“Extremely helpful owners, had problems with the TV, but this was remedied quickly by the owners.”
The dogs loved Waukmill, lots of walks nearby. Shame about covid 19 restrictions.
The dogs loved Waukmill, lots of walks nearby. Shame about covid 19 restrictions. My wife really enjoyed pampering herself in the bath with all the bath salts etc: Thank you!- Mr Holden, October 2020
Beautiful cottage, well equipped and lovely owners who are very helpful. If you like a peaceful holiday, miles from anywhere. Nice walks, place to chill by the river watching the birds. This place is for you. We have stopped in many cottages 3/4 a year. This is the best. Sykes has been the biggest problem in trying to charge £40 admin fee for me to extend my 1 week booking to 2 weeks, 2 months prior to arrival during corona. Booked as 2*1 week to avoid paying. Had booked in May for this cottage, credited £54 due to revised date being cheaper. Sykes why is this not deducted when taking monies from subsequent bookings? You have taken £800 out of my bank in bookings, yet still in credit- Mr Stokes, October 2020
“Waulkmill provided us with the perfect combination of an excellent location and relaxing dog-friendly luxury accommodation.”
The owners, Alex and Louise, not only ensured a Covid-secure environment, but provided great recommendations for three superb walks from the door, and had really gone to town in making both us and the dogs feel utterly pampered throughout our stay. The cottage far exceeded our expectations, certainly in its size, but especially with all the little extras that were so generously provided (everything from home baking and fresh eggs to binoculars and wellington boots!), making for a very homely experience. While we were very lucky with good weather, the excellent heating, washing machine, large porch canopy and sun-room meant that coming and going with muddy dogs was an absolute doddle. The private beach on the River Esk was great for playing with the dogs or just admiring the sunsets. The abundance and quality of the toiletries and pamper products puts most spa hotels to shame, and the large kitchen was also exceptionally well-equipped. The quirky artistic touches to the interior made the cottage uniquely memorable, and had we had a longer stay, we would definitely have been inspired to play with the art materials so thoughtfully provided. We particularly enjoyed the abundance of walks in the local forests, but time spent relaxing at Waulkmill itself was also highly enjoyable, with the owners' dogs being great fun to play with.- Mr Hill-jones, September 2020
“We loved the quirky feel to the place and instantly felt relaxed and at home.”
The river just outside the door was greatly appreciated by our dog! We liked everything about the property. The owners were friendly and very helpful. We have no complaints at all. Thank you for a great stay.- Mr Galloway, September 2020
“Beautiful location and extremely helpful and friendly owners.”
Dogs and us had a great week.- Mrs Gerrard, August 2020
“Hosts were very welcoming and friendly.”
All the little touches like fresh eggs and homemade bread were a lovely addition. We loved the quirkiness of the cottage and how quiet the surrounding area was. Our 3 dogs did not want to leave their new furry friends.- Mrs Macdonald, August 2020
“The pictures don't do the cottage justice!”
It was so homely and comfortable, in a wonderful setting. The owners Alex and Louise were lovely, friendly and helpful. Will definitely return- Mrs Prescott, August 2020
“Lovely cottage and very dog friendly.”
Cottage had everything you would want and more. Owners were very friendly and helpful. Great walks from cottage. Our 2 dogs had a great time. Will definitely visit again- Mrs Bisset, July 2020
“The holiday was wonderful.”
Our hosts went to so much trouble and provided a whole host of lovely extras in the cottage.- Mr Chadwin, February 2020
“This cottage is nothing short of stunning.”
Beautifully presented, with loads of extras, we were still finding things the day we left! We stayed here to get married at Gretna, and have a short honeymoon and it was perfect. Cozy, warm and quiet, we didn't want to leave! Loved the bathroom, dressing room, and amazing luxury sheets on the bed.- Miss Graham, January 2020
“This is probably the most quirky cottage that we've ever stayed in - there is lots of interesting and historic things to look at.”
The welcome was brilliant too - with freshly baked bread on offer - a real treat. The cottage is very dog friendly - with dog beds, bowls, treats, towels etc - perfect if you've forgotten something! The owners have made a real little haven - a truly luxury stay, with bathrobes, products and gadgets galore, everything you've ever wanted (and lots you've never thought of in a holiday cottage!) Although there is an enclosed garden which is fairly safe, there is no lawned area for dogs to play - this was our only disappointment really.- Mrs Middlemass, December 2019
“The pictures do not do this cottage justice.”
