  • "We have stayed at this property on two occasions and are happy with the location and the property has everything you need."

Just a couple of issues, one being the shower in the main bathroom has very poor pressure and is almost unusable, this has got worse since our first visit. Also none of the toilet roll holders are secure they twist around and will not hold the loo roll in place it just falls off. Again the same on both visits. If these were put right the property would be perfect.

  • "We had an absolutely gorgeous stay here!"

The house is so warm, cosy and well decorated. It was our first holiday with our ten week old and we couldn’t have felt more comfortable. Beadnell has a special place in my heart and we had the best week here in this extremely well located house. Excellent facilities - kitchen is very well equipped. Beds were super comfortable and the estate is so quiet. Loved the view on to the pond and to be honest we’re a bit depressed coming home!! Couple of really minor things - kettle needs replacing as it was really dirty which was a bit of a nightmare with a baby for bottles, ended up boiling water on the stove. Toilet roll holders, curtain holders in main bedroom need tightening as they were hanging by a thread. Expected to strip beds which I feel is not a guest’s job when on holiday. Really minor things though and overall an absolutely fantastic stay in a wonderful home!

  • "Fantastic location, house has a lovely layout, comfortable beds, soft white towels, nice bed linen."

The reason I have said 4 star is because showers are tiny, bath is tiny, however hot water supply is amazing. Sinks in downstairs toilet and en-suite are so small making it hard to wash your face, downstairs sink plug wasn’t working, stuck in making it hard for water to drain away . Good facilities in the kitchen. Clean fridge, however freezer still had food in from the previous let. Table placemats dirty / stained on our arrival so we had to wash these before we started, there were chocolate wrappers in draws, under the table there was food debris, crusts from bread etc. we moved the table to clear these away, we didn’t expect to be cleaning the property on our arrival. inside was lovely and quiet, outside the noise from the building site across the way was everyday from 8. The day the grass cutter came it took the whole day to cut the whole estate so another day of added noise . It did look lovely after being cut though. Blinds in the home, only half worked ( were able to be pulled up) as the mechanisms were broke. A shame because they are a lovey heavy duty blind. Overall we enjoyed our stay, dog friendly, excellent location, lots of wildlife to watch.

  • "The house is super but not clean, in fact grubby."

There are only three old chairs to use outside. Some nice garden furniture would be more appropriate. King size beds would be more comfortable than double beds. No mattress or pillow protectors on one bed. Expected to strip own beds on departure. Not worth the money paid. Needs to be updated.

  • "Stunning house in fab location."

We have been before and it didn’t disappoint. Only improvements could be to replace the bed in the main bedroom. The base is broken and was so noisy on our first night we had to turn the base around which improved it slightly. Think it would be better to have a king size bed in there too if replacing. Also no mattress protector on downstairs third bedroom which felt a bit unhygienic. We have booked for next year though so hopefully bed problems will be sorted by then. The landing restaurant which has recently opened was amazing and so handy, also the craster arms and many more in Bamburgh, Craster and Amble to name a few. Guests should note that there is building work going on behind the house but the noise is minimal and only during the week.

  • "A beautiful home we loved it."

If there are 6 of you be aware that the ground floor bedroom only has two bedside cabinets no wardrobe or chest of drawers. Otherwise no negatives at all. We think it is the best situated of all the houses as it backs on to the reed pond with an abundance of birds to watch. We also saw fleetingly the deer one evening about 8pm. Two minute walk to the beach and the new cafe/bar. The footpath at the side of the caravan site has now re-opened which makes for quicker and more pleasant walk to the village and pub/cafes. A new cafe has opened in the old hall in the village and is well worth a visit. Will certainly return.

  • "Nice to see the new replacement sofas which were comfy, I thought there was a cafetiere on our last visit but not this time, also noted that the double bed did not have a mattress protector fitted."

An external power socket near the parking area would be a useful enhancement so that I could have recharged the battery on our new hybrid car. Overall another nice week in this quality house watching an abundance of wildlife attracted by the pond. Would not hesitate to book this property again.

