    Lovely walks to RHB & Ravenscar and Boggle hole YHA bar meant we hardly used the car. Our grandchildren loved the rock pools along the beach, fossil hunting and the lovely sandy beach at low tide.

  • "We really enjoyed our stay."

    The house and garden are much nicer than the pictures! We were only 2 but could see that there was ample room for various family combinations. Our only moan inside the house was that the tv in the living room was rather high up the wall… mantlepeice level would be better. Apart from there was everything we needed and everything was comfortable. A big plus were the amazing views from every window! Outside also amazing views and peace and quiet, birdsong, lambs baaing and the occasional tractor noise… Good outside tables and plenty of room for games in the garden plus nice tennis court which did have some racquets and balls in a box court side. It is quite isolated but we had a Sainsbury’s delivery at the beginning of the week which solved that problem. Waking to Boggle Hole and Robin Hoods Bay was easy (if hilly, steep hilly) We are 82 and 75. The local beaches are good for rock pools etc but watch the tides. I was brought up near Sandbanks in Dorset so long sandy beaches totally different from the North Yorkshire ones. There are a few properties on the site but they are so arranged that each have their own privacy. We would thoroughly recommend this property.

    Also, supplies of consumables were very generous. It will be at its best in the summer when the garden can be used fully but it was cosy and comfortable in October.

    The Farmhouse is a fabulous property set in a beautiful, quiet location with stunning views across the countryside and sea. Warm, inviting with lots of space for the larger family, furnished to a high standard with great attention to detail, everything you need was provided, great garden, plenty of parking. Enjoyed the beach a few minutes walk away and over the cliffs to Robin Hoods Bay then back along the beach at low tide. My small grandchildren loved the rock pools. We had a fantastic week would highly recommend. Thank you.

  • "The Farmhouse is a lovely place to stay."

    It is spacious and we 6 were able to be ourselves and hide away if we wanted to. There was nothing in the way of utensils or other domestic requirements for which the house was wanting. A few things did however take the edge of our unreserved satisfaction: 1) No non slip mats for baths or showers, 2) The small bedroom door (1st floor) would not close properly, 3) The use of modern curtain poles in the bedrooms meant that the super thick curtains did not work against the rising sun which poured in through the large gaps around the curtains - we didn't get as much sleep as we would have liked, 4) A door is required between the master bedroom and the closet which has no curtain - again a problem of light in the morning. Sort these out and we would love to go back even though it is 3 miles to the main road!!

    Thank you for your feedback and we are sorry you had some issues with the house 1. The single room door has been repaired 2. We do not supply non slip mats for the bathroom floors and have never had a problem with this ourselves or a comment from any other visitors. The bathroom in the attic is non slip flooring and the other bathrooms have grouted tiles on the floor and normal bath mats are provided. We will bear in mind your comment and monitor this. 3. A black out blind has already been purchased for the window in the dressing room. A door would be a poor solution as it would get in the way of movement through from the bedroom area. The blind will be fixed directly against the window so will solve the problem. 4. The house is a farmhouse so traditional curtain poles lend themselves to the decor. The bedroom with the fabulous pure silk interlined blackout curtains already has additional blinds at the window and if drawn correctly the sun is not a problem in this room. I am sorry you found this an issue. If total darkness is required at all times to sleep I would suggest an eye mask as a good option. We do hope you appreciated the fantastic views from this bedroom in particular as it is dual aspect. The details stipulate exactly where the house lies; it is on a farm near the sea. The beauty of the area is its relative remoteness from the main roads. Property Owner

  • "The Farmhouse was precisely what was advertised as we had hoped."

    It was clean, spacious, the garden was large, and the views spectacular. The house was full of character, quiet and was well equipped to make our stay comfortable. It was also well sited near to the sandy beach, but with enough rocks for exploring and crabbing, and from where lots of lovely walks/cycling could be undertaken. The lovely seaside town of Robin Hoods Bay was also easily accessible by walking along the beach a short distance (allowing for the tide times). But even then, a nice path was in place across the cliffs overlooking the bay. Suffice to say that my family and I bought back many nice memories of our week there.

  • "This is an amazing property."

    Lots of beds and bathrooms and the whole place is so comfortable and warm. The table in the kitchen was wonderful and we enjoyed our meals there. The location is perfect. We walked down to the beach every day. Sometimes we walked along to Robin Hoods Bay and once to see seals at Ravenscar- breathtaking. We paddled and rockpooled and played in the sand. The car didn’t get used once in the week. Fossil hunting was also a daily pastime. An amazing house to do all this from.

    So warm. So well equipped. An abundance of towels. The little things that make such a difference. Loads of loo roll. Cooking oil. Tea and proper coffee. Separate freezer. Washing powder and dishwasher tablets. Every guest was pulling back the bedding to find out where they could buy the mattresses. Already looking to book again.

  • "We have been here before and normally go down to the beach and use the Cafe and toilets at the YHA rather than walking into RHBay or back up the hill to the cottage."

    However due to a landslip the YHA is closed until June at the earliest we were told. Not a major problem but something people should be aware of.

    It was a brilliant house for a family holiday, everyone loved it from the grandparents down to the grandchildren. The garden was amazing. Bring back the chickens and it would be perfect. Made use of the tennis court too, a nice extra feature.

