  • "The owners we're very good nothing was to much trouble,the property felt homily and comfortable and if a couple of things we're sorted out i wouldn't hesitate to go back."

    The swimming pool, jacuzzi,and sauna we're a real bonus. The two things that we're a little bit disappointing was the power shower kept going hot and cold and not a lot of power. The other thing was the property had a lot of damp and smelt musky where the walls were very damp in the front bedroom and living room

  • "A lovely annex with great " bubble " extension in the pretty garden."

    Well equipped and well maintained. Clean and warm pool and the hot tub are a great bonus. Being older and shorter, we found the microwave awkward to reach but Sean quickly moved it for us and it was perfect. Unfortunately one evening there was a electricity blackout in the area but Sean at once called in providing excellent torches and checking we were OK. A cheery and helpful host. We had a great stay.

  • "The property was just perfect for us."

    Safe secure garden for the dog and for one of our party who suffers with dementia. The property is very well equipped with everything that you would need to prepare meals and more! As 2 of our party needed help with personal care we found the shower in the pool house was fantastic with plenty of room to help shower them. The only draw back was one of the bedrooms is a bit small but adequate. We were lucky with the weather and spent most of the time in the garden, where the table and chairs are in a sun trap and would benefit with a bigger sun shade. The swimming pool was great as was the jacuzzi. Due to the exceptionally hot weather we didn’t use the sauna! Sean and Val were excellent hosts and nothing was too much trouble . We laughed at their dogs having their own swimming pool and loved watching Val riding one of the four horse and being allowed to pet the horses. As soon as I okay it with work we will be booking for next year. Thanks Sean and Val for making our holiday perfect.

  • "We had a wonderful stay at Fernleigh Villa."

    The owners could not have made us feel more welcome, including our dog. The place is extremely dog friendly, with a lovely back garden to play in. Good location for sightseeing. It's a bit of a drive to Great Yarmouth, but we did it as a day trip with a stop on Norwich as well. Lots of dog friendly cafes and restaurants to go to. Plenty of beaches even with the summer restrictions in place. The cottage it's self is very cosy, comfy and stylish. Hot tub and pool were lovely at the end of a days exploring. There was an info pack about the place and the local information for where to eat out etc was helpful. We will definitely be back.

  • "We had a relaxing week at Fernleigh Annexe, and received a warm welcome from the owners Sean and Val."

    The cottage is well appointed and comfortable, and the facilities of the Sauna, pool and hot tub made our evenings special. Situated in the heart of rural Norfolk, Fernleigh Annexe is the ideal base for touring the Fens and the market towns around, and within reach of the Norfolk coast. Plenty of local walks, and dogs welcome at the property. We will certainly book this property again.

    Lovely walks along the canals, peaceful and pretty village. Sean and Val were very helpful and friendly hosts. The sofa was a little low for me and my disabled husband as it was difficult to get up off but that's just us, not everyone will be affected by this. Beds very comfortable, pool and hot tub very nice. Well equipted kitchen, has everything you need to feel home from home, although I would move the microwave from above the sink to the sideboard to make it easier and safer to use. We would certainly consider rebooking again though.

    Sean and Val are brilliant hosts who go out of there way to help if needed. Had a problem with my car and Sean went to get a part so that we could get home safely. The property is lovely. We swam every day. And loved the hot tub. We did use the sauna but in the heat wave it was hot! We cannot fault the owners or the property and can’t wait to visit again with our dogs. Lily and Poppy.   • "We had a wonderful week staying at Fernleigh Villa!"

    The location is beautiful, the accommodation is welcoming, clean and cosy! The right amount of room for 4 people comfortably! The hosts are also extremely lovely and couldn’t do more to help us! The added bonus of having a swimming pool, hot tub and sauna to use was the icing on the cake and we definitely made good use of them! We took my brother who is autistic and he had an absolutely amazing time and I can already tell he will want to go back again! Would definitely recommend and it’s also great for a base to explore the Norfolk area, as we did!