The rest of the week was fine so we were out and about visiting beaches and castles. All had something to offer holiday makers. We might use the coastal bus service next time, I could use my bus pass. The house gave us everything we needed including our own nature reserve! The star was the roe deer who stopped to look at us through the lounge window on 2 occasions, 5.45pm one day and 8pm another.

! The reviews stated that it needed some TLC, some chairs were broken, grubby sofas, lumpy bed etc. I phoned Sykes with my concerns and they said they would pass them on. Well, a lovely surprise the chairs had been replaced. As we had a dog I took throws to cover the sofas. The main bed was very lumpy on one side but not the other!!! Maybe a large person had been on it a while. The chimney stack needs a new top as the wind howled down through to the lounge making it really noisy with walls vibrating. However, we thought it was a lovely place, very clean, well stocked except for a mixing bowl! It is just minutes to the beach and a newly opened cafe just up the road open when others were closed. All round good value for the price. Yes a few things could be improved but few places are perfect.

  • "This is our fourth visit to Waterside and we obviously return as we love the accommodation and the location."

It is ideally situated a three minute stroll to the incredibly gorgeous Beadnell Bay. We were delighted to see a new addition to the location, with the atmospheric bar and primarily seafood bistro The Landing making its debut near to the beach. It’s definitely worth a visit, but check their hours of opening, and you’re unable to book. The Waterside owners are undoubtedly proud of their beautiful holiday home, and have made regular adjustments to the accommodation following reviews and suggestions from guests. New blinds on the staircase landing, a new TV, new dining chairs and a striking wooden dining suite on the external deck, are just a few of the constant updates made by them. The house is modern and well appointed but its popularity has meant that the bed mattress in the primary bedroom, and the sofas in the lounge are becoming worn, less comfortable and rather tired. The cleanliness of Waterside is beyond reproach and has been spotless on every visit. I have no doubt that the owners will maintain this excellent accommodation to its perpetual amazing standard, and confident that it will constantly improve means that we will be returning in 2023.

Location and house are fantastic and great for our dog and young children. Sadly this year I feel the property is now very tired. The couches need replaced .. one is ripped and dirt has built up now. The dining room chairs are ready to break and mismatched which I assume is because some have already broken. • "This house was perfect for us."

In a few minutes we were on the beach walking along the sand, flying kites, sledging down the sand dunes or wading through the waves in our wellies! Everyone loved the two tennis courts and we remembered to bring rackets and balls then found more rackets in the property, so even more fun. The cafe on the corner opposite the beach looked very welcoming and was popular and the little shop as you entered Beadnell stocked a little of everything you might need. We opted for supermarket delivery shortly after arrival which was very successful. The house was warm and beautifully decorated and the position backing onto the pond gave us the perfect outlook and sightings of a heron sitting on the fence surrounding it. This time of year not all the houses were occupied so very quiet, which suited us well. There were houses being built nearby but there was little activity there during our week, so limited disruption to us. Inside the property are one king sized en-suite room and two double bedrooms. I could imagine this would ideally suit a family with two teenagers. One of the doubles is just off the front vestibule and the other two upstairs. We had to be inventive with the sleeping arrangements as we were four adults and two teenagers. If the owners were considering replacing the current sofas, as the fabric is looking weary and stained, a more comfortable design would be welcomed. Also although the dining chairs look great, they were very low and some of the regular sized ladies had to use cushions from the sofa to raise us up to a reasonable height. The large square dinner plates could not be used in the dishwasher as the rotating arm would hit them and were also not useable in the microwave due to the square shape and the turntable. We are perfectly happy to wash up in the sink, but would have appreciated a washing up bowl. We would also have liked a Pyrex measuring jug as plastic jugs can get awfully scratched inside and not sure about using in the microwave. A shelf in the en-suite above the little sink would also have been useful as the sink was not flat and things toppled over! We left a note of a few easy maintenance needs which hopefully are in hand. Having said all this I really did not want to leave and cannot wait to return!

