  • "We fell in love with the apartment the moment we walked into it."

    The thought which has gone into the conversion was clear for all to see and there are some delightful touches, like a surprisingly spacious bathroom in what would at first to appear to be an impossibly tight corner. It was beautifully clean, well equipped, very comfortable (particularly the bed) and gloriously remote from the hubub of everyday life. Exactly as described, and we even managed to connect to the internet from one point of the property, something not advertised as not always feasible. Well done Emma and Matt. If only Sykes Holiday Cottages did not think it so clever to bombard their clients with emails every few minutes.

  • "Absolutely lovely cottage well equipped, very peaceful."

    Easy access and the the owners were lovely including daisy the house dog who visited us regularly which was very nice. Cottage was amazingly clean and didn’t need anything else adding. Easy to get to most destinations by car. Perfect week at Cornwall thankyou

  • "The property was lovely and tucked away from the town, down a track road that may be unsuitable for some lower riding cars."

    But with care and attention you will be able to get down no problem. The owners were very friendly and very knowledgeable about the Cornwall area. They were more than happy to provide us places to go and things to do. The property is next-door to a working dairy farm that uses a compressor, but we barely heard it or the cows throughout our stay. If we had to gripe about one thing, it would be the lack of WI-FI or phone signal (which we already knew before booking). Some places we went required pre-booking. So we did struggle slightly to plan our days, but due to it being out of season, they allowed us in. But other than that, it was an enjoyable stay.

  • "Had a lovely holiday staying in this cosy converted barn."

    Tucked away down a little lane it was so quiet and peaceful. The accommodation had everything you needed including an outside area with bbq and a great log burner for cosy evenings. We couldn't have felt more welcome by the owners, who had plenty advice on the best places to visit, we would definitely go back again!

  • "Stayed here a few weeks ago and loved it."

    Beautiful and very clean with everything you need for a quiet getaway. We really wasn’t fussed about the lack of WiFi but be warned there is very limited phone signal, so perfect if you want to be left alone. The weather was freezing but the two heaters had the place toasty in minutes! The lane to get to the location was hard even for our 4x4 so a getaway rather than an exploring holiday is recommended. Would 100% love to spend a quiet Xmas and new year here with the pooch!

    Lane is pretty dreadful to drive down. Accommodation so pretty, shower set up not all that easy to use without drenching the floor.

  • "We had a great stay at the Garden Studio."

    It was really ideally situated, in a quiet and restful area, but a very short drive out to beaches etc. It was very comfortable, had everything we needed to hand. We really enjoyed the barbecue! We were made to feel really at home during our stay. Thanks for having us!

  • "Charming studio well appointed, lovely location."

    Would benefit from WiFi as the mobile phone coverage was pretty much zero, made contacting another party I was holidaying with difficult. Steps are step and not suitable for smaller dogs.

The property is not listed with WIFI as an option because it is an escape property that encourages guests to leave the outside world behind and enjoy beautiful surroundings on their break, this information is listed on the property details and other guests have enjoyed this feature as per the previous comments.   • "Perfect position for visiting Falmouth, Lizard , NorthCoast."

    The /Studio cottage was very good it fitted us perfectly. we visited all the beaches near by and swam in the sea the weather was prefect all week. Comfortable bed and we returned refreshed and ready for the cold winter. Thank you.

  • "What a great getaway."

    In the middle of nowhere, at the end of a track, the peace and quiet was wonderful. A real retreat. No WiFi was an added bonus as my husband couldn’t work, so we did actually manage to take a break. Our hosts were very friendly and helpful. Access to lots of beaches, walks and towns, including Falmouth. We were able to do coast path walking and kayaking. And also have some lovely meals out in the evening. We are definitely planning to return.

  • "The Garden studio was exactly as described, clean, tidy, comfortable, not at all fussy and had everything we needed."

    The outside balcony is really lovely on a Summer's evening. Whilst it is out of the way, its location made it an ideal base to visit much of Southern Cornwall. Being close to both Falmouth and Helston made shopping for food etc very easy. In previous reviews remarks have been made regarding the state of the track leading to the studio. We drive a small hatchback and had no difficulty at all, just take it easy . Due to Covid we were unable to meet the owners, but they left sufficient notes and a text to ensure we had everything we needed. We were left very much alone and liked it that way.

    It’s in a very quiet and peaceful surrounding, a place to really get away from it all. That said there was not much phone or internet signal, just a little note on the website to let people know this would be helpful. Overall great stay with comfortable bed and a nice log fire in the evening, would definitely book here again.

  • "Beautiful roll-top bath but showering awkward in curtain surround, cleanliness OK but quite a few cobwebs."

    The noise and smell from dairy next door can be a little annoying, this put us off from dining on the balcony provided. On the plus side, the king size bed was excellent and very comfortable, also good size accommodation.

  • "Before setting off to Cornwall, we checked the reviews found on this site."