    Situated in beautiful surroundings. The pool, hot tub were kept at a lovely warm temperature. Outside the garden was very pretty, and the “Eden Project” style bubble was great to sit in and have a meal. We were surrounded by donkeys & ponies in the adjoining fields. The owners were very pleasant & hospitable. Plenty of walks to do by the river. The village of Upwell very friendly.

    The property was very clean and comfortable,there was everything you could need in the kitchen,just enough crockery ( we had been to properties that catered for 4 people and the cupboards were rammed with too much crockery,so much so ,there was no room to put your food items you had brought with you ) It was very relaxing to sit in the garden watching the birds and later if it got chilly we could sit in the “ dome”,this was very pretty with all the fairy lights and although the property is advertised with a gazebo ,we found the “ dome” to be much nicer .It was also lovely to be able to go and use the hot tub and swimming pool whenever you wanted .If any problems arose ,Sean had it sorted immediately,nothing was too much trouble.All in all a very relaxing holiday ,we loved it soo much we booked to go again next year before we left ,and I cannot wait to go back

    They answered any questions we had, such as restaurant recommendations. The swimming pool and hot tub were wonderful, especially at the end of a day out visiting towns and villages. The garden was great for our dog as it was totally secure and there were some lovely walks along the canal 3 minutes away. Our only negative comment would be the table in the annex was a bit small for us, we like to sit leisurely over a meal chatting, but that was remedied by having the igloo, which could be heated, with a very comfortable table and chairs set up. The weather was good to us so we could sit outside in the beautiful garden with total peace and quiet. Definitely worth a holiday here.

    The annexe was spotless, warm, comfortable and homely with all the mod cons for sole use of holiday makers. Lots of extras we didn't expect like milk in the fridge and robes for use in sauna ect. The pool was larger than expected and kept at a warm temperature which was great for adults and teenagers alike. It's hot tub is out of this world, always 36+degrees and well maintained. The local area is great for cycling and walking as its all flat. But above all the hosts were most definitely beyond our expectations, pleasant, warm and welcoming. Took us through everything and answered any questions we had and even let our teens pet their horses which were lovely. All in all undoubtedly one of the best stay cations we've ever had!     Well presented house which we felt comfortable in and very happy in. Perfect space to have a dog with use of a secure garden and fantastic surrounding countryside. Incredible to have private use of the sauna, hot tub and swimming pool, what an experience. Easy to park your car or van on. Nice quiet area with access to a great chip shop, some pubs and tourist attractions nearby. Couldn't recommend more highly absolutely wonderful holiday place!

    The owners are on site but not intrusive in any way, whilst managing to be available at the drop of a hat for any assistance you might need and advice about the area and places to visit should you wish. The cottage is perfect with beautiful decor and everything you could could possibly need for a relaxing, comfortable week away. Of all the cottages we have ever been to, Fernleigh, the owners and the facilities are the best by far and we will definitely be looking to go back next year.

    It is beautifully appointed accommodation and well equipped. Val and Sean are on hand to answer any questions. The private swimming pool was great for the kids - to be able to use a pool whenever you want was such a treat! It was our first holiday with our 6 month old puppy and he was made to feel so very welcome. The little ‘doggy bag’ on arrival was lovely. We would highly recommend.

  • "This was an amazing place to stay."

    The annex itself was clean tidy & had everything you could need. Outside the garden was perfect for our Collies and at the right time of year would be lovely to sit out in the sunshine watching the horses. The relaxation shed with sauna was lovely brilliant after a busy day taking in the sites. However I still can’t believe that we had a pool & hot tub area to use all week as well. Val & Sean where perfect hosts. We’ll be looking at when we can return. If you need a relaxing break with your own spa pool area and well being shed with sauna. This is the place for you.

