  • "Anne, the owner was very friendly but unobtrusive."

    There were some nice touches like homemade jam, eggs from her chickens and milk in the fridge. The cottage is ideally situated for visiting Ripon,Harrogate, Fountains Abbey, Pately Bridge. It was warm and comfortable and it was lovely to hear the owls in the evening and see the stars on a clear night with little light pollution.

  • "The property is compact, but makes very good use of the available space, making a comfortable, bright and welcoming base for a couple."

    The owner is friendly without being intrusive, and helpful, for example taking delivery of a package while we were out, and leaving some useful supplies for our arrival. All very clean and well equipped. TV reception and WiFi are variable, due to the general conditions of the area. Plenty of room to park our car. The nearby Sawley Arms is welcoming, with good food and drink, and holds quiz nights and special eating events.

  • "It's a lovely little cottage, just right for the two of us and a dog."

    The place was very clean and tidy. Upstairs the bed is comfy, but be warned the sloping roof line may catch you out a couple of times until you get used to it - not a big deal though. The WiFi was a bit hit and miss during our stay, so maybe don't plan on doing lots of zoom calls! We weren't bothered by this though, there's all of Yorkshire to explore outside!

    It is in a perfect location with fabulous pub literally 3 minutes walk away. The Sunday lunch was one of the best we have tried. The owner was super helpful & we enjoyed her home made Jams & fresh eggs from her chickens. It's a hidden gem.

If you are worried about shared garden it is not a problem but beware there is a low wall. Very quiet at night with great walks around . Looking forward to going back

    Anne was really accommodating and went above and beyond to cater for our needs, including borrowing us a parking permit for the national trust car park! Rupert spent his days outside with Anne being made a fuss of. We will definitely be returning!

    The cottage is lovely and cosy and Anne our host was wonderful, including leaving some welcome treats. A very peaceful location, this place is an excellent launch pad for Ripon, Harrogate, Knaresborough and York. Make sure you visit Fountains Abbey which is only 5 or 10 mins away. Or just relax in the cottage, you'll love it. Thanks Anne.

  • "We loved our stay at the Annex, Anne was very welcoming and hospitable, even leaving eggs, jam, milk and butter for us on arrival, which was so kind."

    The views of the dales from the annex are lovely, the rooms are all clean, comfortable, warm and peaceful, our dog loved it! Plenty of space on the drive, easy access and we loved seeing her chickens in the pen. Only thing would be if you have a dog who likes to jump over small walls, a long line would be a better option, and she kindly has a lead ground stake by the front door to use. We would love to come back with no hesitation, and hope to come back soon!

  • "The cottage was well equipped and beautifully located, 2 minutes from the pub, and a short drive from several sites of interest."

    The proprietor was very welcoming. Our one quibble was with regard to the upstairs part of the property. The bedroom was cramped, there was no room for any furniture except the double bed and two small bedside tables. The ceilings in the bedroom, the bathroom and the walk-in wardrobe (off the bathroom) sloped sharply. I think if you are over about 5 foot 6 inches, or at all uncertain on your feet, you might want to give this property a miss.

    A lamp would be handy in the living area rather than having the main light on so we just used the bedside lamp. Although advertised with WiFi, this is off the owners router next door and is not brilliant or reliable but this was the only slight negative. Owners are genuinely friendly and the issue with the shower was quickly sorted. Nice fresh eggs and home made jam & delicious orange cake. Would stay again.

    The dogs loved watching the calves through the lounge window. We were concerned about shared garden with owners it wasn’t a problem our dogs were the most chilled ever on holiday..We visited Pateley Bridge, Kendal Butchers sell the most amazing Pork Pies ever, Ice cream from T&GS is a must. If you have a dog treat them to gravy bone ice cream ( yes really) ours loved it. We would highly recommend this cottage to anyone. Thank you so much Anne and John for sharing your cottage with us we definitely be back.

    The countryside is just beautiful. Most of all Anne and John are wonderful hosts and not only was the cottage immaculate and cosy but the greeting was so warm and friendly it feels like you are staying with family! Anne and John go the extra mile effortlessly to make sure you have a wonderful holiday - my only regret is that I didn't book 2 weeks!

    Anne you made our stay very welcoming and friendly: initially I was worried about our dog with shared garden but she was fine because you were very relaxed-like home from home. Lovely to meet your grand children too: Alfie loved the company. We were extremely comfortable the whole time and Church Farm was the perfect location for us to mooch into Ripon, Pateley and Grassington. Slept like a log too! Thanks again for late check out too.   • "This cottage is not a "relaxing retreat" nor is it a "splendid cottage" worthy of 4 ticks!"

    Some of the photographs on the website are misleading - the reduced headspace in the bathroom and the bedroom is more severe than the pictures suggest. The bathroom has no hooks or shelves - the window ledge has to be used for towels etc etc. More bending! The bedroom has a bed and two side tables. No wardrobe, no dressing table. The garden is shared and is used very regularly by the family - during our stay a bank holiday family barbecue with 7 adults and four young children jumping on a large trampoline only 50 feet from the cottage door hardly qualifies for a 'rural retreat" The same children on the same trampoline etc. continued on another day. Nothing wrong with all this - except that cannot be described as a "relaxing retreat" for guests. Mrs. Iseley is a charming, friendly and helpful host. The cottage is surrounded by farm land and has a lovely environment. She welcomed us with roses, a welcome pack - including fresh eggs. Sykes needs to make sure the right clients go there. It was certainly not a week worth £470!

Sitting as an annexe to the owner's home, this inviting stone cottage enjoys a picturesque countryside location in the fabulous Nidderdale AONB, North Yorkshire.

Providing comfortable accommodation for two people, this can be an ideal base for couples wishing to discover the astounding local countryside and lovely farm land environment.

Be greeted into Church Farm Annexe by its smart open-plan living area, boasting modern décor with a well-equipped kitchen and a snug seating area with a TV and soothing views of the nearby countryside - the perfect place to curl up with your other half.

After the sun sets, retire to the first floor where you can find the peaceful double bedroom, again offering lovely rural views and also benefiting from its own bright white en-suite bathroom.
