The delightful village of Alstonefield lies on the borders of Derbyshire and Staffordshire between the valleys of the Dove and the Manifold Rivers. A village of real charm and character, Alstonefield has won the 'Best Kept Village Award' ten times (most recently in 2005) and been in the final of the 'National Village of the Year' award in 1998 - a remarkable achievement. A lovely village, it has a truly delightful country pub set on the village green and is surrounded by lovely verdant green countryside. The Manifold River cuts a course through superb scenery and is a delight for both walkers and cyclists with the 'Manifold Trail' following the route of the old Leek to Manifold Light Railway. Nearby are pretty Ilam and Hartington with nice pubs and a wide range of shops and cafes, whilst further afield are the market towns of Ashbourne and Leek.

The Property

Recently constructed on the side of the owner's home, this delightful property is situated just a few minutes walk from the centre of the 'chocolate box' village of Alstonefield. Spacious and well-equipped, Clays View boasts a ground floor open plan living room with a central staircase leading to two character bedrooms with sloping ceilings and wood panelling. Outside, it is surrounded by lovely mature gardens, with a pretty private garden for guests, and overlooks verdant countryside known locally as 'The Clays', dating back to the days when the clay was used to line local dew ponds. There are excellent walking opportunities from the doorstep in Dovedale and the Manifold Valley, whilst the villages and market towns of the Peak District and attractions such as Chatsworth House and Alton Towers, are all within easy reach. A location to be enjoyed at any time of year!

Two bedrooms: 1 x double, 1 x adult size bunk. First floor shower room with large ‘power shower’ cubicle and basin. Ground floor basin and WC. Spacious open plan living area with fully fitted and well equipped kitchen area, dining area and sitting area with sofabed and electric flame effect fire.

Oil fired central heating with additional heating from electric flame effect fire in living room. Electric cooker, microwave, fridge/freezer, colour TV, DVD player, video, radio, stereo/CD player, library of books/videos/games etc. Utility room with washing machine. All fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair. Ample off road parking. Pretty, enclosed garden with patio, garden furniture and BBQ. Sorry, no pets and no smoking. Shops 3 miles and pubs 3 mins walk. Note:The property is suitable for a maximum of 4 people. The ground floor sofa bed can be used by guests not wishing to share or unable to use the staircase.