  • "We booked this holiday for a family get together for our Golden Wedding Anniversary having searched for a property that would appeal to three generations and we were not disappointed."

    The house was very well furnished and extremely comfortable. The lovely garden was a real plus for the children to run around and play in while we relaxed ourselves outside and enjoyed the lovely weather, taking advantage also of the gas barbecue for a great family afternoon dining in the garden. We chose to eat in for some of our stay making use of the fully equipped kitchen and the family dining room which seated our party of eleven easily. The whole area is outstandingly beautiful, from the farmhouse you can walk down to the beach at Boggle Hole. Robin Hood Bay is a short car ride away and well worth a visit. We would certainly love to revisit the property in the future with family or with friends as it had everything you could possibly want for a comfortable and relaxing holiday providing a brilliant base for visiting the beautiful surrounding areas.

  • "A fabulous old farm house full of character but bang up to date with good extremely well appointed kitchen c/w induction hob and utensils for every occasion."

    We stayed here with 6 adults and 4 children and the 6 lovely bedrooms suited our needs. The winding drive down from the main road is worth it and to have the sea only 5 minutes walk away is another feature. There are fine views out of every window and the garden was ideal for us. We would recommend this Farmhouse to everybody.

    The farmhouse was exactly as described, and was an ideal central location for all the places we wanted to visit on our annual family holiday. If we ever want to return to the area we will certainly bear this property, and Sykes Cottages in mind. The key pick-up info, and other points of interest, and suggested places to eat etc, supplied by the owner were excellent.

  • "The Farmhouse exceeded our expectations, everyone loved their bedrooms, the living room , kitchen and dining room were all spacious and comfortable so we could all get together to eat , chat or play games etc."

    The gardens really have the wow factor, everywhere you look there is a view to die for , the grandkids loved the swings and slide , there’s a lovely table and chairs to accommodate everyone to sit outside on a nice day and we took advantage of the gas bbq which was a real bonus. The house is in a great position to visit so many places of interest or if you want total relaxation then I could think of nothing better than just staying in with a good book. One tip I will say is if there is a clear night then have a look at the stars with minimal light deprivation it really is a sight to behold ! Finally I booked this holiday for the full family to get together we all created some really good memories and they have all expressed a wish to do it again, I will have no hesitation in recommending the Farmhouse as a wonderful place to stay.

  • "The Farmhouse met all our needs."

    The garden space was fabulous, as was the view. Inside the layout was so good that our 3 year old grandson didn't want to leave. The kitchen had plenty of glassware,crockery etc. - even toddler plates and cutlery. The only slight annoyance was the oven, where two of the knobs were loose, making it difficult to be certain of the temperature. (There was a note saying that the parts had been ordered.) That detail aside, we had a fantastic stay and would definitely return.

  • "Our stay at the farmhouse was lovely."

    The house far exceeded expectation-the photos really don't do it enough justice. It was way bigger than we imagined and had everything we needed for our stay. The owners were accommodating and friendly (and even brought us more dishwasher tabs when we ran out!!) It's in a fabulous location and our whole family thoroughly enjoyed the weekend. We would definitely recommend staying here and are considering rebooking ourselves.

The property

Robin Hood's Bay 3 miles.

This fabulous and traditional Yorkshire farmhouse is nestled in an idyllic and tranquil location at Boggle Hole, just along the beach from the historic fishing village of Robin Hood's Bay.

Situated on a small complex at South House Farm, the property is set in private, south-facing gardens with panoramic views towards Robin Hood’s Bay and Ravenscar, with just a five minute walk down the hill to the delightful sandy cove of Boggle Hole.

With characterful, spacious rooms, there is a stone-flagged entrance, with a handy boot room, utility and cloakroom leading off.

The well-equipped country kitchen has a large electric traditional style range cooker with induction hob ideal for cooking for large family groups and a central solid beech dining table, where you can sit and chat whilst preparing meals.

There is a large separate hall with solid oak dining table which seats 8 people in high-backed stylish fabric chairs.

The elegant and bright sitting room with its beautiful views leads from the dining hall.

Here the ample comfortable seating surrounds a replica cast-iron real effect electric stove.

A French door leads from the sitting room onto the private terrace and gardens.

On the first floor there are four spacious bedrooms, with a charming super king-size room benefiting from an en-suite shower room and dressing room, while the single room is a child's delight.

The modern family bathroom offers a double basin, shower and a gorgeous free-standing bath.

Most of the bedrooms have superb views over the sea and stretching along the coastline.

The second floor has a beamed open plan area, which is ideal for a family group, with the double bedroom adjoining a twin room, with an en-suite bathroom leading from the double room.

Outside, the beautiful garden provides a peaceful haven, plus wooded valleys and streams lie in the surrounding farmland with an abundance of wildlife to enjoy, including roe deer and nesting birds.

The beach at Boggle Hole is renowned for fossil hunting and rock pooling and historically this cove was where smugglers landed their contraband.

The beach stretches from the ancient fishing village of Robin Hood's Bay to the spectacular cliffs of Ravenscar.

Explore the pretty cobbled alleyways and enjoy a coffee or cream tea in one of the traditional tea rooms in Robin Hood's Bay.

A few miles drive brings you to Whitby, with a tangle of narrow streets, a cobbled market place and the ruins of St. Hilda's Abbey.
