  • "Very clean, lots of space."

    Due to the weather (nothing can be done about that) it was chilly in the afternoons and evenings. Somehow the heating didn't do it's job. The smallest bedroom - it can't open the windows. They are meters up in the ceiling. So you can't air the room. Lovely welcoming pack - thanks for that. Beautiful garden with some sunshine (if there is ;-) ) throughout the day.

    Thank you Zoe for the welcome pack you left it was very much appreciated.The weather was a bit hit and miss this time but did manage to sit and have a coffee down the bottom of the lovely garden and watch the horses and sheep . Zoe the new furniture was great and so comfortable love the wide chairs.The garden is completely secure if you have dogs I could not get my little dog to come in even when it rained .   • "The house is ideal."

    It is comfortable, well appointed and quiet. Our dogs loved the large enclosed garden. The welcome pack on arrival was much appreciated. We enjoyed a meal at the nearby Three Oaks pub and visited the surrounding towns and attractions, all within easy reach. Zoe was very helpful with any queries and, I don't know how she did it but she managed to lay on some wonderful weather. A very enjoyable week.

  • "This is our fifth year coming back to Hop House."

    It feels like a home from home to us. Great base to get out and explore. Would like the board games brought back that were there before covid as ideal on rainy days and saved us going out and buying our own. But apart from that, perfect in every way. The new beds and living room furniture were very comfortable. Our dog loves the enclosed garden to run around. We loved the welcome pack too to settle us in. Thanks again Zoe and Roger.

    Welcome bread, wine and milk. Close to Hastings and Battle. Plenty to see during a week. Good local pubs for food. Bathrooms were not that clean and this is the main reason for not giving full marks. Dog owners need to be aware that garden is fenced but it is low and road seems to be busy cut through for traffic so you need to be vigilante walking down to footpath. Would benefit from outside light in garden. Paving is slippery and I slid over on the paving sloping down to the gate. Garden was slightly muddy on exit to grass.

  • "Hop House is old, beautiful, quirky and full of character."

    Built from old oast houses with lovely circular walls. Very comfortable beds, immaculately clean throughout. Nice ground floor loo and shower room, large, well equiped kitchen dining room. After days out by the sea and walking, my dogs and I enjoyed relaxing infront of the cosy woodburner. Hop House has a beautiful, large, well tended, secure garden. Despite the cold weather there are lots of spring plants/flowers coming up. My two dogs and I enjoyed a wonderful dog friendly, relaxing, peaceful and comfortable week. I hope to return soon.

  • "Myself and two sisters and my little dog spent 7 lovely days in this beautiful house tucked away in a veery quiet little hamlet in icklesham."

    The house was perfect for us everything we needed was there . The bedrooms were spacious and comfortable,lovely kitchen diner and lounge which is actually bigger than you think from the photos so quirky. Oh the garden well it is as beautiful as the house the views from every window in the house and in the garden are lovely we loved watching the sheep and horses . We were lucky enough to meet Zoe and her Dad (the owners) and they were lovely and well done to her Dad who told us he looks after that garden which is very secure if you have dogs they must both work hard to keep it so nice. Also very central for Hastings,Battle, Rye,Eastbourne ,we also went to Tenderton.we are looking at dates to return to three oaks next year .Thankyou also for the welcome gifts you left us a lovely touch .From the three sisters and Ollie (the dog)

    We loved the quirky design of the house and the cosy interior. The kitchen is well stocked and the bedrooms are very comfortable. Zoe was helpful in providing instructions about the house and the local area. We are very glad we chose to stay at Hop Cottage. Three Oaks is also a peaceful and pretty area with lots of places to visit in East Sussex.

    The location was quiet, and the enclosed garden was very spacious. We cooked in the well-equipped kitchen every night, and enjoyed relaxing in the living room in the evenings - and the beds were lovely and comfortable, too. Zoe (the owner) was great, and recommended some fantastic places to visit - our favourites were beautiful historic Rye, and Winchelsea beach.

  • "We had a lovely stay, a very comfortable place with a very well equipped kitchen."

