  • "Stunning house in fantastic surroundings."

    7 of us stayed and everyone was in awe at the house. Comfortable beds made for a good night's sleep and had all the facilities we could require. Really good host who could not do enough to make sure you had what you needed, also makes a cracking cake. We.will definitely be back. If not just to settle some scores on the croquet lawn

    We had a great holiday and we enjoyed the lovely walks nearby and particularly enjoyed the pool. Catherine was a super host, providing a delicious cake when we arrived and gave us some good local recommendations. I would certainly recommend Modney Hall for a family holiday and hope to go back one day.

  • "The photos look good on the site, however, seeing it in person, exceeded our expectations, and we will be going back in the summer time."

    We were met by the owner, who greeted us and showed us around the huge house, the rooms were spacious, we more or less lived in the kitchen, as that was as big as my house, and had a lovely log burner, which made us feel really cosy. It is rural and very peaceful, the owner also baked us a beautiful cake which we enjoyed. The grounds are really stunning, and there is a swimming pool and area to sunbathe in the summer. The beds were extremely comfortable and i found it hard to get out of bed. :) Great experience, went for peace and quiet as always so busy, and we certainly got that.

  • "Not only was it a beautiful location, away from all the bustle but still only 10 minutes from a good variety of shops."

    The house itself was extremely comfortable for all the family including the ones who stayed in the garden cottage and 3 dogs. The grounds with the beautiful landscaped gardens made for wonderful walks alone or with the dogs and plenty of space for cricket and badminton. And the icing on the cake was the heated pool, which everyone enjoyed.

  • "The property was lovely and in a great setting with lots of space."

    The owners were very pleasant and left you to enjoy the holiday. Our only very minor comments which are worth others noting are:- At the time of our stay television reception was patchy so tended to need to watch programmes on catch up. Other than the WiFi code there was little in the way of guidance or instructions such as it being Ok just to remove the pool cover and make use of it. A few more bits of helpful information might have be useful but that is being very critical. Being an older property there were a few minor defects such as the odd broken sash cord but nothing significant enough to spoil the stay. On first arriving it was not clear which turn to take or where in the group of buildings Modey Hall was, so while not a problem a few directions from the main road would have been helpful for those having had a long journey. We would certainly return. Skyes final confirmation mentioning the holiday bond which did not apply in this case due to the date of the booking was unclear and could have been presented better, although this comment is unlikely to be relevant in the future when the bond will apply to all bookings. It was a shame as it needed to be checked and historically Sykes have set such high standards it was a surprise to have to contact them even though the answer was not a problem.

  • "Such a beautiful house and the gardens were just gorgeous."

    We went on a family weekend and had a range of ages with us. The large kitchen made for some great family meals where we could all eat at the large table which was lovely. The separate library room had a Nintendo which was great for the kids, TV room if someone wanted to peel away and watch something and the the large living room where we all played Monopoly and chatted away. Utility room was great for the dogs and a lovely walk down to the water right on your doorstep. Catherine, the host was there on hand and very lovely. All in all a wonderful stay. Thank you Sykes!!

  • "This was the best holiday cottage we've visited."

    Very friendly owners. The house and gardens were spacious and the pool was clean and a welcome escape from the hot weather. The large pond was a good place to sit and watch the dragonflies on a balmy Summers evening and it's a short walk to the river Ouse where you can see kingfishers. The bookshelves were full of interesting books on art and literature. The photos on this website are impressive and the house is even more so. I would recommend this house to anyone but especially families with children as there's lots of space for outdoor activities. Brilliant!

    The owners, Catherine and Andrew, were very friendly and helpful without being intrusive and we couldn't have wished for better. Catherine even made us a lovely cake, which was greatly appreciated by our party. The house and extensive gardens are beautiful and the heated pool was a lovely place to gather on a hot afternoon. The bookshelves in the house also hold a vast number of interesting books. I would thoroughly recommend Modney Hall.

  • "We spent three days at this beautiful property and would have loved to stay longer."

    The grounds are stunning, the property is very well maintained and it is in a great location. There were 7 of us in our party and we were not on top of one another at all. We all had our own sleeping areas, with one using the ante room and another on a bed settee in one of the three reception rooms. We were celebrating my daughters 30th birthday and arrived to find a beautiful home baked cake waiting for us in the kitchen. The owner Kathryn is amazing, very thoughtful and caring. Our car broke down the day we were due to leave so we had to wait for the RAC. Kathryn was very understanding and did not put any pressure on us to leave by the required time, in fact to the contrary, she even offered us a hot meal with her family. In summary a fantastic place to stay, in a lovely part of the country with the added bonus of meeting Kathryn and her lovely family. We would thoroughly recommend Modney Hall and would love to return.

Modney Hall Farm Cottages

A pair of fantastically traditional properties just outside the village of Hilgay in West Norfolk, East Anglia. Modney Hall Farm comes on a mile long driveway and flaunts enormous, tremendously-kept gardens and a shared outdoor pool to make it an incredible stay for the whole group. These cottages of both quirky and unique with many traditional features exposed throughout the properties. They are both detached and next to the owners' property, they have traditional tiled flooring, rustic wooden features, characterful feature fireplaces, regency dining, old-style kitchens, bathrooms and bedrooms as well as the shared gardens being the biggest asset of the house with a swimming pool, furniture and a BBQ. The Garden Cottage is a bungalow with fantastic sloping ceilings and exposed wooden beams to add some great character along with the quirky fixtures and fittings. Modney Hall has a playroom perfect for children and two sitting rooms to add some relaxation to your break. Modney Hall Cottages come in a fantastic West Norfolk location, with Downham Market just a few miles north, a quaint town offering weekly markets and some stunning buildings. The popular location of Thetford is also within driving distance, a town offering shops, castles, museum the the Thetford Forest Park offering some fantastic scenery, walking and the Go Ape high ropes course. A couple of quaint, characterful cottages based on some amazing grounds in a lovely rural location.

A fantastic little civil parish just south of Downham Market in the district of King's Lynn in West Norfolk, East Anglia. Hilgay is in an elevated position above the surrounding fenland. A village known for its fishing, available in the meandering River Wissey. It offers a highly rated food pub, shop and a popular farm shop offering a fishery, garden shop and a cafe, a great visitor attraction. Downham Market is a stunning town nearby offering fantastic weekly markets as well as a good range of amenities. Thetford is also nearby, a delightful town with the neighbouring Thetford Forest Park that offers natural beauty and a Go Ape high ropes course.
