    Enjoyed the grounds of the main house with space to exercise our dog. Very dog friendly hosts. After big days out visiting sites and long country walks it was great to relax in the hot tub with a glass of wine.

  • "Lovely property in beautiful grounds."

    Everything we needed was right there in the Pump House. The freezer and washing machine were especially useful hidden away in the cupboard under the stairs. Thanks again for decorating the place up for Mike's birthday.

  • "We had a lovely Christmas at the pump house."

    Very comfortable with everything we needed including to make our Christmas dinner. Lovely bed and a great sofa to relax on. Despite the terrible weather there was one nice day that we were able to use the hot tub. Our first experience and it was lovely. The only slight negative is to be aware that the TV is just a TV. The internet speed is so slow you cannot stream anything. It would have been useful during our stay to be able to watch Netflix/ Amazon etc as the weather was so awful. This is the only thing missing from this lovely property.

  • "A five star location, quiet, restful, the perfect retreat."

    Everything you will ever need on site and if not just ask and you will get a quick responce me thinks from the great hosts. Thank you. Spent two weeks of bliss and would certainly recommend, really nice surroundings, huge garden with lakes to take your mind of any stress you may have and fenced in all round for large dogs, little ones watch in places with wildlife lifting fence. Plenty of attractions, nice fairly local pub The Bulls Head near Hertmoncux with great food every visit. Pump House and pub Highly recommend.

    We wanted a holiday which was relaxing and that's exactly what this place offers. Pump House is exceptionally beautiful and clean. The bed is so comfy we slept really well. Outside is so peaceful all you can hear is the birds. Superb scenery. Enclosed garden which we needed for our dog. Afternoons spent in the garden with glorious weather to sunbathe and relax in the hot tub. Even our reactive dog was more chilled than at home! Absolutely nothing to fault. We enjoyed it so much we booked for a third time within 3 days of returning home! See you next year and thanks again

  • "Great place and particularly perfect for anyone with dogs."

    Private fenced in area a few short steps from the front door with a dog guard provided for when we wanted to have the front door open. Large grounds for walking the dogs in the evening. Very well equipped kitchen and comfy settee for relaxing whilst watching the TV. Good shower and roomy bedroom with a dressing room adjoining. Washing machine a bonus as meant I didn’t have an huge washing to do on return home. Owners are lovely, on hand if needed but let us get on with holiday otherwise. Can’t recommend too highly. Planning to return next year.

  • "We had a really nice time at Pump House in its beautiful grounds where we were able to wander around and enjoy the wildlife which was great for our Cockapoo to enjoy the walks in."

    The cottage was very comfortable and very well equipped with everything you could possibly need for your holiday (including a bottle of wine/milk/dog biscuits on arrival) and was well placed to reach most places along the south coast including Hastings and Eastbourne. The owners were very welcoming and although we didn't need to contact them much during our stay they were always available if required. We would have no hesitation in booking Pump House in the future.

  • "Almost perfect for us."

    A few MINOR tweaks would make it so. The owners were away so we had rhe pump house and the beautiful grounds all to ourselves. A bottle of wine had been left for us as a welcome gift. A lovely touch. There was actually no cupboard for us to keep food in. A bread bin would have been good but everything was clean and we were very comfortable.

  • "Would have been nice to have private access to your back garden."

    Only access is your door to owners front garden which having a dog we had to keep door closed. We also found the sofas not very comfortable. Overall we had a great stay, Owners very friendly and accommodating.

    Thank you for your feedback, always welcome. Yes I agree it would be great to have the door opening directly into your garden but as you know the building just does not allow for this. However, the gate into your enclosed garden area is only a couple of steps from your door. The area you mention as being 'owners front garden', is actually your parking area and the drive, with open space available for your use and enjoyment, all fenced and gated from the road? As to having to keep the door closed, we have provided a dog gate should you wish to use this when the door is open? Thank you for the kind words regarding us personally, we presume this is in reference to the huge lengths we went to, above and beyond, to try and ensure you both and the lovely George enjoyed your stay with us, which overall you say you did.     The hosts, Pauline and Mike are lovely people and we enjoyed chatting to them while we were there. The house was well kitted out and everything was perfect. Our dog was welcomed and he enjoyed the closed in garden while we enjoyed the hot tub. The surrounding property has a beautiful garden with ponds and a forrest area - a credit to the hosts for maintaining such a beautiful garden.

