Plenty of things to do and see, a small play area for children and friendly goats, pigs & Llamas and on a clear night it's fantastic for Stargazing. Plenty of places to walk the dogs. The cottage is situated in a great place to visit all local attractions on the coastal road or inland. The owners are lovely and approachable, if you need anything they are only too happy to help. • "This is a perfect spot!"

The Courtyard is lovely & spacious & the view of the animals from the window is perfect. The laundry room is a bonus. The bedroom quiet and peaceful. The living area is a wow! The dogs were really comfortable & were entertained by the animals when looking through the window. You are so centrally placed to visit everywhere. Only a few points, the TV needs to be replaced to allow for Netflix and Amazon accounts to used and better equipped kitchen cupboards in terms of crockery and a small frying pan. Otherwise, the place was great.

Hello Deborah Glad to hear you had a good stay ,will check with the agent about the crockery to make sure we are up to date . Have just purchased a large smart tv for the rainy days that my guests might have to endure. Just need a gap in my bookings to give me time to get it fixed to the wall . • "The cottage/converted barn was located in a superb area for sightseeing and visiting all the beautiful towns and beaches in the west of Cornwall."

The farm in which the barn was located housed 2 delightful pigs, 3 Alpacas and 2 goats and we very much enjoyed visiting them everyday. We were appreciative of the choc biscuits and wine upon arrival. The bed was very comfortable. However, unfortunately this sums up our positive comments. In a nutshell, the cottage was tired, run down, emitted a very musty smell and was dirty. In particular, we needed to clean the toilet bowl - the rim where the water flows out was filthy as was the basin’s overflow hole, the area around the tap and bath overflow. There were no cleaning products, so we had to use washing up liquid. The towels were very rough and tiny. In the kitchen, the teapot was dirty as was the butter dish (and milk jug, which we didn’t touch). The decor is in great need of updating and indeed the whole space is in need of a full refurbishment as it is run down. The sofa was dirty and smelly. All the house plants were plastic and were faded by the sun. There were many cobwebs and dead insects. The Dvd didn’t have any sound and the instruction manual was for another model. Our biggest issue was that we booked a four tick cottage, which this clearly was not. How can we trust the tick system if it appears that no one is monitoring this property. You could ask why we didn’t take all of this to the owners, the reason being is we were on a 7 day holiday and we didn’t want to waste any time dealing with issues that should not have existed in the first place. We paid for a 4 tick accommodation and this was at the most 2 ticks. It was a great disappointment, but we stayed as we live in London and this was our summer holiday

I am sorry to hear of your experience at your stay at the courtyard Jonathan, I have taken on board the issues raised and plan a general refresh and uplift of the property this autumn . The property is dog friendly and in the weeks previous to your stay Cornwall experienced some very wet humid conditions, I can only assume that the smell you experienced was from wet dogs that have been allowed on the sofa that gave a musty smell to my dissatisfaction of course . I am again sorry that the level of cleaning was not to your standard, on the week of your stay my wife suffered a sudden bereavement which meant I was down to just one cleaner for the three units so inevitably things got missed. If you look at the rating of the property it is very good at 4.5* and overall rating of 92/100 by guests and the many positive reviews received I feel this is a one off . Hope this helps to explain the situation Kind regards Jonathan Property Owner

It's a truly lovely holiday home with everything you could wish for, for a comfortable & enjoyable stay. Thankyou also for the biscuits and wine, they both went down a treat. It's a really good central location to see everything in the area. We loved feeding the pigs and goats. Those along with the alpacas make for such a peaceful and rural setting. We will hopefully be back.

  • "Over all the property was in fairly good condition but a bit tired in places."

Two of the saucepans we're damaged and in our opinion not usable. All of the cutlery and crockery was mismatched and although usable gave an air of something thrown together rather than a business. All of the cook ware crockery and cutlery is due a refresh. No milk, tea, coffee and sugar was provided which was a shame as when you have travelled for 4/5 hours you need a cupper on arrival. The wine and biscuits were a lovely thoughtful touch. The bathroom floor needs re grouting as there is a loose floor tile. The decorative tiling around the bath has black mold on the grout. The towels were damp on our arrival which ment the towels were wet all week as in june you don't need the heating on. All the little decorative touches and books were dusty and had cobwebs on them. Which gives an air of the whole property being unclean, which is unfair as it had been cleaned well. The bedding was clean and bed comfortable, which is a big thing when on holiday. Bedroom furniture well equipped plenty of wardrobe and drawer space. The property is lovely in a fantastic quiet country location. Good location for exploring the bottom of Cornwall. We would recommend the holiday let to friends and family and would stay again, the ability to take your dogs is fantastic. Please don't take offence of our comments we just feel with a little attention to detail you could have a fabulously comfortable holiday let.

