    We were welcomed with mince pies and Christmas thought that was a lovely touch. Laura the owner popped by to see if all was good. Thought that was very kind of her too. The only little problems was we think the dishwasher may need a service and washing machine wasn’t working, the drum wouldn’t turn and made a very loud noise so we just washed buy hand. I never managed to report these as it was the night before we left. I’m sure had we have contacted Laura it would have been sorted. Will highly recommend and definitely return someday

  • "The house is perfect for family gatherings being suitable for adults and, youngsters and babies alike ."

    All the rooms are spacious, there is a large table that seats 12 people and the kitchen is very well equipped .The two lounges are a bonus . The decor throughout is attractive with each bedroom a different colour scheme. The property is in a very rural situation with a fine view towards the lake and it’s lovely to see cattle and sheep grazing in the fields close by. There is a good paved area and seating to take advantage of this very pleasant location.

    The children had their own TV room which was a bonus. Fabulous garden for the family to use. However looking a bit tired such as bathrooms and furniture in main living. All that said we had a fabulous week the owner was very warm and welcoming. Well worth the visit to the property.

    Only negative I would say is that there is no proper outdoor furniture to relax on. Only a wooden picnic bench which isn’t much use. Also a decent size BBQ would have been nice.

  • "10 of us stayed in the house 7th-14th April 2023."

    Ages 2.5 up to 67. All rooms are spacious. The downstairs bedrooms was perfect for us to stay in with our 2.5 year old as she could come and go without us having to worry about her navigating stairs. We used a blow up travel bed for our 2.5 year old in the downstairs double room and as they are so spacious there was no problem fitting it in. The room has pale curtains on the main window so the sun does make the room incredibly light. I would recommend packing a black out blind if this would be problematic for your little one. The house is well equipped with everything you can think of - definitely take the time to check all cupboards/utility room/storage areas when you first arrive as you will be surprised at what useful items they have available. The view from the back of the house is simply stunning! The table was also big enough to sit everyone on and the main living room is big enough for everyone to relax in - which isn't always the case in larger houses. We had a Tesco shop delivered when we arrived which worked perfectly. The house is remote so nice and peaceful. There is a handmade doughnut shop (Monnuts) 10 minutes away by car which are a lovely treat. The main tourist attractions / areas to visit we found were usually 25-40 mins away. I think we experienced every type of weather during our week there - including bad wind, during which there was a 2 hour power cut. The owners were very helpful and updated us on when it should be back on. I would highly recommend the house!

  • "Beautiful cottage."

    The perfect size for our group. We had a great break celebrating our friends 40th. The kids in our group had lots of fun playing together. We found the cottage had everything we needed for our stay and the booklet provided allowed us to figure out how to use some of the kitchen amenities. The owner was always quick to respond via text and popped around once to answer one of our questions. Would definitely recommend, both the cottage and the owner were great.

  • "An amazing house!"

    ! Every room is a brilliant size and lovely furnished and it was so clean. The kitchen was very well equiped and even though the area had a two hour power cut on our last evening, it didn't dappen our spirits! Thank goodness for the real fire during that experience. Good location for exploring around the island. Thank you for a wonderful stay, i hope one day we will be able to return.

  • "We had an amazing week."

    The property was so spacious and comfortable and well laid out and perfect for a holiday with three generations. Having 2 living rooms worked really well. We were away with 4 under 2 yrs and 5 months so they could play in view at all times. The bedrooms were big and well appointed and there were plenty of bathrooms/en-suites. The kitchen/diner easily accommodates 12 and has plenty of room to keep each other company whilst cooking. The garden at the back was lovely and big and would be a great play space - we visited in November so didn’t get out there as often as we would have liked. After speaking to Laura, we were also able to take the two 2 year olds down to see the cows - they both loved it. Lovely views across the lake and to the mountains and stunning sunrises made the early mornings with the little ones so worth it. Being quite central, we had easy access to all parts of the island. I would thoroughly recommend the property to any large family groups. It had a real home from home feeling to it. We had a wonderful holiday. Thanks Laura.

  • "Well, what can we say?"

