  • "This is a most beautiful property and is immaculately kept."

    We were worried about the parking but managed to get two Ford Kugas in the parking space with a tiny bit to spare. This really is an adults only property, there’s nowhere for children to run around. Also if you have mobility problems the steps up could be a challenge. The views are fantastic, to the right is Looe, to the left the Rame. We loved hearing the sea crashing on the shore during a storm, something we don’t hear living inland! Even in October we still managed to sit outside and enjoy the view. The local shop has shut for good which is a shame, so we picked up groceries when we were out and about, the nearest is Morrisons in Liskeard, but we also used Sainsburys in Bodmin and Tesco in St Austell. Like other visitors we found the recycling and rubbish collection very confusing. This should be made clearer and put by the back door. Where do glass bottles go? No provision for them, but one separate bin for cardboard and another one for paper when this could be combined into one box. The local council need to sort this out. On the Thursday before departing on the Friday I had an email from Sykes telling me to clean up, empty the bins and dishwasher and refer to the book in the house as to whether the beds need stripping. I have always done this in every property we have rented, but I found this very patronising and have never ever had such an email from any company that we have booked a holiday home from (I can understand that some visitors might leave a mess) but this email sent me and my daughter in a mad panic to vacuum everywhere and to sweep and clean the ground floor. This is not the way we want to spend an afternoon as we have obviously paid for the cleaning in with the booking. We also felt that we had done the cleaners job for them, all they needed to do was make the beds and clean the bathroom. This is was my only negative for the holiday All in all you won’t be disappointed if you book this property, we loved it. The owner has made provision for everything.

  • "Lovely house with the obviously selling point being the direct sea view."

    Not having a local shop (closed down) was an issue for things like morning paper but nothing massive. We had two elderly relations in our group and the step steps to the property were difficult for them, not impossible though. Lovely walks on beach and to the pubs were great however with such a small garden, the steps and height factors this property has limitations on market. Children have little space to play, dogs have nowhere to run and elderly have difficulty with steps. We enjoyed our holiday and not negative comments just honest ones.

  • "This is a beautifully situated house."

    The garden is definitely the highlight and the vista from the deck is spectacular. Gas bbq was a really nice touch. Overall we had a lovely week. However, the house needs attention and is just not of a standard you’d expect for the price we paid of £3,200 for a week. The pull out larder is falling off its hinges and is unusable. There is a shortage of kitchen utensils, specifically a wok would have been good. The downstairs bedroom has an issue with damp. There is a damp smell and poor ventilation. The only tiny window was locked but when we eventually found the key, discovered you have to be over 6ft talk to open it! There is no visual info re bins/recycling and the recycling was overflowing as we had previous guests recycling also! It is in the book but it needs to be more visible by the back door. As you would expect there is a big issue with noisy seagulls in the morning especially in master bedroom. Other neighbours have installed netting on their roofs to prevent birds from landing as they are noisily jumping on the flat roof of the master bedroom from about 4am.

  • "We thoroughly enjoyed our time at Rock Rose and were very impressed with the property."

    The views from the beautiful outside area are fantastic and were largely responsible for our enjoyment of our Cornwall holiday. The sitting area is comfortable for 6 people but would be a little tight for 8. Potential stayers should also be aware that the wonderful views do come at a price, namely a very steep climb, which may prove challenging for any guests with mobility issues. Some minor tlc is also needed inside the house.

  • "Fantastic property in terms of comfort, location, panoramic view & ease of access to dog friendly beaches in either direction."

    Clearer instructions regarding disposal of household rubbish & recycling would have been welcomed, as would cleaning materials to refresh the bathrooms as the week went on. Otherwise, lovely house & a beautiful village in which to spend a great weeks holiday.

  • "It was like being on a cruise ship."

    The scenes from the balcony overlooking the sea was excellent and because all my family were there we did not get under each other feet because of the size. The neighbours were nice and the local facilities had all that we wanted on a holiday. The cottage was very clean and had everything you require in a house to operate. The area had loads of facilities and the good thing was you did not have to drive far, Well done Rock Rose for making our holiday truly a memorable one, The house and the area were very dog friendly which made life easier for our daughters dog Olive and the surrounding area had plenty of coastal walks as well as the beaches, For a large family I could not recommend more highly Rock Rose for both its indoor and outdoor facilities, A great time had by all 3 generations.

  • "Wow this house was amazing met every expectation … there was 8 of us and a small dog."

    Plenty of room , beds really comfy, kitchen fully equipped with all the utensils you need. The beaches and costal walks stunning. We had a problem with the patio doors and Claire the caretaker was round quickly to sort. (Probably our fault ) I would recommend the Sunday dinner in the smuggler arms in Seaton amazing and in walking distance.

