  • "We had a lovely stay at Alice’s Cottage - It’s really well located and such a lovely place to come back to after a day on the fells."

    The only things which we feel could be improved are having a fire laid for guests’ arrival, keeping some J cloths for surfaces, and keeping washing powder alongside the provided dishwasher tablets. We had a fantastic few days and the decor of the cottage inspired us. We will definitely be recommending to others. Thanks to all involved.

  • "An absolutely delightful and very cosy little cottage in the heart of Hawkshead."

    Perfect location for walking from the door and only a short drive from Ambleside too. The shops, cafes and pubs in the village are all very welcoming and we ate a couple of great meals in The Red Lion. The property is exactly as you see in the photos, very clean, fully equipped, super comfy bed, and the bath tub was so lovely to relax in at the end of long days of walking. Just everything you could wish for and more. Thank you, we wouldn’t hesitate to stay there again

  • "I had a lovely week despite the weather being rainy."

    I walked to Hilltop farm where Beatrix Potter lived, went to Tarn Hows on a sunny day, and enjoyed being in lovely Hawkshead. I could not get the TV to work, although I managed that last time but watched things on my iPad so that was fine!

  • "We have just enjoyed a week in Alices Cottage."

    Everything was just as the description. Spotlessly clean very comfortable. Although we choose Alice’s Cottage we were a little worried about being in the centre of the village in regard to noise, It was extremely peaceful even during the day when Hawkeshaed does get quite busy! But in the evening and over night more or less everyone seems to disappear .also was a bit worried about the car parking availability, but we had no dramas there either. The bus service from Hawkeshead was very reliable so did not use the car very much at all. Very picturesque.

    It offered more than enough space and comfort for a couple. It was very well equipped, clean and quiet, even though it is right in the centre of the village. Hawkeshead is beautiful and well situated. The welcome package provided for our arrival was a nice gesture and very much appreciated.

  • "Lovely cottage."

    Beautiful village. Great decor. A couple of small cleaning points. The fridge had not been cleaned from the previous visitors and needed wiping out. There were also food drips down the outside of the cupboard containing the bin. Would also have been helpful to have pepper provided (the pot is empty). The cling film and kitchen roll had minimal amounts left but we weren’t sure whether either should have been provided or otherwise. If they are replacements would have been good as they ran out by day 2 of our stay. Despite these points we would happily stay again. Hawkshead is lovely, much quieter than Ambleside, Windermere etc but still with everything you need.

    I loved it so much, I was sad to leave. Everything about it is perfect; clean, comfortable, facilities, complimentary tea, coffee, milk, biscuits, bread, butter, marmalade. I loved the views from the windows; the location and the quietness. I loved looking at the photos of the cottage in the past and reading about the village history. The photos of the renovation are amazing; what a fantastic job has been done. I will be returning to Alice's Cottage and hope to many times.

  • "We thoroughly enjoyed our week at the cottage and would consider returning again."

    The only drawbacks were only one bath and hand towel per person to last a week. Any other cottage we have been furnished with two. I know that there is a washer/ dryer but I think that is a bit of false economy. Also I think a corner shelve in the shower unit would be of great use. We like to tidy up before we go but as there was no cleaning materials to clean hob etc and only one cloth supplied - slightly impossible. We meant to leave a note to inform that the main lights in the lounge area flicker and the weighing scales requires a new battery.

    Moira, we are pleased you enjoyed your week at Alice's Cottage. We respond to your comments as follows; One bath and one hand towel is recommended by Sykes for a weeks holiday. We are pleased to be able to offer our guests the washer/dryer and we find that guests do use this facility. Our housekeepers are extremely good at the cleaning the cottage, therefore we do not provide cleaning products for our guests. The scales have been left by a previous guest and are not on our inventory. We wish you luck finding a cottage that better suits your specific requirements. Property Owner

  • "This is a gorgeous renovation of a beautiful cottage."

    The property was exceptionally clean and has everything you need for your stay...and is in a lovely location in the heart of the village. The super king bed was really comfortable in a very spacious bedroom. It felt like a home from home the minute we stepped through the door and you can't get better than that! There are lovely walks from the village and only a short drive to Ambleside or the ferry over to bowness. A very relaxing break and would highly recommend...also found the villagers very friendly.