The space is amazing and comes complete with rest and relaxation facilities and products that were not expected.- Mr Watson, November 2019
“Waulkmill is one of the best cottages I have stopped in.”
It is well equipped, in a beautiful location. It is ideal for a relaxing break and getting away from it all- Mr Stokes, November 2019
“Peace and tranquility, nice cosy cottage with everthinng needed for a relaxing break.”
The owners are a lovely couple and the welcolme pack they had ready for our arrival was very appreciated.- Mr Whitbourn, October 2019
“We had a fantastic holiday away from shops, pubs & people in general.”
Two weeks of total bliss & relation. Waulkmill is a lovely warm welcoming place, equipped with everything. Just had to get supermarket to deliver shopping. Can't fault this place or the owners, a relaxed easy going couple.- Mr Ogden, September 2019
“. Geaet place to stay fantastic location for a realy good break for the dogs AND their pets.Would definatley go again enjoyed imencley D Burrough”- Mr Burrough, August 2019
“For me the only drawback was that there was not a Normal sofa/chair in the living area.”
As I have a back problem and need a little support for my back. Other than that we had a great holiday and the view’s from the garden were lovely. Cottage was great and full of Character. The Owners were very helpful and there if you need Anything you only had to asked. If you like watching birds and feeding them this is the place for you. Very quiet and relaxing place to stay. And Interesting places to go and visit. Had a lovely time and would Recommend this cottage to my friends. And hope to come back in the future.- Mrs Reid, August 2019
“Waulkmill was a dream.”
All the little extras supplied by Louise were a lovely surprise. We didn't want for anything. From the minute we read the welcome pack, which said there were no rules and everything was for our enjoyment we knew we were going to love it. Anybody not booking is missing a treat. Would love to go back.- Mrs Brindley, August 2019
“I adored everything about this cottage.”
It has a very warm and cozy aura that you pick up on as soon as you step indoors. The setting is very peaceful and dreamy. The river can be heard in most places around the cottage, which really helped to chill me out. We made good use of the log burner on rainy days, cuddling up on the sofa with the dogs. The owners are lovely and made us feel right at home. When we arrived they had left little surprises such as freshly cooked bread, face masks and even a bottle of Prosecco!! The cottage was spotless and has all the appliances you could possibly need, including a fondue set which we used for chocolate! I would 110% reccomend this cottage to anyone who is looking for a little escape from the real world. I honestly didn’t want to leave, I could have sat in the garden quiet happily and never gone home! I can’t wait to go back again!- Miss Smith, July 2019
“Excellent week at Waulkmill.”
Great base for exploring the Border region and the cottage was lovely. Very dog friendly with lots of little extras to make our stay more enjoyable. Would love to come back. Katy Dunn- Mrs Boyter, July 2019
“Tranquil walks along the river with birdsong above us.”
Beautiful flowers and grasses along the verges and even the traditional Scottish thistle. Relaxing garden with feeders that encourage different varieties of birds including a woodpecker and a siskin which we have never seen before. The cottage itself had a lovely atmosphere with lots of extras such as a bread maker coffee machine and a fondue set to use if wished. A freshly baked fruit loaf, tea, coffee, milk, bacon, eggs and a bottle of prosecco were all left for us so no need to go to shop on day of arrival. Nearest shops are15 minute drive away in the pretty town of Langholm. After a day of walking round different places it was lovely to relax in on front of the wood fire for the evening watching TV then in to the hot jakuzi before going to bed. A perfect escape from the mad rushing round of everyday life. Highly recommended- Miss Neave, June 2019
“We had an absolutely fantastic time at Waulkmill - it's a little piece of paradise!”
The amount of thought put in to all the little extras is truly a credit to Alex and Louise, from the home made bread and prosecco on arrival through to the bird feeders and bath salts for the jacuzzi bath.... It really underpinned their commitment to ensuring guests enjoy their stay. Our dog absolutely loved splashing in the river and the peace, tranquility and beauty of the place was stunning - for anyone wanting to take time out to recharge, we couldn't recommend it highly enough.- Mrs Fagan, June 2019
“We have recently returned from spending two weeks at Waulkmill.”
