    Situated in a great location to explore Norfolk. Warm, clean, and very comfortable accommodation, with a luxurious shower room. Lovely and fully enclosed patio garden. The pub in front of the accommodation is very friendly and offers the perfect place to unwind after a busy day. Trevor and Lesley are welcoming owners. We will return.

    We enjoyed our stay the studio had everything we needed and bed was really comfortable. The pub is cosy with a great atmosphere the locals were chatty and made us feel welcome. There is no noise from the pub it is great location for the local attractions even used local bus to go to Kings Lynn. Hope to go back in the future when we return to England once again thanks for a wonderful stay.

    Spotlessly clean, well equipped and with a very pretty enclosed garden. This is an excellent location as a base from which to explore Sandringham and the North Norfolk coastline. The pub next door is a great place to relax after a busy day. We will return.

  • "What a charming property."

    The cottage was delightful - well maintained and we couldn't fault Lesley at all! Kitchen, compact and every utensil we needed. equipment so up to date. The wet room was brilliant. The shower was easy to use. We only used the heating once but it was also easy to understand. Oh! and the courtyard garden. So peaceful and how I enjoyed sitting and reading. Behind a pub - but it was never noisy - even though the Union Jack pub was very popular with locals and holidaymakers. Willl we return - you bet! Milo the dog was so happy there!

    The cottage was very comfortable and central to a lot of attractions. The walks right from the door were good and very much appreciated by our dog. Trevor and Leslie were so helpful and kind, nothing was too much trouble. The cottage was well equipped and comfortable, very clean.   • "Very well appointed property; equipped and maintained to a high level."

    We had some doubts about the place when we first booked due to possible noise with its proximity to the pub but that turned out to be the making of the place - the locals made us and our dog welcome from the first night we went in for a drink and that friendlyness was present right through our stay. As far as noise was concerned we could have been next to the Church! Lesley and Trevor are clearly seasoned hosts; they successfully navigate the fine line between being helpful and caring hosts whilst remaining unobtrusive. Not easy when you're next door. A thoughougly enjoyable experience and one that we can genuinely recommend.

  • "Jack's Corner is a beautifully presented property and contains everything you could possibly need."

    The lovely courtyard was private, peaceful and secure for our dog. The owners, Trevor and Lesley, were very welcoming as were the local people we met during our stay. Some thoughtful little extras were provided such as wine, biscuits, milk, bottled water and treats for the dog. Only a few miles from Sandringham and not far from the coast we found this property ideally located and would thoroughly recommend it.

  • "Tiny little cottage , crammed with all sorts of cheap brick a brack on every surface."

    No room for our own personal possessions. The kitchen was unusable. Dirty and old cooking utensils, they should be thrown away. Nine dirty and old dusty cushions. A dyson vacuum with dirt from goodness knows how many times used. The only windows are at the front. Kitchen is dark, has no windows. I have dust allergies, every day in this cottage triggered them This place needs to. Pare back on the cheap tat. Don’t put cooking items and dog dishes in same cupboard disgusting………we didn’t last the week left early. Couldn’t wait to get out

  • "Jacks Corner in Roydon is an ideal place to stay for convenience to visit many places in North Norfolk ."

    My wife and I with our small dog "Buddy" have just spent a very comfortable week there . Lesley and Trevor who also run the pub that Jacks Corner is behind are lovely people and very friendly. Jacks Corner is very comfortable and has all the facilities that anyone would need . There is an ideal parking area off the road just the other side of the fence of Jacks Corner and the fence makes it safe to let your dog , if you take one, to roam on its own.We would certainly have no hesitation in booking there again. Also, although it is situated behind the "Union Jack" pub , there is no noise from the pub.

    The cottage is in a ideal spot in a great little village very handy for the north norfolk coast and some great country walks right on the doorstep. Lesley and trevor are the perfect hosts nothing was to much trouble and their pub is a great place to kick back and relax with a pint in the company of very friendly and sociable neighbours.     Dog bowls and treats were also a brillant touch and bottle of wine also! Perfect location and very quiet we used garden to sit out with our meal most evenings, dispite being next to the pub we heard no noise at all. We did spend two evenings in the pub also which was very welcoming and its a proper rural pub! Owners Lesley and Trevor are a lovely couple and were so welcoming and looked after us. Highly recommended would defiantly stay again!

    The hosts are so welcoming and left wine, milk and other goodies out for our arrival, and even provided treats, bowls and a towel for our dog! We loved everything about it; the decor, the safe, enclosed garden, the privacy, peace and quiet was wonderful. Even though it is a small cottage, there is plenty of room for a couple and the kitchen is very well equipped. The shower room was wonderful too with soft fluffy towels provided for us. There is so much to see around this area and the beaches are amazing! We would definitely book here again and highly recommend it for couples & their pets.

    The studio is fitted out to a high standard and the garden was great for our little dog. It is totally secure and very pretty. a Real sun trap. There was absolutely no noise from the pub and we were made very welcome by Trevor and Lesley. There are lots of dog walks in the area. The best beach we found was Old Hunstanton which is a dog friendly beach and is very large. Sheringham is also a great place to visit. I was amazed at how many dog friendly places we found all over the area. If you need petrol or a supermarket then Asda is only a couple of miles away on the King's Lynn road and King's Lynn has all the shops you could ever want.

    Despite being situated behind the Union Jack pub, we had a relaxing and peaceful stay, with no noise or disruptions. The village of Roydon is attractive, with plenty of walks for our Bassett Hound and the local people are very friendly. Trevor and Leslie made us welcome and we would also recommend tasting the ales at the Union Jack!

    The pub does not do food but there are places nearby. The owners are very helpful and if you have any questions or needs they will assist you. We were made to feel extremely welcome. It is an ideal base to visit North Norfolk. Around 1 hour 30 to the Broads. Possibly the best holiday we have had in the 7 years of using Sykes

    Also very secluded and secure for dogs. The owners Trevor and Lesley made us very welcome and were happy to help with any local information, places to visit or places to eat etc. This was our second visit and was as enjoyable as the first. Being behind the Union Jack pub was very convenient, it was a lovely old country pub,everyone very friendly and dogs were welcome too. Didn't hear any noise from there at closing time either. Hope to visit again in the future.

    Very quiet ( no noise from any traffic or from the pub ). Whilst the cottage is relatively small there was ample space, good heating ( I was there in November ) and it is well appointed. My only slightly negative comment is that the seating is a little ‘firm ‘ after sitting for a while. Certainly no big problem. Roydon village is well located for King’s Lynn and the Norfolk coast. I was there for a week of cycling. An ideal place for access to the seaside villages and the quiet country lanes.

KING'S LYNN

Sandringham 9 miles; Snettisham 13.4 miles; Hunstanton 17 miles.

King's Lynn is a historic, medieval port dating back to the 12th century, situated on the River Great Ouse. A treasure trove for history lovers, the town boasts grand merchant houses, art galleries and museums, and the Custom House, built by Henry Bell in 1683, which is a Grade I listed building. The town retains its original winding streets and alleys, and boasts good shopping facilities, with a combination of national retailers and specialist shops, along with a selection of pubs and restaurants. Much of the surrounding Norfolk countryside is a designated Area of Outstanding Natural Beauty, with the West Norfolk coastline within easy driving distance. Hunstanton, in particular, is renowned for its sunsets and lovely beaches. Boat trips are available from several points along the coast, while the Norfolk Coast Cycleway runs from King's Lynn to Cromer.
