"Comfort wasn’t great - the heat pump wasn’t able to deliver heat when and where we needed it, eg chilly upstairs when youngest children bathing."
Secondary heat provided by the wood burner a necessity in the evenings. It’s possible we suffered from the changing of the clocks and chilly weather during our stay though.
Dining for all 10 of us presented problems which we did find ways around, but couldn’t understand why the dining room didn’t have the largest table in it, rather than the kitchen.
Double bed in the top floor bedroom was reported as very uncomfortable.

"A perfect house for a large group/extended family."
It was spotlessly clean and the facilities and equipment provided excellent. We had a young child and two toddlers with us and it was easy to baby-proof the downstairs rooms. The furniture, accessories and equipment was all good quality and practical - we were not worried that they would hurt themselves or break something.
The hot tub was great, set alongside a small courtyard which was lovely for summer evenings.
Ursula was a fabulous host. She made contact prior to our stay to give the opportunity to check any arrangements and also to offer suggestions for places to visit. She left us a much appreciated welcome pack, including a lovely chocolate cake.
Parking is on the road, but we didn’t have any problems parking both our vehicles outside the house.
I would highly recommend 11 Highfield and hope to holiday there again.

Spotlessly clean. Comfortable beds. Lovely Easter decorations was a nice touch. Enjoyed the hot tub which was checked every day. The homemade cake, Prosecco and crisps was enjoyed. Owner helpful. Kitchen well equipped with plenty of crockery and glasses. Always managed to park our three cars either outside the house or very close. Would recommend.

This property is the best we’ve ever been in by far. The house is huge and though we didn’t fill it it would very very comfortably fit 10.
The service before, during and after our stay could only be described as spectacular. 1st class in every single way.
Though the photos of the property are good they absolutely don’t show how beautiful this accommodation actually is!!

It was clean, beautifully decorated and very well equipped with lots of thoughtful extra touches, as well as a cake, crisps & fizz to welcome our arrival. We were there for Christmas week and there were lovely decorations, including a fantastic tree.
The property owner contacted us beforehand in case we wanted any additional items for Christmas, and to offer local restaurant suggestions, which was very helpful.

Myself, my husband 3 kids absolutely loved our stay at Highfield. It exceeded our expectations and the standard off cleanliness and decor was fantastic! We had a very yummy Victoria sponge ,crisps and prosecco awaiting us on arrival too. The hot tub made it even more special. Great location, 5 minute drive to seafront and Peasholm Park. Owner was very helpful with any queries we had. We had a great time on our holiday, thank you. Definitely be back!

"The house was spotless, very high specification, hosts very attentive and helpful but not intrusive."
A very welcome surprise was the homemade cake for our stay, this was delicious. The hosts had thought of everything including luxurious towels and spa slippers for after the hot tub. My husband liked it that much if it had been up for sale we would have put an offer in. This was a thoroughly enjoyable weeks holiday and we would highly recommend it.

The house is beautifully furnished with everything imaginable to make yourself at home. Kitchen is lovely and very well equipped. House was immaculately cleaned. Netflix was set up on both TVs and plenty of towels provided. Hot tub was much appreciated. Lovely homemade cake was a perfect finishing touch to welcome us.
Great location within walking distance of town and beach.

"11 Highfield is a lovely house, with gorgeous decorated rooms, underfloor heating down stairs and a lovely kitchen."
The hot tub outside made our stay even more worth while. When we arrived, we were left 2 packs of crisps, a bottle of prosecco and a victoria sponge cake, which was so delicious and made the house very welcoming. There was a vast selection of DVDs, books and games as well! We did meet the lady who owns the house and she was very nice and chatty. Close to Scarborough seafront and close the Peasholm park. Great Location, although on road parking was difficult with us having 4 cars! A neighbour did try to help though. There was also daily cleaning of the Hot Tub. Check out wasnt until 10am, however the lady who owns the property did come round about 9:30/40am, which made us all rush at the last minute, however she was a lovely lady and chatted to us all. One thing that we felt could of made the property even better is having a downstairs toilet, appreciate there are alot of bathrooms/toilets upstairs but would be handy having one downstairs.
Great stay all round and would highly recommend!

"The description of the room layout and bathroom facilities could have been clearer."
It made it a little difficult for our plans, as there was an inter-connecting room which was not clearly specified. However, the accommodation was spotless and the hosts were super friendly and easy to deal with. They helped with all our concerns and we could see all the little extra things they did to make the house a warm place to stay.

