  • "Great house for large family gathering."

More child friendly than expected with large room to play in. Would be lovely in the summer with the large garden and nice pub literally across the road. The wi fi isn't great but that's a good thing as it forced people to put their devices away. I would definitely stop here again but if your over 6ft mind your head, lots of low beams and doors.

  • "Fabulous quirky property."

Very spacious and warm. Accommodated our toddler grandson and a very sensitive Viszla extremely well. Panelled bedroom like being on a ship with wonky floorboards and doors . The goat got a nasty suprise when we appeared in the garden but managed to hop over the gate into its proper field before the dog could say hello. Very well equipped with a small supply of tea and coffee-big bottle milk left for us in the fridge. Obviously a much loved family home and not a sterile holiday venue.

Thanks Nick, we really appreciate your comments. Kind regards, R&S. Property Owner

Think the uneven floors helped reduce the alcohol!!!the cistern on the upstairs toilet (not the bathroom) didn't always refill so needed a jiggle. Good provision of cot, high chair, plastic crockery, toys, dishwasher tablets. Brill cookware- we always bring good knives but didn't need too- sharp! Lovely garden- kids loved the slide despite the wet! The goat from the field nearby jumped through the compost bin into the garden- again kids loved it!! Very very very warm house.

  • "Another great stay at The Manor House."

We were a group of 4 families with young children and the space worked great. Both indoors and outdoors there was plenty of space for everyone. The children loved the garden and the secret toy cupboard! Adults loved the very well equipped kitchen and great dining space for eating, socialising and board games. The house really had everything you could need. Location wise is fantastic. We had a Tesco delivery but topped up at Ashborne shops only a few miles away. We all enjoyed days out at Peak Wildlife Park and Sudbury Hall. We will definitely be back. Thank you again.

Hi Anna, Thanks for your great review - much appreciated. The penguins enclosure at the wildlife park was our kids favourite. An unusual sight for Derbyshire! Come back soon. R&S. Property Owner

  • "Would highly recommend this property."

Several days before arrival, we received a comprehensive information pack; the detailed instructions on how to find the property were a big help for those guests whose satnav took them to the school! The house is full of charm with many original features, yet has modern kitchen, bathrooms etc. The kitchen was very well equipped and the welcome pack, including doggy treats, was much appreciated. There was plenty of space for our party of 10 plus 2 dogs, and the separate sitting rooms were great for a group that size. The photos don't do justice to the garden, which is extensive and well maintained. There is a dog friendly pub over the road which serves good food. I'm not sure why Sykes advertises this property as having 2 bathrooms - there are definitely 3! The description also doesn't mention the (rather lovely) stairgate which, while not at the foot of the stairs so not perfect for babies/toddlers, keeps the dogs downstairs.

Hi Jackie Thanks so much for the great review. Also for pointing out our missing bathroom on the property description! We have updated the listing. Please visit again soon! Kind regards, R&S. Property Owner

  • "What an absolutely lovely property!"

Set in an idyllic location, with a host of charm and beautiful character this house was perfect for out family and friends weekend away. Everything was finished to a high standard, it has everything you need. We loved the quirkiness of the property. Also, huge bonus of a fabulous pub just over the road!!! Only issue is the heat and some rooms have sealed windows so it gets extremely hot. And it may have been nice to have a games room instead of 2 sitting rooms, however we would come back again in a heartbeat! Thank you.

Hi Emma Thanks for the great feedback. We are really pleased you had a great time. We hope you discovered the games cupboard in the second lounge! Some of the window frames in the property are absolutely ancient which is why they are fixed closed - we were worried that they would be damaged if left in the wind. They are unique ancient windows and are irreplaceable. We know it can get hot - particularly nowadays and have provided fans to try and help keep everyone cool! Hope that helped? Come back soon. • "What a beautiful and handsome old property this is, with its quirks and history."

