    Theresa, our host looked after us so well, checking we had all we needed. The flat is immaculate, warm and cosy and so welcoming. This was our second visit and we will certainly be back. Sadly no dolphins but watching the sea is so relaxing!!

    Easy walkways down into the main centre of Banff which caters for all your needs, even takeaways. Or the opposite direction to Whitehills which is more scenic, past caravan parks, more rural no town centre, apart from couple of pubs, smalls shops, fish restaurant. Property caters for all your needs, but may struggle if elderly, or health issues, as there's is a few steep steps up the flat. Otherwise completly perfect & well recommended.

    Only change would like is double bedroom having zip link bed to give option of 2 twin rooms. As we were a group of 4 adults., this would have been better. East reach of town, only 15 minute walk to local golf course. Don’t miss a visit to the local butchers, you won’t be disappointed. Other must is going to Portsoy to Aspire, new fantastic cafe and restaurant.

    It's in a great location, with just a 5 minute walk in to town, and a longer seafront walk along the shore to a lovely beach. The host Teresa made us very welcome, providing bread, milk and butter on arrival, as well as a delicious homemade cake. Definitely recommended.

  • "Fantastic new and very clean Appt with great views, comfy beds and sofa ."

    .. didn't want to leave after a wonderful week at Waters Edge. Hosts were very nice and gave the most generous of welcome gifts (delicious cake Teresa, thank you). Loved Banff and the locals were really friendly especially in The Railway Inn & The Market Arms. The weather was mixed which was great as we had the rough sea crashing on the rocks when we got there over the wkend and on other days gorgeous sunsets, all watched from the comfort of the Appt. Lots to see and do in Banff and surrounding area. Didn't want to leave and almost couldn't on the last day due to a flat battery of all things haha ... didn't need to call the AA as the owner Alan was able to assist with his jump leads (big thanks Alan for your help). Could have quite easily stayed for longer and will definitely return. We had a fabulous holiday at 24 Waters Edge. Many thanks, Keith & Lynne

  • "Lovely flat very clean and comfortable."

    It has wonderful views from kitchen/ living room. Main bedroom has good double bed. Only a shower but suited us. Only thing we missed having was a tv in the bedroom and although you don’t go on holiday to watch tv. We rented in October so sometimes the Scottish weather isn’t great for being out. So having the option of a second tv would have been great. As it’s 2 bedrooms it would be a nice addition. The host who kept in touch was friendly she provided us basics and cake which is really thoughtful and appreciated. Very good flat to rent for a holiday highly recommended

    Our host was extremely helpful ,nothing was too much trouble. If you are a runner/ walker let her know she can advise on great routes. Highly recommend taking binoculars and or a good camera if you like watching the wildlife. Lots to do nearby , don't need to go far for anything , great beach just a short walk away. Would definitely return as we didn't want to leave !

    Ideal to use as a base for exploring surrounding areas, but we for the most of our time were happy to stay local and walk the coastal path and the walks around Duff House. Spoke to our host by phone and in person warm welcoming and there if you needed them.

    Just sitting watching the sea from 3 windows is just bliss, and so relaxing. Everything you need is in the apartment and everything is of very high quality. It feels like home as soon as you enter, and Teresa was very welcoming and left us a beautiful cake and provisions. Banff is a very pretty town with lovely walks. However be aware restaurants in walking distance are almost non existent, but there are numerous takeaways with a huge choice on their menus.

    It had the most wonderful views and had everything you could possibly need including very comfy beds. The hosts were amazing, providing lots of little extras including a home baked Victoria sponge which was delicious. They even allowed us to use their own garage to store our bikes. Lovely quiet walks along the seafront, right upon your doorstep. Teresa made sure we had everything we needed, even baked us a delicious cake!!     I booked with Sykes following recommendations from my sister Who works for Sykes, Kerry Murphy. I spoke with Tess to arrange the booking who was super helpful, found the perfect property for us, kind, professional and friendly throughout and even called to help me complete the booking after I’d had trouble finding the link when I know her shift had actually already ended. The property was perfect, the owner Teresa was lovely, Had bought bread and milk and left little cupcakes for us, made recommendations in the area and had the flat all warm and cosy for our arrival, couldn’t be happier! If I had one tiny thing that might be worth a mention, I’d say a bigger duvet wouldn’t go a miss, We kept getting cold feet, but maybe that’s just because we’re used to a bigger one. Thoroughly grateful to all.

    The walk in shower was a bonus. The views of the sea ,seabirds and the sunsets were wonderful. The owner provided bread , milk , butter and we were welcomed with a tasty Victoria Sponge as well as having a bowl of fruit left for us - all this was most unexpected and a great bonus. The flat was very quiet and gave us a peaceful holiday. There are many things to see and do in Banff as well as many quaint fishing villages to visit as well as larger towns if wished. I would highly recommend this flat as an excellent base for a great holiday.

    It had everything that you could want from toothpaste to shower gel from sellotape to string nothing had be forgotten. It really was home from home. The owners were there when we arrived and nothing was too much trouble. Teresa had baked some lovely cakes for our arrival and there were groceries to get us started. It was a great base to explore the small fishing villages and beaches. Would definitely book to go again.