  • "Fabulous week away in Norfolk,visiting Hunstanton, Wells Next the Sea, Cromer and Great Yarmouth."

    We especially enjoyed our trips to Sandringham, Wroxham and Cambridge. A tip for a visit to Sandringham is to book your tickets online otherewise you may not get into the House. Fernleigh Villa Anexe was a great base for our holiday, although our sat nav kept trying to take us down Bramble Lane, ignore sat nav and drive through the village of Outwell into Upwell and it will pick it up directions again. The swimming pool, hot tub and sauna were a lovely bonus to come back to after a long day walking. Super holiday!

The property

Resting in the lovely Norfolk countryside, just outside of Upwell, is the semi-detached Fernleigh Villa Annexe.

Set over a single-storey with access to lots of sought-after facilities, Fernleigh Villa Annexe is a charming property for your next trip to this part of Norfolk.

You are welcomed to the property by a large, shared driveway where you can safely park your car, before heading through the gate and into the front door.

Enter the property into a dining area, where guests can enjoy an evening meal with views of the garden.

Moving through the annexe, find a well-equipped kitchen where guests can cook up a storm or prepare a picnic.

There is also a cloakroom with a WC, a handy washing machine and a shower room where guests can freshen up after a long day, before heading to the sitting room to relax in front of the television.

To complete the property, there are two double bedrooms, one with plenty of storage for guests who wish to unpack their personal belongings.

Outside, find a large, enclosed garden with lawn for your furry friends to play, a patio with furniture covered by a gazebo and a BBQ so you can enjoy a spot of alfresco dining.

Also there is access to an indoor swimming pool, an infra red sauna and hot tub!

The owners live on the three acre site complete with stables, a 20 by 60 metre riding menage and paddocks (which can be used by guests at an additional cost upon prior arrangement with the owners).

There are many opportunities to walk your dogs in the local countryside or on the canal side.

Take a short drive into Outwell and enjoy an evening out in the Crown Lodge Bar and Moorings restaurant, or if you fancy taking advantage of your self-catering facilities, grab some essentials from the local shop.

Head into the market town of Wisbech where you can find array of shops and eateries, the Wisbech & Fenland Museum, and the National Trust Peckover House which has exhibitions and 20 acres of gardens which make for a lovely picnic spot.

Slightly further afield, you can explore the seaport and market town of King's Lynn, which is home to lots of interesting museums, a 12th century chapel, the Grade I listed Clifton House, and lots of charming riverside eateries.

Take a trip to Sandringham Estate with many walks to enjoy as well as a visitor centre.

Also in the area you can visit the lovely Church Farm in Stow Bardolph, take a tree top adventure at Go Ape in Thetford, or discover Oxburgh Hall - a moated medieval National Trust manor house with woodland trails.

Take a trip also to to the village of Ely with it's many quaint shops and cathedral as well as the Oliver Cromwell Museum.

UPWELL

Wisbech 6.5 miles; King's Lynn 18.9 miles

Upwell is a small and charming village resting amidst the glorious Norfolk countryside, just 18.9 miles away from King’s Lynn. The villages of Upwell and Outwell were once collectively known as 'Welle' or 'Welles' and even today, it is not obvious where one village starts and the other ends. Within this attractive waterside village, you will find a host of amenities. Until 1960s, Wisbech tramway connected the village, however, when it closed a preservation society arose, led by the Reverend Wilbert Awdry, who is known as the author of the Thomas the Tank Engine books. Today, you can discover the history of the tram, which provided much of the inspiration for the classic children’s stories by exploring the Outwell and Upwell walk. Alternatively, explore the historic town of King’s Lynn, home to a vibrant town centre and several endearing cobbled lanes, as well as the impressive Custom House, which overlooks the harbour. From Upwell, you can also visit the towns of Downham Market and Wisbech, or if you are feeling adventurous, explore the open landscapes of the Fens, as well as the Wildfowl and Wetland Centre in Welney.
