  • "We thoroughly enjoyed our stay at Kober House."

    Nice touches such as fresh flowers and the “Welcome Package. We were disappointed to find that our request for zip and link beds to be made as a double was not done despite receiving confirmation email to the request. I will explain the low rating given - these are constructive comments. Accuracy of listing: Property information says Off Road Parking - Arrival info email says one car only and in the next paragraph two. Make this clear prior to booking as folk with more than one car have a problem as off road parking is virtually non existent. Comfort: Downstairs was excellent. Upstairs I feel that the restricted headroom in the double bedroom and very small bathroom should be made clear in description. Facilities and Maintenance: Facilities very good but simple things such as hooks on bedroom door and bathroom are lacking. Decent mops to keep hallway clean and please replace the disgusting wet room rubber brush. Upstairs bathroom lock does not work as hole for lock is in wrong position - this has been mentioned in many previous reviews and would take minutes to fix. Kind regards Mark Harris

  • "The house is furnished and equipped to a high standard but we had to contact the agents to service the televisions as they had all been retuned so they did not pick up a signal."

    This in fairness was not the fault of the owners and was fixed within forty eight hours. However the visit was spoiled by building work being carried out adjacent to the property despite being told the week before our stay by the owners that no work was being done. The work had been going on for some considerable time so it had not started when we arrived. There is also major building work being carried out in the building opposite Kober.

  • "We spent a very enjoyable week at Kober House exploring the surrounding area."

    The house was warm, clean and comfortable and we would happily stay there again. The only point I would mention is that the log burner shown in the photographs was an attraction when we booked, but apart from a few logs in the burner itself there was no supply on site or any indication as to what to do with any ashes. As a consequence we did not light the log burner. However the central heating was brilliant so the lack of logs was not a real problem.

  • "Good location for the Lizard peninsula and 10mins from nice beaches."

    Nice property Few little things was TV's and Satellite TV could do with some easy instructions printed out., and we think the Upstairs Bathroom would be better on a manual switch rather than a PIR as sometimes you don't want all the bright lights on in the middle of night.

  • "Gorgeous house, so lovely and welcoming."

    It has everything you need for a holiday. Beautifully furnished and extremely comfortable. Parking was fine for our VW campervan. Dog friendly pubs close by and everyone seemed really friendly.

  • "We spent a few days at Kober House over new year and had a lovely time."

    Before I list off some pros and cons of the property, I want to say we would absolutely stay again! But over the course of the few days we did spot some areas that need some improvement. I’ll start with the Pros: The house was immaculate and finished to the highest spec, beautifully decorated with a sea theme of turquoise, whites and greys. Bedding and towels (supplied) were clean, crisp and fluffy. The kitchen was well equipped with a large fridge and various utensils, as well as a dishwasher and washer/dryer. When we arrived there was a Christmas tree in the lounge which we thought was a lovely touch. We went with my three year old toddler, who was very excited to see a toy box of age appropriate toys and lots of children’s books available. Had it been the summer, my daughter would’ve taken full advantage of the summer house and mud kitchen in the garden. We were greeted with a welcome pack of mince pies, cream tea items, tea bags, coffee pods, milk and schloer, which was a wonderful touch. The lounge is well equipped with mod cons, including an xbox, streaming channels and a decent size tv, but I’ll say more about this shortly. Overall most things had been thought of and catered to. Now for the Cons: The photography of the front exterior is slightly misleading. Looking at the pics you’re led to believe it’s a large driveway, which is actually very narrow as it’s shared with the house Nextdoor, and impressions from all of us were that it was a quiet location. Whilst it wasn’t a constant flow of traffic, the road was still fairly busy as it’s the main one through the town. The check-in time for this property is 5:30pm. Not such a problem in the summer with the light evenings as it’s Cornwall and there’s an abundance of activities to keep yourself / kids / dogs happy. But 5:30pm on a dark, drizzly mid-winter afternoon, with two cars packed full of items and a very grouchy toddler is not ideal. An earlier check-in during the winter months would be far more suitable - even by an hour! Check-out time is 10am. Sounds doable. But there’s a long check-out list of things to do - make sure the rubbish is bagged up and taken out, make sure the dishwasher has been put on and emptied, make sure the house is clean and tidy, make sure beds are stripped and put in the bath with used towels, everything - including furniture - needs to be put back as you’ve found it; then after all that you have to find time to pack your things and fill your car(s). It genuinely is a military operation! A slightly later check out, or a less rigorous checklist of things to do before you vacate would be preferred - it is supposed to be a holiday after all. The stairs are very steep which isn’t ideal for children if they’re of the age where they require a stair gate. This house has been designed with families in mind, there is a nursery with a cot and a child’s bed, so an option of a stair gate would be good. The bathroom door upstairs wouldn’t lock properly. I try to keep an open mind on properties before I go on holiday, so didn’t look at reviews, but having looked at some reviews since returning home I found a review from several years back that said the lock wasn’t working then either. Not great that this hasn’t been looked at. The driveway situation is difficult. A shared driveway with the house Nextdoor and a narrow parking place for one car only meant that loading/unloading the cars was a challenge. The narrow space for the one car meant that we had to unload the car in the middle of the shared turning circle before manoeuvring the car into its space. We came in two cars and I was lucky enough to blag a parking spot over the road, so we could place the family car in the driveway, but anyone who has young children will understand you need the space for cars - especially when the house is on a main road and you can’t risk your child running out of the driveway whilst your attention is on the car. You could argue “come in one car then”, but I can’t imagine we’ll be the only guests to come in two cars. More about the lounge tv now, its a smart tv, with every streaming app you can think of. But if, like me, you’re reluctant to log in with your details, you then have a situation where you either watch Samsung TV Plus which is old repeats all day and all night, or you have to accept defeat and sit in the kitchen so you can watch standard channels. A Freeview box with some standard channels would be useful. Mullion cove is lovely and pretty, albeit very sleepy and out in a limb from all of the main Cornish towns. This is ideal for some, but something to keep in mind if you want to be in the hub. Helston was 15 minutes’ drive, St Ives was about 45 minutes’ drive, Sennen Cove was 55 minutes’ drive. Unless you stay totally local, you’re getting in your car. Please don’t get me wrong, it was a lovely house and we felt very comfortable there. We said several times that everything had been thought of. But in my view this is a summer holiday house, not a winter stay.