    Banff is a lovely friendly little town and is an ideal base for exploring the area. Attentive owners who clearly go the extra mile to ensure guests enjoy their stay. Comfiest bed I’ve ever slept in. Allan met us at the apartment and showed us round. There was fruit, bread, butter and milk when we arrived along with some delicious buns baked by Teresa. Our only complaint is that we were only there 1 week.

    The facilities are first class with stunning views over the sea. Thank you Teresa for the welcome and ease of key collection. We used the apartment as our base to explore the north east coast and there is so much to see and do, both locally and a wee bit further afield. The accommodation is well proportioned for us three adults and a lively 9 year old who kept a lookout for dolfins, sadly no sightings this time. We would highly recommend this apartment it has everything you need for short breaks or longer. We will certainly consider a booking in the future.

    On arrival all of the basics were provided, ie bread, milk etc, even cold beers in the fridge. The apartment was very modern and very clean, a highly recommended venue. If you are looking for a base to explore Scotland, just outside the hustle and bustle, this is the perfect location.

    So very pleasant and helpful! They really want you to have a great experience when staying in their flat. The flat is just beautiful, clean and modern and what a view! Remember to bring binoculars as we found them so useful with the wide expanse of the Moray Firth from the 3 windows. We weren't lucky enough to see any dolphins but various people who have stayed in the flat wrote in the Visitor's book that they did see them. There is a Tesco store about 15 minutes walk from the flat and also a shop called The Spotty Bag shop which sells almost anything you might be needing on your holiday. They also have a nice restaurant upstairs where you can have a meal or just pop in for coffee etc. Low Street and High Street are just up from Tesco but we were very disappointed with the lack of good shops there but if you drive to Turriff (approx 20 mins or half an hour on the Aberdeen bus) it has a lot of small shops to have a browse around and also a small department store called Celebrations who also have a good restaurant. The beds are very comfortable and there is plenty of hanging space in the built-in wardrobes. Good quality bedding, towels, crockery etc. The bathroom is just beautiful and the shower is wonderful. Makes me want to buy a new shower head now!! Our hosts have been very thoughtful in providing some useful items to start off with eg bread, milk, butter, tea, coffee, sugar etc which was excellent. They also provided plenty of lovely toiletries. Teresa also baked a gorgeous sponge cake for us and her baking is beautiful. So very kind! Ourselves and some visiting family members really enjoyed the cake and they commented that their sponges don't rise as well as Teresa's so that was a good compliment for her. We had a really enjoyable and relaxing week. It was also very quiet. Very many thanks to Alan and Teresa for being so helpful to us and for providing such a well equipped and beautiful flat for their guests. I'm sure anyone staying here will want to stay again in the future. We were sad to leave but all good things come to an end! Thank you both! Eileen & family

    Views.We even saw some dolphins from our window.It is a good walking area with flat coastal paths and is a good base for exploring the North east coast of Scotland.The apartment being on the top floor may be a problem for any one who can not do stairs.Can not recommend the property highly enough for it's attention to detail and the lovely little extra touches the owners provided .Thank you to them.

    The views of the sea and surrounding area were fantastic, especially as the flat is located on the second floor, with easy to manage stairs. I was with my 84 year old Dad, who didn't find the stairs difficult at all. Our host Teresa, met us in Banff when we arrived and we followed her to the flat location. Teresa kept in touch, though the flat and the facilities were so good, we didn't need to make contact, other than to confirm everything was great!! I would definitely recommend staying at 24 Waters Edge and hope to be back, some time in the future.

  • "We were the first people to book the property so everything was pristine."

    The flat was very well equipped with BT Sport too on the TV. The owners were exceedingly helpful and were in contact by text during our stay. It was great to be able to watch seashore life from the window or watch the sun set. The only thing to remember is that it is a top floor flat so two flights of stairs have to be negotiated. Also, while it was excellent for myself and my wife, I could see that it might seem a little claustrophobic for four on a wet day due to its compact modern style.

Banff is a former county town and a Royal Burgh, having received its charter from Robert the Bruce in 1324. The town has been designated an Outstanding Conservation Area and is famous for its outstanding architecture. Banff contains a variety of architecture in a number of contrasting styles, including Georgian architecture that can be found in the upper part of the town. Banff Harbour is now a recreational harbour and marina, and the town boasts spectacular sea views, sandy beaches, shops and seafood restaurants. Duff House, built between 1735 and 1740 is situated in the Deveron Valley, and is thought to be one of Britain's finest Georgian houses. Close by is Duff House Royal golf course and two miles away the neighbouring town of Macduff offers the Royal Tarlair golf course and award-winning Marine Aquarium. Nearby, the old smugglers village of Pennan was used as the location for the movie Local Hero, and its famous phonebox is a listed historical monument. The area also boasts sandy beaches, forest walks, cycle routes, whisky trails, pony trekking and dolphin watching, along with the Museum of Scottish Lighthouses in Fraserburgh and the Portsoy Boat Festival and Turriff Show.
