  • "A lovely property perfect for families and good location."

    We stayed here with 6 Adults and 4 Children ages from 3, 6, 7 & 11 years, the games room was used a great deal by the children and the layout of the bedrooms provided the space and quiet time when required. The facilities provided were ideal and just like home from home! The only concern was the misunderstanding between the checking in time we were quoted as 3 pm, but the cleaners were told 5 pm, so unfortunately the property was not ready at 3 pm. The cleaners however were brilliant, bringing in additional staff to resolve the issue as soon as possible. Please ensure that the checking in time is clearly adhered with for future bookings. Apart from this issue, we all enjoyed our stay at Lower Mellan Barn and would highly recommend the property.

  • "We thoroughly enjoyed our stay and we are very likely to return."

    We were all generally happy with the property but maybe some hooks for walking coats and facilities for shoes and boots would be good. Also maybe the information provided on both the property and area could be improved complied better. Confusion over rubbish and no recycling ( which we did ourselves) Also on the cleaning side off things one sock, half eaten packed of holahoops were found in a draw in one bedroom was found and in another bedroom a child's sock was in a wardrobe and half packet of chocolate biscuits was found in a draw.

  • "This is a tremendous family house in a quiet location a short walk from the beach."

    We stayed in early August 2021, with two adults, 5 active teenagers and two dogs. The space is very well organised, with privacy and comfort for adults and good entertainment and play space for youngsters. Highly recommended.

  • "An excellent property in every respect."

    Fantastic quality of toys and play equipment for the children. Very well equipped with quality furnishings. More like a home than a holiday rental. A very minor issue is that a larger barbeque to cater for the number in the house would be useful but I do not wish to criticise in any way. We would all thoroughly recommend the property.

  • "Lower Mellan Barn is a gorgeous well equipped holiday home."

    It has everything that you could need and more. All the rooms were very spacious and clean. The playroom was a big hit with our granddaughter while the games room was a particularly popular with the adults. Coverack is picturesque with a beautiful sandy beach (when the tide is out) that had plenty of space.

  • "Fantastic house, so so beautiful, beds comfy, games room a massive plus in storm Dennis !"

    Only thing I would say if I had to be picky was needs some food tongs for sausages, bacon etc, was a cracked glass in the cupboard on arrival and when sitting on the sofa nearest the window often came away with stray white hairs presumably from a previous furry house guest. Could be an issue if an allergy sufferer. As I say I had to think hard for negative! All all would return in a heartbeat. Thank you

    having the 2 playrooms, Kids and Adults, was great. Plenty of comfortable space. We loved Coverack and the surrounding area. Considering this house has 5 Bedrooms it was a little disappointing to only have 2 sun loungers. We would definitley recommend this house and perhaps return.

    Previously we had got engaged but this time it was the base for our Honeymoon and again we took some of our adult offspring ( a couple who had not been before) - we all loved it and would certainly like it as our own home.

  • "We loved the house, especially the upstairs game room and my grand daughter loved the dolls house."

    The beds were all very comfortable and sheets, pillows, towels were very good. It was unfortunate that 6 people had to share 1 downstairs bathroom where the toilet was in the bathroom too, but obviously this is a not going to change, and we got used to it.. The situation was great, as was the terrace and furniture. However, there were a few issues we would like to point out that could be easily remedied. 1)The fridge had not been cleaned, and there was an unpleasant smell of fish coming from it for a day or so. 2) We had a little dog and he picked up a chicken bone left outside in the recycling!!. The recycling had not been collected- we understand from our nice neighbour that this is a private firm who collects this every 2 weeks, but we had to look at last weeks recycling all week, as it was next to the outside table of the terrace. I think it would be a good idea if the recycling coulf therefore be placed in a large outside cupboard so it doesn't have to be seen and will not harm any pets, and this is kept outside the garden/terrace area. I keep all my recycling in a large green plastic box which I bought from B and Q. 3) There was only one toilet paper in each toilet. Luckily I had brought some. Toilet paper isn't expensive, and there were plent of cupboards in the bathrooms to store extras for the guests. 4) The more minor issues were no washing up liquid and no cloth to wipe the kitchen surfaces. I do feel all these issues can be dealt with by the cleaners, and can only make things more pleasant in this lovely house.

  • "Beautiful barn large sitting room with loads of seating."

    The kids loved the games room as did the men.large bedrooms with plenty of hanging space ,powerful showers and constant hot water.Everything you need in a well equipped kitchen and the welcome pack was very good.The barn is well situated to visit St Ives Michaels mount Falmouth and lots of little nearby coves.This is the best holiday home we have stayed in.

  • "Wonderful cottage in a great location."

    Two small niggles, could not get the underfloor heating to operate in all bedrooms or en-suites and the bottom oven did not want to work! Would still recommend this to anybody wanting to visit Cornwall.

I can confirm that both have now been checked; the oven has an isolated switch on the wall which requires turning on for this to operate, apologies if you missed this! In relation to the underfloor heating, this has been checked and is working without any issues for the current guests.   • "The property was fantastic, a better system for putting out the rubbish as it is so complicated."

    A weekly date list for which bins go where and what exactly goes in them, wasn't sure where tins fitted into the refuse. There were a number of bulbs out in the property which made it difficult to see in certain rooms. The property is fantastic and I will be booking again.

