  • "We had a fabulous stay."

    The house was spotless when we arrived, cleaned at the highest standard. Trouble opening the key box, very stiff and difficult. Had to ask a passer by and he also experienced a problem, but got there in the end. Directions not the best upon arrival at car park, very confusing as there was another number 4. Feel this could be improved on, with more thorough directions. No hand rail on first flight of stairs from ground floor. This was a very big struggle for the elderly. And for me too as I have arthritis. Could do with a hand rail in the shower too, in the en-suite. The single beds were very easily moved, so had to be very careful if resting to put shoes on or something, as they were sliding at the slightest touch. Despite these few negatives, we had a wonderful time and the views are truly spectacular.

  • "The main complaint is the impossibility of talking to anyone through Sykes for necessary information that was not provided online."

    We originally had booked for one couple and two singles in the other two rooms. However the parking complications made it impossible for a second car to book a parking space and so the couple who were traveling from Scotland cancelled and the price was shared between the two singles. The location and facilities were top notch thanks to the cleaning contractors who provided a wonderful welcome pack of Cornish treats and a cleaning pack.

  • "Fantastic Holiday Home!"

    Perfect Location. Views all over the Porth Beach & Bay. Very Clean & had plenty of kitchen things including toasty machine & trays to take picnics outside. Gardener came while we was there all well kept grounds. Overall the holiday home was fantastic & we would be certainly look to returning. Top patio door broken still I have seen a lot of reviews saying the same prior to our arrival. Took over 6 weeks to make contact for extra parking & Sykes was not interested at all one member of staff saying it’s nothing to do with them bit frustrating when you have just spent £1000 with them. Parking has gone up massively since we had booked from £45 to £85 for the week which is crazy to say the hotel isn’t even open hence why we couldn’t get hold of them. Overall the perfect weeks break only issues with Sykes itself.

  • "We had to cut short our three night holiday as we had no heating or hot water after our first night at the property."

    The boiler was not working. When the plumber came he said that, in his opinion, the boiler had not been serviced for a number of years and would need a considerable number of new parts or, ideally, to be replaced. The smoke alarm also needed a new battery - it was beeping every two minutes through our first night in the property. One of the bedroom windows could not be opened.

  • "The patio doors were broken,we were waiting for the lock smith to come back but nothing was arranged."

    We never got to sit outside on the patio which,was quite disappointing. The cleanliness could have been better,thick dust on top of wardrobes and pictures. It was a lovely view and the welcome pack was a nice touch.It was also quiet which was nice.

  • "The good: Excellent views."

    Beach access was nearby. Explored several interesting caves in nearby bays. We were pleased with the bedroom patio doors. Ground floor decking/patio and 1st floor balcony were very nice features, we used them often. Copious towels, bathroom supplies and welcome package were appreciated. Kitchen was well-equipped. We liked the smart TV with YouTube, Netflix and Amazon Prime. House was distant from city centre so noise was low, while being close enough to Newquay for walks into town. Faults: One bedroom window would not open, a shower control knob came off, and the balcony door handle fell off. Minor issues: The washing machine was hard to use, it was either broken or needed instructions on how to use it. We could get it working, but only through counter-intuitive and often changeable usage of the controls. Suggestions: It would have been nice if the front door had a thumbturn on the inside instead of a key lock. This would mean the key could stay in the keysafe when not in use. Anyone returning to the house could unlock the door, return the key to the safe, then lock the door via the thumbturn once inside. It could then be unlocked the same way. Alternatively, if security is an issue, a second key could be provided. Car parking was initially confusing as the car park closest to the Beach House (Number 4) had a Number 4 spot but it was for Apartment 4. It would have been nice to know before arrival that our parking space was in the further, larger car park. This information could be added to the "How To Get There" section of the Key Collection Details email. We could have used more information (one page would do) from the owners/Sykes about the house after arrival. Some things like the WiFi password, TV remote menu and car park reservation sign were not easy to find and we didn't know they existed until we found them. Conclusion: The house was lovely, we much preferred it over the static caravans we usually holiday in. Would wholehearted recommend the accommodation to others, this has changed how we would go on holiday in future.

  • "The house was lovely and a great location."

    Parking was quite restrictive. However the house had a few maintenance issues, one of the external chairs broke, the shower in the main bathroom, the knob came off when used. The en-suite has a very small basin and you end up with a lot of water on the floor. As an overall experience we would recommend this as a great place to stay in a very convenient location.

  • "Another wonderful week in Cornwall."