  • "A lovely, cosy, tastefully decorated (love the bathroom) and well kept cottage in the heart of Hawkshead village and nearby local facilities."

    Ideal for walks or biking out into the surrounding countryside and fells and with easy access by car for south lakeland. Well placed for access to the Windermere and Bowness ferry by car, Grizedale Forest, Ambleside, Coniston, the Langdales, etc. The beautiful Cumbrian coast beyond Ulverston towards Roa Island is also within an hour's driving distance via Newby Bridge. Free overnight car parking with the permit provided is just a brief walk away on a residents' section of the village car park. We've stayed twice now and parking outside to load and unload hasn't been an issue and there have been no problems overnight on the village car park. The cottage is very well kitted out for a small property and is fully heated with a combi-boiler, central heating and a very welcome wood burner, but there are necessary compromises in the open plan kitchen and lounge area: for example there's high breakfast bar but no dining table. As ever, it's advisable check the photos and listing before booking.

  • "Lovely cottage , stayed here many times Unfortunately it has become ridiculously expensive and does not represent value for money now Hawkshead as a village is lovely and one of my favourite in the lakes but sadly it is losing its appeal due to 1."

    One pub closed, a few years ago there were probably over 150 table covers to have lovely meals , there are now none or limited 2. Sadly the forest disease that has affected much of grizedale, tarn how etc has devastated the views , very sad and hopefully will recover but will take many years No griddle or tray in wood burner and no glove Fumes from wood burner , suggest you have it serviced

  • "It was a lovely, cosy cottage."

    Very clean. The amenities were good, albeit it took us some reading of manuals to use them. My only real criticism is the costs now to stay in these cottages and how it has increased to such an extent that most of us are now being outpriced to stay again in the future. Many of the shops, pubs and cafes are closing down and they report that it's because the Lakes is getting quieter because they can no longer afford to go. This is certainly likely the case for us next year unfortunately.

I am sorry you had to read the manuals to operate some of the facilities, this is not a situation that our previous guests have encountered, however we are glad the manuals were able to assist you. Alice's Cottage has been a very successful holiday let for the last 5 years and we have tried to keep our price increases to a minimum. Whilst I understand your frustration, most holiday let owners have had to endure the pandemic with limited or no rental and now significant utility price increases. There are lower-cost options available within the region to suit most budgets. Property Owner

  • "I had a lovely stay at Alice’s Cottage."

    I travelled by train and everything was so easy being based in Hawkshead with a co-op literally round the corner and many cafe’s in Hawkshead. I had lots of lovely walks despite the rain and returning to the cottage was such a treat after a soaking as I was able to get dry and warm. I loved my stay in the cottage and would like to return for another visit as I didn’t have time to do everything on my list. It was great to have a bath and a shower. I will be telling my friends about the cottage, although not too much as I need to fit another trip in. The bus stop was close and the buses were on time so I had no trouble using public transport. Thank you - I loved my stay ❤️

  • "Fabulous cosy cottage in a great location in main square next to Honey Pot deli."

    Facilities were excellent huge bed and great shower.The place was spotless.We parked outside cottage for unloading.We enjoyed walks in local area and caught the 505 bus to Coniston free with our bus pass.Fish and Chips from local chippy were great and we enjoyed food in Queens head with friendly staff.

  • "We really enjoyed our stay at Alice’s Cottage."

    It is beautifully equipped and was very clean. The only minor constructive criticism I would offer is about the shower - it could do with a caddy for soap and shampoo to stop the bending down (we’re old!) the door seemed to leek water over the floor and the extract fan seamed not to do a lot! But we were very impressed overall and would certainly return. Congratulations to the owners for doing a fantastic job. Julie and Ian

At changeover we have checked the shower doors, they do close fully and hence we could not find a leak. The extractor fan is working, it is a particularly quiet one though!   • "My husband and I had the best holiday at Alice's cottage."