Despite the age of the property the key facilities such as the kitchen and bathrooms were modern and fully equipped. Comfy beds made for a good nights sleep and lovely back garden was a lovely place to sit and unwind after a busy day at near by Alton Towers (where me and my family of 9 were for the weekend). Only suggestion I would make is to put more sofas/seating in one of the 2 lounges (not enough for more than 6) and change the other into a games room (pool table, darts etc), as its a shame we didnt use the other room as we all wanted to spend the time together and not be split into 2 rooms just so we can sit down. Aside from that, we loved our stay and will be back !

Hi John, Thanks for your feedback. We are really pleased you enjoyed your stay. Alton towers and the water park Splash landings are a great facility to have locally! We used to take our kids there too. Come back soon!. R&S. Property Owner

It is in a great location and provided ample comfortable accommodation. There are just a few suggestions: The available beds and layout needs updating - specifically the trundle beds that we needed to make use of because not all our guests were in couples. The details indicated no baby facilities - in actual fact there was a high chair and a travel cot so I need not have brought (and purchased!) these There was no pepper mill bizarrely although there was a container of peppercorns! There was no indication of what to do with the recycling although separate bins were provided. We generated a lot over the holiday period and could find nowhere nearby to take it. Otherwise the property was was well equipped, warm and a most interesting property to host a large family gathering over New Year, Thank you.

  • "Gorgeous property full of character with potential of being 5*."

Overall we had a fantastic stay but a few things bothered us. Here are the things that could be improved. Full replacement of range oven. We were told the day before the hob was broken. This was a nightmare when cooking for 10 people. We were given a late check out as a gesture of goodwill which was no good to us as we had to go back to work. The x2 temporary hob plates were not great but we had no choice. We relied more on the oven which wasn’t super reliable either (uneven heat etc). Maybe just replace the whole thing?! Living room arrangements, the 1 with the working chimney is the one we used the most as it had the big tv and log burner in it. There are 2 sofas and 1 big bean bag, we were a group of 10 so it always meant a few people were sat on the floor or beanbag which is not ideal. We wanted to sit as a group and felt like this set up was better for a group of 6 adults… please look at this as at full capacity it would be even worse (groups don’t always want to sit in separate rooms). The freestanding bath was something a lot of us wanted to use but it isn’t installed at level so it wobbles from side to side, doesn’t feel safe, again please look into this.

Hi Matt Thanks for your feedback. Sadly our induction cooker was indeed temporarily ‘on the blink’ for your visit. It is a bit of a monster with 5 hob rings and 4 ovens and the repair company was unable to effect a full repair immediately... Thankfully it is now back in full working order! We did buy the extra hobs for your party to try and avoid any inconvenience. These will now also be available for future guest-stays giving the property a total of 7 hobs! Enough for any aspiring chef I should think! Property Owner

Feedback - I would say more toilet roll should be given. We also couldn’t access the cupboard under the stairs with the washing machine in it as it was locked & no key was given for this. We would definitely recommend this place to friends. Thanks for having us!

Hi Jessica Thanks for the great feedback. We will certainly boost the loo-roll supply :-) The cupboard under the stairs isn’t actually locked - it is of ancient construction and you open it by popping your finger into the circular hole and pushing up the latch on the other side from beneath. The only thing I'd add is that it would have been nice to have had some items left in the kitchen, e.g. oil, salt&pepper, foil so we didn't have to start completely from scratch on arrival. Hi Chaya. We’re really pleased that you and your guests enjoyed the house. Just a correction to your comments if that is Ok? There are three bathrooms in the house. Comfortable house with lovely large back garden. Modern well equipped kitchen with dining table large enough to seat all 10 of us. 4 bedrooms and 2 bathrooms on 1st floor worked well for 8 guests. We used ground floor bedroom and wet room. Bedroom had no hanging space and even with radiator full on was quite cold. We raided the 2nd floor bedroom for extra quilts etc. Small additions would have made stay more comfortable - mirrors in bedrooms and hooks or hanging pegs in bathrooms, especially the wet room. Overall though lovely stay - friendly neighbours and good pub immediately opposite were added bonuses.

