Facilities are great, plenty of equipment to keep you going on a self catering break and was an added bonus having prime video & Netflix on the tv! The bedrooms are stylish with comfortable beds and the rooms are fitted with black out curtains. The owners request that you only use the hot tub twice a day after they have done they checks, however they are very accommodating with the check times if you advise them roughly when you would like to use it. The location for us was great and the grounds the cottage is on are lovely, I liked watching the rabbits run about in the early evening! • "The location of the property is very remote with at least an hours drive to any main attractions or shops, restaurants etc."

The cottage is beautifully presented however can feel a little invasive with the owners living directly opposite. The welcome pack was a lovely gesture. The property was very difficult to find in the dark and could perhaps benefit from additional lights and signage. The centrally heated property was controlled by the owners so the stuffiness of the cottage was a real downside. We had option to turn radiators off but was kindly asked to conserve energy and not open doors or windows to allow heat to escape. Hot water was also temperamental however promptly rectified by the owners who say this is an on-going issue. As the cottage is so remote, we decided to utilise the great facilities and cook most evening meals. Sadly the kitchen utensils didn’t extend to a masher or ladle. Dog throws were provided to protect soft furnishings and the gated areas were great. The collar complete with owners details on is a smashing idea to attach to your pet. Hot tub was an added bonus however again, we felt we were told when we could and couldn’t use it due to chemical treatment/checks done twice a day. The position of the hot tub didn’t feel very private as it’s overlooked by the owners property, we felt quite exposed. Robes and sandals provided specifically for the hot tub is a great idea. The said washing machine, dryer, ironing board and iron is locked away in an out building and can be accessed for an additional charge of £10. For continued use, it’s a text to the owners for permission. The bins and recycling are all very straight forward with colour coded bags provided. Once bags are full they are placed in the outside bins near the gated entrance however, there is no room as these bins are also used by the neighbours attached to the holiday cottage therefore, two dirty bin bags had to be kept in the cottage until check out day. The week was shared with neighbouring guests who stayed at the property next door. The cottages would certainly benefit from some sort of sound proofing. We heard music, tv, general conversations, banging and slamming of doors from our adjoining neighbours. This certainly affected our relaxation. The beds and linen were exceptionally comfortable and smelt freshly laundered. Bedrooms lacked storage, with no wardrobes but we’re overall very comfortable and sizeable. Bathrooms felt a little disjointed with the main one being downstairs. The upstairs bathroom has a half size bath which would be suitable for a very small child. Sadly we feel our experience at garden view was limited. I would not return and would not recommend.

Many thanks for your review, Whilst some of what you said is subjective, we would just like to clarify a couple of issues you raised: Heating and Water: Central heating is 100% guest controlled. The thermostat is located inside the front entrance and fully adjustable to your preference as are all the radiators. This is explained to all guests upon arrival. The problem with the hot water was a short-term issue which is fully resolved. Hot Tub: Guidance on hot tub usage and chemical balance is first and foremost for health and safety reasons recommended by all Hot Tub manufacturers. Overuse of the hot tub alongside Self-tanning / body lotion / make-up etc can cause water discoloration and can potentially clog the jets and filters hence our recommendations. Noise: The cottages are fully soundproof in accordance with building regulations. Some minor noise disturbance is inevitable, but we have had no complaints in this regard from any of our guests prior to your stay. Remoteness of property: Pubs, takeaways, several shops and a small co-op are 1 mile away from our property and the larger town of Lampeter is a 10-minute drive. We give our guests full comprehensive directions to our cottages which if followed will cause no problems. We recommend all guests do their due diligence prior to booking to avoid disappointment.
