The location overlooking the river immediately gave the property a relaxing vibe.

It was fascinating to spot the bird wildlife. I was impressed with all the basics available especially the milk tea and coffee ...almost home from home. It was very thoughtfully furnished with all weather in flat entertainment provided too.

Lovely quiet property right on the river.

Plenty of equipment in the kitchen to make a meal plus fridge and separate freezer if needed. Lovely views from the lounge and good shower etc in bathroom. We walked into Rye didn’t take very long. Lots of good places to visit in approx 1 hours travel time or under by car.

A lovely light and bright apartment in a very peaceful location.

Very easy to walk into the town. Our only complaints are that the bed was too soft and we would have liked a grab rail in the shower. Otherwise it was just as advertised.

Nicely decorated throughout and welcome gifts from owners were a bonus. Only things we'd change were the mattress, which was far too soft for us and the place could do with a deep clean.

The flat was clean, bright and airy.

Comfortably furnished, well equipped and pleasingly decorated. The parking was very useful. The location on the edge of Rye was very handy. It all made for an enjoyable stay.

Lovely relaxing place to stay within easy reach of the town.

Rye has lots of lovely places to eat and the flat was well equipped if you wanted to eat in. We would have liked a coffee machine. Bedroom could have been a bit cleaner, dusty bedside tables and cobwebs in corners. Sofa was a bit low for us but that's an age thing! Would recommend.

We had such a great week at this bright and cosy apartment.

There can’t be many places in Southern England where you can watch avocets and oystercatchers from your balcony. There’s a well equipped kitchen for cooking all the delicious seafood from the fish market five minutes away. Despite being five minutes from the town centre, it’s a really quiet location, and the parking is a real bonus.

Number 17 is a very comfortable apartment.

It was a very cosy base during some pretty grim weather. We would love to return in the summer to make the most of the balcony. Convenient for the nature reserves at Rye Harbour and Dungeness and a short walk into the centre of Rye - it is really well placed. Thank you.

Excellent location overlooking the River Brede and very near to Rye.

The road leading to the property was full of pot holes and dark at night - a torch is needed. The Boathouse is very comfortable and has everything you need for a self catering holiday. The host was welcoming and helpful. We very much enjoyed our stay and hope to visit again.

A true home from home.

Everything had been thought of to provide for a self catering holiday. Little touches, like hand wash, shower gel, tea, coffee, sugar, milk, olive oil, salt, pepper and a cold bottle of Prosecco were above and beyond. I would have preferred bath sheets rather than bath towels, but they were of excellent quality. Key safe a little tricky on arrival and departure, but does the job. Would we stay there again, a definite YES.

Overall a lovely and very well furnished place in a quiet location with very easy access to Rye.

Some very nice small touches. Only criticism is the bed which is too small and the mattress very overused and uncomfortable meaning that myself and my partner often woke up with back pain.

We had a lovely week.

Flat was great for a couple & location was ideal for walking into Rye. Having a balcony & an allocated parking space was an added bonus. Mattress & couch were a bit soft for us, but this is personal preference.

Found two minor issues, 1 black mould on shower head.

Wooden chairs on balcony one of which was broken. Other than those two items our stay was one of the most wonderful holidays we have had in this country. We are both looking forward to a return visit very soon 1

Excellent property

This is a lovely comfortable and spacious apartment, a great place to just sit and watch the river from the picture windows.

It was very useful to have a parking space too, as parking isn't easy in Rye. It's just a short walk into the town.

We really enjoyed our stay at 17 The Boathouse.

The apartment was larger than we expected, clean and well presented with everything we needed for our holiday. The view from the windows is lovely and great to watch the ever changing tidal water. There was plenty of info about the local area including maps and guidebooks which we found helpful. The booking process was simple with easy to follow directions and access details. We would definitely stay here again. Thank you.

Great location(short walk to town centre).

Stunning bath/shower area. Excellent kitchen/dining area. Road to property full of potholes presumably due to the industrial traffic from nearby work sites. Adjacent path to town was flooded.

Lovely location, nicely furnished, a home from home feel.

Well equipped with everything you need. Central to everything but in a location that feels away from it all. A good bus route to near places, for example Hastings and Camber, both are walkable if your keen walker.

Apartment was spacious and situated in a perfect location.

However, the cleanliness could have been better, especially with the bathroom. The shower mat was particularly dirty and the floor had not been cleaned properly as there were hairs and cobwebs.

The apartment is fabulous.

It is ideally situated and is very well equipped. The only negative point is that the bed is very soft. I found it uncomfortable. I noticed that several other guests had mentioned this in the guest book at the apartment over the last two years. Perhaps the owners could consider changing the mattress.

Excellent accommodation.

The flat is very well equipped, spacious and comfortable so it was no hardship when very wet and windy weather kept us indoors instead of exploring the area as we had planned.

Flat is very nicely set up and lets a lot of light into the building which is nice to wake up to.

Facilities are in good working order and shower has good water pressure, it's a fantastic location on the river and a very short walk into town which is a perfect distance for the town life but at the same time perfect for if you want a quiet day on the terrace undisturbed. Would definitely came here again!

A truly wonderful property that made our time away even more enjoyable.

It was very homely and a nice experience that you wouldn’t get at a hotel. It was not far from the town so we could easily walk to where we wanted to go without any issues. We loved our stay and highly recommend it.

The apartment is really lovely.