    This has got to be one of the best cottages we have ever stayed in. Clean, very well equipped, comfortable and a beautiful location with a glorious garden and views that are fantastic. Our extended family of 12 and 3 generations fitted nicely Although, loads of space for us all. It is not in the hustle and bustle of the major holiday hot spots, which is part of the attraction of being here. There are beautiful beaches within a 15 minute drive and the towns of Amlwych and Holyhead are about the same distance too. Daft comment but we had flawless deliveries from Tesco and Iceland as well...an absolute bonus as we did think we wouldn't be able to get one! We loved this cottage and Laura was a fantastic host......although we had no issues for her to sort out! Great place to relax and leave the rat race of city life behind. Cannot recommend this wonderful cottage enough.

    It was well furnished with equipment needed for families with very young children too. It was in a really quiet location with lovely views from the garden. If I were to ask for something else it would be for some more comfortable garden chairs to sit and enjoy the views but there was a wooden picnic table which was adequate to enjoy a morning coffee before going out for the day. It was ideal for several families to stay together. Plenty of room and comfortable furniture and beds. We would happily return for another stay. A nice touch from the owners who left flowers and Welsh cakes to welcome us. Thank you.

    The cottage is brilliant there were only two things that could have been better both my parent are disabled and found the settees to low in the living room also the step up to the shower in the main bathroom downstairs is about 1ft tall so if you are disabled take a small step to help you up into the shower and some blocks for under the furniture to raise the height

    If you are looking for a large family countryside location for your holiday you will have to go a long way to beat this property. The views from the very large lawn are great looking towards the large reservoir and the Snowdonia National Park mountain range beyond. The nearest beach is at Cemaes Bay which is about 15 minutes drive away and has a lovely sandy beach and safe bathing. The property is very well equipped and very comfortable. Our party consisted of 6 Adults and 4 children and was our second visit and it is very likely that we will return again. I have no hesitation in recommending this holiday accommodation.     Booked very last minute, the owner made remarkable efforts to ensure we could enjoy our break from the moment we arrived. Clearly Covid 19 aware, everything was prepared and cleaned in ways that made us feel safe and comfortable from the moment we entered. The property is excellent in every way with just about every utensil and feature we could ask for. Beautifully laid out with rooms to suit full on family fun or escape to for quiet relaxation. Views from the property are stunning, no matter the weather. However, the country lanes near the property are a little tight in places. Generally, a great place to stay and one we would happily return to. Christmas possibly? :-) Massive thanks to the owner who was easily contactable if we had questions etc.

  • "The cottage was excellent, my grandson claimed it was the best house ever."

    We were a 3 generation group and there was enough room for us to have some space but big enough for us come together when we wanted to. There were a couple of problems while we were there, storm Dennis may have had a bearing, but the owners were helpful. The weather was atrocious while we were staying, the cottage is remote and there were limited attractions nearby for wet weather. Despite this everyone enjoyed the break and invented fun indoor games in the spacious house. We were all amazed at the hardiness of new born lambs in the fields around the cottage.

    Clean well appointed. Loads of room. Beds very comfortable. Great place for children and family celebrations. Loved the log fire. Only things missing were a hair dryer , tea towels and any cleaning products which was a problem as shops so far away. I have stayed in a least 8 Sykes cottages and think it’s sad that it’s pot luck in what you find in the kitchen. I feel there should be a basic pack common to every house

    The owners were extremely friendly, the property is excellent with plenty of parking space. The position of the property has great outlooks over the countryside with Snowdon in the distance as well as looking out at the reservoir which is close by. The property is adjacent to a farm which is owned by the same people and it was good to see not only new lambs this year but also new born calves. We would highly recommend this property.

    The pictures really do not do the house justice, each room is much more spacious than you could imagine. The second lounge off the kitchen for the children is absolutely ideal and they all loved having their own space (and the toy box). Mrs Hughes was lovely, and we all really wnjiy d chatting to her whilst she showed us around the farm. The children (and adults) were in their element. We really hope to make a return visit next year.