The location is perfect and the property is a great size and layout for our families but it seemed tired. The sofa was dull/dirty, clock off the wall and not working, one dining room chair missing, replaced first evening but another broke while we were there. Decorative tree kept falling over. Pillows were lumpy and hard, toilets and tiling in the bathroom were stained and none of the glasses matched - all different sizes. No coffee pot either! But, we love Waterside and would hope to return. It just seems to need a bit of TLC - beach houses probably need more TLC than other. Beadnell is simply beautiful.

The house has a washing machine, a high chair and children’s plates - something I enquired about with Skye’s before we left as its not in description. Skye’s said it had none of the above so took lots of clothes, on arrival we seen all of the items, we were delighted and a bit annoyed as Sykes seems to not know what the property provides. We were a family with kids and a washing machine is such a necessity so this should clearly be stated. Cleanliness wasn’t good, on a quick check house looks clean but the downstairs toilet smelled of urine and we had to clean the toilet bowl and the floor which was black, it hadn’t been cleaned - something i will send photos of to Sykes separately. A few items looking tired like the outdoor furniture and indoor couches. We would stay again but cleaning needs improved.

Having a wine chiller was great. The kitchen could do with 6 same size wine glasses, kitchen scales and measurement spoons. The large lounge wall clock was broken off the wall attachments and was just resting on a radiator. This should have been previously reported and fixed. The outdoor seating is poorly maintained, the wooden structure is split and the decking also needs cleaning and protecting. The outdoor seating cushions are needing better covers and we had to use our own travelling blankets for covers. However these aspects did not detract from our holiday and are honest feedback to help enhance experience of future visitors.

This is our second time. So many nice things to say but I imagine you are looking to where improvements can be made. We would love to stay a 3rd time but struggle with the comfiness of the settee. Sitting of an evening is not great as the settee is so uncomfortable, beds are lovely. Overall I'd say that the house just needs a little TLC it has taken a bashing being used so often. The inevitable leaks from Showers have the wood plinth rotting and twisted. Sealant in showers is mouldy, so what should be a nice clean shower is not. 2 bathroom bins had not been emptied when we arrived and soiled sanitary ware in them. • "This is our second stay this year at Waterside so that should speak volumes."

It combines fresh, warm, spotlessly clean and homely, with modern, cool and stylish. It has an abundance of quality accessories that enhance your stay from thick fluffy full-size bath sheets and a wine fridge, to a Bluetooth speaker and a large Smart TV. The north was reeling from the after effects of Storm Arwen, when it was followed up by its slightly smaller but equally formidable Storm Barra during our stay. During the inclement weather Waterside suffered a very temporary power surge which knocked out the central heating. It was not a big deal but long term it might have impacted our stay. However several exchanges of texts to the “caretaker”, Rachel was liaising with a plumber and with their instructions we had it back up and running within a few hours. We were extremely impressed with her response time, her delightful manner and her professionalism. Thank you Rachel. We mentioned, after our last stay, the lack of window blinds on the stairs/upstairs landing. We were very pleased to see a new set of Venetian blinds at these windows which now allowed us to walk between the bedroom and bathroom unobserved at the front of the accommodation. This too was much appreciated. The accommodation is chic, contemporary and classy and we love it, but combined with its location, its close to idyllic. Waterside is only a few hundred yards, along a flat, easy stroll from an expansive, soul-lifting sandy beach. This is perfect for families, walkers, children, surfers and our four-legged friends, and in any weather was a daily pick-me-up. We are exponents of the “There is no such thing as bad weather just the wrong clothes” school of thought. We loved it, again, and we’ve booked, again. Enough said.