    The whole place is beautiful and in a prime location for a relaxing country retreat. We loved the basket packed with goodies, what a nice touch. We enjoyed food in the queens head pub, the relish shop and the ice cream shop all opposite the cottage, yummy! Having the coop around the corner was a great convenience too. Being cat lovers we were overjoyed to find a cat bar in the square too, how different. The only thing we would of liked, is having had a TV in the bedroom. But we appreciate that others would not be bothered about this detail. We would highly recommend Alice's cottage to everyone. We would love to revisit one day. Thankyou so much for the memories.

  • "A delightful, warm and cosy cottage, very tastefully refurbished and decorated."

    Centrally placed in Hawkeshead Square, Alice's Cottage is handily placed for all village amenities, local walks and for exploring the wider area. Parking in the 'permit only' part of the village car park using that supplied is only a short walk away from the cottage and parking outside the cottage for unloading and loading wasn't an issue in November. Despite a power outage on the evening of day two of our stay, caused by storm Arwen and lasting 48 hours, we very much enjoyed the week and made the best of it despite some travel disruptions. Furthermore, the owners kindly supplied an extra welcome pack including food, drinks and fuel for the wood burner, having previously contacted us the day after the power cut to very generously offer alternative accommodation in Ambleside. In the event this wasn't taken up as we decided to hang on, and power was restored the next day. We will almost certainly re-book for another Autumn stay.

  • "Fabulous cottage in a fabulous location."

    The cottage was very clean and well appointed and situated in the heart of Hawkshead – a village we love. The welcome pack was a pleasant addition which included local produce – a nice touch. Due to the location you will hear some noise from people outside the pub and tea rooms and there was a band playing in the pub on the Saturday night, however, I was more disappointed we hadn’t gone over and joined them. However, my partner was fast asleep and snored his way through it all! It is worth mentioning that you will potentially be woken by deliveries from by the Co-op lorry every other day at 7.00 in the morning, however, given we found the Co-op so handy for last minute bits we can’t complain really. Our only suggested improvement would be to have more towels – one towel each plus a hand towel and shower mat is not enough and certainly the least amount of towels we have ever had in a cottage. All in all, this is simply one of the best cottages we have stayed in and we would fully recommend it, hence our 5 start rating!

  • "It would be good to make people aware that the cottage is surrounded by outside seating for the pub, and tea shops which can prove quite noisy at times."

    Plus such a pretty cottage attracts those wishing to photograph it, posed in front of the sign “Alice’s Cottage”. We assumed they must have been named Alice. It can be rather intrusive when they peer through the window!

    Thank you so much for your feedback and 100% rating. The cottage is located on the Square in the centre of the village. The cottage is adjacent to Flag Street, the most picturesque street in the village and as such the most photographed. The local tea shop and pub increased their outside seating capacity in order to retain their customers during the pandemic and particularly during the summer months. However, the cafe does not open until 10am and closes at 5pm. The pub opens late morning and during the summer months last orders was 9.30pm. We hope you were able to use the bistro dining set outside the cottage to enjoy the atmosphere Property Owner

    Fabulous location in centre of hussle and bussle of Hawkshead! Great walks from the doorstep and very close to Ambleside and Coniston. Loved all the high end features in cottage, total quality. So nice to have a welcome pack of local produce, lovely touch and enjoyed the Bath House products which I’ve had before. Would thoroughly recommend to anyone and would definitely return!!

  • "What a lovely property - immaculately presented and equipped right in the centre of Hawkshead."

    Perhaps not ideal if you want peace and quiet with a tea shop and pub outside the front door, but if you want to socialise and not worry about catering then it's perfect. The cottage itself is small but has been fantastically refurbished and is very well equipped- even having a washer/dryer for those post Lakes activities! Bed is large and comfortable and with a wood burner in the lounge would be warm and snug all year around. It's a perfect hidyhole for a couple wanting to get away in one of the prettiest parts of the lakes but with easy access to Windermere, Coniston and Ambleside if needed.

  • "The cottage is in a lovely village."

    It was situated in the centre and there are plenty of amenities. There are four pubs but due to the COVID-19 I would book a table the day before, if you want to eat inside the pub, because of limited space. The property is excellent with everything you would need and the welcome pack was a nice touch. There are some lovely walks from the village and I would definitely recommend this property.

  • "This is a lovely little cottage, small but ample room for two."

