Plenty room for us all. It was very well set up. Lovely part of Wales to explore. We all came away feeling we'd had a relaxing and fun time.

"The house and setting was just incredible."
We found a cute little table and chairs hidden uphill on the property where you could see for miles which was where we went at the end of every day to watch the sunset over the sea. The property is stunning and plenty of space for 8 to 10 people. The kitchen was perfect for dinner parties, the lounging areas comfy, the rooms clean and cute. I am definitely saving these details and staying there again.

"On arrival the house was still dirty."
Dirty glasses and mugs in the cupboard, dust under the dining table, foods debris in the cutlery drawer. There was no mattress or bedding for the cot, only one towel for a whole week.
The parking was very difficult and we do not think 3 cars could park there.

Bryn Mor to be lacking during your stay last week. We take great pride in
presenting our house to guests in a way that should be welcoming and
problem free. I will mention the issues around cleanliness to our
housekeeper to doubly ensure the cupboards are checked thoroughly prior to
arrivals.
With regard to the travel cot, we have taken on board customer feedback
which has indicated that people prefer to bring their own bedding for the
cot, particularly as little ones can be so sensitive. I have asked Menai
Holidays to note this on our website listing to avoid any future
misunderstandings. Two towels are provided per guest for the week, one
bath towel and one hand towel. We do also provide hand towels for the
three bathrooms - I feel this is in line with standard letting procedures.
There is a full laundry available (washing machine and separate tumble
dryer) too should you wish for a refresh midweek. With regard to parking
we do understand that it takes a little bit of maneuvering to get the
three cars onto the drive. Unfortunately it was made in the 1930's when
there weren't as many on the road and they were much smaller. Property Owner

"Absolutely fabulous house and surrounding area."
We had an amazing week exploring the area with beautiful beaches which our two young Grandsons loved. The garden at the house and the den were also a huge success. We loved the two outside terraces where you could sit and chill and also eat together. The view from the top of the garden was gorgeous. A small problem with the microwave was fixed immediately, even on a busy bank holiday Sunday. Very impressive. All in all just the best of weeks and we would so recommend a stay here. Very sad to have to head home.

"House was top class!"
Owners were top class! Definitely be coming here again! Perfect location if you want a quite relaxing break! A warning about the track to cottage would be handy for owners of cars that are low to the ground but I’ve got to say I had a great holiday.

"The house was amazing."
Really well laid out perfect for a large group because you can go away from the crowd. It’s cosy warm I can imagine in summer it’s special.
You can see the beach and hear the sea at night
We had a small problem with the keys which was fixed immediately with no hassle. We will definitely be back next year.
It’s clean and loads of bathrooms.
I had read in some of the reviews it’s tired. I can promise you it’s definitely not. Also I don’t think the pictures are definitely not selling it well. It’s so pretty inside and full of charm.

"Chose this property to be close to the beach, however the supposed 4 minute journey down is only for the fit and the 15 minute uphill return journey is not for the faint hearted
Access to the property is down a narrow country lane then up an unmade track, make sure you have sufficient ground clearance, with an awkward entrance onto the drive for larger vehicles, we had a 9 seater mini bus."
The property its self is well proportioned and met all expectations.
Although we had a minor gripe about cleanliness this was quickly dealt with by Sykes management who were extremely helpful .

"A nice home in a good location."
Any issues were resolved quickly and well by the owner, who was lovely.
Some deeper areas of the home could use a clean (under beds, sofas etc), however generally it was well equipped and appointed. The spaces are comfortable and cosy once warm.
The road up to the cottage could use some maintenance, if you have a low riding vehicle please be careful.
Overall a pleasant visit, and a nice home.

"Bryn Mor is an exceptional holiday home, deep in beautiful countryside and 10 mins walk from an empty sandy beach."
The house is extremely well-appointed, with all of the appliances, furniture etc being of a very high standard - no shortcuts have been taken at all. It works very well for a large family, and the gardens and large patio were a particular highlight. In all, one of the best holiday houses we've visited.