Very interesting old and quirky house. Loved the space. Had a great week even though weather poor. Lots to do nearby. Although very old house, the kitchen and bathrooms modern with quality fixtures and fittings and good facilities. Only real negative - kitchen, bathrooms, bed linen and towels clean but upstairs very dusty and full of cobwebs. I do appreciate that keeping an old house in the country cobweb free would be a full-time job but upstairs really needs a good dust! If looking for accommodation in same area would definitely be happy to be book again.

. Pros- house is very clean, kitchen well equiped, fabulous large garden for adults and children, 2 lounges make it perfect for a family getaway so children can have their own space too. Its is a beautiful old house with wonky floors/walls etc - this is part of the charm. A lovely welcome basket from the owners. Pub opposite for lunch/dinner if required. Cons, only 8 dining chairs which is strange as it is a house for 12-14 so you can’t eat together. We were lucky with the weather and ate outside but would be a pain in bad weather. Even in April the house was boiling!! Only 1 bedroom had opening windows which made us all slightly uncomfortable- the attic bedroom is classed as a family room but was unbearably hot, admittedly there was a fan but in the summer you wouldnt be able to be upstairs, only a tiny unopening window up there.

Hi Rebekah, Thanks for your review, we are really pleased you enjoyed your stay. The extra chairs are stored in the utility room under the stairs - really sorry you didn’t find these - we will have to make it more obvious in the welcome pack! We even have oak extensions for the dining table to cater for our largest groups (the table extensions are under the sofa in lounge). The bedroom on the third floor does get a little hot in Summer as it is right under the eaves! We usually have the fans running to try and keep it cool. The bedrooms on the first and second floor are better for cooler customers! Thanks again. R&S Property Owner

Positives - the house is beautiful with gorgeous listed features. A modern, fully stocked kitchen. Beautiful grounds and gardens. The pub across the road does great food and the staff were so friendly! Negatives - the mattress in the double bed in the black and white room is very uncomfortable and I’ve been left with back pain after sleeping on it for a few days! Definitely needs a new one. The two living rooms were a bit sparse, could do with some side tables for drinks and lamps.

Some of the kitchen equipment was dirty when we came to use it and a member of the party found a dirty sock under their bed. Some of the older members of the party found sitting in the sofas quite difficult as they are all very low. The rain started to leak in the front window in the lounge room and near the fridge in the kitchen, but we were in the middle of storm Eunice so not unexpected. Overall it was a lively stay in a very comfy, quirky cottage

Hi Helen Thanks for your review - storm Eunice was a corker and was a particular challenge for a house built in the 1600’s! Straight down rain is fine but when it comes from all directions the house can complain :-) We see it as part of the fun of an ancient property! We hope you appreciated the wonky bedroom floors and crooked beams? Apologies about the escapee sock etc! Rachel and her team of Ninja cleaners are typically absolutely outstanding. This particular sock must have had ‘special-forces’ training ;-) We hope you consider coming back soon. We’d love to have you. R&S. Property Owner

About the location

ROCESTER

Alton Towers 5 miles; Uttoxeter 5 miles; Ashbourne 10 miles.

A pretty little village, Rocester lies on the Derbyshire and Staffordshire border, located on a triangle of land between the River Churnet and River Dove. The site of a Roman fort exists today and the village was also mentioned in the Domesday Book. Rocester is home to the famous JCB factory, and the company has landscaped the surrounding area to provide some wonderful walks with some interesting sculptures around the site and the nearby parkland. Most significant of these is The Fossor, which is made entirely of digger parts and is a powerful representation of JCB. Rocester is halfway along the Staffordshire Way which runs the length of Staffordshire and is also at the start of the Limestone Way which goes to Matlock.