    Spotless, very well equipped throughout. Large family kitchen/dining with everything you could possibly need. Having two sitting rooms a godsend - we designated one as the play room. Beautiful views & plenty of safe outdoor space for children to play. Games, toys, jig-saws, books & some outdoor toys provided. My family enjoyed a lovely holiday, particularly the children who had plenty of space to play both inside & outdoors. Would have no hesitation staying again in the future.

  • "Three generations stayed in this lovely house for a family holiday and had a wonderful time."

    The location of this accommodation was perfect for us, quiet and peaceful, with lots of room for the children to play in the enclosed garden without worry of them making noise and disturbing anyone. The Wendy House and outside toys were used from the moment the children got out of the car on arrival, and continued throughout the week. The adults enjoyed the spacious house and wonderful scenery, overlooking the lake with the mountains in the distance. The house was very clean with spacious comfortable rooms, a real home from home. Two lounges were really useful so that the children and adults could split off in the evenings to have their own space. The only slightly disappointing thing was that the Wi-Fi only worked in the kitchen, small lounge and bedroom behind the kitchen, and did not reach as far as the lounge so we could not use our Firestick to watch TV, though there were DVD's available. The owners were very welcoming and helpful, and were available for any advice or problems. We had one issue with a broken shower which was promptly dealt with. We absolutely loved our time at Fferam y Llyn and will definitely return.

  • "Excellent property- the owners have thought of just about everything."

    It is in the middle of no-where, so you do need a car, but getting around on Anglesey is easy as its just not that busy, in early July, that is. Views over lake in back garden are stunning. (There are BBQ facilities there, even though were told weren't any, when I enquired via Sykes Cottages) We had fabulous weather , which always helps, but if we had been stuck inside, there is loads of space for 10 people, and all sorts of books , games, tv's to entertain. Great property, I would happily recommend. We were on a golfing beak ( 4 couples), and there are 4 good courses to play- Bull Bay, Henllys, Holyhead and Anglesey. All within 25 min drive or less, and golf under £25 per round

This beautifully-appointed, modern detached cottage is located on a country lane, close to the ownersÂ’ home and their 400-acre working livestock farm, 2.5 miles from the small village of Rhosgoch and 5 miles from the pretty seaside village of Cemaes Bay.

Boasting superb views of open countryside and Alaw Lake, this spacious property is ideal for extended families and friends, or maybe as a base to celebrate a special reunion or wedding anniversary.

The master family bedroom on the first floor has a king-size bed and two 2’6” single beds and also boasts a walk-in wardrobe/dressing room and an en-suite shower room, whilst the one on the ground floor has shared access to a large family bathroom with large separate shower.

There's also a first floor double bedroom with en-suite and wooden cot, a ground floor twin bedroom and a ground floor shower room next to the utility.

The main sitting room has a cosy woodburning stove for those chillier evenings and on warmer summer days and lighter nights, why not open up the patio doors and step onto the rear patio area and garden with extensive views?

The second sitting room is an ideal place for children to play games or watch TV on rainy afternoons, or you may wish to use this room to plan trips for the following day.

Completing the accommodation is a large farmhouse-style, well-equipped kitchen with a good-sized dining area.

This delightful cottage is perfectly located for fishing at Llyn Alaw Lake, whilst Cemaes Bay is five miles away and boasts a picturesque harbour and sandy beach, perfect for safe bathing and family fun.

Also available on the island are watersports, fishing, golf, birdwatching and wonderful coastal walks.

Alternatively, take a day trip to the Snowdonia National Park or visit the spectacular Llyn Peninsula.

Rhosgoch is a small rural Welsh village close to an Area of Outstanding Natural Beauty, on the beautiful North Anglesey Heritage Coast, and also close to the pretty seaside village of Cemaes Bay, which boasts three pubs, a few shops, a natural sheltered harbour and a Blue Flag sandy beach edged by grassy cliffs, ideal for safe bathing and family fun. The Isle of Anglesey is renowned for its miles of stunning and varied coastline, offering wonderful walking and cycling, renowned birdwatching, excellent watersports, fishing and many quality golf courses. The well-known Sea Zoo, National Trust Plas Newydd house and gardens and the wonderful 13th century Beaumaris Castle are all within reach on this beautiful island.
