    Beautiful little holiday home full of all you need while being away from home. Clean and comfortable. Wonderful setting, private little garden areas for our reactive dog but also use of the caravan field (as was empty) We would definitely recommend ducksfoot barn and hope to go back soon.     We understand that staying in the country we are going to experience flies but perhaps moving the waste bins away from the kitchen window might stop so many flies entering the property. We couldn't open the kitchen window because of this.

  • "The Barn itself was great, however we had a problem with a great amount of flies, We realise that we were in the countryside and the temperature was above average but it was plain that they have a problem with flies as they supplied us with two fly swatters and notices that they did have pest control to spray the windows from time to time."

    We found it difficult to cook as we could not leave any food uncovered and while eating we were constantly trying to waft away the flies from our food . The flies were crawling over the floors and the kitchen tops even when there was no food present. Consequently we ate out most of the time. It was unfortunate as we were looking forward to this holiday. We vacated the Barn two days early as by this time we had had enough. The kitchen itself in my opinion is tired and could do with a makeover also the oven was not working as it should. Could not and would not recommend this holiday.

    We are always pleased to receive feedback from our guests so thank you for posting your comments. We do not specifically have a problem with flies in our cottages, however, flies are commonplace in the countryside as they thrive in wooded areas, crops and on manure left behind by farm animals. During July and August crops are harvested and organic manure is spread on the fields to help grow the next years crop. This does mean that there are often more flies around at this time - this year, the exceptionally hot weather appears to have exacerbated the situation. We completely understand that flies are a nuisance which is why, for the comfort of our guests, we provide as many solutions as possible, for example; fly screens on doors and windows, fly papers, fly swats and spray, fly zappers and we have our windows sprayed by professional pest controllers. We find that normally these help keep the fly numbers down to pretty low levels but we are sorry to hear that you found them such a nuisance. We are sorry to hear your comment about the kitchen, we haven't previously had any comments about the kitchen being tired, many guests have said how well appointed it is. We will certainly review it and see if it needs attention. We are also concerned to hear that you had problems with the oven. We would always prefer guests to bring any issues with equipment to our attention during their stay. This gives us the opportunity to check and rectify both for the current guests and for the next guests - if we don't know, we can't sort. I have spoken to the guests that are in the Barn this week to check that the oven is working OK. They said that the controls are a little different to the oven they have at home, but this was easily sorted by checking the oven manual that is in the property folder. They confirm that the oven is working perfectly. Once again, thank you for your feedback, it is appreciated. Property Owner

  • "Our first impression after we opened the door was:”Wow!"

    ” It’s a beautiful property. We especially liked the gallery with loads of books, dvds and games. It’s clean and it smells nice. There were lovely flowers on the table, together with a box with delicious biscuits. We met Sarah, the owner, in front of the door when we arrived and she gave us some info where it’s good to go to eat and spend time with our children. There are also loads of leaflets on the shelf in the living room, together with a visitor’s book where one can read about good places to visit. The only “not so good” thing is that the water pressure is the best in the walk in shower in the utility room. I must add that’s it’s not a big problem and that, if we ever want to visit that part of England again, we’d definitely stay at this property again.

    The wash hand basin is only of a cloak room size and the water supply is of a small electric type with a low output. The en-suite to this room requires enlarging and upgrading.

    Sarah the owner lives next door respected our privacy but was available if needed. Cooked breakfast at local farm shop Goodies is a must and their produce is tasty and excellent quality. The area although flat was wonderful for cycling and walking with amazing scenery of Norfolk countryside . We would return another time for another relaxing holiday.

    Sadly we had to leave early in a rush because of a family situation but enjoyed our short break. Only issue was colder second bedroom and very small shower en suite off this downstairs bedroom. Lovely location if a little secluded. Would recommend for sure.

    Would recommend walks along the beaches at Cromer and Southwold. The Crown at Pulham Market does great food and Goodies Farm Shop is well worth a visit too. The short dog walk details included in the property notes by the owner was very useful.

    We all slept really well in the beds and unlike some properties, the sofas too were very comfortable. It's very quiet as it's surrounded by farm land, so you have to travel just a short distance to shop, but for us, this was heavenly. We will return.

Could not have been better Unfortunately we had some issues with Sykes Cottages. our original booking had to be cancelled due to Covid 19 and Sykes would not refund the whole amount . Later a sum of £54 was held over for a future booking although we had already booked another cottage . It took several phone calls and emails before this sum was refunded. Not very happy as this is our money and should have been refunded immediately

    The owners made sure we were comfortable and happy with everything the first evening we arrived. It's situation with a dog was excellent, quiet roads for the shorter 'comfort break' walks and Tyrrells' Wood a shortish walk or 3minutes in the car for those longer hour plus walks with, in our case an exuberant Working Cocker. The Barn was warm, spacious and well equipped, if I had to find fault I would say the kitchen knives were a bit blunt... that would be all.

    Ducksfoot Farm is in a lovely setting. The Barn itself combines the rustic of the setting with the contemporary interior design, giving a wow factor. The beds were so comfortable and clean, and every necessity for a self catering holiday had been provided. There are lots of recommendations of places to visit and eat, and the local pub in Pulham Market served great food in a nice atmosphere. A very pretty area. Norwich, Sandringham and Southwold are worth visits. The icing on the cake was the appearance of the mother duck with her twelve ducklings from the duck pond proudly marching around the garden!

  • "They let motorhomes/caravans park on the side we didn't have any but they have provided a garden table and chairs on the patio and if you where to sit out there you would be over looked ."

    if you had a dog/children they would be able to get out onto this area which also doubles as your carparking space. they have put roses/hedge and an arch but just needs a gate and a bit of fencing to make it secure. apart from that it was lovely and would probably go again

    We were just two with our dog who despite the weather managed to have a relaxing time and a chance to catch up with friends. We found a lovely warm reception for both us and the dog at The Swan in Coney Weston, where we enjoyed a nice meal and had a relaxing afternoon. If you want somewhere nice and near to walk your pooch then Tyrell’s wood is only 4 minutes away by car or if the weather is nice then local footpaths are within walking distance. For local produce you couldn’t go far wrong with Goodies which is not much further on from Tyrrel’s wood and has a nice selection of fresh, frozen homemade meals. There is also a butchers and if you want to enjoy a bit of lunch out then also a nice cafe. This was our second time to Ducksfoot Barn and I’m sure that it will not be our last visit there as we love it, especially the peace and quiet.

    Could have been 15/16th century with amazing old Timbers. Only child/dog proof fencing and gate to patio area would be our recommendation as it would have made for a more relaxing time with our dog. The property

This detached, well-equipped barn conversion is set over two floors and boasts a part-vaulted ceiling, beams and oak flooring.

The bright and spacious open plan living area offers a large fitted kitchen with French doors, which lead out to a courtyard garden, a dining area and a sitting area with two large sofas, including one that can be made into a sofa bed, and French doors leading out to another courtyard area with seating.
