  • "This was the perfect cottage in the most perfect area."

Beautiful countryside on the doorstep. If you want to get away from it all, then this really is the spot, without being too far from the nearest town of Ambleside. The cottage was very comfortable, everything we needed was there. Will definitely be booking again

Thank you Alison that's s really kind. Glad you enjoyed it and love to have you back Property Owner

  • "The perfect cottage if you like the outdoors."

Walks and mountain biking from the door - high routes, medium routes and low routes. Little Langdale is up there with the best of Lakeland scenery and the Three Shires Inn serves decent food and beer. The cottage has everything we needed and I found the bed very comfy with a lovely thick duvet. The internet connection is less than optimal shall we say, but good excuse to turn the phones off and do something more interesting. I would certainly return.

what a wonderful review- you've encapsulated everything that drew us to the cottage when we bought it over 25 years ago. thanks very much and the road cycling is excellent too! Property Owner

  • "A lovely cottage in a great location - we thoroughly enjoyed our stay."

In the main facilities were all good and we felt very well provided for. Lots of handy hints in the information file and a good selection of guide books. Only one issue - very poor Wifi connection. This didn’t bother us at all and it was handy to have a land pay phone as we rarely got enough signal for mobile use. However this may be a concern to others and if it isn’t already- perhaps should be acknowledged in the listing to prevent disappointment

we're very glad you enjoyed your stay; it's a beautiful part of the Lakes. re the broadband, we're glad you didn't find it a problem; we've always found it sufficiently powerful for our uses. the government has established a gigabit fund which will be used to give fibre broadband to many parts of the Lakes (there are many) which don't have a strong signal at present and we're awaiting that keenly Property Owner

  • "Acorn Cottage was a lovely place - comfy beds and a gorgeous view from the garden."

Fire was great, kitchen facilities were great (though peeler needs replacing), furniture was great (though could do with a rug in the living room). Our only issue with the place was the basically non-existent internet connection which wasn't sufficient for loading the most simple of webpages - it was quite literally unusable and it would be more accurate to say that this listing doesn't have WiFi. We did raise this with the property manager and were told there wasn't anything that could be done. Didn't ruin the trip, but it did have an impact and I would say that the listing is inaccurate as a result.

Thank you for your feedback. We are pleased to hear that you found the beds to be comfy and that you enjoyed the views! We take all comments on board, and will look into the WIFI. Thank you- The Lakelovers Owner Relations Team Property Owner

  • "Enjoyed our stay at Acorn Cottage and would come back again."

Great selection of maps and local books to look through. Bin day is on a Thursday (and changover a Friday), but once we'd emptied the bin on the Wednesday evening we couldn't find any spare bin bags to replace it with, so had to use small plastic bags that we happened to have with us. A spare bin bag with a note in the cottage handbook on where to find it would sort this out. Headroom in the two topmost bedrooms is limited by the beam. Caught my head on it several times. Fine if kids staying in them, but may be an issue for tall adults.

sorry about the headroom Sam- it's not caused any problem before that we're aware of. I've checked with our cleaner Helena who says there's always a stock of spare bin liners under the kitchen sink. sorry that wasn't explained in the cottage handbook and I'll add it now glad you enjoyed your stay and of course we'd love to have you back! • "This is a lovely cottage."

Ideally located between Windermere and Coniston and so peaceful in the back garden. There were also some lovely walks right from the door so don't always need to use the car. It is well equipped with everything you need, comfortable and clean, they even provided a stair gate. The row of cottages is supplied by a private water supply dependent on a stream, our stay was after a very unusual long hot, dry period and unfortunately the water had run dry. The owner did everything they could providing us with loads of fresh water for cooking, drinking, flushing the toilets etc. Then there was a storm our second night and water was back to normal the day after. The owner had warned Sykes this was a risk for our stay but Sykes hadn't let us know, they have now issued a partial refund for those days as we probably wouldn't have arrived with small kids if we'd known about the issue. It wouldn't stop me re-booking as I thought it was dealt with as best they could, and it's a lovely place but I'd bring more bottled water if it happened to be after such a hot dry spell again.

There was a great range of reading material, as it was our first holiday in 18 years we didn't know what would be provided, pleasantly surprised. The bed on the second floor was very comfortable, my son didn't have any complaints on the top floor either. Thank you

  • "The cottage is in a lovely location only three miles from Coniston."

