- These terms and conditions apply to the “Britain’s Best Holiday Lets Competition″ competition (“The Competition”) run by the Sykes Cottages Ltd, Registration No. 4469189 and whose registered office is at One City Place, Queens Road, Chester CH1 3 BQ, United Kingdom (The “Promoter”).
- By claiming the prize, entrants will be deemed to have read and accepted these terms and agree to be bound by them.
Competition Entry
- To enter The Competition, the described action must be completed between 00.01 18/06/2021 and 23.59 30/09/2021.
- Entry to the competition may only be made through completing the online entry form www.sykes.io/HolidayLetCompetition2021.
- The competition is open to any holiday let owner in, and with a property in, England, Wales, Scotland, and Northern Ireland aged 18 and over, except for employees of Sykes and their families, partners, and anyone else connected with the creation and administration of the promotion.
- Only one entry per property will be accepted.
- Each property can only be entered into one category. In addition, entry into any category also automatically enters each property into the overall ‘Best Holiday Let’ category.
- No responsibility can be accepted for entries not received for whatever reason.
- No purchase necessary.
- Sykes Holiday Cottages reserves the right to alter or amend the methods of entry or The Competition at any time.
- The Competition opens at 00.01 01/06/2021 and closes at 23.59 30/09/2021. Sykes Holiday Cottages reserve the right to extend or amend these dates.
- Entries made after the closing date will not be considered.
Winners
- Winners of each category and the overall winner of Britain’s Best Holiday Let will be decided by a panel of judges. The judge’s decision is final and no correspondence will be entered into.
- All winners will be notified no later than 30th October 2021.
- All winners will be notified by email.
- Details of the winners can be obtained by sending a stamped addressed envelope to the following address: Sykes Cottages, One City Place, Queens Road, Chester CH1 3BQ.
- All winners may be required for promotional activity and by entering the Competition accepts that their name and property name may be published or provided if requested as per the terms and conditions contained within.
Prizes
- The winner of each category, listed below, will receive £500 (five hundred pounds) and a consultancy and advice session with one of our property experts.
- Best Renovation
- Best Quirky Holiday Let
- Best Sustainable Holiday Let
- Best Interior Design
- Best Property With a View.
- The overall winner of Britain’s Best Holiday Let will receive £10,000 (ten thousand pounds).
- Cash prizes will be made payable in the name of the entrant only.
- The winner must provide proof of identity upon request.
- Sykes is entitled to refuse to process any prize where it deems necessary. For example, if you are unable to or fail to produce sufficient identification when claiming a prize.
- Sykes will not be held accountable for any costs, losses, damages and expenses (including travel fees) which the winner may incur in relation to The Competition or prize or as a result of any misrepresentation of the prize.
- Sykes reserves the right to declare The Competition null and void, and stage another competition in its place.
- The Competition prize is non-transferable and there shall be no alternative prize offered.
- By claiming The Competition prize constitutes acceptance of these Terms and Conditions.
- Terms and Conditions are governed by the laws of England.
Data Protection and Privacy
Data relating to entrants will be used to administer the Competition and retained by the Promoter for a period of 90 days after the Competition closes to assist in operating the Competition in a consistent manner and to deal with any queries on the Competition.
No personal data relating to entrants will be shared with a third party without the individual’s consent (other than the winning entries).

Liability
The Promoter accepts no responsibility for any damage, loss, liabilities, injury or disappointment incurred or suffered by you as a result of entering the Competition or accepting the prize. The Promoter further disclaims liability for any injury or damage to your or any other person’s computer relating to or resulting from participation in or downloading any materials in connection with the Competition.
The Promoter reserves the right at any time and from time to time to modify or discontinue, temporarily or permanently, this Competition with or without prior notice due to reasons outside its control (including, without limitation, in the case of anticipated, suspected or actual fraud). The decision of the Promoter in all matters under its control is final and binding and no correspondence will be entered into.
The Promoter shall not be liable for any failure to comply with its obligations where the failure is caused by something outside its reasonable control. Such circumstances shall include, but not be limited to, weather conditions, fire, flood, hurricane, strike, industrial dispute, war, hostilities, political unrest, riots, civil commotion, inevitable accidents, supervening legislation or any other circumstances amounting to force majeure.
The Competition will be governed by English law and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
