    Ingrid and Tony are really lovely hosts and are very helpful with local information and places to visit. As soon as we walked in the door we were wowed with our cottage. It is by far the most lovely we have stayed in. Beautifully decorated and very comfortable. The beds are very comfortable and we had everything we needed during our stay. Underfloor heating is lovely after a cold day out along with the fabulous log fire. It is also excellent for people with disabilities, with a downstairs bedroom and walk in shower/ wet room. A beautiful village with local pub and scenic views. Appleby is nearby with a local butcher, fruit shop and an amazing bakery to stock up. Lots of coffee shops and friendly pubs. Definitely a five star cottage, we didn't want to leave.

  • "The property was far larger and palacial than we antisipated."

    Time had been spent on the Christmas decorations both inside and out. They were such a delight! making our Christmas break extra special. Our every need was catered for and the owners were near by if needed. We were lucky to have snow on our stay and made the drive across the Moorland even more picturesque. The Village had many activities for the Christmas period. We hope to be able to revisit in the future.

    Had everything you could want, with some lovely touches. Comfy beds, hot showers, plenty of outside space for grandson to run around. Ingrid is an excellent host, answers any queries promptly & on hand if needed. Welcome pack was left which was much appreciated. We will definitely return next year.

    The property is beautiful, both inside and out, and really well equipped and maintained. The owner, Ingrid, and her husband were always quick to respond to any queries and they clearly made sure that the property was spotless before we arrived. The beds are extremely comfy too. We travelled with a toddler and newborn and the cottage was ideal for us all. It was so helpful to receive essentials (bread, milk, butter, juice, tea bags, coffee, sugar, and even some biscuits!) when we arrived. Would recommend an online shop for arrival as supermarkets are far from the village. The locals are also extremely friendly - we especially enjoyed a Sunday visit at the local baptist church just down the road. There are lovely, tranquil walks nearby and a lovely play area for children in the village. Perhaps one thing that could be added is a stair gate if there are young children staying at the property as there is a balcony and large windows upstairs. Definitely recommend Ashtree Barn and look forward to staying again!

    The cottage is every bit as good as the photos. And the beds and bed linen soooo comfy. Slept really well. Nothing is too much trouble for Ingrid the owner, and I don't think I've ever stayed in such a well equipped holiday cottage. Everything is spotlessly clean and lovely under floor heating. We will definitely stay there again.

  • "We stayed in Ash Tree Barn and I must stay the pictures in Sykes cottage do not do it enough justice."

    It's huge inside and a truly beautiful cottage to stay in. The owner was also amazing for information and when we arrived late in the evening it was a lovely surprise to find that she has provided some basic essentials like milk,bread, butter and fresh juice as well as the usually teas coffee etc. I would highly recommend it to people. Plus waking up and having a morning cup of tea with the sheep in the field next to the garden was lovely

  • "Ashtree Barn is stunning!"

    The rooms seem huge and the decor is fresh and tasteful. Beds are super comfy and the kitchen is a joy to cook in. There are loads of homely and thoughtful touches, and Ingrid goes out of her way to make you feel at home and provide advice if needed. We had beautiful weather so it was wonderful to sit in the garden and watch the sheep in the field. The village is very quiet with a friendly pub 2 mins walk away - very handy for a drink and snacks.

    Beautifully finished and furnished, amazing kitchen, super comfy beds and stunning living room. Probably one of the best places we have ever stayed in the UK and fully deserving of it's Gold Award. Ingrid is a lovely host and was very helpful with details for our arrival. To cap it all, the pleasure of watching sheep and little lambs on the adjacent field whilst sipping a glass of wine (or two) in the garden !!

    The barn is very comfortable and extremely vast (plenty of space for four to five people), with everything needed for a relaxing time. The outdoor space is great with children.     We thoroughly enjoyed our stay and would have no hesitation in returning if we were in the area again. Situated in a very quite village with the local pub, that serves food, a 100 yards down the road. There is no mobile connection in the village but the barn does have free wifi.

  • "A beautiful spacious, clean barn conversion."