Super decor and tastefully furnished. The kitchen is well equipped for cooking which is great if trying to keep to a budget. The apartment is warm and comfortable. The riverside location is quiet and interesting to watch the tidal river. Great independent shops in the town including many antique shops.

It seemed every effort had been made to ensure guests had a great stay. It’s a lovely layout, very quiet, and I can’t stop enthusing about the shower! Highly recommended

Location, accommodation, equipment etc of a high standard but also comfortable and friendly. In short, wish we could stayed longer.

The apartment was spacious, reasonably well equipped and in a great location and we thoroughly enjoyed our stay.

Unfortunately the cleaner was delayed which meant the apartment was not prepared when we arrived and was not clean hence our low rating for cleanliness. The cleaner did turn up later. She was very apologetic and had been delayed by bad traffic. I am sure the apartment would usually be very clean upon arrival. Rye is lovely and we would recommend Rye Harbour nature reserve; really interesting particularly for bird watchers.

Must be the best shower in the world! Everything worked well and easily, no poking around for obscure instructions. Rye is a beautiful town in the centre with loads of eating places. A bit depressed outside the centre, however, very sad. Simply Italian and Rye Thai our favourites although dinner on the balcony took some beating. Overall, a lovely holiday

My husband and I had a fantastic stay at this apartment.

I had booked it specially for my husbands 50th birthday. It had met all my expectations. From the lovely aspect to the nice touches of wine, milk and biscuits. The owner was also very accommodating in discussing any changes required. I would definitely come back again.

Great location near town.

Lovely balcony to sit on when sun shines. Nice to be next to river. Sat and watched the world go by.

The accommodation was really nice and the owners left some thoughtful touches, such as milk etc to tide us over. The prosecco was a lovely bonus.I would stay here again when there isn't a pandemic and you can do some proper sightseeing

Warm and welcoming. It is beautifully decorated and furnished. The holiday was restful and quiet. Rye is a most interesting town with much to recommend it in architecture, history and amenities.

Very relaxing, lovely views and within easy walking distance of the town.

I wouldn’t book with Sykes again a very long winded story BUT I would DEFINITELY re book 17 The Boathouse.

A fantastic find. Very clean and so many thoughtful touches. Well equipped and we loved the balcony and we made very good use of it during our stay.

Fabulous short break at The Boathouse in Rye.

The location was perfect and made for an utterly relaxing time away. Everything you needed was there and the owners couldn't have been more thoughtful. Time sitting out on the veranda watching the sights and sounds of the river was idyllic. We would thoroughly recommend this beautifully comfortable, light, fully equipped place to everyone - 10/10. Great location and accommodation.

Spent quite a bit of time indoors as weather was terrible, but the place was so comfortable this was actually a real pleasure.

The location was very good, with only a 5 minute walk into the interesting historic village of Rye, with a good variety of eating/drinking pubs/restaurants.

We were fortunate to be there in November when the Rye Pageant was on - the torchlight procession, bonfire and fireworks were excellent. If you are into bird watching there is Rye Nature Reserve a 10 minute drive away, and RSPB Dungeness. We were only in the area for a few days so need to go back and explore further!

The flat was comfortable, convenient and very well equipped and we enjoyed our stay.

We were pleased to have communications direct from the owners. The description of the access hinted at the unmade road and route through disused industrial buildings. We were not concerned about it but many might have been. The location alongside the river and disused buildings means we were not surprised to see a very large rat walk along the outdoor seating area and then feast on the blackberries growing over the wall.

Just to say the apartment was out of this world so relaxing and everything we needed would go back again.

We think the unadopted dark road leading to the flat ( plus steps up) may be a problem for some guests.

Unlit at night with large puddles. Following a restaurant trip it was pouring down. No taxis available. We got soaked even with an umbrella!. Also the view . Not entirely accurate. The scrap cars not shown.......thsi could easily be improved with attractive screen of appropriate planting Nonetheless, we did have a lovely break and personally would stay again.

A very comfortable and well-situated apartment.

It’s close enough to the old town to stroll in in five minutes but away from the hustle and bustle in a quiet waterfront location. Everything we needed for our week away

My wifes first word as we walked in was "wow", it's light and spacious with a modern kitchen area with everything we needed for our weeks stay. Tastefully furnished and decorated with up to the minute lighting and big screen TV with DVD, the large modern bathroom with a powerful shower exceeds most hotel standards. The owners sent us an email with all the necessary information on getting there, key access, heating, shopping etc. Tea and coffee with milk along with a bottle of prosecco which we really appreciated was left for us. The location is a short walk from the town, very quiet. We loved it.

This was a beautifully decorated property with everything one could possibly want included.

Drinks and supplies were left for me, along with detailed information about the lighting, heating and local attractions. Everywhere was clean and fresh and I immediately felt at home. There were books, games and DVDs too and a 'reading chair' with its own light, facing the river. I would be very happy to go back there again one day.

The apartment was homely, warm and immaculately clean. It was very nicely furnished, spacious and light, and had everything you could need in a home from home. We loved the fabulous shower, slept really well in a very comfortable bed, and enjoyed the interesting lighting choices in the lounge! The sofa was really comfortable too, and the kitchen area was practical, well provided and also very clean. The location was quiet and peaceful with lovely views over the river. We enjoyed exploring Rye, had an excellent birthday meal at Webbe's Fish Cafe and a good meal and pint at the Ship Inn nearby. And private parking was an absolute bonus too. We appreciated the birthday bottle of Prosecco left by Judith too - thank you for a delightful stay!