Thank you for response Robert ,I will address the issues mentioned in you review promptly as they are easy to resolve . Unfortunately my main housekeeper could only manage a limited service on the week of your stay due to just coming home from hospital ,so the issues you experienced had been an oversight on my behalf i do provide tea and coffee as standard I had missed the issue with the saucepan as it had obviously been left to boil dry and was warped on the base and would not have been put into service I had spotted it We do however encourage guests to contact me if any issues need sorting during the course of their stay But I am glad to hear overall you enjoyed your stay and would still recommend my accommodation Thanks Robert for the advice . • "Lovely cottage with everything that you need for a stay!"

However, there was a very bad issue of damp in the cottage which was much more noticeable in the bedroom downstairs. Unsure if due to lockdown and the cottage potentially being unused it has made the issue worse but it was unacceptable and mould could be seen in the corner of the room and on other walls. All of our clothes which were in the bedroom (even items in the wardrobe or draws) were made damp, and the top of the duvet bedsheet was wet/damp to touch. The smell of damp was imminent everytime we walked through the door when we had been outside. We tried to improve the damp by keeping the heating on 24/7 and opening all of the windows when we were in the property. Even the picture upstairs in the lounge had mould spores inside the frame (originally I thought it was dirty). On night 6 my throat was like razor blades and I had to go out to the pharmacy and buy syrup / cough medicine to help the pain. I have later researched and found that mould spores can cause severe inflammation and irritation to airways. The issue of damp needs to be resolved and if this happened I wouldn’t be able to fault the cottage at all as we had an enjoyable stay otherwise.

Thank you very much for your review, we’re very pleased to hear how much you liked the cottage, but sorry to learn that you experienced an issue with damp. As you can see from the many other positive reviews (including people who stayed just prior to you) this is the first report we’ve received of this nature. We’ve discussed your comments with the owner and they have confirmed they will carefully monitor the property moving forward. They agree there is some damp on the pictures within the frame – these will be cleaned and then reframed. The owners also agree that there was one small mould patch on a bedroom wall which will be attended to. The walls to the ground floor are all dry lined (with bitumen) so it is unlikely there should be a big issue with the property, but to be doubly sure the owners will be carefully checking on the plumbing too. We are confident any issues that are found will be addressed and we hope you will choose to return in future! Property Owner

About the location

PORTHLEVEN

Helston 3 miles; Penzance 10 miles; Hayle 11 miles; St. Ives 17 miles; Falmouth 17.5 miles.

Porthleven is one of south west Cornwall’s hidden, coastal gems, located near Helston, famous for it's annual Flora Dance Festival. Situated between Lizard Point and Land’s End, Porthleven retains the feel of a traditional Cornish fishing village, enjoying uninterrupted views of the Atlantic Ocean and the beautiful Cornish coastline. The iconic clock tower sits on the harbour entrance and the pubs, shops, cafés and restaurants cluster around the historic picturesque inner harbour, where there is plenty of boating and marine activity. With a warren of streets lined with classic Cornish, granite cottages, an extensive beach manned with lifeguards, the chance for alfresco dining in one of a number of well reviewed restaurants, and crabbing off the harbour, there are plenty of activities for the whole family to enjoy, all year round. Porthleven is building a reputation for eating out with a popular food festival established in the spring. Out of season, Porthleven has one of the best surf breaks in the country where you can sit down and get lost for hours watching the energetic surfers riding the waves. There are some fabulous hidden coves along this stretch of coastline, including Praa Sands, Poldhu Cove, and Rinsey, a magical setting for the more energetic. You may have even seen pictures of Porthleven on television, being one of the best spots in the UK for storm watching, with the crashing winter waves often being used as the backdrop to weather forecasts. Walkers will enjoy the South West Coast Path, adventuring west past Rinsey Head with spectacular views, or south across Loe Bar to Penrose Estate with it's National Trust cafe, and on to Gunwalloe Church Cove. Take a trip to the Isles of Scilly by boat or plane and marvel at the display of sub-tropical gardens at the stunning Tresco Abbey. The Eden Project near St. Austell offers an interesting day out. Porthleven is the ideal base for discovering the delights of west Cornwall and the Lizard Peninsula.