  • "Idyllic setting nestled amongst the countryside yet less than 10 minutes away from the local town for amenities."

    We truly enjoyed our stay at the Pump House as we used this as our base for the week of dog walking in and around the coast. The layout of the property was surprisingly spacious and the extensive private grounds were ideal for the dogs to have quick run morning and evening. The jacuzzi was a delight for soothing the aches after miles of walking, coupled with the extremely comfortable bed (seriously comfortable!) for ample recuperation ahead of another day of walking. Overall a very enjoyable experience and we would not hesitate to return again. Many Thanks!!

  • "Lovely spotlessly clean cottage set in the owner’s beautiful grounds."

    Even though the cottage is next to the owner’s house (detached), they give you a warm welcome, but then leave you alone, but are also there to help if needed. The cottage is very well equipped and has everything you need and is a real home from home. The enclosed garden (accessed via a very short path through a gate at the side of the cottage) is dog-friendly. The view from the garden is stunning, and coming back to the cottage after a day out sightseeing and exploring, and then chilling out in the hot tub looking at the amazing view is just what the doctor ordered! :)

    Difficulty in seeing when shaving etc 2. A little concern over there being only one door in and out of property ie if there was a fire there is no other way out. Otherwise a clean well looked after property with excellent heating during our stay in the bitterly cold weather, owners very helpful and bags of room in the property grounds which our German shepherd loved to run

    Hi Michael, thank you for your feedback, just to put your mind at ease should you wish to stay again, all windows have egress hinges allowing windows to open at 90 degrees for fire escape safety, making the property fully safety compliant and removing the need for a second door as you have more options should it be necessary.   • "Beautiful property, clean, comfortable and in a perfect location to explore the area."

    Having the hot tub was a lovely touch and we thoroughly enjoyed using it, even though the temperatures plummeted during our stay. Having such wonderful grounds, was an added bonus to walk the dogs first thing in the morning or at the end of the day. Overall a fabulous stay, we would highly recommend and consider returning again. A lamp in the lounge would have been great to add some light, when the spot lights (which were very bright) were not on, and perhaps a stair-gate to stop the dogs going upstairs would of been of help. This did not make our holiday any less enjoyable, but felt it may be a helpful suggestion for future guests.

    Pauline was super helpful and the home was clean and cosy. We definitely will be staying again. The wifi was a bit unstable but that’s to be expected as it is a rural area. The tv was a bit temperamental too but we came to relax and enjoy the countryside so not a big deal for us.

    It’s set in the most idyllic grounds, which include three beautiful ponds and woodland. The Pump House is central to lots of local attractions including Herstmonceux Castle, Birling Gap, Seven Sisters and Battle Abbey. I would highly recommend staying here, you’ll find it clean, very comfortable and perfect for a relaxing stay. Pauline and Michael are wonderful and helpful hosts.

  • "What a delightful cottage."

    Everything in there you need, some reviews mention no dishwasher but certainly for us this was not an issue, there is a stand alone fridge and a seperate freezer which is good (no little icebox in a small fridge that is no go to anyone). There is a huge flat screen TV with one of the most comfortable settees I have sat on to watch it from, although so peaceful in the garden and with a super hot tub that is easily big enough for 4 people that you probably will not watch much TV. Pauline and Michael were great hosts and despite living very close by left yourselves to yourselves but always available for any issues (of which there were none). We really want to visit as any coastal places in UK as we can so do not normally return to a cottage but this will probably be an exception.

    It was spotlessly clean and so comfortable. Our dog loved the underfloor heating downstairs so much it was difficult to get her out the door! The gardens are huge and the ability to let our dog off the lead in the enclosed area was appreciated. Our hosts were welcoming and had put up Christmas decorations which was a lovely. They also left an advent calendar, wine and mince pies for us. We visited a number of different places during our stay and then made use of the hot tub to relax in the afternoons and evenings. We would definitely recommend the Pump House.