    Although most were positive, there was one that put us a bit off. Luckily, we are happy to report that none of the complaints found in that negative review were (completely) true. Yes, the road to the cottage is rocky, but unless you drive a tuned car with extremely low suspension, you should be fine. Yes, the generator can be noisy, but if you close the door on that side, the noise is almost gone. The studio was very clean, everything we could've needed was there, including milk, coffee, tea and sugar. The owners were very nice and helpful people. The only real downside we noticed was that there was no wifi. Normally that shouldn't be a real problem, except that cellphone reception was so terrible we spent nearly all of our time in the studio offline - which can be nice, but was actually a bit uncomfortable since we couldn't research our daytrips away from the cottage. All in all we were very happy with our choice.

  • "Wouldn't stay again - My husband and I just returned from a week long stay at the garden studio, unfortunately it did not meet up to our expectations."

    Firstly, the "bumpy farm track" is a nightmare, even in a car which does not have low suspension this was very tricky to drive along and caused worry about the state of our car by the end of the week, the description does not quite to justice to how bad the surface of this track is. On arrival we parked the car up on the grassed area next to the studio, not the most pleasant welcome to find several lots of dog mess either side of the car which had to be avoided as we unpacked and indeed throughout the week - I understand the owners have a (very sweet) dog and this is a pet friendly cottage but you would think this could be checked before guests arrive. We collected the keys from Emma who showed us to the studio and gave a warm welcome. The attention to detail on cleanliness of the studio was lacking, there was thick dust and cobwebs around the doors, windows, along the ceiling, behind the headboard of the bed and around the edges of the bathroom where there was also dog hair, someone's old used soap had been left on the soap dish in the shower. The extractor fan in the bathroom didn't look like it had been cleaned in a very long time and there was a general damp / musty smell throughout the studio. The overall finish on the studio could use work - a fresh lick of white paint would go along way to brightening it up. In terms of facilities the studio has a well equipped kitchen which contained everything we needed to eat in several nights during our stay and the washer / dryer was useful. The bed is very comfortable and the bedroom is wonderfully dark once the sun sets so we did sleep well throughout. There is a TV with free view which we found sufficient and there are games, books, dvds etc. available for guests entertainment. We did have issues with the bathroom, the shower does not have a lot of power to it and although there is a lovely large bath, unfortunately the hot water tank doesn't hold enough water to be able to more than half fill it so you cant really have a proper bath. It wasn't that warm during our stay so we needed to have a few fires, the starter kit for the fire doesn't include kindling or firelighters so we had to go and get some, there are also no tools for the fire (poker, heat proof glove etc.) which made using it harder than it needed to be. Being out in the sticks, there are times of peace at the studio where all you can hear is bird song and we did enjoy sitting in the living area watching the birds in the evenings, because of being raised up it feels a little like you are in a tree house which is quite nice to be at the tree canopy level and see the birds close up. Our biggest issue overall with our stay at the garden studio was the generator being used on the diary farm next door. The description indicates this can be heard on occasion if you are outside of the property, based on this and the fact it hadn't come up in previous reviews we assumed this to be the case and that it would not be an issue. We were incorrect, the generator is used twice a day for approx. 2 hour stints and can very much be heard throughout the property even with all doors closed. The times seemed to vary so we struggled to plan our day to avoid it entirely, on two occasions it was on until 9pm at night and the last night was gone 10pm before it went off . It is very loud & reverberating which made watching TV or concentrating on anything else difficult and had quite a big impact on our stay. There were some nice points about the garden studio but overall it did not represent good value for money or provide the relaxing & tranquil hide away we were hoping for.

  • "The accommodation was beautiful."

    I loved waking early and opening the bedroom windows/doors and just listening to the birds. Most mornings a couple of geese flew over too. The property is off the beaten track, without being too far from civilisation. There are lots of walks and local places to visit. Owners are there if you need anything, but leave you in peace if that's what you want. Watching the cows coming in to the dairy farm next door was interesting and the dairy farmer was also very friendly. I would definitely recommend and would visit again.

Park alongside the cottage and access is up wooden steps which lead directly onto the decked patio from which there is a quiet space to relax.

From the patio enter through French doors straight into the open plan living area where you will immediately feel at home with a comfy sofa in the sitting area and a woodburner, great for relaxing by on colder evenings.

There is a well-equipped kitchen where you can prepare delicious meals to be enjoyed in the dining area.

Warm and welcoming throughout, proceed through the glass doors (which can be left open if required) into the large double bedroom with further French doors which open out to the courtyard and old farm buildings below.

Staying at this cosy cottage can be as relaxing or as active as you choose with the BF Adventure centre less than half a mile away, offering canoeing, kayaking, rock climbing, zip wire and many other activities from their stunning 60 acre site.

Falmouth’s beaches are ideal for rockpooling, snorkelling or sailing and with miles of coastal paths to walk or boat trips to explore creekside villages and gardens, there is always something to see and do.

There are also a profusion of cafes and restaurants in Falmouth, together with speciality food outlets.

A small hamlet just 4 miles from the maritime town and harbour of Falmouth. The surrounding countryside offers rolling fields, country lanes and misty, atmospheric creeks that wind their way inland from the sea through deep, wooded valleys. The area is perfect for lovers of breathtaking countryside, for enjoying time in boats and for long country walks. Falmouth, with its magnificent natural harbour (third largest in the world), winding streets and beaches will keep you occupied for hours. Its old harbour-side pubs, excellent shopping, Pendennis Castle and the stunning new National Maritime Museum complete the picture.