    Great property for families. So very well kept, lovely touches, gardens gorgeous and the potted plants on the decking all give a lovely feel to the place. Only negative comment is the clarity of instructions for the rubbish removal and there were no instructions regarding removal of linen from the beds.

  • "What an amazing and special house."

    There was so much room for all of us. We stayed in the downstairs bedroom and we found it to be extremely comfortable. I am very quick to wake up with aches and pains but I had none. The shower was very powerful and a good temperature. All my family upstairs loved their comforts too. Gorgeous views. Managed to see some sun and drink coffee on the balcony. The Beech House Restaurant at the bottom of the hill serves great coffee and cake. They can really cook. On our first night we bought fish coujons and chips which were just delicious. Watch out though as his staff don’t appear to realise he can provide fish coujons as a takeaway. Child portions were available too. Lovely wooded walks from the main Looe car park on the hill. Wouldn’t hesitate to recommend this house. And Toni the caretaker was lovely and very helpful.

  • "On the posatives this is such an amazing house, very stylish, incredible view and location, easy to live in and everything you need provided."

    Warm clean and comfortable. Great for dogs. The deck area is lovely for breakfast and lunch if the sun is shining and amazing view of the sunset. The sea is a steep hill but quite doable. I cannot recommend it highly enough except for one point. The downstairs bedroom and bathroom is not of the standard of the rest of the house, it has a strong smell of damp and if definitely not a good room for anyone with allergies or asthma. Also the mattress support is gone and is like sleeping in a hammock. If you don't need this room then i definitely recommend this property.

    Would recommend to anyone. One bit of advice maybe but not a negative as we managed, in the upstairs bedrooms there isn’t a plug socket near a mirror. This made it a bit more difficult for styling hair, not really a big deal as everything else more than made up for it. I’d recommend booking ahead any tables for the local restaurants at present due to coronavirus especially at weekends. Someone else’s review said the local shop wouldn’t serve them. We had no problems and they were very polite.

  • "Rock Rose is almost impeccably presented, and has the most stunning view out to sea."

    However, we would point out that 1) although the house is described as being 100 yards from the beach, access is several hundred yards' walk away along the road to either Seaton or Downderry village centre, and 2) although dogs are welcome, there is no gate enclosing the decked area, and so a dog could escape onto the road unless carefully watched. We were also surprised that some basic items were not provided, including tea towels in the kitchen, individual (as opposed to shared) hand towels in the bathrooms and equipment for the barbecue (at least, we couldn't find any).

    Thank you for taking the time to complete your feedback following your recent stay at Rock Rose. We've spoken with the owner who has asked us to cover the points mentioned in order to help yourselves and reassure future guests. A dog barrier is always provided and erected prior to a guests stay for bookings that include a dog. On this occasion you hadn’t advised us you were bringing the pet, otherwise that barrier would have been fitted for you. Had we known this was an issue during your stay we would have happily arranged for the barrier to have been provided for you. Tongs for the BBQ are provided in the kitchen drawer, we are sorry you were unable to find them. Having checked with the housekeeper, she has confirmed that tea towels were provided but on this occasion hand towels were not, we are very sorry for this and will ensure that this will not happen in the future.   • "It's a good property to stay with scintillating view."

    I would expect a big TV screen and playstation as well in the holiday home, which went missing. It would be good to know that shower gel and hand wash liquids are not available, because generally they are available at holiday homes. Also, heating system was complicated to handle as the hot water ran out multiple times during bath for some of us.

The property

Just 100 metres from the sandy beach at Downderry, 300 yards from the village centre is Rock Rose, a superb, detached modern house enjoying spectacular panoramic sea views over the bay from Rame Head to Polperro and beyond.

South-facing, full-height windows/doors ensure that the ever-changing seascape is rarely out of sight.

DOWNDERRY

Looe 6 miles; Liskeard 10 miles; Polperro 11 miles; Plymouth 18 miles.

Downderry is a small quiet coastal village situated in south east Cornwall. Downderry has a sheltered beach, deli, and a cliff top pub and an excellent restaurant, serving quality local food. At low tide it is possible to walk along the beach from Downderry to Seaton, where you will find a family friendly south facing beach and the nearby Seaton Valley Countryside Park and Nature reserve is home to wildlife, including otters and kingfishers and also offers great cycling and walking opportunities. The picturesque working harbours at Looe and Polperro are within an easy driving distance away, and the wonderful stretches of the South West Coast Path in this part of Cornwall take you to rocky coves, dramatic headlands and tales of shipwrecks and smugglers. Further afield is Plymouth, where you will find plenty to see and do, including a marine aquarium, a theatre, large shopping centres and the historic Barbican waterside area.