  • "There were some issues with the property, which we reported in a note when we left."

    The 2 items requiring immediate maintainence were :- * the plug in the en-suite basin of the master bedroom was broken and had been reported in June according to the maintainence file. * there was damp on the wall of the en-suite and wardrobe of the first bedroom on the left. This was caused by the downpipe having been broken by the grasscutters and rainwater was running down the wall instead of the drain. Sykes dealt with our queries before our stay in an efficient and timely manner. From making the booking the process worked very well with no other comments to make. Thank you for a wonderful family holiday.

  • "I booked as a surprise for my partners 60th birthday."

    We turned up at the door and I already had hiding inside her son and wife and also her daughter who had flown over from Australia. The surprise was complete (nearly). On the actual day of her birthday I proposed. The property, the surroundings and atmosphere combined to make this the most perfect holiday ever.   • "Booking the holiday was straight forward and easy with no complications or problems."

    Once payment was taken I received the cottage details and key instructions almost instantly. On arrival at the cottage, 2 hours early, the cottage was ready and the keys available where stated which was a relief after a 7 hour drive. The cottage itself was wonderful. Everything was immaculate and very high quality. The gardens and pond where beautiful too. The 2 games rooms kept my son very happy and entertained, he played his PlayStation in peace in one room and pool in the other. The village of Coverack is beautiful and less than a 10 minute walk from the cottage. It is Very quiet and peaceful with a stunning view of the beach and port the second you arrive. My family absolutely loved it. However, the only slight warning that I will give is that it is a very steep walk back up to the cottage so if anyone has mobility issues then it could become a problem. We will definitely book this cottage again and use Sykes cottages, in fact I have already started looking. Thank you Vennessa

    Fantastic landlord with kind help every time. Recommended to everyone who plan visits Cornwall. But internet connection is not stable and weak signal in bedrooms. Just enjoy holiday time with friends or family, so put your laptop and smart phone away!

  • "Mellan Barn was bought by 3 ladies from Sheffield."

    It is a superb home where lots of attention has been paid to make one feel at home. The lounge has a ceiling extending into the attic very high with large windows looking out on to the sea, to the right a superb balcony and a barbecue area. During our visit there were a number of ships in view waiting for pilots to take them into Falmouth harbour. It was the perfect place to relax with a good book, watch TV, or take a snooze. Off the lounge was a small room for children with toys of all decriptions. The kitchen is full of high quality appliances and equipment, all spotlessly clean and of a very high quality. One went downstairs to bed, or to the laundry area, you could bathe or shower then wrap yourself in a large fluffy white towel before spending a night in silence in a very comfortable bed. The barn is located on a very steep hill which will test the stamina of all but the very fittest and we found it easier to get in the car and travel 2 miles to St Just where there we found a superb butcher shop, it was like travelling back through time, everything you could wish for was on display, the fish and chip takeaway in Coverack was superb but in general the meals available were costly and sub standard. Never mind, we were not going to starve and our good feeling returned onece we were back inside Mellan Barns

The property

This superb spacious house offers luxury accommodation in a wonderful location overlooking the sea in the beautiful unspoiled fishing village of Coverack on the tip of the stunning Lizard peninsula.

Only a few minutes walk from the large crescent shaped beach this homely house really does have it all.

After parking directly outside you enter into the impressive hallway on the first floor, here are situated the comfortable sitting room with the childrens playroom adjoining and the kitchen/ diner with both rooms having access to the balcony offering ample space for alfresco dining looking directly out to sea over the beautiful gardens.

The five tastefully furnished bedrooms, two of which are en suite, are all on the ground floor whilst there are two additional bathrooms, one on the ground floor and one on the first floor.

On the second floor and likely to be a real hit with children and dad's is the games room with table football, pool and air hockey or keeping everyone entertained if the weather is inclement.

Outside the secluded and private split level gardens and terraces offer a choice of spots for sunbathing with loungers provided.

With Coverack village with a choice of restaurants and an excellent pub on the harbor a short walk away and the splendid beach the same everything is on hand here for a family holiday to remember to be enjoyed all year round being also suitable for couples who will appreciate the large variety of water sports available on the beach.

About the location


St Keverne 2 miles; Helston 12 miles; Falmouth 18 miles.

Coverack is a small fishing village on the Lizard Peninsula, a few miles from Lizard Point in Cornwall, the most southerly point on mainland Britain. Coverack is a beautiful and peaceful place to escape the main tourist routes and offers a beach in the sheltered bay, which is ideal for swimming, windsurfing and kayaking, as well as shops, pub and restaurants. St Keverne (4 miles from Poldowrian) has a Post Office, shops and 2 pubs. The Lizard Peninsula has many spectacular coves and beaches and is noted for its rare geology and plants. From Lizard Point there are wonderful sea views from the windswept cliffs, which provide fabulous walking opportunities along this stretch of the South West Coast Path. Inland is the market town of Helston, known for its Flora Day Festival, and in Gweek is The Cornish Seal Sanctuary. Flambards theme park is just 20 minutes' drive away and just over ten miles away is the Culdrose Airfield, where once a year the public are welcome to come and meet the Fleet Air Arm, the Royal Navy’s flying force. Coverack is ideally located for exploring The Lizard Peninsula, as well as the lovely seaside towns of St Ives and Falmouth and many other beaches and pretty villages.
