    The kitchen is well equipped (plenty of denby crockery, cafetiere) and the living area is comfortable. The dining area is really very small; we struggled to get six round the table. The courtyard, like most gardens in Kingsand is very small; washing line big enough to hang 6 wetsuits on. The biggest change that needs to be made to the description is how narrow and steep the spiral stairs are and that, due to their shape, there are not handrails on both sides. You would struggle if you were at all unbalanced. There is no bathroom on the top floor, so if you need to get up in the night to spend a penny its either navigate the steep stairs or choose the double rioom in the middle floor with the bunk bed off it. The sea view from the top double was lovely and all the beds were very comfy.

The stairs are clearly described as being steep with a half turn. The property

In the heart of Kingsand, a terraced period cottage on three levels one minute’s stroll from the beach and two good food, friendly pubs.

A great place for a group of friends or extended families to stay.

Enter from the tiny narrow lane which has no cars passing into the living room with wood-burning stove, comfortable seating for five, continue through to the kitchen with slate floor and dining area for six which has French windows opening to the bijou courtyard.

At this level there is a shower-room.

Head up the half-turn stairs to two bedrooms – a double with a washbasin, leading through to a bunk room; family bathroom.

More stairs continue up to two more bedrooms – a double with views of the sea over higgledy-piggledy rooftops, and a twin.

An excellent cottage in an unspoiled area, good for rock pools, beaches and ship-spotting.

Nearby Mount Edgcumbe has 800 acres for the walkers to enjoy, and there is a seasonal pedestrian ferry to Plymouth with its shops, theatre and historic waterfront.