"An absolute gorgeous property, done to a very high standard, spotlessly clean and very well equipped, we really couldn’t fault a thing."
We received a very warm welcome from the owner with a homemade cake, bottle of prosecco and crisp. 10 of us stayed at the house, 6 adults and 4 children, there was plenty room for everyone, the kids loved the games room and Netflix. The hot tub was brilliant, the kids loved it, they were in it morning and night. The house is about a 10 minute walk from the beach and town centre, there is a londis at the bottom of the street and the nearest supermarket is a 5 minute walk. There is a local family pub just a few streets away which serves decent food and has friendly staff and good service. The property is a great location for Flamingo land, Whitby, Robin hoods bay, Filey, Castle Howard and Scarborough is a great place to explore. We all would highly recommend staying here.

Always a bit nervous before arriving when you have chosen the property, but needn’t have been."
The house is beautifully decorated & spotlessly clean. The kitchen is very well equipped with easy to use appliances. So nice to have more than ample crockery, so often lacking in large rentals.
The owner contacted us before arriving asking if we had any questions or needed any advice on booking anything that she could help you with.
Her recommendations were very good, in particular a bistro called The Green Room for Sunday lunch.
Lovely welcome pack, prossecco, cake & crisps.
So cake & cuppa on arrival, followed by prossecco in hot tub. ..extra towels, plastic glasses & even disposable flip flops provided... perfect.
The outside area has plenty of seating without feeling cluttered & pretty fairy lights.
A very enjoyable weekend celebrating 3 of our 60th birthdays.

Kitchen is perfect for social gatherings, comfortable beds/lounge etc. Hot tub is lovely and everything is taken care of as the owner provides towels and outdoor slippers. Loads of nice touches from the owner on arrival. The place looked just as good, if not better, than the images online and was perfect for a gathering of friends and family. Took a trip out to Robin Hood’s Bay one day and walked down to the beach the next. The house is ideally located for both and I would definitely recommend these activities for anyone coming to stay. The adults loved relaxing the hot tub as well! Owner even posted down a toy that got left behind. Thoroughly recommend!

I don't think the pictures on the site do it justice, it was perfect for us and so so beautiful. 20 minute walk to the beach, shopat the end of the road, takeaway close by, pub round the corner.
The owners were so helpful and attentive. Nothing was too much.
A great weekend away with great people and we couldn't have wished for a better place to stay.

"The most beautiful accommodation I have ever rented!"
We had an amazing time in this huge, luxury house less than a mile from the beautiful Scarborough coast. The pictures really don't do this place justice! It is huge, it has everything you could ever need and more! Towels for showers, towels for hot tubs, a kitchen kitted out for a king. The owner even left us crisps, milk and a cake for our arrival. I really can't express how amazing this house was. We would love to come back again! Thank you so much!

We came last weekend for 3 nights to celebrate my mums 70th."
There was 9 of us and we all had a fab time.
We arrived to a bottle of prosecco, a lovely sponge cake, sweets and crisps.
The cottage is fantastic, and the hot tub is definitely and added extra. Ursula was a great help, we asked for a couple of Menus for a takeaway and nothing was too much trouble.
We would definitely go back.

It certainly lived up to the photographs and description. Really handy for Scarborough town centre and seafront (some really nice cafes and restaurants - just need to check the reviews. Also handy for lots of other attractions: Whitby, Robin Hoods Bay etc.
The property owners really looked after us. The kids even got stockings with their names on them and the christmas decorations were lovely.
Couldn't have asked for any more.
Definitely would highly recommend it.

10 of us stayed here and the Space and facilities were excellent.
We stayed in the Run Up to Christmas and The owners made sure from the moment we opened the door we would enjoy our stay.
Little Touches that made all the difference for us - Beautifully Decorated for Christmas with Tree and Garlands with Lights, an Advent Calendar with Chocolates for Everyone, A beautifully Baked Sponge Cake big enough for us all along side a Bottle of Fizz for the Ladies and Milk in the fridge for a coffee on arrival

Kitchen Facilities were outstanding Plenty of Cups Glasses Cutlery Plates and Bowls (Not Just for 10) - All the Cooking Facilities were great - Even down to the number of Oven Trays Pots Pans Serving Dishes ect - We had quite a dinner Party - All made easier with a great big dishwasher and washing machine.
All Bedrooms and Bathrooms were decorated to a High Standard and All were Spotlessly Clean
HOT TUB was Great.
NO Negatives are worth Mentioning

The hot tub was great, with towels and clippers provided like a boutique hotel! The owner has thought of everything. You don't need to take towels, toys, games, playing cards, washing up liquid, cling film, salt and pepper, food bags etc, as it is all provided. Really special house, we had a fantastic weekend.