    The view from the property into the surrounding garden and onto the horizon was beautiful and the location so peaceful. Having a hot tub at the rear of the cottage was a lovely indulgence to use at the end of the day to soak up the location. It was a home away from home, with the cottage being spacious and providing everything we needed. Great location to explore High Weald AONB and the south coast with farm shops, pubs and walks close by. Perfect for a romantic, relaxing week away for a couple.

  • "We have just returned from a relaxing week at the superb Pump House."

    The owners are very friendly and the property was spotlessly clean, beautifully decorated and had everything and more we could have wanted. It's so peaceful and we slept really well, the weather wasn't always kind but to be honest it was lovely just getting away from work and really chilling out for the week at Pump House. The garden is totally enclosed so we didn't have to worry about our dog escaping and we enjoyed the hot tub with a gin or two! Plus you can walk in the owners grounds.     Feeding the Carp was a rare treat . Chill out in the hot after energetic day. Pauline & Michael the owners live next door but still private , were friendly & helpful . Only about 30min from the Coast . Will stay again when visiting our Family . The only thing we didn't enjoy was having to go home !

    They welcomed us with Christmas decorations along with a tree and mince pies, they even left biscuits for our dog. Our stay was amazing just what we needed. The surrounding area is full of country walks and you can find plenty of places to stop for lunch. The owners allow access to their garden which is beautiful. We will definitely be placing The Plump House in our places to re visit.

    My husband & I had a wonderfully relaxed getaway with our two dogs. The property has a safe enclosed garden with a hot tub, dog wash & outside seating. There is a bonus of the owners 10+ acres which has lakes & a wood, which they kindly allow you to walk your dogs on. I cannot fault the property. The owners have gone above & beyond. Thank you !

    Took our two little dogs and added benefit of enclosed garden. Hot tub to relax and take in peace and quiet. The cottage and garden is situated directly next to the owners property, which was not a problem as owners very friendly, but we personally would have preferred something a little more private but that is just our personal preference.

    It was spotlessly clean and very comfortable. The hot tub was available to us at any time in our own private garden. The owners grounds were amazing and we were able to walk in them for most of the day. (the owners walk their own dogs in the grounds for just a few hours a day) Our dogs had a wonderful time exploring the grounds. The wildlife is wonderful, especially the birds. We went to sleep every night listening to the owls.

  • "We loved staying at the Pump House."

    I am not sure I have ever stayed at a cottage that was so well equipped. It exceeded our expectations in terms of the kitchen equipment, and in particular it had a full freezer, microwave and washing machine which a lot of places do not have. The sofa was super comfy. We have an escape artist dog, and the garden is properly secured with wire as well as post and rails all the way round. I had no worries that my dog would escape from the garden, usually I feel the need to keep him on the lead when I am away just in case he finds a gap in the fence. There were no issues with enough hot water for showers and there were DVDs and books left for the evening plus lots of leaflets and maps for days out and walking. The owners are really friendly and took the trouble to text us on the day of arrival to clarify the key arrangements. The hot tub was always hot and ready to use, and very straightforward to uncover and re-cover after use, with instructions left. The location is great for walking and pub lunches with part of the cuckoo trail close by. Beaches and the Downs are about 20 - 30 minutes away depending on which bit of the coast you choose. And finally, a bird feeder was kept topped up hanging from the apple tree next to the garden whilst we were there. The main visitors were woodpeckers but it also attracted squirrels and some birds that I had never seen before. It was very entertaining watching their antics from the garden or the hot tub! We enjoyed our stay at the Pump House. I am sure we will return again and I have no hesitation in recommended the property as a base for exploring the Sussex coast and for a dog friendly holiday.

    Having said that, they were extremely discreet and friendly so this wasn't a problem for us. The surrounding woods were an absolute delight full of wood anenomes and bluebells - gorgeous!

