  • "Lovely property, isolated and has everything you could need or want and so perfectly clean."

    (There is no washing machine but everything dried as property was warm. We just had very muddy clothes due to the inclement weather!!!) Owners delightful, nothing was too much trouble, even provided candles for my birthday cake and of course the donkeys made our stay - very much enjoyed making friends with Eeyore and Fraser. Thank you very much and we hope to return.

  • "Very comfortable property, with warm underfloor heating and hot showers/water."

    (Not a very powerful shower though). Quiet farmyard type setting with donkeys, goats, sheep and chickens in adjoining enclosures. The two en suite bedrooms, one at each end, with the kitchen/dining/living accommodation suited us perfectly, with 2 adults in a double bed, and 3 grandchildren aged 6, 9, and 11 in single beds. Good wifi connection.

    We had a great few days in your perfect 'Home from Home' Barn Conversion. It was a good place to use as a base to explore North Devon and in our case search for Sheila's ancestors "Blight", "Smale" & "Short". We found 42 Gravestones in the area to add to our collection. We were amazed to find that 'John Blight' was born in Sutcombe in 1771. [Sheila's 4th Great Grandfather]

  • "A fantastic week in a luxury cottage."

    Fiona and David met us on arrival, they were friendly and helpful and made us feel at home immediately. A welcome pack was left for us and this was very much appreciated. The cottage was excellent with everything you could want or need. It was lovely with the donkeys, cat and goats and would be fantastic in the summer for children.The Bradworthy Arms is well worth a visit, food was very good, as was the Fish and Chips and the Pizza’s van which comes to the square in Bradworthy. All in all a gorgeous week with great weather. Would definitely recommend 100% a visit to Warbrook you will not be disappointed. Thank you to Fiona and David for a lovely relaxing break.

Made friends with Fraser and Eeyore the donkeys, be warned they are loud in the early morning. Place has everything you could need and was toasty warm. Can highly recommend.

    Also perhaps it should be mentioned that a car is essential as it is well away from any other form of transport. But apart from those it was well appointed and comfortable, and in a really good position for the views of the countryside.     Very clean, very well equipped, comfy beds & sofas, TV in each bedroom and living room. Fabulous welcome pack (think it changes but we had lovely surprises In ours!) Friendly and welcoming hosts, donkeys and goats for the children to feed... What more could you ask for!?! It is a little further from the coast than some holiday cottages, but we didn't find it a problem, and thoroughly enjoyed our stay. Would highly recommend, and will possibly go back again!

    Have used Sykes for a number of years but this is the best we have ever had. From cleanliness to comfort the accommodation was exceptional. Could have even baked a cake if necessary. From he location to the donkeys and goats it totally exceeded our expectations. My husband a farmers son really enjoyed talking to David ref the tractors etc. The cats really wanted to visit but we did manage to make a fuss without letting them in. Needless to say the goats and donkets really enjoyed the carrots/.

    The cottage was so well equipped, comfy and spotlessly clean. The owners are so welcoming and baked us a delicious cake for our arrival. Our five year old loved the garden with its tunnel and ride on tracters, and she loved feeding the donkeys. The cottage is a little out of the way but that means you're guaranteed peace, quiet and a real chance to relax. It's only 1.5 miles to the local pub where the friendly staff serve tasty, hearty meals. We would love to go back to Warbrook and definitely recommend it.

  • "Beautiful cosy accommodation and very well equipped."

    Owners were very helpful and nice to have unlimited firewood throughout the stay- most properties charge you after the first fire. Welcome package was great, including a home made cake and huge bowl of fresh eggs from the chickens. Our children were made to feel very welcome and had great fun in the outside space with the donkeys. Our only issue was a lack of a washing machine- 2 children under 10 spending every moment having fun outside or on the beach generate daily dirty clothes, coats and waterproofs. This would be even more of a problem during a summer stay, with sandy and sea water soaked clothing and towels. However, this is our own fault for not noticing the missing washing machine in the listing, and the owners very kindly did a load for us to see us through. If there was a washing machine available, albeit in a barn or outhouse, we would certainly visit again as the property and location were perfect.

    The owners made us very welcome with a pack of essentials and a home-baked cake. Off the beaten track, but very quiet and private because of that. On a small working farm with a variety of animals and other wildlife so there's always something to see. Good access to Devon and Cornwall for all the attractions once out onto the main roads, not too far from the coast at Bude. Overall, very impressed with the property.

    Attention to all details. The welcome pack on arrival was the best I’ve ever received. A bowl of eggs from the free range chickens on the smallholding, home-made sponge, wine! An especially nice touch included a vase of flowers. The owners are very friendly and made us feel welcome from beginning to end. We can’t wait to have some grandchildren for an excuse to go back to feed carrots to the donkeys!

This gorgeous detached barn conversion is on the owner's working smallholding, near the picturesque village of Bradworthy in Devon.

In a quiet, rural setting and surrounded by lush meadows, this contemporary cottage offers spacious, luxury accommodation for friends or family.

The cottage has been beautifully restored from an old farm building, has plenty of character and feels warm and cosy all year round, with underfloor heating throughout.

The open plan living room has vaulted ceilings with wooden beams and a woodburner which is a fabulous focal point in the room and ensures that guests will be as warm as toast.

The modern kitchen has a range cooker and a dining area, so that guests can sit and dine together in comfort.

Leading off either side of the living room are the two spacious bedroom suites, separated from each other by the sitting room, thereby offering privacy.

The king-size double bedroom has an en-suite bathroom with both bath and shower, a dressing room and TV and the twin bedroom has an en-suite walk-in shower, a day bed for an extra guest and TV.

Positioned next to the farmhouse, the cottage has its own garden enclosed by a Devon hedgebank, complete with a play area and attractive raised beds full of flowers and shrubs.

There are some gorgeous countryside walks around the tiny village of Sutcombe, following the river and weaving between woodland and fields.

The local village of Bradworthy has plenty of interesting small grocery shops and pubs set around the traditional village square.

The dramatic North Cornwall coastline is only 10 minutes in the car, where there are stunning cliff-top walks along the South West Coast Path.

There are some pretty fishing villages to explore such as Clovelly and Appledore and long, sandy beaches in the Bude area, with Bude itself offering great beaches, superb surfing and a variety of amenities.