    It's situated in the centre of Hawkshead, which is a lovely little village, with its four country Inns, all serving food. Easy for walkers and for getting to other villages. I would definitely recommend a stay here. Only draw back is parking as you have to take your car to local car park, which you do get a free permit for, just a bit of a bind if it's raining. If you're a sports fan The Red Lion is for you, we enjoyed it there and food was lovely.

    Only downside was being in such a prime position meant you were woken up by the co-op delivery lorry every morning -ok for us as we are early risers-but may be not so ideal for those who enjoy a lie-in! Cottage itself is lovely though with beautiful interior.

  • "Hawkshead has always been close to our hearts and we’ve seen Alices Cottage many times and thought how lovely it would be to stay there over Christmas and lucky for us the Cottage was available."

    We also decided to get married in the Church in Hawkshead on Christmas Eve and the Cottage was the perfect setting for our pre Wedding preparations and post wedding intimate celebration. The little touches like the Christmas tree and the small hamper added to our special stay and we adored the Cottage and Hawkshead. We have already booked Alices Cottage again for the New Year 2020 and are looking forward to staying there again. First rate service from Sykes Cottages.

  • "Lovely bijou cottage perfectly located in the village square."

    So handy for the pubs and the shops, where we could get everything that we needed. The cottage itself was immaculately clean and, even though very small, was well laid out and had everything we needed. We ate in most nights and the kitchen was well equipped. We rarely used the car as there are several excellent, not too taxing, walks from the door. As mentioned in previous reviews there is some noise from the Co Op delivery van each morning but it didn't last too long and didn't bother us. We will definitely be booking again.

  • "Cottage so perfectly sited for people watching."

    ...in fact some folk tried to peep in the windows!!!! We have stayed in the village a total of 9 times now, just love it, so central for all we want to see and do. The cottage has been so tastefully renovated and fitted with top class furniture and fittings; owner has resisted the temptation to dress in brown furniture and twee fabrics; she has taste. Only other comment would be to ask for a heavy curtain over the original heavy front door, the sausage dog excluder works well at the bottom of the door, but there is a large gap further up on the right hand side, which is only to be expected with original features.

  • "Overall Alice's Cottage was very good, and we will probably stay again."

    However, there were a couple of relatively minor issues. There is no coffee table in the lounge area, so nowhere to rest drinks or snacks other than on the floor. The bathroom fan did not have a timer and had to be switched off at the isolation switch outside the bathroom. Also the windows in the bathroom could not be opened. Together this meant that the windows were constantly covered in condensation.

    Well equipped and cozy cottage. Some nice personal touches left for our arrival , local tea , coffee, biscuits etc. Great walks from the front door . Four pubs, supermarket, tea shops and amenities all within a minute walk. Parking in a permit only area or main car park (permit provided) couple of hundred yards away. Being in the middle of Hawkshead there’s plenty of activity, but it’ wasn’t a problem.

  • "The location of this Cottage is great for walking and Hawkshead is a lovely place to visit."

    The cottage is adequate in size for a couple but is on the small size and we are used to having more room. The bedroom and bathroom are fine but the living/kitchen area has little living space. We had to keep the blinds closed due to the public passing directly outside the windows and inevitably peeking inside! The pub is also right outside and there were often noisy customers seated outside within feet of the cottage. The noise generally died down by 11 pm but we were awoken every morning at around 7.30 am by deliveries to the pub and surrounding shops! Potential Customers should be informed of the lack of privacy and the chance of late night and early morning disturbances.

    Thoughtful touches like the milk, loaf of bread and the welcome pack of goodies were very welcome. The local information was great and we walked all of the 5 walks detailed in the information pack. Perhaps most tellingly, we ate in every night but one as the kitchen was as well equipped as could be needed. A really pleasant place to stay and from which to explore the area.

    The good quality shower was a pleasure to use and the large bed was very comfortable. The Co-op Store is a couple of minutes walk away and I found this very convenient to use on a daily basis. I stayed here for one week while attending a wedding venue at Belmount Hall. I thoroughly recommend Alice's Cottage for a single person or a couple.

    I appreciate that storage is an issue but perhaps they could be stored in the bedroom. Other than the above the cottage exceeded or expectations and we had a wonderful holiday and have already booked the cottage for May and September 2019

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