    It was everything we hoped it would be and more. Michael and Pauline were a lovely couple who met us on arrival and were there to help if required. We had a lovely bottle of wine awaiting us and doggy biscuits for our little jack russell Gem.There was milk in the fridge and all the little extras to start the week off well. The cottage was delightful . beautifully clean warm cosy and comfortable. The grounds were beautiful too and a delight to walk around with our dog.We enjoyed our dip in the hot tub every day which was a lovely extra. There were plenty of lovely walks on the doorstep and lots of places to visit within a short distance.We loved it so much that we have booked up again and cannot wait to return . A real gem.     We had a truly lovely relaxing holiday, great garden for our two to be let of their leads to wander, lovely grounds to also relax and take them for a walk in. I have never know a week pass so quickly. There is also plenty of places to visit where dogs are welcomed, although the beaches are shingle, and probably not dog friendly, we were never at a loss as to what to do.     On entering this cottage we were extremely impressed by the cleanliness and layout of the place. A welcome gift was waiting for us including our dog and the little things such as milk, tea and coffee, toilet roll were present. It’s a small neat cottage for two and very nice indeed. Tv is included and one is able to sign in to your personal Netflix account if you have one. Wi Di was not good but the tv worked fine. We made use of our mobile WiFi for our week stay. Everything is supplied including rotary clothes line, parasol, two metal garden chairs (not loungers) and picnic table. Fridge, freezer, microwave etc. We made a couple of suggestions to the owners. One being two comfy loungers for the garden, and also replacing the bed mattress as the edges have slightly worn, giving one the feeling of falling off the edge. The small garden including a fabulous hot tub was great and we enjoyed this so much we stayed on sight for most of our week. The 10acres of grounds including lakes and wildlife was made available to us for our stay. Times for walking in them were clearly laid out in the information pack, as the owners also have dogs to walk. All in all I would highly recommend this cottage. 5***** definately.

    ). The garden was safe and well fenced in, complete with a hot tub and the most wonderful grounds for long walks beyond. Dogs adored all! (and snow........) We have two Newfoundlands who had plenty of space within the house & a perfect spot for beds had been left for them. We were made to feel very welcome by the owners - who fortunately love large dogs! A great spot for us all. Sadly we decided to cut our holiday short due to very heavy snow and our concerns for reaching home - would like to say a huge thankyou to Pauline for checking we were warm and safe, which we certainly were - temperature fantastic as were all the facilities (television so good have bought one like it on return!)   • "This cottage is a real gem."

    A beautifully converted cosy cottage with everything you could need for your stay. The hot tub is a bonus and the generous owners allow you to make use of their extensive grounds. We stayed over Christmas and the cottage was nicely decorated for us complete with Christmas tree. The location is good, with many country walks on your doorstep. The views over the South Downs Way are worth a short trip too. You won't go wrong booking a week at the Pump House.

Hellingly is a quiet village in the heart of Sussex ideally situated for exploring the Sussex countryside and the coast. The most important part of the village is its church which was started in 1190 and has been built on the only remaining undamaged ciric in Sussex. A ciric is a circular Celtic burial ground, built above ground to ensure the graves are kept dry. This location is particularly popular with walkers and cyclists due to the famous Cuckoo Trail. A 14 mile surfaced path through the Sussex countryside which is mostly traffic free and is a safe route for walkers and cyclists of all ages. It follows the picturesque trail of the former ‘Cuckoo Line’ railway track, now a green corridor with a host of natural wildlife, flora and fauna including wild garlic which can be found along the way. There are picnic tables dotted along the route and places for refreshment are never far from the trail. Dog walkers, cyclists and horse riders are all welcome. Now a quiet and peaceful village, Hellingly has had a varied past, as has the many villages surrounding it. Visitors to this part of Sussex can walk along footpaths said to be once trodden by Crusaders off to fight in the Holyland at Cross in Hand, or perhaps imagine their last sight of England as they set sail from Rye. This part of Sussex is full of history and historic events, how could it be anything else when Hastings and Battle are only a few miles away.
