  • "The Sykes website describes 1 Cabin Knoll as ‘luxuriously presented’."

    In my opinion it is unlikely that this was ever accurate but it certainly isn’t now. The cottage, ‘gardens’ and site in general have an air of neglect. The entire cottage needs a thorough clean and the decoration is overdue for a refresh. The lounge needs to be declutterred (it is not currently presented like the photographs on the website). None of the window blinds operate properly and at least one is falling off the wall. The ‘bath bedroom’ has a room above it, which is used by the owners. There appears to be no sound insulation. Every footstep sounds like the beat of a bass drum accompanied by loud creaks from the floorboards. There is also an unacceptable level of sound transmission through the walls, and there is a flimsy connecting door between the cottage lounge and the owner’s farmhouse kitchen, which enables the sounds of meal preparation and consumption, and conversations, to be clearly heard. Each bedroom is accessed by its own staircase. The stairs are very steep, with unusually high risers. There are no handrails and the stairs to the ‘bath bedroom’ are particularly hazardous. In my opinion, there is no practical reason why handrails can’t be fitted. If this was a modern conversion I’m sure they would be mandatory - so why shouldn’t they also be fitted retrospectively in a holiday let?

    Watching the cows coming back from milking as you cleaned your teeth, being introduced to the sheep dogs and spending the evening following the house martens and swallows as they darted overhead were real highlights

  • "Good value."

    Well equipped kitchen. Not exactly a cottage, but part of the owners house. They clearly have a room above the main bedroom. We had a few minor issues. Logs were provided for the wood burner but no kindling or matches. The only way we could keep it going was to leave everything wide open otherwise it just died. Getting the TV to work was a bit hit and miss - I think the batteries needed replacing in the remote. To be fair we didn't bother the owners and I'm sure they would have dealt with any problems if we'd asked.

  • "Cabin Knoll was very pleasant to stay in."

    Debbie made us very welcome, and was very accessible. We enjoyed its location, and the wood burning stove was lovely to come back to at the end of the day. Facilities were good- we appreciated the welcome basket of goodies when we got there. Will recommend it to others and come again ourselves.

  • "An amazingly well equipped cottage on a lovely farm owned by a friendly family."

    The picture do not do justice. The cottage is well equipped and as a family with 3 children we found everything we needed to self cater and enjoy a week in peace away from the hustle and bustle of the city. The location is ideal for days out exploring local attractions around the peak district.

  • "A delightul getaway on a working (but very peaceful) farm, in a beautiful location."

    We would definitely visit again. Nicely furnished with well provided lounge and kitchen / diner that has all the necessary kitchen equipment you will likely need. The hosts live next door and very approachable and helpful. Good size bedrooms (nb 1 room has no door but is still private), both en suite. The stairs to bed are steep, so not the best if you have reduced mobility. Good central heating and extra heaters if you feel the cold. All in all a gem.

  • "It’s a lovely house with great views and comfortable beds."

    My friend and I are both over 6 foot so we found the living room settees too low for maximum comfort. The fact that you could walk from the door on different footpaths was excellent, straight to the river Dove either way, lovely. The food we had in all the venues was top quality so I look forward to coming here again!

  • "The photos did the property no justice."

    It was a really beautiful house in a fab location. It had everything and more. I brought cleaning products but there was no need. I brought my coffee maker but there was one there. The rooms were comfy, perfect for us adults and perfect for the kids. There was perfect WiFi connection which the kids (5yr & 15yr) didn't use once. There is so much to explore. This house is a must!

  • "We had a lovely stay in the cottage which is adjoined to the owners property."

    When we eventually met them they were very friendly, welcoming and helpful. They've got a couple of lovely dogs, we took one (Bruno) for a 2 hour walk on our last day. There were a few minor maintenance issues that need addressing - toilet roll holders hanging off the walls, uneven floor in one of the bathrooms makes the toilet a little unsteady. All in all though, a lovely stay in a beautiful location with some lovely walks to local pubs.

This is a wonderful, semi-detached cottage, located in the hamlet of Calwich, overlooking some of the prettiest countryside in the Derbyshire/Staffordshire borders of the Peak District.

Ashbourne 3.8 miles; Alton 5.4 miles; Milldale 9.9 miles.

The small hamlet of Calwich lies peacefully at the southern end of the Peak District National Park, amidst stunning scenery and offers great walking and cycling opportunities.