  • "Beautiful cottage all mod cons."

    Love the fact you don’t need to take a key with you! Parking is a little tight but but we managed. Bed in master room is extremely comfortable. Lovely welcome pack including milk, mince pies and a vase of flowers! Village has a Co op and a spar and two pubs all within a 3 min walk. Mullion cove takes about 15 mins to walk to. Fantastic spot to go and discover all the little coves and walks Cornwall has to offer

  • "I feel the picture is misleading."

    The gravel drive belongs to next door, which is very close. You have access to the side shown to park your car/s. The house is lovely and nicely furnished however the settees aren’t that comfortable, but the beds are amazing, slept very well. The extractors in the shower room and bathroom don’t work and the water flow from the shower room sink tap is very slow.

  • "We had a wonderful stay at Kober house for a family holiday."

    Everything pretty much thiugh of for adults and children alike. The only item I would ask them to think about adding is a stair gate on the stairs for the younger children, the 2 toddlers we had thought the stairs was such a lovely fun game. The welcome pack was such a lovely touch. We would definitely look to return in the future

  • "We had a lovely stay 4 adults, 4 month old granddaughter and our dog."

    The welcome pack and flowers on arrival a very nice touc, much appreciated. The area is stunning with lots amenities and lovely beaches not too far away. A couple of negative points the check out time of 9am was very challenging with our young granddaughter. Some TLC required, previous reviews (April 22) have mentioned the upstairs bathroom door which is swollen and very difficult to use and also the bathroom light these things have not been addressed. The large sofa in the lounge is very uncomfortable. Overall we had a enjoyable week staying at Kober House and would recommend.

    Comfortable cottage in good position but could do with some TLC. Garden ok but it was littered with leaves, twigs and apples which we would have cleared but no equipment. We were offered entry from 12md on the actual day but still at home 3 hours away so would have be great to know sooner.

  • "We had a lovely stay at Kober Cottage."

    Very clean. Close to the beach and local amenities. Outside had a lovely playhouse and mud kitchen which was fab for our young boys. Lovely welcome pack with essentials needed on first arrival. Lovely touch. Few things I think the house could need is a long brush just to have a quick sweep rather than kit the hoover out. Pegs in the hallway for jackets. Garden could have done with a tidy up as was a lot of leaves on the Astro grass. Also the check in/check out times are a little bit too early/late. Especially with a young family. Overall a lovely place and would stay again.