    Our fifth stay at this development, our first in this property. The beach house is in an excellent location for a family holiday. The house itself is a little tiered and upstairs is ready for redecorating. As others have said, the bathroom smell (septic tank?) is an issue which got worse as the week went on. Storage is a problem. We were greeted with mop, bucket and broom in the entrance and ironing board in the hall. There was no hanging space in the front double bedroom as the wardrobe was full of high chair/vacuum cleaner/ fan heater and assorted equipment. But no hangers. On the cooler evenings we needed the fan heaters, but couldn’t get either to work. We didn’t attempt to use the fire in the lounge as a note said owner was aware it is temperamental! Pack your own hairdryer if you have long hair, the one provided is very old and small. Given the price, some TLC and upgrades are overdue. Then we would happily stay again. The views are breathtaking.

  • "It would help if clear instructions were given on how to find the property which is a bit of a walk from the car park."

    The decking has now been repaired and there are plenty of glasses. The garlic press is broken, the dishwasher cleans the dishes well. There remains a smell of sewage in the hall and bathroom. There is also a smell outside the house so it seems there is possibly a problem with the drains. The en-suite is quite cramped and the washbasin tiny but the shower itself is a good size. The sofas are stained in places, the wooden hall floor badly needs attention as it gives a bad initial impression. We found no problem with the temperature of the water from the showers or taps. The fridge needs defrosting and water drips onto the floor from it. The two oven trays which we found in the kitchen cupboard were covered with thick grease on the bottom and the saucepans were also greasy so was the floor of the cupboard. There appeared to be no dish cloth or scourer to clean them with. There was a lovely welcome basket of goodies and the next morning next to the sink we found a small white box containing two black bin bags a small container of dishwashing liquid, a few dishwasher tablets a jay cloth, a small scouring pad and on top some biscuits, tea bags, coffee sachets, sugar and sachets of milk. If only we had a crystal ball we would have known where to find the dish cloth and scouring pad. I did not pay for the rental of the house only to have to clean kitchen utensils on arrival. I called the company who look after the property and they sent someone out that morning to attend to the items and other issues. The valance on one of the single beds clearly had a bad stain on the upper surface next to the mattress and many dirty marks elsewhere. The shower curtains in both bathrooms were mould stained so were replaced and wd40 applied to the master bedroom patio door lock to enable it to be opened more easily. WD 40 was also applied to the handle on the master bedroom door and the lock on the bathroom window which was seized up and difficult to open. We have never rented a self catering property with such issues and the price does not reflect the quality and cleanliness. The fridge size is adequate but there is only a very small freezing section in it. I asked Sykes to find out what freezer facility there was to no avail and even though I called them twice I got no information from them. They are rushed off their feet with lots of business making lots of money but have no extra staff to take care of their clients. The layout of the property we think is good and the views super, we were lucky with the weather and the management company responded well and quickly with courtesy to our complaints.

  • "It’s a great cottage with lots of space for a family and a beautiful view."

    There were quite a few small maintenance issues which we reported to the management company. As other reviewers noted, the bathroom has a bit of a smell. The kitchen items could do with being checked as there are items needed like a large saucepan (only a large lid in the cupboard), more glasses, a microwave plate cover. I would recommend and would return mainly due to the location.

  • "The position of this house affords stunning views of the coast."

    Porth beach is accessible via a steep path or steps in the cliff at low tide (bit tricky ..). Overall the accommodation is good and well equipped but seems very tired and needs attention. The welcome pack was appreciated. Online photographs are clearly outdated as the furnishings and kitchen are different to what can be seen. Damage to the decking (large hole) outside was a concern, particularly as this has already been reported by others. Despite being asked to arrive one hour later and depart one hour earlier to facilitate extra cleaning, disappointing to find flooring dirty underneath sofa - if anyone is missing an orange racket and ball, they're under the sofa which we moved to retrieve a dropped dice. No instructions for operating the fire. En suite shower room is claustrophobic. Emailed before arrival to arrange a second parking place but this took almost a week to sort out. Seeing how inflated the prices are for next year, not sure I would pay that much more for the condition that the house is currently in.

  • "This was our second year at Beach Cottage."

    As last year, there was still a smell of drains in the hall which needs to be sorted. The decking has rotted in places and so we had to cover the hole with a table to stop children falling in. And beware, if you take two cars, you have to pay an extra parking charge for the hotel car park. So why did we go back despite a big hike in the price? Because the location is perfect and the views cannot be bettered. A few steps down onto the beach and close enough to Newquay to be able to walk in but not close enough to bothered by the noise. A gem of a property which just needs a little maintenance. We may go back next year!

