and meant we had to keep windows closed because of the smell and left us a able to use the garden."

    We will not be rebooking Sunnyside unless this is rectified.

  • "Lovely cottage let down by poor maintenance!"

    Sunnyside is a lovely cottage, it’s in a great location, only a few minutes walk from the shops and with a good parking space that made it easy to load/unload with a small child around. The shower is excellent and the beds are really comfortable. The sofas are really awful - a strange design that is impossible to sit on comfortably! There were a few missing items that I’d expect to be provided in a holiday cottage - only half a loo roll for a cottage that sleeps four(!!), no dishwasher tablets etc. It’s also the first cottage I’ve ever stayed in where a few basics haven’t been provided on arrival eg some tea bags, coffee and a pint of milk. But the worst thing was the lack of maintenance! We’d chosen this cottage as we thought our child could play in the garden but the grass had spiky thistle like plants, which meant she couldn’t play there safely. On the third day the drain outside the back door started to emit a LOT of mud and an awful smell. It quickly transpired that all water leaving the cottage, including from the toilet, went via this drain so we quickly ended up with a garden with pools of faeces, water from the shower and washing machine etc. On the day it rained the guttering quickly overflowed and cascaded down the house wall. We contacted the numbers given for the caretaker twice on consecutive days but one number was never answered and the other went to voicemail - left messages but no one rang us back. We kept going out for the day expecting to come back and find that the drain had been unblocked but nothing was done about it, leaving us with half a week of faeces in the garden and an awful stench!

  • "Everything was perfect , position , cleanliness etc etc , with one exception."

    Without doubt those are the most uncomfortable sofas we have ever experienced! We all tried sitting on them but they are such a daft design they are absolutely impossible to be comfortable on , and as a result we had to spend any sitting down time on the dining table chairs. We spent much of our time out ,and I must stress this was our only complaint ,but it was a shame at the end of an evening not to be able to sit comfortably to watch TV for an hour.

  • "The sofa was far too low and too wide which made it impossible to sit normally ."

    the kitchen had no vegtable peeler we could not find a decent frying pan. or measuring jug. these are needed if holiday makers wish to cook some of the local food products talked about in the publicity. there was no bin in the bathroom and only half a toilet roll, there were no bin bags provided for the kitchen bin or kitchen roll. the information pack requested the use of shower cleaning spray provided there were two but both were empty. the garden was uninspiring despite the fine weather it did not encourage use. the beds were good and the shower was fine. Bedrooms had plenty of hanging space but the request in info pack to not steal dressing gowns was rather insulting. We were maybe spoilt with our previous booking at Little Orchard cottage and will try to book only where the owner lives on site in future as that was a fantastic experiance.

  • "We enjoyed our stay at Sunnyside."

    When we arrived there was no power and we couldn’t dergemine why. We contacted the caretaker, Goergina Pike (& Sykes Cottages),very swiftly Georgina visited and told us she had discovered that a workman had severed a cable when digging up the road. She was also able to tell us when the power would be restored (in 2 hours),we were very impressed with her help. The bed was very comfortable and the linens excellent. As one person already commented , the sofas are little uncomfortable. The property is in a great position for getting to all the amenities in Rye. Thank you.

  • "Fabulous cottage in great location."

    Very well equipped and well thought out. Even supplied tea and milk and dressing gowns. The beds are very comfortable with snuggly bedding. The cottage was very warm and cosy despite the bitterly cold weather outside. Would love to come back.

The property

This fabulous Rye cottage is located in the centre of this historic town with its museums, art galleries and castle all within a few minutes’ walk of your door.

Sunnyside can offer families and couples a lovely holiday home with off road parking and a large enclosed sunny garden.

This spacious, stylish cottage comes with two large bedrooms, one with a super king-size bed that can divide and become two full size single beds which guarantee a good night’s sleep whatever your preference, and a walk-in shower room completes the first floor.

The large open plan living accommodation is ideal for everyone to gather together and share experiences either settled on the comfy seating with the doors open wide to take in the breeze, or seated at the table enjoying a delicious meal perhaps prepared in the well-equipped kitchen with a bottle of wine.

Camber 5 miles; Hastings 12 miles; Battle 16 miles.

Rye is a 13th century cinque port in East Sussex, host to the River Rother, Romney Marshes and a history dating back before the Norman Conquest. A cobbled town offering an excellent array of unusual shops, antique emporiums, galleries selling local artist paintings and pottery, Rye also has a delightful range of tea rooms, restaurants, pubs and historic inns. There is also a weekly general market on Thursdays, as well as a farmers’ market every Wednesday morning. The town played host to BBC film crews for nine weeks in the summer of 2014, while filming of the TV series Mapp and Lucia took place, which has now been made into a DVD. All coastal scenes were filmed in nearby Camber Sands and bits of filming also took place in Hastings and the Tenterden Town railway station. Walkers and birdwatchers can enjoy a footpath leading across the marshes to Camber Castle built by Henry VIII. Local attractions include miniature or full-size steam train rides, local vineyards, stately homes, castles, gardens and beaches, including the beautiful nearby Camber Sands. Artists and photographers will especially enjoy the scenery; big skies, winding roads, and picturesque villages with ancient inns and tea shops. A truly relaxing and wonderful holiday destination.