    Changes in floor level (3 small steps into the lounge) add to the character and charm but may be an issue for anyone with mobility problems. Nice outdoor patio with bench to enjoy the sunshine. Upstairs bedroom has an en-suite bathroom with shower over the bath and the downstairs bedroom has a wet room next to it. The area is very quite and there are a variety of walks from the door or a short drive away. We would visit again.

    Everything about it was fantastic. Ingrid ( I think I've got that right) the owner introduced herself we when got there and told us bits of information about the cottage, and said goodbye when we left. It was spotlessly clean. It's in a great location very quiet village, local pub had a drink there a couple of times. My only little gripe is we found the beds a little too uncomfortable for us. Would I stay here again....     Accommodation was even better than the pictures, if that's possible! Very peaceful place, with lots of footpaths to explore around. Courtyard and grass area wS great, overlooking countryside, lovely to barbecue, or chill out with a glass or two!! Lovely little village pub with homemade food, and good local beer! Will definitely be going back!!

    We travelled as a family of 5 including small baby and found the accommodation to have everything we could have wished for. The barn is absolutely beautiful. We loved the little touches and instantly felt very relaxed with the most peaceful surroundings in a gorgeous quaint little village.     It was extremely clean and had everything you would need to make it a home from home. Under floor heating downstairs made it very cosy. The bread and milk etc left by Ingrid, the owner, was much appreciated. We especially liked the secluded area out the back where you could sit. Great for breakfast outside - sheep and cows for neighbours. The village of Great Asby is very quiet - lots of good walks around -and is a great location for exploring both the Lake District and Yorkshire Dales. Penrith and Appleby good places to visit. We had a lovely lunch in The George Hotel in Penrith! We would thoroughly recommend this property and would love to go back.

    You can access walks with ease and are within a reasonable distance to all the attractions the area has to offer. We found Ashtree Barn a great place to stay. It was spacious, comfortable, very well appointed and cleaned to a high standard. The owner was welcoming and on arrival kindly left us some basic provisions plus hand sanitizer and wipes. We would definitely stay here again.

    It was clear she was very hygiene conscious and had gone the full nine yards in making the cottage covid safe. Then the accomadation - it exceeded our expectations by some way. It was very spacious and beautifully done. Hats off to the architect. Ingrid had left us some tea bags, milk, bread and butter, a very nice touch. We explored the village later that evening. It is very quiet. You can walk it's entire length and not see anyone else. It is also very beautiful. There are many gorgeous country walks on your doorstep and the waterfall walk recommended by Ingrid was not to be missed. We didn't try the pub but it does food including takeaway pizzas. Sainsburys deliver to your door (other supermarkets are available). We had a delivery booked in for the evening of our arrival. A day trip to Keswick in the Lake District made us glad we had chosen a quiet location. As someone who doesn't drive due to eyesight problems p, it was nice change to take the wheel and drive my kid to Barnard Castle. Of all the Cummings and goings we did, that was my favourite day out. In short, a great holiday free from covid anxiety.

This recently renovated barn conversion is adjacent to the owner’s 17th century, Grade II listed Georgian home.

Ashtree Barn is a beautiful cottage featuring luxury fixtures whilst keeping a classic farm-style charm and offering a perfect base for people looking for a family-friendly retreat.

Enter the delightful hallway and feel the underfloor heating on the stone flagged flooring, featured throughout most of the ground floor.

Here you'll find a lovely light filled area with an indoor window into the kitchen/diner area, uniquely designed with elements of traditional stone walling, sloped beam ceilings and gorgeous creme decor, and equipped with all the essentials needed for a self-catered stay.

A patio door takes you out to the rear garden area, where you can enjoy an afternoon picnic on the patio whilst overlooking the lush green fields.

The spacious sitting room is found by the entrance hall, just a few steps down, adorned with a full height feature window, log burning stove and overlooked by a gorgeous mezzanine seating area above.

The ground floor also houses a family bedroom, with a king-size and a single bed, plus a wet-room.

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town. Appleby has a wonderful selection of quality independent shops, cafes and delicatessens selling locally produced food and crafts. The picturesque street of Boroughgate, with some interesting old buildings, is at the heart of the town and links the well-preserved Norman Castle with the fine medieval Church of St. Lawrence.