    Zoe was on hand for support. We stayed for the Christmas holiday and the house was decorated lovely, a great tree and lots of cute little Christmas touches around the place. On arrival Zoe had left some essentials such as milk, eggs and mince pies, again a lovely touch. On arrival the cottage was lovely and warm and continued to stay warm though our stay. Good showers , lots of hot water. We didn’t really venture our much, it rained a lot but lovely to be so close to Rye and Hasting places we know well -we live in Brighton- so not far away! A couple of things that didn’t go so well for us, we couldn’t get any signal on TV but we had a amazon Fire stick and internet worked ok on all our d3vices. Also the single bed was very soft and bouncy so we had to put my elderly mum in one of the doubles as she tumbled out in the night, thankfully no major injuries! Would definitely recommend Hop House and would return for another stay.

  • "For most of the past 15 years our holidays have been in the UK and therefore we've experienced our fair share of self-catering properties."

    This has to rank amongst one of the best we've had the luxury of renting. Spacious yet cosy, well equipped and comfortable; decorated in a nice "country" fashion and with a lovely quiet enclosed garden for the dog - and to sit out in. During our week we were visited by a rabbit, a heron, a squirrel and even a fox (not all at the same time!) and it was a lovely base to return home to after our days out - or even to just sit around in and do nothing! The wi-fi was good enough for our boys (who are teenagers or almost) to be able to stream their favourite games and shows when they needed to. The location is beautifully quiet yet close enough to Hastings and the sea to not feel like you're in the middle of nowhere (though the small lanes and the speed at which some drivers use them was a bit of a challenge at times!) And the Three Oaks pub is well worth a visit - though a good idea to book at weekends and busy times. The only thing which would have made it even more perfect was if there had been some instructions on the various appliances - in particular the heating (which we did need on one evening).

    The house was immaculately clean when we arrived. The kitchen was one of the best stocked for self-catering we've come across and the beds were amazingly comfy! Zoe and her dad were great hosts and made sure that we knew where everything was. Zoe even called the day after we'd arrived to check we were settled in and happy. The area is perfect, a short drive to all attractions - we did lots of hiking, swimming in the sea and enjoying the sunshine. Aldi is a five minute drive away. In all, we had a great time, thank you.

    The owner met us on arrival, explained a few things and left a small welcome pack. Firewood was included which was a bonus when coming back after a day in the rain. The kitchen had everything we needed, the double beds were comfortable and there was plenty of hot water for the great downstairs shower. I am 6ft 6in and, although the property has beams, they were not an issue for me. Highly recommended if you want a base for exploring south/east Sussex.

    We and our greyhound, loved the garden. Were able to sit out, when the sun shone. Surrounded by open countryside, very pleasant to walk around. House inside, had everything we needed, plus Netflix on the tele. Nothing to criticise. Would have loved wider beds, as used to a super king, but the rooms, though lovely, might not be wide enough. Would certainly like to return. Well situated, for Hastings, Rye, and Camber Sands. Mad Monday, at the ThreeOaks, 2for1 meals.

    The best part of our stay was going for a walk along Beachy Head and the Seven Sisters and watching the birds feeding on the bird feeder in the large, enclosed and well looked after garden which our dogs loved exploring.

This beautiful cottage forms part of the oast house that stood in lush countryside in Three Oaks near Hastings.

The cottage has been transformed into a lovely holiday home where couples, friends and families can now enjoy time together in this peaceful location.

Immaculately presented throughout, there are three charming bedrooms, a bathroom upstairs and a walk-in shower with toilet and basin on the ground floor making this cottage the perfect choice for a family holiday.

The large, modern kitchen has all that you need to make it easy to prepare everything from a quick snack to a delicious dinner, so you can gather together around the table planning days out over breakfast, or catching up with the events of the day over an evening meal and a bottle of wine, perhaps from one of the two local vineyards.

Then settle down for a good night's slumber with only birdsong to disturb you from your beauty sleep in the morning.

On chilly days, the lure of the woodburning stove together with the deep, comfy sofas will have you settling down to relax the day away, or if you are holidaying in warmer weather then take a book, some sun lotion and settle yourself in the garden, sit back and drift away breathing in the country air.

From just outside your cottage in Three Oaks you will find numerous walks across fields and through forests, along twisted paths and into quaint villages.

The medieval town of Rye is close by as are the historic towns of Battle and Hastings, divided by only a few miles and joined together in 1066 history.

The parish of Three Oaks, near Hastings is made up of cottages, farms, a riding stable, railway station and, most desirable of all, a pub! Three Oaks Pub sits in the heart of this rural landscape and serves delicious meals, as well as hosting regular quiz nights and other evening entertainment. The railway station has a limited service but does run between Ashford and Brighton, when using the train to arrive remember to travel in the front carriage as the station platform only allows passengers to disembark from this carriage.
