The little goodies on arrival like fresh baked bread were welcomed. The house is warm and the bedding luxurious- we visited Beamish and High Force but there is so much more to do in the area. The hot tub area is also a great feature.

  • "Great property for a family escape!"

Big kitchen, large lounge with TV and stove. Garden area well maintained and catches the sun during the day. Large clean indoor hot tub. Only issue (if you have elderly with you) are the amount of stairs to dining room and kitchen. Also having to park on steep hill is awkward. But village is lovely and has two great individual pubs/restaurant. We would definitely consider a return. Thanks to Karen.

My only gripe and it is a very minor one is the size of the shower in the downstairs ensuite, which was tight for room but it really is a superb place to spend time and Karen was very friendly and the welcome with a freshly baked loaf was exceptional. The house was warm and welcoming, we particularly loved the kitchen dining area, great for social cooking! Once the fire gets going the living space is so snug, two seating areas was perfect, there was often a film night in one half and a games night in the other half! You'll notice how most windows are like little picture frames of the surrounding countryside. The area is beautiful with fantastic walks from the door. If you're booking here, I know the place will not let you down, enjoy.

The only thing that maybe could be mentioned in Sykes description is; there are steps leading down to most areas, which two of us struggled with. The house is on a hill so very necessary, but for those who find steps challenging, may not be a holiday house of choice. Brilliant in every other aspect snd no problem for the able bodied. Great that dogs were welcome and safe in the garden.

  • "Great place, would definitely recommend."

Very nice to arrive to fresh bread and sweets for the kids. Lovely touch. The place was perfectly clean to normal standards and absolutely fine. We would not have said anything but for the fact it was supposed to be “COVID clean” and we wouldn’t have said it had been deep cleaned eg when looking for toys down the backs of/ underneath sofas. So perhaps more guidance to both businesses and clients might help Sykes not to over promise. To make it even better, we would suggest providing a normal frying pan (the type you use for making pancakes) and more toilet paper but apart from those little niggles, it was fantastic.

  • "One of the best family holidays we have been on, was really easy to find, the owners met us on arrival and went through how everything's works, when opening the door you got the best smell ever!"

Which was fresh baked bread in the bread maker, there was also a box of chocolates and cookies waiting for us, the house is so much larger than it appears, which helped with a family of ten, we didn't seem to be stepping on anyone's toes, at night it did turn cold but the log burner was there which was wonderful to sit around and chat alongside each other, we also took 2 dogs with us who also absolutely loved it, they was constantly outside! Whilst we was there we visited the high force water and Saltburn by the sea which was about an hour away drive, but a very nice small beach, it was our first time visiting cobblers barn and we will definitely be back!! Everyone throughout enjoyed themselves and it was sad to leave, it was just the 3 day break we needed!

6 of us stayed, the location is brilliant and property is beautiful. Lots of lovely walks around and little pubs a few minutes walk. My only criticism is the size of the hot tub. Clean, comfortable and spacious, and beautifully decorated. It had everything we needed, and we even had a freshly-baked loaf of bread waiting for us! The hot tub and garden were fab, and we put them to good use as we were fortunate enough to have lovely weather and the garden is a sun trap. It was a shame we couldn't stay in the garden after 10pm (we were ticked-off by a neighbour at 10.05pm, even though we weren't making a lot of noise, just chatting), but I do understand that's it's a quiet village and you don't want to upset the people who live there. We had a lovely lunch in The Crown pub, which was just a short walk, but otherwise we were happy to stay in the cottage and make the most of the great facilities. I guess the only down-side was that we needed to check-out by 10am, which felt a little early... although we never questioned that and it could be that the owner (who was lovely - we had to liaise with her to get the keys) would have let us stay longer if we'd asked. All-in-all, I would definitely recommend and the group of girls I went with are all talking about us going back again next year. Thank you!