  • "Great property, furnished & decorated to a high standard with everything needed for a week away with a family."

    Small but secure back garden - happy to let the dog play outside with no concerns that he would get out. Location is great - Mullion village is lovely, nice pubs, a couple of small shops & a Chippy all within walking distance. Easy to get to loads of gorgeous beaches and things to do in the local area as well! Couple of minor points - the website just states that dogs are welcome. The information pack in the house asks for dogs not to be allowed upstairs. This should be made clear on the website, as if we had known this rule beforehand, we wouldn’t have booked it. Checkout time on Sykes info was stated as 09:00, but in the info pack at the house it says 10:00 - which one is it? Driveway is awkward and not really long enough for 2 cars without one sticking out at the front - not a major issue. Also, there is a loose plastic drain cover - if you drive over it, it’s prone to move and expose a large hole. This needs fixing.

  • "Kober House was beautiful & had everything we needed as a family of 4 with a dog!"

    On arrival there was milk, scones jam & cream, treats for the dog & a welcome soft drink! This was really lovely! The coop opposite was really handy and to get to Poldhu was less than 5 minutes! There was a lovely fish and chip shop next door. With there only being a few places to stay in Mullion, it has a lovely quiet tourist free feel. Our only issues hence the 4* not 5, was the sensor lights on the upstairs bathroom (& this possibly could have been switched off but we couldn’t work it out). If our 3yo stirred the light would come on & properly wake him up with the room being opposite. The sofa / living area. The sofas were really uncomfortable to relax on in the evening for adults. The pub being a few buildings up was really noisy if the windows were open on their event nights but can’t be helped. Overall we thoroughly enjoyed our stay & would most definitely come again!

  • "Great accommodation - perfect for our needs."

    We have booked to come back for the 3rd time for next year. Would be great if the outside hose can be fixed to a good working order so we can wash off the sand before entering the property. The fridge water dispenser was not working this time around but it was a nice to have for our needs so not an issue.

  • "Property is very attractive and well equipped."

    The location is ideal for exploring the Lizard Peninsular and within walking distance of local amenities. Let down by some irritating design/build issues. eg. Drain odour in lower shower room. Tiny sink in upstairs bathroom. Bathroom door difficult to close. Cooker hood sounds like a plane taking off. First time I have had no local contact for a rental, All calls go to Sykes main office. If owner visited they might see issues that need resolving for themselves.

  • "This house is of the best quality and furnished to the highest standard."

    The only fault we had was that the TV in the lounge was so difficult to operate and we were unable to tune into the main channels i.e BBC 1 and two and the the I.T.V channels on this set. We would have liked a check out of ten instead of nine on Saturday which lead us to decide to leave late on Friday evening Having said that we will be booking the Kober again, it ticked every box

  • "When we arrived the first sight we saw was the bins overflowing and had not been emptied prior to our arrival."

    When we entered it was obvious that the property had not been cleaned, the downstairs wet room smelt of blocked drains and when we tried to use it, it overflowed into the hallway. We contacted Sykes and the bins where emptied the next day and the property was re-cleaned on the Monday, the downstairs wet room was not sorted so we did not use it. The area the property was situated was great just a shame about the initial issues.

  • "What a house, we had a lovely stay at Kober House."

    It is clean, smart and filled with loads of extras. The weather was great for our stay so we made full use of the garden and bbq. The garden is fully enclosed and safe , it is not over looked and is quiet. The house has many features like the keyless door entry, smart tv and a fully equipped kitchen.The cream tea was a nice touch for when we arrived. There is plenty of parking for 2 cars .I wound recommend the holiday home and will return

  • "Our Holiday was originally booked for 2020 but got moved forward 12 months due to COVID."

    This was straightforward with no hassle. We found Kober house to be clean and nicely decorated. We found everything we needed and the location was great for coastal walks and a base for our travels around south Cornwall. There is plenty on room for two vehicles but don’t leave a wheel overhanging or the friendly neighbour will pop round to point it out. I would definitely recommend the place for a family looking to explore the area. I wouldn’t hesitate to book there again.

  • "We love everything about this property and the location."

    So much so that we have broken our rule of not going back to same place we have been by booking another week here for next year March! I won’t add what there is already on the other reviews. What made this property exceed our expectation is the little touches that they have left for us and how well equip this property is inside and outside! Great for those intending to do water sports as there is a hose outside and the walk in shower downstairs. The launch pad for any water sports with equipment hire (open seasonally) is just 5 ins drive away!

