  • "Fantastic location with easy nearby road links (within a couple of miles of the A30) to get around Cornwall."

    The only downside was having to contact the owners (2 days out of 3) to adjust the boiler for hot water as after 4 of our party of 6 had showered the water had run cold. The owners rectified this immediately. Other than this we had a very enjoyable stay.

    The facilities were excellent as my 91 year old mother had access to the wet room. The hot tub was so relaxing each evening. We were very impressed that every implement needed was provided in the kitchen. Very friendly owner but the setting was private with beautiful views.

    Perfect for exploring the delights of Cornwall with both the North and South coastlines within easy reach. There is opportunity for you to do as much or as little as you like here and the property itself is well equipped for all eventualities. The owners are extremely pleasant and very accommodating, they had made sure that everything was perfect for our arrival/stay. Offering that lovely personal touch on greeting us, Mark & Penny also provided us with their local knowledge and plenty of recommendations for places to visit, eat, shop etc…. All in all, we have had a fabulous week at the Milking Parlour and would not hesitate to return.

The property

Located at the end of a farm track, boasting far-reaching countryside views is The Milking Parlour.

This lovely all-ground-floor property overlooks fields of grazing cattle, on the outskirts of Roche village, close to the Cornwall/Devon border.

This property offers a family or group of six the opportunity to explore both regions, as well as being close to a range of amenities and within easy reach of Cornwall's magnificent north and south coasts.

Appreciate your peaceful surroundings from the moment you arrive; park your car on the drive and soak up the rural scenery, before making your way inside to find a snug sitting room, where you can relax on the leather sofas and enjoy a film night on the wall mounted Smart TV with Freeview and DVD.

The well-equipped, bright and spacious kitchen provides all the appliances and conveniences you need to create hearty meals for the group, which can be eaten together around the dining table in the conservatory, which overlooks the decked garden.

Head outside to capture the last of the evening sun, before hopping into the hot tub to end your day in luxurious fashion.

Three bedrooms provide a flexible sleeping arrangement for a variety of groups, with two super-king-size beds offering a zip/link feature, enabling them to be made into twins, with a double bedroom completing the layout.

The property benefits from two bathrooms, one of which has been carefully adapted with wheelchair access in mind, and offers a wetroom-style shower, where you can prepare for each new day.

The Milking Parlour is within easy reach of a convenience store and pub, while the main trunk road that spans the entire length of Cornwall is just one mile away, making this an ideal touring base.

The village of Roche offers a small selection of shops and pubs, takeaways, a butchers and a Post Office, as well as lush rural scenery and attractions such as the historic Roche Rock, surrounded by several picturesque walking trails, while the iconic Eden Project is just over seven miles away.

St Austell is within easy reach; a gateway to the magnificent south coast and its plethora of pristine beaches, the bustling market town is packed with pubs and eateries, as well as being close to the South West Coast Path, where you can embark upon some truly magnificent coastal walks, the quaint ports of Charlestown, Mevagissey and Fowey, plus the rugged open moorland of Bodmin. Whilst in the area, head to the Shipwreck Treasure Museum, a UNESCO World Heritage Site home to more than 8000 artefact, and the sub-tropical paradise of the Lost Gardens of Heligan.

Cornwall's north coast, ever-popular with surfers, who flock to hotspots like Newquay to take full advantage of the Atlantic swell, is within 10 miles.

Bugle 2 miles; Bodmin 6 miles; Wadebridge 9 miles.

Both the villages of Roche and nearby Lanivet offers a small selection of shops and pubs and are situated just off the A30, six miles from Bodmin. The area is predominantly involved with agriculture and the countryside is lush, green and undulating. Perfectly placed for touring the whole of Cornwall with the wild open spaces of Bodmin Moor just six miles away and the ruggedly beautiful north coast with its rocky coves, high cliffs and outstanding surfing beaches just thirty minutes by car. The resort town of Newquay with the new Fistral Beach surf centre and the fishing village of Padstow with its narrow streets, quaint harbour and renowned restaurants should not be missed nor should the fabulous Eden Project with its spectacular biomes full of tropical plants just four miles down the road. The south coast too is just ten miles away and trips to the shipwreck centre at Charlestown, the fishing village of Mevagissey and the beautiful Roseland peninsula should not be missed.