  • "The property design is excellent and makes a very easy place to live in."

    The situation is also excellent with a magnificent view. The main problem is a very strong smell in the general bathroom. This has been put down to damp but this is unlikely. There was hardly any rain during our stay and it did not smell like normal damp, which is distinctive. It is more likely that there is a partial blockage to the main drains which are backing up. If this is the case there is raw sewage seeping under the bath. This could constitute a health hazard and should certainly be checked as a matter of urgency. Otherwise service was fine. A few points:- 1) Directions to the property were poor and could easily be improved. Google maps also not useful. 2) Also the key safe number was completely wrong. Your emergency service had the right number. Purely by chance the cleaner arrived just as we were leaving and she also had the wrong number 3) It is not clear from the instructions that a key safe is the means of access. It would be helpful if this was explained in the introduction and not buried in the backup detail. Happy for you to publish this but expect that you probably don't want to!

  • "Location was lovely."

    En suite to main bedroom is very small and I could tell that a photo was not taken of this for that reason. The main bathroom had a stench coming from it and this was an on going problem as there was a de-humidifier that we had to leave on to make it habitable. The property is in need of some updating. The appliances are of poor quality as the dishwasher does not clean dishes! Nice touch to have a welcome pack, that was very much apprecaited after a long drive.

  • "The Beach House is perfectly located on the cliff above Porth and steps lead down to the beach."

    The views are wonderful. The house is well equipped and far enough from the centre of Newquay to be quiet and peaceful. Sadly, Lusty Glaze beach was closed due to the Covid situation but that did not spoil our enjoyment. The only downsides are that the bathrooms have a stale smell but everything worked well. It should be noted that the Glendurgal hotel is closed for redevelopment.

  • "Great location and amazing views."

    We were very comfortable and particularly enjoyed the outdoor space we had. There was an issue re: damp smell in the main bathroom but we managed to minimise this. Perfect for visits to Eden Project and Gardens of Heligan; both within 45 minute drive.

  • "The property is tired and the level of cleanliness needs to be improved."

    It smells of damp. There’s is a constant dehumidifier in the property but the smell is still there. The outdoor living areas require attention because the decking and furniture are really poorly maintained. Water runs hot and cold when using it. There’s no dust pan and brush to pick up any mess after sweeping. I guess a lot of what other guests have said before. Over priced for what it is.

  • "The property is being mis sold, in my opinion."

    It's very tired and is in desperate need of updating. We had serious problems with the hot water system. An electrical shaving point in the bathroom didn't work, the kitchen draw front came off in my hand the garden was un usable due to thistles and nettles. I also paid for extra bedding, all of which was not provided. I raised all these points with the management company when I was there and whilst someone came out they could not do anything about the hot water, which would alternate between scalding hot and freezing cold whilst showering. Neither could they do anything about the electrical shaving point. They did promise to come back and rectify the broken kitchen draw. But they never did. They did send someone to the property to cut the grass/thistles/nettles/ so that we could actually use the garden area. And they did send someone with the the extra bedding that I paid £40 for. This is an expensive property. They are asking a high price for something that clearly does not deliver. I believe the plumbing needs a complete overhaul as it would appear that it does not comply with plumbing relations of 1 April 2010, which says that a heat regulator should be fitted. We had young children with us and could not allow them to use the shower as there was no way we could safely regulate the water temperature. Neither could I allow the children to use the garden until it had been cleared of thistles and nettles. The rest of the outside area was very tired, with shabby decking and furniture, all in need of an upgrade. Flint management were responsive and did what they could but the problems in this accommodation is beyond being fixed with a basic toolbox. However, it was disappointing that they didn't return to fix the draw as promised. The cleaning company could do more. It was very dusty under beds and in corners. I have made my complaints to Sykes Cottages Ltd and they have listened and secured a very small 'good will gesture' refund. But this doesn't get close to compensating for the problems we had. Sykes also suggested that I should have telephoned them with the problems whilst I was there. But as I was on HOLIDAY I didn't want to spend my time making endless phone calls and being kept on hold, in order to get these things dealt with. Overall, for a property that is beautifully situated and has so much potential, it was very disappointing.

  • "The house is a very good base and living area a good size."

