"We stayed for a week over Easter at the brilliant Station Flat with our 7 children (aged 11 - 1."
5) and they loved every minute of it! Very well located with decent amenities, shops, restaurants and takeaways all close by. Easy access to trains and buses to venture further afield and visit family. We were traveling without a car this time and, despite some stormy weather, we were still easily able to get about. A few teething problems early on with hot water but the owners were instantly available to help see us through (despite being away themselves). We will definitely return. "This is our third visit to Station Flat and it never fails to impress."
The spacious flat itself is well equipped and feels like a home from home. Kay, the owner, is very good with correspondence and quick to reply to emails. The location of the flat is just perfect for families or groups as it caters to different interests. There are great dining out opportunities in the village, plenty of shops to browse and walks for all abilities on the doorstep. The teenagers were able to catch the train to other places without relying on taxi driving parents, an added bonus! We will be back again in the future.

It was exactly as described. The flat was spotlessly clean and had everything inside that we needed. We are a family of 3, so ideal for us. The location is beyond perfect - we thoroughly enjoyed sitting out on the spacious terrace watching the world go by! Lots to do, places to go for every age group. Would thoroughly recommend.

All fittings and furnishings are in very good condition . The kitchen has everything I would expect and more making cooking/baking stress free. Station Flat is ideally located for our family with teenagers and younger child with easy access to shops and public transport as well as many local walks. Communications from the owner is excellent.

The position of the flat is perfect, right in the middle of the hubbub of Betws y Coed but it still felt peaceful and private. The flat is very spacious and has comfortable beds, the sofa and chairs are really comfortable too. At the back of the flat the living room window overlooks the station platform which we all loved, just watching life go by. But the trains are not that often or at night so there isn’t much noise. The kitchen has everything you could need and overlooks the village green. All in all a great place to stay.

Flat is very clean, Extremely comfortable, Very large indoor Space and an amazing balcony over looking the main green and the views are great. Flat is also very well equipped that catered for all our needs, Kids loved watching the trains come in at the station and the occasional low flying Jet or helicopter added to the fun. Station flat is in the perfect spot to explore the surrounding areas.

Lovely walks along the river and further along is swallow falls which is a must see ( charge £2) Also a mile away is zip world which is a brilliant day out and lots of fun. Could of done with a extra toilet maybe off the twin room ( playroom area) but really look forward to spending time here again in the future.

Perfect for children, there’s a playroom next to one of the twin bedrooms & at the back of the flat, there is a miniature steam railway that our children loved going on whilst we sat on the platform at an amazing coffee shop! Would definitely stay again.

I would not consider this flat suitable for young children because of the steps and low windows. We were five adults (mum and four children 19-25) and any more would have been uncomfortable with just one bathroom and seating available. The flat is noisy as on route from YHA, above a parade of shops, opposite a car park and on a bus route - lots of early deliveries and rubbish collections. We didn't mind the hourly, church clock chimes. It was a choice of windows open or stifle in the heat. I imagine noise would be worse in high season. The flat is above a chip shop so smelt of oil all the time. Location is excellent and we managed to get free parking each evening a little way down the road, but it was not school holidays so not that busy - bring a supply of coins to be on the safe side. Fun to watch trains out of back window and jets flying above. Kitchen very well appointed and extras like foil, cling film, dishwasher tablets, washing up liquid, hand wash, loo rolls were supplied. Water pressure in shower very good but shower quite small. Check out is 10am so was surprised to open door to leave and see cleaner (a nice woman, if a little eager) standing outside before 10am. We felt pressured to get out quickly and when I went back to check all the bags were out at 9:58 she was starting on the bathroom! I feel that the communal areas are a little dated and it would be possible to install a second bathroom, but on balance we all agree we would choose this flat again because of its location and the fact that we were out most of the time, but we'd all bring ear plugs!

"We throughly enjoyed our holiday at the station flat."
It is in a suburb location with beautiful walks and exciting activities alike. Only negative points were that one double bed was uncomfortable (with a dip in the middle) and a window leaked when we had heavy rain. Regardless of these issues the flat is spacious and clean and perfect for our large family group. We would love to return!

"We have used Sykes before and normally they give good quality properties."
However this time we are truly disappointed. We paid near £900 for a 4 night stay for 5 people and it seems like the owner didn't really care the state of the place. There's cobweb we can see around the flat. The guest book has an entry about shower not draining properly and it is still the case on our visit. It is a long Easter weekend and they gave us 2 rolls of toilet rolls. Also there is no coffee/tea/sugar/salt or anything to make us feel welcome. I would not recommend this property to anyone, especially given the price

The living area is great for staying in for an evening meal, we also enjoyed a great meal at the pub across the road. Will definitely be coming back!

We did not have any problems at all, no noise from the shops below, the trains do not run through the night so no noise from there. We climbed snowdon and appreciated the lovely comfy beds after it. We will def visit again.

"The flat was far more spacious than I was expecting and the kitchen was extremely well equipped."
It felt less like a holiday cottage and more like a home from home. There was even children's and adults books available to read and toys for the children to play with. The children said the flat was 'awesome' and they would like to live there! The location could not have been better for our groups range of ages: we had toddlers to teenagers to OAP's, fit and unfit. There were local walks to suit all abilities without the need to go in a car; the minature railway kept the younger children amused while the older ones browsed the shops. The recreation ground provided a great place for the children to play while the more sedentary ones of us could keep an eye on them from the decking. If I return to Snowdonia this will be my first choice of accommodation.

The facilities available are perfect for every member of the family and is not far from any main town. Lot of wonderful walks, cycling, fishing, Snowdon and much, much more. We will be returning. Property: The Station Flat is a little be tired and would do well to have a bit of a modernisation. An extra bathroom/shower room wouldn't be a bad addition. Some blinds in the kitchen to take the heat of the sun away from the exposed fridge. Thank you
