  • "We found the property very disappointing and not up to the standard we have come to expect."

First impressions were ok but cleanliness was only superficial, the kitchen and mats in the lounge were very dirty. Surfaces around the property had not been checked for grease and dust. We found the beds to be uncomfortable and there was a problem with flies. The water temperature in the shower was difficult to control and the shower dirty. The garden was lovely and our dogs loved it but an outside light would be a good idea and a retractable washing line would be better than the existing washing line which my husband kept getting his head caught on along with the low lights on the landing and low beam going into the kitchen.

Blessed with glorious weather for September. Cottage well located for visitor attractions and the coast. Foundary Arms provides excellent food and within walking distance. Slight issue with hot water but promptly sorted with a telephone call with the owners. Would recommend this property.

  • "Amazing property."

Ideal location. Very quiet and peaceful. Not far from local shops and amenities and the pub down the road does some amazing meals. Especially the pizza's. Book in when you arrive as gets very busy. Cottage was well equipped and clean throughout although we could not find a potato masher when we did a roast. Made do with old fashion fork. Garden trainquil and secluded and was ideal for evening BBQ's.

  • "We were looking forward to this out first break in 3 years, however we only stayed 4 nights as we found the beds really uncomfortable, the mattresses are not good, on the 4 night of poor sleep my wife slept in a single bed hoping for a better night, however she ended up with around 8 flea bites down her leg, must be a result of dogs sleeping there and beds not being then cleaned correctly."

To add the TV signal constantly froze, the oven smelt and isn’t the best with the markings around the dial being worn away you just take pot luck when cooking, to cap it off we were just inundated with flies. We messaged the owner and the truth is they are not interested. We certainly won’t be going back.

Bedrooms were spacious; downstairs, the lounge and dining area were also very roomy. The kitchen was extremely well-equipped and spacious, and the garden space outside small but well tended, Decor and furnishings were of a high quality, with parking for 2 vehicles available. Altogether, a wonderful property, ideal for the larger family.

  • "We actually felt that the listing of the propertry didn't do it justice as it is beautifully fitted out in great taste and has so much space."

One thing that did puzzle us: no rack on the draining board, which made it very hard to dry dishes and cutlery if they weren't going to be put in the dishwasher.

  • "What a fantastic cottage."

This is our second time here and love the property. Such a wonderful location. Great local pub. The cottage is so well equipped that cooking for a family is made easy. The decor is superb with many wonderful pictures and gorgeous wooden artefacts. It is spacious and everyone has separate areas to choose to relax. Either in the lounge with the tv or a reading area. Or sat at the dining table completing jigsaw puzzles, eating and drinking. Bedrooms are comfortable. In addition a lovely welcome pack which include treats for the dog. Thank you.

  • "A delightful stay at Church Cottage."

Opening the door and stepping into Church Cottage was enough to know our week here was going to be perfect. The quality of the interiors with appropriate personal touches is lovely. The kitchen has excellent facilities with everything provided. A large fridge/freezer, washing machine and dishwasher are perfect additions. The cottage is extremely comfortable with plenty of relaxing seating around the beautiful feature log burner. The bedrooms are very comfortable and spacious with plenty of storage. The cottage garden is particularly attractive, so relaxing and quiet to sit outside surrounded by pretty planting with plenty of garden birds to spot. We especially enjoyed watching the resident bluetits making their home in the nesting box. The garden is extremely secure for a dog, which is perfect. The cottage is located on an extremely quiet lane in Northrepps within short car journeys of plenty of Norfolk's attractions. If you are looking for the perfect cottage to return to after visiting all of the places the beautiful Norfolk coastline has to offer, I would have no hesitation in recommending Church Cottage.

It is quirky and very nicely appointed. The village is very pretty and enjoyed the garden and views. A couple of very minor issues that the owners might want to know about, the shower in the en suit needs a new hose as it leeks rather badly round the top, and the pillows are a bit thin. However these minor issues did not spoil our stay.

The welcome pack was a lovely addition, and there were lots of books, games etc. provided. The local pub is a great bonus - good service and food. Although we arrived when the 'petrol crisis' struck, it did not spoil our holiday (we managed to fill up at Morrisons in Cromer). We visited Mundesley, Cromer, Norwich, Sheringham several times, went on the North Norfolk steam railway (highly recommended), Holt, Felbrigg Hall, and Cley marshes, where we saw Iolo Williams from Springwatch - if it is good enough for him, it is definitely good enough for us. Thanks to the owners and to Sykes, for a wonderful holiday.

The garden, although small, was safe and fine for the grandchildren to play in. Everything about the cottage was well appointed and thought out. The Welcome Pack was a very nice surprise, and helped us get over an exceptionally long drive there, due to excessive traffic. As there were no local shops in the village, we shopped at the larger Co-op in Cromer, which took very little time to get there through the country lanes avoiding the traffic in Cromer. We all enjoyed a very relaxing holiday.

The added homely extras made it even better - the box filled with games was a big hit with our daughter! Loved the big armchairs in the snug, so comfortable. The only suggestion I would make is to cut back the bushes next to the driveway, we found it quite difficult to park in there with enough space to get in and out easily.

The welcome pack was very welcome after a tedious 7 hour drive (should have been 4.5 hrs!); especially the red wine! We did consider booking for our break in October, unfortunately Church Cottage is not available, next year perhaps. We only heard the church bell ringers once during our fortnight, shame, they were very good; much better than our local campanologists! Having looked through the comments book at the cottage it became very clear that many of the visitors were repeat guests, what better recommendation can you have; we hope to become returnees too! A very relaxing peaceful break, plenty to do and see and an undersold garden!

So quiet, just the birds. Very attractive spacious easy to live in accommodation. Very homely & all mod cons. Easy to use appliances. Very comfortable bedrooms. Sykes has not disappointed us after a few lovely holidays, no reservation about recommending them. Easy access to N. T Properties & wildlife reserves & coast. (Only negative was using bath tap. Due to shower screen virtually impossible to reach/manage taps without getting in bath. Which made adjusting temperature very awkward).