"We had a really fantastic time at Bryn Mor, and Kate was really accommodating in providing a travelcot and highchair, and some really lovely welcome gifts to help us celebrate my 30th birthday."
We were 10 adults and 4 babies, and there really was room for everybody. It's great to have two living areas and such a big kitchen/dining space. The views from the sun room are particularly lovely, and the balcony and patio will be great in summer time. We even had a separate jigsaw table to have a go at some of the great jigsaws! There was everything we could have needed/wanted, including ample oven/aga space to cook big group meals. We would certainly love to go back for another birthday celebration.

"Our stay at the cottage was amazing."
We organised it for my Mum so we could fit 4 generations of our family together. It was large enough to accommodate all 10 of us to eat together. It was warm and comfortable and very clean.
The only negatives for us was was parking 3 cars through a narrow gateway and the 10am check out. However we understand the time required to keep such a beautify cottage clean.
Thank you very much for our memorable family weekend and we may well return at some point. 10 out of 10

"We thought Bryn Mor was lovely and we would most certainly return."
However......
I did contact Kate direct re concerns over the cleanliness. The kitchen floor was absolutely filthy and there were dog hairs in many rooms including bedrooms and on chairs! The top of the Aga was thick with grease, and some kitchen units had to be cleaned. In fairness Kate responded immediately and said she would get the cleaner back straight away. We did, however, deal with the issue ourselves. This is not a critisism of the property (and especially not Kate as she was lovely) but of the cleaners. I paid a great deal of money for one week and did expect it to be spotless for my family, especially at Christmas.
The third shower room was disappointing and we refrained from using it.
Perhaps a suggestion but whilst the welcome pack of Quality Street and a bottle of fizz was very acceptable, in other properties (we rent twice a year) had milk, butter, bread, cheese etc.

"This property is a little tired, but nothing that £50k couldn't sort out!"
It wasn't particularly clean and a number of the pans/dishes etc.. you wouldn't dream of cooking with.
On entry into the property we were astounded how cold it was, probably outside in fact.
It took agood 24 hours to raise the temperature inside the property to a comfortable level. Knowing that guests are arriving, why on earth would you not have the property heated to some kind of acceptable level?
We quite often take weekend breaks in the Scottish Borders or Northumberland and always stay in properties managed by the company Crabtree & Crabtree, if you want to see how rental properties should be presented, have a look at their site and the properties they manage.
Dear Mr Mills, Firstly thank you for taking the time to provide your feedback to us. We find feedback from guests very useful. In the winter months we ensure that some of the heaters are left on after the changeover to ensure an ambient temperature for the guests arriving. All but two of the heaters are new instant electric radiators which, once switched up, heat the house very quickly. I am very sorry you didn't find this to be the case. I apologise if some of the items that have been returned to the drawers, from the two dishwashers, were not up to your standards. I will ask my housekeeper to check going forward. "Our first calendar booking with Sykes although we have an earlier booking for next year, This was a lovely property, remote and a few quirks that i exchanged texts with the owner on but the house has a charm that you could fall in love with and views which were excellent, we also saw the famous red squirrels."
Car essential to get anywhere and i , as a nearly 50 year old, struggled up the hill from the beach after an early morning dog walk. If you want to get away and reset in comfort, this is a great place to do it. Thanks for the memories, 3 generations stayed and we all had our own space which is important. Colin

"I have already sent an email pointing out reasons why we were disappointed in some things."
This was our second visit to this wonderful family house and although not everything was perfect we still had a great time. The accommodation is excellent for a family and the garden superb.
Perhaps mention should be made as to the difficulty of climbing up the hill from the beach.
The beach seemed to be covered with oil which I realize is no fault of yours!

"Lovely place to get away from it all."
Lots of space for ten people in comfort.
Beautiful grounds and views. Facilities top class.
Located in a very hilly area, so walking in the area can be challenging, ten minute walk to the sea, nearest beach is a ten minute drive. Local pub is so-so but friendly.
Overall a really nice place to stay.

"Bryn Mor was a splendid property to accommodate our family of 10 and in which to celebrate our Golden Wedding and a 'special' birthday!"
The property is very well equipped for a family who like to cook and eat together! The younger members of the party enjoyed having their own sitting room, the freedom of the gardens and the proximity of the beach.
We had a great time!