Close to several fells and interesting quarries it is ideally placed for walking. The inside of the cottage does have some appeal but is tired in appearance, The kitchen is well appointed with implements but is short in some vital things such as a mixing bowl. The plaster above the cooker hood is loose and some fell into one of our cooking pots. The lounge would benefit from a rug on the cold slate floor and the log burner is missing a grate and we ended up almost servicing the vents. It was so log consuming and we felt a better supply of logs could have been provided having paid over £1k for the week rather than enough for one evening. Internet access is poor and if you need to 'work' it was not enough. We couldn't download a film in the evenings. In the main bathroom the bath side was constantly falling off and the towel rail was loose. The water supply was good and constantly warm. The bedrooms were cosy with two double beds, on the first floor the bed is placed such that in a morning you can lay in and enjoy a view of the woodlands opposite. Little notes were left all around the property which was annoying! The worst experience I had however was impaling my foot on a nail from a piece of wood that had been removed during renovations of the shed roof and left abandoned in the long grass next to where the recycling bag was. Fortunately it didn't pierce my foot but did my boot sole. Photographic evidence is available! Would I recommend the cottage? No, but the local area is beautiful. Did I get value for money? Certainly not. I know times are hard and fuel prices are rising but for this cottage I paid a lot more that I did for a better appointed premise last New Year which had a hot tub!

No mobile signal and whilst we were there the internet connection was faulty but the owner tried his best to rectify the situation. Odd bits of TLC required but its a 200 year old cottage so its understandable!! The drive up the lane appears daunting at first but well worth it when you arrive! It gives a good insight into how much she has done for the lake district. Our only down side is the worn out state of the crockery and some of the kitchen ware, towels and bedding, but would definitely recommend.

  • "A lovely stay in a tastefully furnished cottage."

Location seems remote at first but we soon got used to the road up to the properties. Great walks and maps were provided which helped us to plan our stay. Garden with a dog was tricky as there was shared space and there wasn’t fencing, although we appreciate this as wouldn’t have been possible. Had to keep her in when the neighbours were sat out. There were only 2 of us and a dog which meant we had plenty of room but I can imagine the kitchen gets crowded with 5, as the table takes up a lot of the floor space. We would certainly recommend the cottage. Should we have received fresh milk as the welcome note said it would be in the fridge? There were sachets of UHT alongside the teabags and we had fresh milk that we’d bought, so it wasn’t a problem. We look forward to booking with Skye’s again.

Thanks very much for your feedback, all of which is much appreciated I don't know why fresh milk wasn't provided and I'll speak to Helena who looks after the cottage for us about it We did earlier this year spend quite a lot of money erecting a stockproof fence with an iron gate along the bottom of the garden and repairing the farmer's fence for him , with a view to making sure his sheep and other people's dogs couldn't get into our garden , and that has certainly been successful but as the boundary between us and the next door cottage on the left .is midway down the shared path it hasn't been possible to separate the two gardens. Happily that doesn't seem to have caused too much of a problem in the past. There is a very secure boundary between us and the cottage on the other side. It is a cottage so it's not too roomy but we've never had any complaints about its size for 5 people, even 5 adults. When we bought it 20 years ago it slept 7 and the 8 cottages between them at one time had over 70 occupants (with their own football team) and until the 1960s had only a shared well for water and outside earth closets! • "Location was great, the cottage is clean and tastefully furnished, the beds were comfortable."

However the shower over the bath is not fit for purpose, the video player doesn't work and for the amount of money charged we felt sufficient wood should have been left for the week as the woodburner is the only effective heat source. The bedrooms have no working heaters. We felt we were overcharged based on the facilities. After a day on the fells you want to come back to a decent shower and a warm cottage. If there had been 5 of us staying we'd have struggled.

We thank you very much for your feedback. The owners replaced the DVD player as soon as they were aware of the problem. We would like to confirm that are three nightstorage heaters in the property and electric heaters in every room, including the lounge. We do have maintenance on hand to resolve any issues promptly had you contacted us during your stay about these issues. Thank you again. Property Owner

  • "Lovely little cottage."

It is very remote though - so if you're thinking of booking be aware it's 1.25 miles up a single track lane from the main road. Beds were comfortable. All crockery needs replacing in the kitchen - it's really scratched. One cracked drinking glass was in the cupboard on our arrival. Oven door needs a really good deep clean. It would be helpful to have a baking tray in the oven not just a grill rack. Good supply of cutlery though and all cleaning products had been supplied. Be warned that both showers have a very weak water flow, especially the one over the bath which was more of a trickle. Back garden was great for the dog and was fenced in. No sheep in the garden whilst we were there.

