  • "Well-presented property in a very good location."

    However, the private road giving access is in need of attention by the various property owners. Inside, the property is well fitted-out and had been modernised to a good standard. Rooms are a reasonable size and the conservatory + ground floor wetroom/WC useful additions. Good range of appliances provided but kitchen oven in need of a good clean! Grandfather clock in living room not in keeping with otherwise contemporary appearance of the property but we assume is a family heirloom. TV a bit antiquated and could do with replacement but in summary, a very good holiday let which we are pleased to recommend and would be happy to return to.

    Hi Lloyd, Thank you for your positive comments and feedback which is always welcome. Regarding our road, I wish we could have it repaired. Unfortunately most of the houses Tyddyn Adi are leasehold and despite various attempts the freeholder has always refused! You're right! the Grandfather clock is a family heirloom. One day I hope to have it repaired and restored as its tick tock reminds me of my childhood days spent on the family farm in Garndolbenmaen! Kind Regards, David Property Owner

    It has a stunning view of the Welsh countryside at the rear of the property and is in a quiet location, close to the beach. It had everything from comfy beds and bedding, 2 x showers and toilets, washing machine, clothes line, dishwasher and garden furniture. It is a very comfy, modern and well cared for property. I would definitely recommend staying here and will definitely be returning. Wonderful holiday, didn’t want to come home.

  • "It was a lovely house in a great location."

    Not providing towels was something we, thankfully, noticed last minute before we left home. This is the first time we haven’t had towels on a Sykes break. The cleanliness seems to be down to the last guests!! The welcome brochure states very clearly that if you don’t leave it clean you’ll be charged £12:50 per hour!! We’ve never left a property dirty but the stress of hoovering, cleaning bathrooms, mopping floors etc is not something you expect when you’ve paid to go away?! We could certainly tell that it doesn’t get a thorough clean between guests as when things were moved there was a lot of grime underneath! We definitely left it in a cleaner state than when we arrived! If the neighbours come to their holiday home it will be noisy-thankfully they only arrived for the last night. The washing machine was a great bonus and the shower is amazing! The bunk beds are not comfortable for an adult as you can feel the springs and the two seats in the lounge give you a bad back as they are so laid back. Visitors should definitely walk up to the Black Rock Beach Club on Beach Road as it’s just reopened after a major refurb and is a great spot for a drink or food in the sun. The owner was great on the phone we just feel that the housekeeper lets the property down. She’s not a warm lady and is very happy to moan about the neighbours and previous guests! You very much get the impression that she doesn’t like these houses being second holiday homes!!

  • "Welcomed very kindly by the housekeeper."

    Did require the top bunk to be made up as she wasn’t sure what rooms we would need and to be honest our kids went between sharing the bunk bed room to one being in the double bed so we did need all the beds to be made. The house was a nice size for the four of us plus the dog! Garden was decent and if the weather had been nice we would have used it more. The walk to the beach was easy through the Haven site and we could access all Haven facilities like the Costa, fish and chip take away, restaurant etc. The beach took about ten minutes to walk to but mainly because the kids slowed us down. Once down there though it was stunning, beautiful sand and the dog/kids got a good run even on bad weather days. Just beware that cars are allowed on the beach and they like to drive a bit stupidly! I’d definitely stay at the house again, it was comfortable and convenient. Only issue was cleaning needed to be a bit more on point. When we left it was spotless.

    The rooms are clean and fresh, the furniture is good quality, and the bathrooms & kitchen look to have been very recently updated. If the forecast is really warm, you may want to take a fan for the bedrooms, as the bedrooms get very hot. I would have no hesitation in recommending 10 Tyddin Adi.

  • "A well equipped property."

    A clock on the wall in the living room would be a plus. The upstairs bathroom/shower is excellent. While we stayed here the 1st day was hot and had the weather stayed the same we would of had to buy a fan or two for the house so maybe a couple of fans left in the garage to use in those cases. Enjoyed our weeks stay, relaxing and quiet.

    It is spotless, in a well-appointed location and a lovely "space". The conservatory is lovely in the morning and late afternoon rather than using the lounge during the day. The beach is an easy walk away and Porthmadog is full of quirky and independent shops. I am sure that we will return for another holiday to Tyddyn Adi

    Very Comfortable beds and plenty of wardrobe space. The location of the cottage is perfect for a base to explore Snowdonia. The walks from the cottage were excellent for our dog and it’s 10 mins walk to the beach. Theres a lovely view from the garden and conservatory looking at the hills and the garden was very secure for our dog. Judith the housekeeper is on hand if you need anything. I’m booking again and can’t wait to go back!!

  • "Just returned from a pleasant few days staying in this property (two couples)."

    We were very comfortable, the cottage is well equipped, very clean, and in a great location for exploring the area. Judith, the housekeeper, came over as soon as we arrived to make sure we knew about everything we needed to. She lives just around the corner so is on hand should there be any problems. If I could think of anything to improve what is already a well equipped house, it would be a couple more mirrors (preferably near a socket for hair drying) especially in the smaller double bedroom. Would definitely have no hesitation in recommending this cottage.

    The house is comfortable and has all the necessary things with the exception of towels. The owner was completely open about the lack of towels when I called to arrange for key collection (and the reason which is that so many people had lost them on the beach and those that did come back were full of sand!) but not even having so much as a hand towel in the downstairs loo does make the packing a bit more burdensome. Other than that it was an excellent experience.

    The location of the cottage was perfect for exploring the area and the cottage was present to a very high standard with beautiful furnishings. The personal touch of flowers , scented soap and milk in the fridge was greatly appreciated. The owner and housekeeper were both very pleasant and I would definitely recommend as a place to stay.   • "The house was nice ,forget the local pub the Llanaber Arms i have never been in such a filthy broken down place, its minging !"

    !! . The garden at the house is just a square of grass which needed a cut and had mole humps on it.The fence around the garden was about 6 foot which meant the if you sat on the dilapidated picnic bench you had no view,the actual scenic view was from the front door not the garden we had a pleasant week and walking the dog through the Haven nature reserve onto Black Rock every morning was lovely .

    Suggest most strongly that owner installs an Internet link with wi-fi. Some furniture would benefit from updating but is still of an acceptable standard. Other aspects all good

  • "We wer all very happy with our holiday and the property."

    The only drawback really was the seating in the lounge. The settee was rather low and had a deep seat ( front to back). this made rising from it very difficult for myself in particular. It could be awkward for some people. BUT having said that, as far as we were concerned it was the only fly in the ointment. Lovely , light, clean, and quiet property. The caretaker,Judeth, met us and let us in and made sure we were aware of how important recycling was and showed us the controls for heating, shower etc.
