“The photos look good on the site, however, seeing it in person, exceeded our expectations, and we will be going back in the summer time.”

We were met by the owner, who greeted us and showed us around the huge house, the rooms were spacious, we more or less lived in the kitchen, as that was as big as my house, and had a lovely log burner, which made us feel really cosy. It is rural and very peaceful, the owner also baked us a beautiful cake which we enjoyed. The grounds are really stunning, and there is a swimming pool and area to sunbathe in the summer. The beds were extremely comfortable and i found it hard to get out of bed. :) Great experience, went for peace and quiet as always so busy, and we certainly got that.

We were really lucky with the weather and able to use the pool in September which was a bonus. Catherine made us a lovely lemon drizzle cake which was really kind. Definitely recommend.

“Fabulous”

Modney Hall is set in fabulous well kept grounds. We stayed for a week to celebrate my husbands birthday. The house can accommodate 8 people very comfortably. Catherine (the owner) greeted us on arrival with a home baked cake. The house is stunning, it has a large kitchen/diner, with a wonderful table which seats 12. Every kitchen appliance you want, a large fridge freezer, plenty of crockery, cutlery. There wasn’t anything we needed to take with us. There’s a library/playroom, 2 further lounges one being a TV Room. Also should you need to do some laundry chores a utility room with a washing machine, tumble dryer and iron with ironing board. Upstairs there are 3 large airy bedrooms. The master bedroom has an ante room adjacent. 2 bathrooms one has a sunken bath with a separate shower. The white bedlinen and fluffy towels are laundered to a 5* quality. We had 2 children in our party therefore the outdoor heated pool, in wonderful grounds, was used quite a lot. We would certainly book this property again in the future. Thank you Catherine for a wonderful stay.

Modney Hall Farm Cottages

A pair of fantastically traditional properties just outside the village of Hilgay in West Norfolk, East Anglia. Modney Hall Farm comes on a mile long driveway and flaunts enormous, tremendously-kept gardens and a shared outdoor pool to make it an incredible stay for the whole group. These cottages of both quirky and unique with many traditional features exposed throughout the properties. They are both detached and next to the owners' property, they have traditional tiled flooring, rustic wooden features, characterful feature fireplaces, regency dining, old-style kitchens, bathrooms and bedrooms as well as the shared gardens being the biggest asset of the house with a swimming pool, furniture and a BBQ. The Garden Cottage is a bungalow with fantastic sloping ceilings and exposed wooden beams to add some great character along with the quirky fixtures and fittings. Modney Hall has a playroom perfect for children and two sitting rooms to add some relaxation to your break. Modney Hall Cottages come in a fantastic West Norfolk location, with Downham Market just a few miles north, a quaint town offering weekly markets and some stunning buildings. The popular location of Thetford is also within driving distance, a town offering shops, castles, museum the the Thetford Forest Park offering some fantastic scenery, walking and the Go Ape high ropes course. A couple of quaint, characterful cottages based on some amazing grounds in a lovely rural location.