The cottage is spacious, comfortable, well equipped and cosy when chilly. The garden is a delight with lovely hideaway places to sit and listen to the river when the weather invites! Our Border Collie also found it comfortable.....using the dog bed provided to curl up in! We found Alex and Louise very helpful and friendly without being intrusive. A lovely touch was the ‘goodies’ left for us - supplies like fresh bread, milk etc., and a bottle of wine in the fridge! Whilst there may not be a local pub or shop there is a wonderful community cafe - ‘The Hub’ in Eskdalemuir and a vibrant theatre/cinema/cafe in Langholm. Both of which are not that faraway. We had a wonderful relaxing stay and would recommend Waulkmill if wanting to truly unwind and enjoy the beauty of the countryside. We shall certainly return before too long!- Ms Scovell, May 2019
“A tranquil, surprisingly spacious, cottage to relax and unwind at.”
Relatively remote (Langholm, the closest shops, about 15 mins away), but therefore very quiet and peaceful. We enjoyed sitting out in the garden watching the birds, visiting the Samye Ling Temple at Eskdalemuir and taking our dogs for walks in the surrounding countryside. The boys (dogs) also enjoyed chatting with the hosts dogs and the walks in the lanes. Unexpected touches provided by hosts, Louise and Alex, that made our stay exceptionally memorable. Would like to think that we will be going back again.- Mr Margetts, May 2019
“We came to relax and although the setting was loveley the owners had four dogs who constantly yapped when they went out.”
The walls are paper thin. we awoke to to yapping at 7 am this morning. This was after politely asking the owner to let us know when they were going out , so we could arrange to go out at the same time. The noise is incessant. We were forced to the further corners of the building to have breakfast satnding up. Not happy at all it is now 8.30am and the dogs are still barking. It is sad that such an idylic setting is ruined by the contant barking.- Mr Munro, April 2019
We are so sorry that you were disturbed that morning. We usually take our dogs out with us but it would not have been appropriate on that occasion as it would have caused them distress. When we told you that we were going out the previous day, you said that you were getting up at 6am anyway to go to Glasgow for the day, so naturally we assumed there would be no issue.Thank you so much to Mrs Munro for offsetting this feedback by taking the trouble to call around to say goodbye and to enthuse about their wonderful stay, saying that the cottage was spotlessly clean with lovely luxurious facilities; adding that they would "Return in a Heartbeat"As a side note the exterior and interior walls are about 2 feet thick, as the cottage is 200 years old and traditionally stone built Sykes owner relations
“Love all the extra above and beyond, great for peace and quiet Holiday, was what we needed perfect.”
love they even thought of are dog with the bowl of water- Mr Justice, April 2019
“Amazing cottage in a perfect setting for a quiet holiday.”
The owners Alec and Louise were very friendly and helpful . Lovely welcome pack with delicious home made bread. Cottage was full of all mod cons you could ever need, plus some. Fantastic! Thank you- Mr Mckenzie, April 2019
“The cottage was spot-on, clean and warm.”
The owners were great, they supplied bread, bacon and milk on arrival, which was a nice touch. The only little comment is a few printed instruction for the washing machine would be handy, but got it in the end. We had a great week and will be returning in the summer. The cottage is highly recommended.- Mr Chambers, February 2019
“The cottage was so lovely!”
Deep in the middle of the country, alongside the river the setting was perfectly peaceful. Decorated in a quirky and unique way, it was a pleasure to stay in. The welcome package was cute, bacon and milk in the fridge with freshly baked bread waiting for us really made the welcome super warm... From the spa bath, the bed to the couch everything was ridiculously comfortable and designed for ultimate relaxation. My dogs loved playing in the gorgeous garden and were welcomed just as warmly as we were! This place is the perfect destination for a real escape from the stresses of life. So grateful to have been able to spend my holiday in this gem.- Miss Edwards, November 2018
We had the most fabulous stay at Waulkmill. The accommodation itself was cosy and spacious. It had everything we needed and we were even left a lovely welcome pack containing things like homemade bread, mince pies, milk, butter, eggs, coffee & tea. The owners were lovely and couldn’t have been more helpful, they were very laid back which put us at ease and allowed us to thoroughly enjoy our time there. We used the cottage as a base to go exploring in the day, the countryside surrounding it is beautiful and Langholm, the nearest town (15 mins drive) has most things you would need. It’s the perfect place to stay for a quiet break away, the log fire was absolutely wonderful, we had to fight with our dogs to sit in front of it though! There are no shops, restaurants or pubs in walking distance but with proper planning we didn’t find this a problem at all. There is a fantastic butchers in Langholm where we bought the most amazing steak pie & even tried some haggis. We had the best break at Waulkmill and would definitely recommend it without hesitation!- stevea321, November 2018
“The cottage itself, the location of it, the warmth welcome from the owners; All the details and amenities inside.”