So much so that we have booked again for next year. The following comments are in no way ‘complaints’ but are suggestions and requests to hopefully make things even better and add to the comfort and convenience of everyone’s stay. 1. All toilets not flushing fully and the main bathroom one is not working at all on full flush. 2. Several curtain hooks broken in master bedroom. 3. Broken blind in lounge you know about. We left it closed all week. 4. Bracket needed to fix that dangerous kitchen shelf to the wall of the cupboard (far right corner cupboard) 5. Equipment needed for kitchen as follows:- glass or ceramic microwave dishes and/or jugs. Glass or ceramic Serving jug. Cereal bowls (if microwave proof could help the aforementioned). A smaller additional fry pan and an omelette pan. It was almost impossible to do a ‘holiday breakfast’ also had to fry a steak and a tuna steak in same pan at same time, still tasted good though. A plastic slice/spatula to protect those new smaller fry pans. 6. The weather was nice enough to use the outdoor furniture but no cushions!! I sometimes think that unless you are, as an owner, staying in the house yourself, it’s difficult to know what is actually ‘missing’ and ‘needed’. I sincerely hope this is received as helpful and not seen as criticism and I look forward to the improvements next year. Thanks again for a lovely stay.

I was surprised that there is not a shaver point in any of the bathrooms as they are modern & nowadays a lot of people have electric toothbrushes. Also no welcome pack, most holiday lets leave you a pint of milk & a few goodies as well as a few toiletries which is a nice touch. • "The property is a beautiful home on a small, exclusive site with about thirty other similarly styled, but different dwellings."

They all are surrounded by lawns without boundaries, which allows for anyone to stroll through your “garden” with their dog, which takes some getting used to. The listing did not include a washing machine which surprised us, and this was confirmed (twice) by a phone call to Sykes. This obviously determines the amount of clothes etc that are needed. On arrival, a washer/drier was found which was welcome news, but rather galling too. The overall ambience of the property is contemporary, stylish and cool, however a few niggles prevented us from giving Waterside the five stars it so easily could have attained. The stairs have a full length window on the first landing, other similar properties had shutters/blinds/curtains for privacy, Waterside had nothing. The main shower in the main bathroom is an electric Triton T80, which is relatively feeble and unbecoming of such a high priced property, whereas the mains fed “power shower” in the en-suite was excellent. There was a shortage of glasses, cooking pans, and general cookware, especially if the property was to cater to its full complement of six guests. Again, the standard of the existing crockery and glasses was rather utilitarian. I’d describe the glasses as those you’d get from the forecourt of a petrol station. Having said all that, the plus points way outweighed the negatives. The property was meticulously prepared and spotlessly clean. The furniture and fittings were beautiful and obviously styled by someone with exquisite taste. The 55 inch smart TV, Bluetooth soundbox, and WiFi were superb although the faux log fire was rather temperamental. The dining table was lovely, although the chairs were rather low, and we needed cushions to reach a comfortable eating height, and I’m over 6 feet tall. The bedrooms were delightful, and the bedding was immaculate and the beds were very comfortable. The Juliet balcony overlooking the bulrush-surrounded pond (which is fenced off for safety) was an added bonus to the master bedroom. The house is literally a three minute walk to the picturesque, sweeping sands of Beadnell bay, which is just superb, and a ma-hoosive plus point. Ideal for families, singletons, couples and dog-lovers alike. We believe we are reasonable guests and have stayed in self catering properties around the UK and Europe for over three decades. In conclusion, Waterside is a wonderful, warm and welcoming home, we loved it and have rebooked for later in the year. Please amend the listing to inform other potential guests that the kitchen has a washing machine, and possibly address our other points, but we’ll be back nevertheless.

About the location

BEADNELL

Seahouses 1.5 miles; Bamburgh 5 miles.

This attractive and peaceful harbour village is situated beside one of the most beautiful stretches of Northumberland’s Heritage Coastline - Beadnell Bay. Established in Saxon times, Beadnell was once an important fishing village and a smuggler's haven. Nowadays, it is still a fishing village, but is equally popular with holidaymakers who come to enjoy its pretty harbour and, of course, the nearby sandy beaches. The village has a shop, two pubs and a café serving food. Popular Seahouses is just over a mile away and has shops, a supermarket and restaurants, and it also offers boat trips from the harbour to the magnificent Farne Islands - a haven for bird watchers. Bamburgh is close by, whilst the market town of Alnwick with its Castle and Gardens, shops, pubs and restaurants is a short drive away.