    Cleanliness was not great, especially the bathroom floor (definitely not to be stepped on with bare feet!) and the cleaning materials left for us amounted to 2 dishwasher tablets, a sponge/scourer, 2 tea towels, 2 bin bags and 1cm liquid soap, so go prepared! We had to put some of the crockery through the dishwasher before it could be used. The hot water in the bathrooms can vary suddenly in temperature and ranges, for no apparent reason, from normal to freezing to very hot within just a few minutes, therefore care needs to be taken with showers (especially someone who is not able to move quickly and safely!). I would not class this as a ‘4 ticks’ property: we have stayed in others which have been far superior and which are cleaner and look less ‘tired’. Parking is ok but, as other reviews say, it is difficult to work out which space links to this property; yes, we also used the main hotel car park but it is a fair walk, especially for unloading/loading luggage. Good to have outside space to return to, even though overlooked (all chairs needed cleaning but this is unavoidable due to the seagulls!).

    However there are several matters that require attention: a) Directions to location very confusing. The property is in fact in the grounds of the Glendorgal Hotel, which is not made clear. b) There are three possible parking spaces, one said house no. 4, second apartment no. 4 and third Beach House no.2. Never did find out which one I should have used! c) Property, including patio furniture in particular, in need of refurbishment and tidy up.

  • "The view was just so beautiful."

    It worked well having living room upstairs. It was spacious enough for 1 adult 2 teenagers and a 6 year old. Didnt realise it was part of glendorgal hotel so couldnt find it at first tho. We all wished we could have stayed 2 weeks. Everywhere relevant to us was circa 20 minute walk which was fab as we flew so had no car. A dustpan n bridh n mop would have been useful xx

  • "The holiday house was as beautiful as the photos."

    The whole experience of booking through Sykes Cottages was so easy from paying a £20 deposit to arriving at the holiday house and being able to get the key right at the door from a key safe. I would definitely book through Sykes Cottages again!

  • "Beautiful location."

    Nice house. However. The house was more overlooked than made out to be. Not perticularly clean. No brush. No hover to keep floors clean from sand etc. Bathrooms very dirty. All floors under beds/chairs very dirty. Dishes had to be washed before use. It is a nice house with nice views. But a lot more effort needs to be put into cleanly ness as it lets it down. Also the outside condition of the area needs a bit of TLC.

  • "Battery needs replacing in smoke detector in master bedroom."

    Instructions for the television would have helped- I think there were 5 remote controls and I never did manage to see what I wanted! Car-park was quite a long way from the house, which made unpacking and repacking the car a challenge in the rain, and caused problems for our disabled son. Otherwise, thank you, we really enjoyed our stay in this house: fabulous views, comfortable beds.

The property

Perfectly located for beach holidays and for touring and enjoying the beautiful north Cornish coast, this comfortable holiday home is set in a truly spectacular location overlooking Porth Beach and Porth Island just outside Newquay and provides views of some of the most dramatic coastline in the UK.

Designed as an upside down house to make the most of these stunning views, the three bedrooms are all on the ground floor with the master double benefiting from en-suite facilities and French doors leading out onto the patio.

The twin bedroom also has similar doors leading out to the patio.

The spacious open plan living room is on the first floor with a well-equipped kitchen and a sitting and dining area which leads out onto the balcony, perfect to sit out on at the end of the day and enjoy the amazing sunsets that are regularly seen on this stretch of the coast.

A short stroll takes you to the steps leading directly onto Porth Beach and from here at low tide you can walk as far as Watergate Bay, a wonderful walk to be rewarded by an excellent lunch at one of the top eateries there before returning on the beautiful coastal path.

Porth Beach itself is a lovely sandy beach with a sheltered aspect being protected by headlands on both sides.

Make sure you take time to visit Porth Island which is accessed by a footbridge and has prehistoric earthworks and the remains of an ancient settlement as well as amazing far reaching views north and south of the coast.

With two good restaurants within a short walk as well as a pub actually on the beach and an excellent tapas bar opposite you have plenty of options when it comes to eating out.

A great location to enjoy a well-earned holiday at any time of year.

Porth is a small seaside village on the outskirts of Newquay. The village offers a shop, cafes, restaurants and a pub on the sandy beach, plus nearby is the South West Coast Path, which boasts spectacular scenery. Watergate Bay, with its rolling waves, surf schools, cafe and pubs, is a short walk away, and the popular resort of Newquay with its beaches, watersports, pubs, restaurants, zoo and aquarium is well worth a visit. Fistral Beach and surf centre are three miles west of Porth, whilst the surf training school at Lusty Glaze Beach is actually within the village. The charming fishing village of Padstow, along with Bodmin Moor, the city of Truro, Falmouth and the world-famous Eden Project are all within easy reach, making Porth an ideal base for a Cornish getaway.