I would highly recommend it. Best Regards, David Pina.- Mr Pina, October 2018

The cottage is set in wonderful surroundings, our collie loved the gardens and we were very impressed that she was safe to roam, a truly dog friendly property. We had the most relaxed week at Waulkmill, feeding and watching the birds was a real highlight. Go on book yourself a week, you will not be disappointed- Mr Pinches, August 2018
“Very peaceful and relaxing stay.”
Owners provided lots of nice little things as well as essentials that were very welcome and helpful. Idyllic location next to the river with views of surrounding hills. Very dog friendly, Willow enjoyed playing with the owners' dogs as well as having the run of the securely fenced cottage garden. Lots of good things to do and see within short car journeys. Highly recommended rural escape!- Mr Thorp, July 2018
“Waulkmill has everything you could want with many additional items such as a jacuzzi bath, aroma therapy oils, a lovely log fire prepared, bird food, an easil and paint.”
Sky tv, bluetooth music in the shower and many more features. A really lovely location right beside the river. Just perfect for our honeymoon retreat.- Mr Walton, July 2018
“Lovely, comfy cottage in a peaceful rural location.”
Alex and Louise were extremely welcoming, leaving bacon, eggs, milk and a bottle of wine chilling in the fridge for us. There was even a fresh bowl of water set out for our dog, Rory. Everything we needed for a lovely relaxing break was here and we had a wonderful time watching the birds in the garden, the bats at night and exploring the area. Rory, our Border Terrier, especially enjoyed swimming in the river and romping through the garden.- Mrs Smith, July 2018
“We had a fantastic stay, what really made it more enjoyable was the small details that the owners added, the bottle of wine, fresh bread, bacon and free range eggs was very much needed after a long commute.”
The owners were very friendly and welcomed us on our arrival but they then left us to enjoy the peace and quite. Our dog enjoyed the comforts of home and especially enjoyed the large secure garden as well as the trip to the river for a swim which was a short walk away from the cottage. We would definitely recommend this to our family and friends and we will almost certainly be back. My only concern, which is not the owners fault is the access road to the cottage which has very large, deep potholes that if unnoticed would cause damage to your car.- Mr Smit, July 2018
“Ideal for a quiet and relaxing break.”
Exelent facilites ,very welcoming touches like eggs, milk, fresh bread, and a Bottle of wine (chilled) waitring for you.All in all clean a good pleasent cottage for guests and more than adaqute for dogs ours were worn out running in the ajoining meadow and swimming in the river.Only draw-back lots of potholes in COUNCIL approach road Good relaxing holiday would recomend and definatly return,- Mr Burrough, June 2018
“This is a really nice cottage, well equipped and comfortable.”
The bed and linen were excellent and we both slept really well. Good log burner and Sky tv with movie package. The kitchen had everything you need including the extras you need such as oil, dish washer tablets, salt, pepper etc. A nice touch was the home made bread, still warm when we arrived along with milk, eggs and bacon for our first morning breakfast. Lots of other little touches which really made you feel welcome and at home. Peaceful and relaxing, with the river at the bottom of the garden which our dogs loved. Alex and Louise are excellent hosts and do all they can to make your stay enjoyable. Highly recommended.- Mr Spence, June 2018

About the location
Lockerbie 18 miles; Carlisle 19 miles; Hawick 23 miles.
Langholm is a burgh on the River Esk in Dumfries and Galloway. From Mesolithic Man 9000 years ago, through Roman occupation to the notorious Border Reivers around the 16th century, Langholm has much history to share. The town developed around the textile industry, achieving a worldwide reputation for its woollens, expanding its population and earning the nickname of the ‘Muckle Toon’, or the Large Town. Langholm is also famous as the birthplace of Hugh MacDiarmid, the poet and Thomas Telford who was born just outside the town and after whom a road in the town is named. An unused Episcopalian church was converted into the Armstrong clan museum and was visited by astronaut Neil Armstrong in 1972 when he was made a freeman of the burgh. The town also hosts festivals for music, food and arts and the annual Common Riding draws many visitors. Within easy reach is Lockerbie, home to a good selection of bars and shopping facilities, as well as a jazz festival. A short drive from Langholm in the River Esk Valley is the Kagyu Samye Ling, the first Tibetan Buddhist Centre established in the West. As well as offering residential retreats, day visitors are welcome all year round to explore the temple or relax in the peace gardens and grounds.