  • "Very enjoyable break and well needed!"

    Well equipped everywhere for a place to sleep, rest and relax. Located perfectly for 20 + places to visit within 30-45 mins including Lands End. Only gripe is the upstairs toilet light and door- the light has no override and when you walk past it always comes on. 2ndly the door is awkward to open and shut (understand based on space) but it meant we used it rarely. 100% recommend though. Kitchen and entertainment systems great looked new and of a high standard. Probably need to narrow the wall where you need to park as it’s clearly been bashed several times!

  • "Our holiday at Kober house was fantastic, a really warm and clean house."

    The only faults we found were the very small basin in the upstairs bathroom, which was very awkward to use and the horrid green light over the window in the small bedroom, which was a nuisance when trying to sleep, it was constantly on and made trying to sleep often difficult. Otherwise all was great a lovely area for a weeks walking with our dog. Thank you everyone.

  • "Kober House was furnished when it first became a holiday let to a very high standard, but it appears little has been spent on it in recent years Eg 1) Front Door is marking the hall floor 2) Upstairs central heating thermotstat doesn't function - the batteries in it had leaked into the workings."

    3) Many of the kitchen pots and pans need replacing. 4) Door handles on sliding doors keep coming loose. Overall it needs to have a bit of TLC

  • "The arrival time was changed to 5:30."

    We assumed that this was for a deep COVID clean to the property. When we arrived it was very clear that the property had not been cleaned to any kind of level. The bathroom and kitchen had a cloth go round it and the bedding had been changed but that what that. The floors where dirty, crumbs on the sides in the kitchen, dishwasher was full on dishes, dirty cutlery in the draws, both bathrooms was covered in hairs and general dirt from a weeks use. Bedrooms needed hoovering and dusting. Floors needed mopping. The outside area was covered in old apples and the hedges needed a cut. Mirrors had not been cleaned, batteries was dead in all the remotes for the TVs. Cupboard draws for clothes was full of hairs and not clean. Even the oven gloves and apron provided was dirty and badly stained. No effort was put into cleaning the proper at all. Even the next door neighbour said that they couldn’t not of been in there long enough to do a proper deep clean. They was in for less than an hour and it was disgusting. We have picture to prove this and will be contacting you with these

  • "The cottage is well equipped."

    The kitchen especially is one of the best equipped we have seen in cottages. The house in general is well suited for four people. We had a baby and a pet in addition, and this worked really well. The rooms are comfortable and well decorated. There is enough and comfortable seating in the living room for four people (which is not often the case in all cottages). You can walk to the beach from the house (it's about 15 minutes by foot) as well as Mullion cove. The surrounding area is great, lots of lovely beaches within 20-40min driving distance as well. Whilst some people have commented that the door is weird as it talks to people, we found it really practical as it requires no key collection and you can simply enter a code. If you share with friends, everyone can just come and go without worrying about who has the key. I can really recommend the cottage. There are a few areas of recommendation for the owners, some of which have been mentioned before by others: The upstairs bathroom door - it's really awkward - it cannot be opened properly from the inside as there is no knob to push the door outwards with. It would be much better to fit a normal outward opening door. The lawn outside: given that it's a pet friendly cottage, having artificial grass is probably not the best idea if you don't have a dedicate area (e.g., of sand or something similar) for pets to toilet... just a suggestion. The starter kit for the log burner involved one soaking wet log - luckily we brought our own seasoned wood, but it would be worth thinking about this...

    However there was an issue with the bathroom door which didn't work properly and the front door lock which talks at you noisily. House doesn't have much character but was warm and comfortable and we had a lovely week.

  • "Kober House is perfectly situated from which to explore the Lizard peninsula and further afield."

    It sits quite centrally between and within the very best bits of Cornwall. It's within walking distance of Polurrian Cove and only 10-15 mins drive from some glorious beaches (many of them disappear at high tide, so check tide times). Within a few hundred yards of the house there are several pubs that serve good food, a decent chippy and an award-winning pasty maker (in the Spar shop). From Kober House we struck out further afield to Botallack mine, Sennen, St Michael's Mount and the Eden Project. It's a modern, clean house which was very comfortable. We enjoyed our week there and were reluctant to leave. However, our complaints are: The parking was very tight for us. We have a 4x4 and it took a lot of manoeuvring to get out of the allocated space, especially as the neighbour parks on the turning area at the front. It is not made clear in the description that the drive is shared. The upstairs bathroom is rather pokey with a sloping ceiling that we constantly knocked our heads on. The garden is not secure at all with large holes in the rear hedge and a significant drop to the garden behind. This could easily be rectified with a chain-link fence. There are no recycling facilities.