Lane up to it has passing places but we were able to receive a supermarket delivery. Lots of walks straight from the door that are just stunning to Langdale, Tiberthwaite, Home Fell and Coniston. Cottage was well equipped- beds comfy, maybe could do with a few more glasses and tea mugs for when some are in the dishwasher. • "We thought the inside of the cottage was lovely and the surrounding area is stunning with walks straight from your door."

The listing doesn't mention that the back garden is shared, and the way the garden is angled means the next door bench table is so close to your back door privacy is an issue, we were lucky to have quiet neighbors although they did have a bbq on the patio one day.

Thank you for your feedback. The back garden to the cottage is not shared but the property is a traditional terraced cottage and the gardens do abut each other with a field and open views to the rear. We hope you had a lovely stay. Property Owner

The access road to the property was frustrating - very narrow with a popular beauty spot at the far end (Parrock Quarry) - frequent reversing back to passing places. Inadequate hot water supply.

  • "Positives - great location."

Walks from the door. Good sized bedrooms. Negatives - a list The cottage photographs were misleading. Parking was an issue despite 2 allocated spaces. Shared garden with sheep & lambs. Beware if you have a dog. The second bathroom had a shower over the bath which pointed downwards and made it difficult to use. Often no hot water unless we put the system onto boost. When we arrived the shower screen was on the floor & radiator off the wall (Fixed very quickly). The sofas were ok for 2 but would be an issue for a larger family. No welcome pack. Complimentary coffee hard & sugar had stuck together too. We visit the lakes regularly & have booked to go back twice this year, but I am disappointed in this cottage and not up to Sykes high standards. I do understand it’s been a tough year for leisure & tourism, but if you want to retain customers that perhaps go abroad you need to try harder. A great holiday let down by the accommodation overall.

The property

This stunning terraced cottage sits in a row of eight properties that were once owned by author Beatrix Potter, in a wonderful elevated position, within the Bakestone Barrow Wood, nestled between Coniston and Little Langdale in the Lake District.

Acorn Cottage is a spacious, beautifully designed, three-storey property in a tranquil, yet central location, ideal for a family or group of five wanting to enjoy a getaway to the Lake District.

Enter the property into the sitting room, filled with stunning features, from original flagged flooring to a feature fireplace housing a woodburning stove, while the sofas and armchair offers a selection of relaxing places to sit and enjoy a book from the shelves that are built into an alcove, or to watch a programme on the TV or to simply admire the countryside view.

The well-equipped kitchen/diner has the same original flooring, a former feature fireplace, sleek granite worktops and all the modern conveniences you could wish for, including an integrated dishwasher, washing machine and fridge freezer, while the dining area provides a space for the whole group to sit down and enjoy meals together.

Head up to the first floor to find a bright and spacious king-sized double bedroom, decorated with neutral tones, with plenty of storage and lovely window seat from which to admire the view; this floor also houses a family bathroom with a shower over bath and a further shower room with walk-in shower, so you can choose how to prepare for each day.

The second floor features two further bedrooms; a generously-sized single with double glazed Velux window and plenty of storage, along with a double bedroom with built in wardrobes and a Velux window.

Outside there is off-road parking for two cars and a spacious garden with a lawn and a patio area, a real sun trap, with a picnic bench, perfect for enjoying breakfast and lunch outside on a sunny day, along with a lockable private shed where you can store bikes.

The village of Coniston is three miles from the cottage, with several restaurants, pubs, shops, as well as The Ruskin Museum attraction.

Acorn cottage is ideally suited for walkers of all ages and abilities, with many low and high level walks straight from the cottage door and for the serious and not-so-serious road cyclists and mountain bikers, who too can explore the many routes from the door.

Walkers will relish the challenge of hiking up The Old Man of Coniston and enjoying picturesque views of Coniston Lake from the top, while the lake itself offers plenty of pretty walking trails, and why not travel in style on the National Trust's Steam Yacht Gondola?.

Explore the vast woodland of Grizedale Forest, (for mountain and gravel bikers the Northface Trail is not to be missed) and the picturesque Tarn Hows, while the National Trust-owned Hill Top, the former home of Beatrix Potter, and the Beatrix Potter Gallery in Hawkshead offer a glimpse into the author's life along with Esthwaite Water, thought to be the inspiration of much of her work, along with that of poet William Wordsworth.

Bowness-on-Windermere and Lake Windermere are slightly further afield, where you can climb Orrest Head, and enjoy sweeping views across the lake and the fells beyond, visit Windermere Jetty, a museum of boats, steam and stories, and wander the grounds of the National Trust's Wray Castle, a 19th century Victorian neo-gothic house open to the public all year round.

Make Acorn Cottage with its central lakes location the tranquil base for your next Lake District holiday.