  • "The location of Kober House is good for exploring the area."

    Mullion is a very picturesque place, and there are some stunning beaches, coves, and clifftop walks nearby. The local shops are well equipped and easy to reach. Plenty of eating places, the curry place was excellent, fish and chip shop very good and pubs nearby too. We had a wonderful family holiday, and the fact that we could take our dog made it extra special. The house was spacious, well equipped and comfortable. We enjoyed having a log fire. Parking wasn’t a problem, and we easily got two cars alongside the right hand side of the house, leaving the drive free for turning. There is parking on the road if needed. The beds were comfortable. Bathrooms were good, but the sink in the upstairs bathroom is small, and the door is a little tricky to slide across until you get used to it. The kitchen was home from home, and the lounge was great for relaxing in, especially the large, circular chair. There are two complaints, both are important to note. Firstly, there was no recycling bin on site which made sorting our waste more tricky. It wasn’t possible to take all our recycling to a local collection point, so we would love there to be recycling containers at the house. Secondly, the garden is not enclosed and safe for dogs. We have a largish dog, a lurcher, and he found at least six holes in the hedge to escape the garden. We could only take him out in the garden on a lead. Worryingly the other side of the hedge is a drop of a few feet off a wall into the garden behind. Also there was some rusting wire tucked into the hedge which could hurt an unsuspecting dog. We thought the problem could easily be remedied by some fencing ( wooden or wire) behind the hedge to stop escapes to the neighbouring garden, or the holes in the hedge being blocked with fencing. It can’t be described accurately as an “enclosed” garden when you have a dog with you. Both those points are minor, and they didn’t detract from the holiday, but I feel it is important to draw attention to them. The cream tea on arrival, numerous leaflets and holiday information, visitors book, and WiFi made for a more personalised stay. We would love to return to the area in the future, and would definitely stay at Kober House. We thoroughly recommend it to anyone intending to stay on the Lizard or nearby.

  • "Lovely modern clean house."

    Well equipped and a nice garden. Garden was secure for dogs. You really must park to the right hand side of the house, it’s quite tight but the lady next door is very unpleasant and blocked us in one morning as we had apparently not parked close enough to the house. Do NOT be fooled by the large gravel drive it is her land and not Kober House!! The Village Inn pub is great for a meal and a short stroll away. Poldhu Beach is only a mile away and a very clean beach with all facilities and parking. All in all a great place to stay.

  • "We loved the cottage from the moment we pulled up, it is beautifully designed and has everything you need (and more!"

    ). It is very family and child friendly, our 2 year old granddaughter absolutely loved the mud kitchen and Twigwam in the garden! Mullion is a nice little place and everything is within easy reach, either on foot (a 5 minute walk to the nearest shop (CoOp), 2 minutes to the Fish and Chips shop, 20 minutes to the beach (although dogs are not permitted on the beach the walk down is perfect for them) and a couple of pubs) or relatively short journeys by car to gorgeous places to visit. We arrived in two relatively big cars and both fitted snugly into the car parking space to the right side of the property - however, this is not agreeable to the next door neighbour who appears to be very unhappy with that arrangement.... The one thing that would have been useful is a rubbish bin outside of the property; a couple of bags had been left out/forgotten by the housekeeper and were targeted by seagulls. We have had a wonderful stay at Kober House and can wholeheartedly recommend it - we would certainly return. Many thanks.

MULLION

Helston 5 miles; Lizard Point 5.5 miles.

Mullion is a large village on the Lizard Peninsula, five miles south of Helston and just over five miles from Lizard Point, the most southerly tip of mainland Britain. The village is home to a selection of popular restaurants, shops and pubs, Mullion Meadows Chocolate Factory and coffee shop, as well as Mullion Cove, a pretty working harbour. Helston is a pleasant busy market town famous for its Flora Day Festival and the many stories and legends about the "Furry Dance" are told in the fascinating Helston Folk Museum. Nearby is the Poldark Mine, one of the best underground experiences in the south west and which tells of the widespread mining heritage of this area.
